Property definitely needs some updating and renovation. A lot of trash and construction materials throughout the property. Unit had holes in the walls but overall was an okay stay.

Located just 15 minutes from the entrance to Sequoia Park, around 45 min to the Congress trail and 1h30 from entrance to Kings Canyon. Convenient cabins with full kitchen. Martha was really great and helpful. Great coffee and food places are right next door. I recommend to fill gas before coming as prices are high and download internet stuff before you come as there is no cell phone reception and wifi does not reach well the cabins. Best wifi is outside in the balconies.

Description given to hotels.com about property was deceiving.
Recieved email day off arrival claiming it was "rustic". We've been in rustic cabins but this was beyond. A cut out self-made doggie door leading from back into closet, barely got door open due to size of room vs king bed. Torn comforter, approx. 12 vhs videos / vhs players in room offered entertainment, and room was not ready when arriving at 4:30 pm, had to ask for key and had to wait as they had to look for it because they couldn't find it. We did not stay. We booked another hotel and ate the cost.

The unit was a little dated, but the staff were friendly, the beds were comfortable, and we had plenty of room for our family of six. It was 106 degrees during our stay so we really appreciated the AC!!

Lovely location but the room was rather old and worn out and very small. No closet space or dresser space. The appliances were old and worn out and not that clean. The place smelled like pine sol but didn’t feel or look very clean at all. Parking is very tight, but the walk to the river was a plus. We did not have towels in our room but they were quick to get them over to us.

The location of the cabins can't be beat - it's right in front of the river and a couple of miles from the Sequoia National Park. I read the reviews and saw pictures of dilapidated balconies and comments about lack of cleanliness. We did not experience any of that. If those problems existed they were gone by the time we were there. The cabin we stayed in was roomy, clean, and comfortable. The river was like a lazy river in a waterpark. We couldn't get enough of it. We also appreciated Martha's accommodating attitude. We'd go back.

It was a rough start but once we figured it out it was fine. The air conditioner was loud but all you need to do is make it cold in the room and then turn it off while you sleep. Just keep in mind it’s not a hotel and it’s very old but it feels the need. I would go back now that I know how to work everything.

The area in which the property is located is beautiful and the cabins are only a few miles away from the Sequoia National Park, food, gas, etc. On the positive side there is obvious evidence that upgrades are being done as there are new sliding doors and windows and new furniture on the deck that overlooks the river. That said, the exterior property is poorly kept, access to parking is awkward and the interior has old, dirty furniture in poor condition, cheap linens and window coverings, mold on show curtain, missing boards from various places, two downstairs air conditioners that blow air directly across the bed and two cots upstairs etc.

Michelle was very helpful. She personally brought WiFi information when we had issues with it. And helped with all questions. Property is calm and quiet. If you don’t bring towels, just ask ahead or at the front office cause they don’t provide towels, at least at our stay. Great property and staff!

We had a great time. Our grandkids loved the river that was right in front of our cabin. The national park was a good time too.

One thing that would be a benefit to visitors there is not a path to the riverfront. Lots of river rocks that if not careful it means a hard fall. A small beach area would definitely be a crowd draw=more families to visit. The lake near by was LOW and muddy. The river is definitely a plus.

Easy check in and check out. Great location next to the river. The cabin decor was out dated and a little run down. There’s no dishwasher and you’re required to do the dishes and take out the trash or you get charged cleaning fee. Other than that we loved our stay and would go back again.

Ok, so I'm no clean freak and generally I'm ok with a few cobwebs, dust, or a random hair. What is difficult to swallow is when you get a cabin with a kitchen and some of the dishes are dirty! The deep pot had oil, a knife had some kind of dried on sauce, and one of the forks that was in the drawer had been used and not washed. The place had a LOT of potential and the view was great. I loved the deck--so it wasn't all bad. Still, the place needs a deep cleaning.

