Very easy to go to the city center of Edinburgh. The bus stop is just in front of the hotel and there is a bus every 10 minutes. The decoration is old but it was clean. The main problem of this hotel is that you can hear everything from the room next to you. I could follow all the conversation of my neighbors and I heard that person snoring the entire night! The hotel should modernise the rooms for that reason I don’t think I would come back in this hotel or maybe with earplugs…

On arrival we discovered that our booking had been cancelled by the new hotel system. As I suffer from anxiety/panic dosorder this triggered me. The female receptionist oassed the buck to the on duty manager thank goodness as he was extremely calming and reassuring and sorted us a room fairly quickly! An asset indeed to the hotel.
Dinner in the bar took a long 50 minutes to be served after ordering, despite us being the only people in there eating.

Extremely helpful and patient staff. I checked in very late and there was no issue at all.
At breakfast then staff handled a 'needy' customer extremely patiently. I would have tipped his breakfast over his head - and I'm patient! Top marks to the staff 👍👍

Had a great stay at this hotel. Room was clean and warm. Staff were lovely. Swimming pool area was lovely and clean too. Regular buses from right outside the door till late at night. As an Independent Travel Agent i wouldn't definitely recommend this hotel.

Menu is good in the restaurant but having to book is not great, especially when it was empty apart from 2 other people.
Walls in the room are thin so all conversations in adjacent rooms can be heard.
Water in shower took over 10 minutes to warm up in the morning.
My room was clean, bed was ok, and facilities were fine.
Bar and breakfast staff are young and eager to please but don’t appear to have been trained in working efficiently - not their fault - nice to see enthusiastic young people trying to do a good job!

This is a very nice hotel with a good restaurant and an excellent breakfast. It is in the Edinburgh suburbs but there is bus service right next to the hotel. The staff was very friendly. There is also a lovely park nearby and an easy walk to the ocean. We would definitely stay again.

Really good, lovely welcoming staff. Room had good facilities and range of condiments. Able to take dog and separate areas for dining. Great facilities. Close to a park and beach with good public transport stopping outside and train station within walking distance.

A sprawling series of buildings cobbled together over 100+ years. Very dated. If they had the money they would bulldoze the place and start again. Bang average at best. Won’t be returning.

The hotel had many convenient amenities to offer. The breakfast in Lauder's was top notch - excellent. The hotel also had a fitness center, which was better equipped than most hotel fitness centers, including a 20m pool.
What didn't I like? The bistro/ restaurant was sub-standard, not very good at all in terms of quality and outdated in its menu. I chose to eat elsewhere.
The staff in all departments were wonderful and very welcoming. The hotel is conveniently located and we'll serviced with public transport. The big surprise was that it is only three blocks away from Portobello Beach.
I would stay definitely stay again, but I would eat dinner somewhere else.

We asked for 3 single beds in one room as we were a group of 3 adult women in the city for the EIFF and they delivered. Lovely room, but dated but cleanliness more than makes up for this.

The staff was great and treat us really well.
Bedroom with good size, clean and quiet. My only only 02 negative comments is regarding the plugs that is only UK plug type (No USB or type C) and there isn't a small refrigerator or at least a ice maker so we can keep a bottle of milk (for baby) or a bottle of soda cold for the night.
Breakfast was really good and parking available.

This was a short bus ride to the center of the city. We also loved walking to the beach and through the nice little neighborhoods. Staff was extremely friendly and helped with all we needed.

Returned late, around midnight and waited almost 10 minutes for the door to be opened. Bell ring many times and in the end shouted through a half open window. The person answering told us it was not her job to open the door. An attempt to get an explanation resulted in the staff member tutting us and walking away whilst we were speaking. Incredibly rude.

The rooms are updated, clean and nice but small. Bedding is great. The Overall 3-Star rating is because its an older building with older carpet in halls: low ceilings with old drop-ceiling scuffed walls in the halls, doors and baseboards.
Neighborhood is safe, plenty of parking, 20 min from old Edinburgh and 30 from the airport. Breakfast bar and dining areas are clean, comfortable though not fancy.

Car parking was an issue once as it is attached to a pool/gym and was nowhere to park.

For the price I paid I was expecting more. The hotel is old and run down. There was no flow to the hotel as the guests using the pool were coming through the restaurant to get back to their rooms. The hotel needs some TLC as it’s looking old.
The restaurant was very understaffed so could only serve the lunch menu all day which was ok but very expensive for what it was. Overall would not stay there again.

Absolutely fantastic stay here! Room lovely, extremely clean and comfortable beds, bathtub an extra bonus. Tea making facilties and biscuits a nice touch. Very quiet and peaceful.
Breakfast was absolutely perfect, good choice of freshly cooked hot food, cereals, pastries and a big teapot of delicious tea. I must make a special mention to the restaurant Manager! She qas extremely busy but greeted us with a warm welcome and smile and was just lovely, a real asset to the hotel! All waiting staff were polite very efficient and worked really hard ro look after a lot of guests. I wouldn't hesitate to recommend this hotel ro everyone visiting Edinburgh. Buses everyb15 minutes from bus stop right outside the hotel into the city centre and only £2.00 pp!
Also a 25 minutes walk to Portobello Beach which is a really lovely seaside with great beaxh and lots of coffee she with amazing views of the beach and sea.

The staff were polite and professional. Breakfast, the pool and spa, and fitness areas were fabulous. The location was convenient for walking to the beach area of Portobello and restaurants as well as having a bus stop located right next to the car park. Our only complaint was having to have our room card reset a few times and some of the patrons were a little loud.
