Quaint hotel in the heart of Old Town just steps away from many shops, restaurants and museums.
Staff was wonderful and friendly! They definitely want to make you feel like home. My room was perfect with a gorgeous terrace view!
I would highly recommend this hotel and hope to stay again in the future.

This property is easy access to a parking lot at the bottom of the town. Its a fairly easy walk and like others said in their reviews, there are several flights of stairs to get to the elrooms but there is plenty of help to get luggage up there since the staff is waiting dor you tonarrive. Once up in the rooms the view os amazing. Instayed in room 40 which has the private terrace so the extra stairs were worth it. The location is super accessible to everything and everything is within walkingndistance. I highly recommend!

This is a lovely little hotel in Perugia old town and a good base for our short stay here. Chiara and Ana welcomed us and explained everything we needed to know about the hotel and Perugia.

Wonderful location and excellent service. Like others have pointed out, there isn't an elevator, but the 3-4 flights of stairs are totally worth it when you see the view!

Having exchanged emails to confirm my arrival time, I had a friendly welcome when I got there. I was stunned by the views!
The room was quiet, spacious and really comfortable. Water, snacks and coffee were provided in the room, along with a fridge.
From the station you can take the mini metro up 2 stops, and then escalators to get within a minute or two of the hotel. It’s also about 5-10 minutes walk to the main square.
I’d stay again in a heartbeat!

What an amazing place to stay in the heart of Perugia. Lots of steps, but the owners took our luggage up and down, thank goodness.
Comfortable beds. Good breakfast. Not a lot of storage room in the bathroom. Owners were fantastic getting us dinner reservations. Would recommend and would stay there again.

Staff was so kind. Hotel is on third floor but staff carried our luggages to the third floor. Breakfast was nice. Location is easy to get the main plaza.

We loved our stay in this fabulous little hotel tucked away in quiet part of the old city, just minutes from the main Centro Storico. The hosts are extremely helpful and accommodating and made us feel very welcome. Chiara was really helpful with telephoning the bus company for us, and her parents gave us an excellent dinner suggestion (pizza meditteraneo, just off the main Piazza).
Our room (36) had a spectacular view, and a fantastic shower. (Room 36 is a “superior room” and has a better view, whereas the “standard rooms” have less spectacular views. If you book the upstairs room with a terrace (room 40) the view is even more spectacular and you have a private terrace all to yourself on which you can take breakfast, but this room is priced more expensively).
The breakfast buffet was also fantastic and well exceeded usual Italian standards, including boiled eggs, cheeses, meats, a selection of fresh breads and delicious pastries, yogurts, cereals, fruits, fresh juices and excellent coffee). The room also included a choice of Teas, coffees (instant) and packaged breads and croissants.
The only slight downside to be aware of is that the superior rooms open directly onto the breakfast area and therefore are a bit noisy from 8 AM until around 10 AM. For me however this wasn’t a major problem and was well worth the excellent views from those rooms.
The location, service and facilities make this hotel a true gem, and I will definitely be back again.

Lovely little hotel in the middle of old Perugia, close to attractions and the escalator to the Minimetro system. The friendly people running it could not be more helpful. The only downside for some would be the lack of a lift - but they will even help you carry your luggage on the stairs if need be. Overall a very nice stay - one of the photos attached (the one overlooking some trees) is the actual view from breakfast.

It rained the whole time we were in the beautiful city of Perugia. This little hotel in a medieval building made our stay. The people , room, view, breakfast were perfect. It has character! If you are a person attached to a boring Marriott experience- don’t Stay here. But if you want real italy with charm, character and intimacy- don’t hesitate. Owners are fastidious and Maria Teresa at breakfast is warm and helpful.

We stayed four nights around the end of November 2017. The taxi picked us up at the airport and dropped us in Piazza Morlacchi nearby. Entryphone entrance and up three flights to reception. A very nice welcome and then we were shown to the best room in the house (room 40) with spacious bedroom, bathroom and best of all the terrace overlooking Perugia to the east, south and west. Plenty of storage, hangers and toiletries including razor. Breakfast not included but at 5 euros pp it would be silly to miss - we were encouraged to take away food for our lunch. Reception is covered until 9pm. We had our own front door key. The location of this hotel is absolutely ideal for exploring the city. This is a family run hotel and all the staff are charming, welcoming and most helpful when recommending places to eat.
Maria Teresa was kind enough to call a taxi to the front door on our return to Perugia Airport.

When I first arrived I was put in the wrong room. It was tiny, with a noisy fan and the smallest bed!
They changed it the next day while I was out...and I came back to the most amazing room.

I stayed at the Primavera for 4 nights to enjoy sightseeing in Perugia and Assisi. The hotel was in a perfect location and I really enjoyed my stay. The room was lovely, very comfortable and with a fantastic view over rooftops. Bathroom excellent. The highlight though, was the friendliness of the staff from the minute I arrived. I felt at home straightaway. Chiara was especially helpful;she made a real difference to my holiday. Grazie mille Chiara! All in all, the Primavera could not have been better!

The Primavera Mini Hotel is ideally located in the old town for a visit to Perugia. The room is small but well appointed with a sweet view of gardens and pretty rooflines.The bed is comfortable and the family who owns the hotel very pleasant and eager to help.The breakfast is interesting and plentiful, with a nice variety of local specialties and cereals appealing to tourists. I was sad to leave and plan to return.

just lovely !! its what we needed and wanted in a small cozy stay for 3 days in Firenze // beautifully designed and decorated by husband/wife team, architect/lawyer and designer with every detail carefully thought about everywhere you look / a wonderful property with about 11 rooms i understand. we got the paper room which was amazing. and the morning breakfast in common space/lobby like living area was lovely. it makes us want to stay in places like this one all over the world and not worry about being charged for coffee in your room when we pay $400 in a major brand / yes not all but many out there.... we cant say enough about this place, obviously everyone has different needs and preferences but for us, we could live here.... thank you all/ grazie milleps. we were received with a complimentary bottle of wine in the room.... thats hospitality and what you remember forever... at a nominal cost to the hotel but huge brownie points to the experience.... jc and dana

Its not the easiest place to find, but you are right in the old city walls close to the main piazza and near a very good restaurant in a wine store, which they booked a table for us. There is car park outside the walls with,thankfully, escalators up into the city.We had a lovely stay. The room was bright and clean with a kettle, tea, coffee, even croissants and jam, provided for a breakfast in bed. There is also a great breakfast offered in the salon for those that enjoy a good spread. Be warned though, to travel light. There are two flights of stairs to the hotel and no lift. But the view from there is worth it.

Wonderful, quiet location near the universities, old town, and restaurants. The breezy hilltop location of Perugia was a refreshing change from the heat and bustle of Roma and Firenze. With so many cafes and restaurants nearby, it was easy to have a good meal or find a snack. Another big plus was the accessibility to beautiful red wines from Montefalco. Assisi is nearby, too.