Did not expect three star hotel amenities but location and comfort are first rate. Not sure why all the negative reviews - it’s a cabin. Not a hotel. Wireless was sporadic and there is no cel service in the area. So if you’re looking to escape it’s perfect. The river is about 50 yards away from the cabin and it’s sandy - but the patio and French doors opened up are tranquil and perfect. We kept the doors open all day so it was cool breezes. Kind of kitschy decor but I felt a nice vibe. No live tv - direct TV with Netflix, YouTube Vedu. 1/4 mile south to market. 1/4 mile north to sub, taco, ice cream and antique stores. 6 miles to sequoia park which was our main reason for stay. No complaints from us. Friendly folks were helpful.

This was a family trip of 4 adults and 2 kids. Firstly, the good stuff. The location is amazing! Having our morning coffee looking at the river and the mountains was great! The lady at the front desk was there to make sure when we checked in even though we arrived after the front office was closed.
Now for what didn’t work. This place totally was lacking in cleanliness and comfort. The room was dirty when we checked in. The bed linens didn’t smell fresh, the linoleum was peeling off the bathroom floor, the shower and all the taps were loose and the dishes in the kitchenette were dirty! The first thing we did when we checked in was sweep the room with the broom that was on display in the bathroom, so that we could at least walk without things getting stuck to our feet. There is a huge window in the room over the sliding door that opens to the river and no blackout curtains were provided for either the doors or the window, letting in light from outside at all times. We couldn’t sleep! We woke up to no running water on the second morning. They were prompt in responding when we called though. However, it still took 30 mins for them to fix it and we were stuck without running water on our vacation. The beds in the upstairs room (it was more like an attic) were too small for our 5’ 9” son and creaked loudly whenever he turned over in his sleep, waking us all up.
All in all, this place was one of the worst we’ve ever stayed in.

The cabin was dirty! The entire place smelled like potent incense. The blanket smelled and the floor was dirty.
The curtains had stains and barely covered the windows. The twin beds were old worn out unsturdy pull outs.
We had to leave the windows open all night to be able to breathe. We checked in late at night and would have not stayed there if we had other options.
It’s too bad, the location is prime! Quiet and within walking distance to coffee shops and dinning.

We had a very nice stay and felt very much at home here. Great views of the river and very quiet. Our cabin was very comfortable.

Management was wonderful very dog friendly , room was super cute in a mountain country way that I love . Waking up to the view of the river was great. We stayed in cabin 4 and it was small but cozy and perfect for the two of us and our two dogs.

The cabin was not as appeared. Total waste of money. Everyone had to cramp into one room due to no heat and one working small heater. My disabled mother was freezing and got a cold after the trip. The hotel said they had no blankets. There was no working WiFi so unable to watch tv or make calls to management without service. The fire alarms were disconnected and exposed outlets. There were many hazards. FYI the twin beds are in an attic and u climb a ladder that is not safe. Definitely was not able to use the twin beds.

I like the place really peaceful, quiet. The only things very small place for 3 or 4 people. Little pricey. Other than that everything beautiful, i like nature, the river very close i like those things. Makes me relaxed. 😊

Right on Kaweah River. Managers were onsite, made sure the internet was working. Cable TV worked great. Coffee in room. Plenty of towels. Well kept room, wonderful linens.

The place is nicely located near the entrance of the park.
The employee I dealt with was very friendly and professional. The cabin overlooks the river and it was very peaceful. The cabin was clean and good enough for three nights, however I think it really needs some cleaning up. Furnitures are old and our fridge did not work.It was too cold so some of our food needed to be discarded as it was completely burnt due to severe cold. Since the place is verry near the park, you will pay for that convenience. Not the best, but ok for a couple of nights.

Gave poor review ratings because toilet didn't flush. Went and found the maintenance folks who fixed it for a one-time flush but rest of time didn't work. Have no way to call anyone. Also, directions to the property take you to a wrong location. Not easy at all to navigate check-in process via Expedia reservation with much needed directions and instructions for an evening arrival.

The cabin was adorable. Perfect for our two day adventure. Michelle was a great host and easy to communicate with. The deck was a favorite in the evenings.

A nice peaceful vibe steps away from the tranquil Kaweah River. A cozy rustic cabin against the backdrop of the foothills of Sequoia. A great weekend getaway!
