This hotel is disgusting. The pull out couch can’t even be slept on. It’s actually worse than a prison mattress. We were offered a spare closet mattress if they could find one to place on top of it. Our room had 0 smoke detectors on the third floor. We booked a one bedroom suite. Third floor with an infant and it had none. When we brought this to the managements attention they said to either deal with it or leave but they “dont do refunds” although it’s a code violation which was confirmed by the local fire chief. The view outside the bedroom resembled the local dump. Employees sitting smoking on break on the “smoke free property”. The woman at the front said she didn’t promise us ocean view, just a view. So be warned, your view may be the hotels personal land fill. The owner could not possibly be any LESS useful. You would likely have a better conversation with one of the many mattresses covered in filth lying by the dumpsters. I would not recommend this hotel to anyone. We have been fighting to MONTHS to get our money back for the 3 night stay we had booked.

The hotel was kinda what you’d expect for a beach motel - the property was a bit run down, peeling paint, sink barely drained, tub had a hole in it fixed with duct tape, window shades were busted. The staff had no idea where we could get breakfast nearby. Pool was clean but cold (not their fault). The restaurant on the property (not affiliated) had live music on a Sunday evening that was quite loud. It wasn’t the worst place I’ve stayed, but I would probably not stay again. I’d probably not stay in Old Orchard Beach anyway, it was very crowded and tacky-touristy.

Our TV and the ice maker didn’t work! The towels had hair and the wash cloths had red/brown stains. The kitchen had no linens to dry, no hot mitts for oven, and only 1 coffee mug. The pillows, not pillow cases, were stained. The faux wooden floors were dirty. Parking is risky. The pool area was awesome! The beach was convenient! The area was quiet! There’s no elevator so hauling items was time consuming.

smartphone I am writing to let you know of the disappointment in my stay unfortunately. My sink was clogged, door blind missing slats which allowed people across to see directly into room, the very same room type next to us had a nice recliner for sitting I didn't there was an exposed wire on balcony leading to air conditioner and the plastic chairs out there were covered in black filth, there was not even a toilet tissue holder just the holes in the wall where there should have been one, we tried to get ice to take to beach for picnic but the ice machine was broken we were told by front desk to go to restaurant for ice which they laughed at us and said they had none. Each morning the stench of sewage was ridiculous. Needless to say this is not what I would have considered a "deluxe balcony room ". I would very much like at least one of my nights refunded as I think that would only be fair. I have pictures of everything if you would need to see them. I tried to talk to a manager face to face but was told that person walked out and there was no longer a manager. Please respond at your earliest covienience

I don't even know where to start with this disaster of a place. The room smelled like mold as soon as we walked in. The outlet had sparks coming out of it when we went to plug something in and we lost power in our room. They couldn't fix it and left us in with no power all night. The beds are horrible. You can feel the springs in the mattress. That's just a few of the many things wrong with this dump. We were booked for 3 nights and checked out after 12 hours. You couldn't pay me to stay there. Now I'm fighting with them for a refund.

Overall, it was a comfortable room, but I fell short of expectations as it was sold as a suite with a kitchen, but there was nothing in it that would make you think it was a suite… No sitting area so whatever. There is plenty of empty space in the room to accommodate a couch. The room was also riddled with shortcomings: the security latches did not function, the bath fan was broken, there were multiple light sockets without bulbs in them, and outlets without plate covers

The refrigerator in microwave was on the floor the room smelled like bleach by overall was clean. I guess except the bathroom the beds were not made correctly. The blankets would not even come up to your chest. Had to walk 3 floors to get 2 our room was rated 3 to 4 stars more like 2 Was not beachfront, property had to walk down the road down and in to get to the beach.

Check in was 3pm. We arrived shortly after 2pm. Could not check in. Left and came back at 3:45 and still couldn’t check in. They stated the air conditioner was broken. I asked for another room and was told I would just have to wait. We finally got into the room after 4:30pm. The sink drain was jammed shut, the TV would not work, and the mattresses were extremely uncomfortable. They knocked on the door the next day stating they wanted to come in and change the mattresses. Strange as we never said anything about the beds. We told them to come back in an hour when we would not be there and upon our return to the room nothing was changed. The following day when returning to the room there was a male housekeeper in the room who had apparently washed the floor(?). However, it was obvious that the floor hadn’t been swept or vacuumed first; and nothing else in the room had been cleaned I.e. bathroom or beds remade. When checking out I had the forms given to me upon checkin and they asked how I got the form and if I had been a late check in. Needless to say we will not stay at that hotel again.

