Loved the location in regards to downtown Kennebunkport and Kennebunk. Comfortable bed nice facilities.

Bed was comfortable but not a 5 star comfortable. Room was clean but smaller than it appeared in the picture. It also was on the third floor with no elevator access. That was not a problem for us but I can see it being an issue for other seniors

Awful. Sink leaking water all over bathroom. Bed horrible loud creeking every time you move, bed frame wobbling all over the place. Table legs falling off. Stairs badly stained. Wouldn’t give the place one star.

The room was shabby- desperately in need of a deep clean and renovation. Stained lampshade, carpet stains, horrible old tile floor in the bathroom. The bar/restaurant was closed ( this was not communicated until we tried to go there). Where was the free breakfast? Closed for the season ☹️

Amazing location, views and amenities. Mabel's, just across the street, is incredibly delicious. Great shopping on site, and convenient to the bustling waterfront village. We got a little aggravated over the night clerk not being able to access the beverage/snack station due to apparently not having a key, but overall a phenomenal experience.

Hotels.com charged much more than the going room rate, almost $100 more! Hotel was very nice but I’ll definitely be more cautious using this site again!

The hotel was a little tired. There was supposed to be a restaurant and bar , it was closed. We expected it to be open as advertised. The rooms were clean.

it was nice, the heater did not work well, there was no breakfast provided. we stayed on the second floor it was a little tricky to get the luggage cart up the elevator and the hallways were very narrow. the view for the spa building is really different from the other building, which the view from the other building is what is used on the web site.

Nice location at the mouth of the Kennebunkport River as it empties into the Atlantic. Very large room - we stayed in the Inn section. Free bikes which enables covering most all of Kennebunkport to take pictures.

It was a pleasant stay although the rooms are extremely outdated and in desperate need of a renovation. However the area around it is beautiful with lots of things to do.

The BEST view we've ever had in any hotel anywhere! Absolutely stunning view of moored fishing boats, the breakwater, beach and open ocean. Lovely lawn with Adirondack chairs and fire pits plus free bikes to use anytime. A wonderful, relaxing and beautiful stay. Easy walk to the charming town.

Common areas were clean and up to date. Rooms were dirty (carpet, trim, chipped paint, tile). Bar was closed but no mention of being closed M & T. Check in gal had no idea of bar hours telling us it was open (not).

Located in a great area with a superb restaurant across the street (hotel one was not open when we were there). The staff is very helpful!

Beautiful location and very clean. Bed was super comfy and had great sheets. Our room was very spaciuos, and I appreciated the white robes. The coffee downstairs was amazing. Minor complaints…barely worth mentioning…no place to plug in a ISB charging cord. Typically lamps or outlets will also have USB charging ports, but there were none. Also, it would be nice to have a small Continental breakfast. There are places to go in town or outside the hotel, but having options available inside would be a great addition.

The location on Ocean Avenue close to colony Beach and the proximity to the water along with a large veranda with comfortable chairs made this a great place for our three day stay, They always available free Bicycles Was convenient
We did not have room service the first day and had to ask for it on the second day and the carpet had a number of stains, which should’ve either been cleaned or replaced
Property could use some tender, loving care, but it was certainly comfortably enough for our stay
The price of the room is reasonable and the quality was acceptable, but this is not a high-end resort

Amazing location away from downtown congestion but bike able with plenty of bikes to borrow. And evenings by the fire pit!

Only a 3 min walk to Colony Beach and 5 min drive to main shopping area in center of Kennebunkport. Staff was pleasant, rooms were spacious and clean. Enjoyed our stay!

I thought the Inn had recently been updated, but this was not so. Also very strange that their restaurant is closed on Mondays and Tuesdays, since this is a resort area. Since we were there on a Monday and Tuesday there was no opportunity to even get a glass of wine and sit in the shade on the patio in the afternoon. Overall a disappointing experience.

When we first checked in, we ended up with an attic room on 4th floor …stairs only. It was too much for me and husband. We went to front desk and explained it wasn’t for us….they immediately changed our room to another building with an elevator at no additional charge. They were so understanding. It turned out very well.

The staff was very nice. Great seafood restaurant right across the street. We stayed in a room in the main building - fairly old. No hairdryer.

The staff is polite and friendly. Our room was quiet and clean with a lovely view. A market across the street is a delight. Parking for the hotel is in back of where you check in. You can easily pull up to either place and unload then go park the car. The breakfast gives good options. Not a lot of places to sit. Easily would stay here again.

The view was amazing the staff was friendly. The breakfast had eggs but no salt and pepper. You stay in a separate building from the breakfast but there's a restaurant in building you stay in so why not set up there? Instead we had to walk over in the rain. The room smelled pretty bad which could be due to it being on the water which is fine but maybe some type of air fresheners would be a nice touch.

The room was dirty when we arrived and the lobby smelled like bathroom spray the entirety of our stay. The transition from the main lobby to the stairs had a giant wet spot/dirty stain that was unappealing. We tried to eat at the restaurant the first night we got there and there was no host or hostess to seat us. Turns out there was one woman working as the waitress, bartender, and hostess. The menu in-person was not the same menu online and we ended up going to another restaurant. The gym was nice, but couldn't work out because it felt like it was 100 degrees in there. I call the front desk to cancel our 2nd night because it was so bad and she didn't ask why we were unsatisfied and didn't offer us another room. She wouldn't refund us. We left early anyways because it was do dirty and unsanitary. Would like a refund for not being able to stay the second night. Terrible service.

The views were incredible, absolutely gorgeous and outdoor area (in the summer) would be amazing. The plumbing was awful. Shower sat so low you have to bend over to wash hair, toilets were flushing like they were backed up, and in the middle of the night a pipe burst in our bathroom ceiling and we had to relocate. Restaurant was also closed and under construction and we were not told.
The guy at the front was very nice and upgraded our room and we appreciate how fast the night receptionist responded to our pipe incident and moved us to another room immediately.
Hotel is perfect location with million dollar views, the hotel needs some major updates.