The room are clean, but they haven’t been updated in many years. Family rooms have 2 double beds. Very hard, small and uncomfortable. My husband and I are on the thinner side and we both almost fell out of the bed throughout the night NTM only 1 child size pillow each is provided. In terms of comfort, it’s 1 step up from camping on an air mattress. The rooms are large enough for queen size, but probably not in the budget. Many things here need fixing / updating (very old fixtures, exterior light among others not working, very small tv with cable box dangling by wire, shower head broken, no clock, old stained and chipped toilet seat, non-inviting bathroom. My only complaint is the lack of sleep comfort. Everything else listed is minor and unimportant to us. On the plus side, nice size fridge with microwave, coffee maker, WiFi, ample parking, air conditioning, nice outdoor area, balcony, non carpeted floor, 1.5 miles to the pier.

Absolutely terrible. If you have the option of exploring other vacant hotels for the same price, I would strongly suggest doing so. There is no working Wi-Fi , the rooms are NOT as they advertised on this app, the pool is awfully small and always packed , the ice machines are out of order, and the beds are half broken and extremely uncomfortable. I would’ve been better off staying at a Motel 6. My family and I will absolutely not be returning.

This property was very close to beach. Trolley makes getting around easy. Parking was limited. Wash cloth from clean rack, brown, dirty- this was alarming. AC was more of a fan. Spent the majority of our time at the beach but wanted the room cool at nighttime. TV just OK, wifi was weak. Could not really use it for work if needed, even just checking emails (yes,I followed the instructions for logging in to the unsecured wifi). Asked for a hairdryer- not one available in hotel? Odd for a hotel with full kitchen/ suites. Overall the location was great. Hotel from issues mentioned and the price, could have done a little better job. For the value, mediocre.

The staff were excellent from beginning to end. We had a small issue with our door locking and they came immediately and worked to fix the issue. We stayed in a suite and were pleasantly surprised by not only its size but also how clean and updated it was. We will definitely be back!

The rooms weren’t too bad in size and having a kitchens was a bonus. The bathrooms needed work as there was mold spots and paint peeling off the walls due to what appeared to be water damage. The beds were terrible with springs poking into you and sunken mattresses.

We have stayed here many times. It’s not a fancy place but usually we enjoy the pool daily after the beach. The pool was closed our first two days which was a major bummer. There was also no propane for the fire pits so we couldn’t use those either. AC was great and had a full fridge which I like. Keurig needs to be cleaned or serviced. Coffee grounds everywhere.

I recently stayed at this hotel, and unfortunately, my experience was far from satisfactory. Here’s a summary of the points that particularly troubled me: 1. **Constant Noise**: The hotel is extremely noisy. The walls are very poorly soundproofed, and I had trouble sleeping due to noise from neighboring rooms. When I reported the issue to the front desk, they informed me that they couldn’t do anything and suggested I ask the other guests to be quieter. This is an impractical and unprofessional solution. 2. **Shower and Bathtub Issues**: The shower was broken, with water pooling at the bottom of the bathtub. The outdoor shower was also non-functional, which was very disappointing when you have young kids. 3. **Bed Comfort**: The bed was extremely uncomfortable and noisy, making the nights particularly unpleasant. 4. **Pool**: The pool was not available every day as expected; it was only functional 2 out of the 4 days during our stay. On the positive side: 1. **Proximity to the Beach**: The hotel is well-located, close to the beach, which is a major advantage. 2. **Friendly Housekeeping Staff**: The housekeeping staff was very pleasant and helpful.

We have stayed here every year for the last 4 years. The rooms are clean and spacious. Beds are comfortable and fridge and microwave were a plus. Walls are pretty thin so neighbor noise can be an issue. The Rumorz Restaurant onsite is convenient and has delicious food. We ate breakfast/lunch there everyday. Pool area is nice however not enough seats are provided around the pool. There are nice cabana beds if you want to rent $60 for 3 hours. Overall for the price its a great place to stay.

Mold coming from ceiling in bathroom and kitchen. Oven hasn’t been cleaned… probably ever, smelled like old food. Dust on bedside table. No bed bug covers on mattresses. Left room and requested refund within 15 minutes of checking in. We are on day 5 and still haven’t heard if the manager will approve the refund.

The shower wasn’t the cleanest and updated but sink and faucet were. There was no extra lock on the door for security. I just went with my daughter and didn’t feel safe. The door handle wasn’t tight in the door either when touched it moved side to side. Could be better with some changes, def have to compete with the higher end hotels in the area.

Great place for family and kids. Took our advantage to hit the beach everyday, explored the pier ,rides and arcade,pirats cove, and funtown/splashtown. Also loved the evening live music entertainment in the inns atmosphere. Thank you!
