Property Summary
Harthanger View Cottage in Luxborough (Somerset) has recently been converted from a barn to holiday cottage for four guests. The property is situated on a working farm within Exmoor National Park; it is nestled in an idyllic valley between the Brendon Hills and the Exmoor coast and countryside.

Main Description
Harthanger View Cottage in Luxborough, Exmoor (Somerset) offers self-catering accommodation for up to 4 guests. The ground floor consists of an open plan kitchen and sitting room. One bedroom with a king size bed and its own bathroom (bath and separate shower) leads off this. The centre piece of the living room is a spiral staircase that leads up to a mezzanine area, which has two single beds and an en-suite comprising a toilet and bath. Outside there is a newly completed patio with a picnic table to the rear.

The kitchen has an electric cooker, ceramic hob, fridge/freezer, dishwasher, microwave and washer/dryer. The living area has a TV with DVD player and a wood burning stove. Logs are included for free. The cottage also benefits from oil-fired central heating throughout.

Due to the spiral staircase and mezzanine area, this cottage is not suitable for small children.

The cottage may be suitable for guests with restricted mobility as it can be accessed without having to use steps, through the back door. The downstairs bedroom has an en-suite bathroom with both bath and a separate shower.

A security deposit of £60 is required when booking this property. This will be added to the total price of your booking, and will be refunded after your stay unless the owner discovers damage to the property or its contents after your departure.

Dogs
One well behaved dog is welcome by prior arrangement for a supplementary fee of £25. You are expected to be vigilant and keep your dog under close control at all times as there will be livestock in the immediate vicinity on the farm. There will however be a field nearby where you can exercise your dog which is stock free. The garden is currently not enclosed on one side.

Guests must also note that dogs are not allowed on the furniture, on the beds and you must not leave your dog alone in the property at any time.
There are lots of lovely walks a short walk/drive from the farm where your dog can be exercised freely, including dog friendly beaches. he local pub is also dog friendly and can be reached via a footpath.

Outdoor Description
The patio to the rear of the property is enclosed by a wall, fencing and a five-bar gate, an adventurous dog could probably get out.

Dogs must be under close control at all times as there is livestock nearby on the farm. Dogs can be off the lead in the garden area providing they are supervised. There is always a field they can run around off the lead away from livestock, you will be shown which field on arrival as it varies.

Bike storage - It would be possible to use a stable for secure bike storage by agreement.

Equestrian facilities - available to guests on a DIY basis from March through to the end of October
The farm has direct access to excellent hacking including the famous Coleridge Way bridle path. What better way to explore the local countryside than on horseback?
The farm offers modern stabling facilities in a newly converted American Barn. There is a wash down area and large secure tack room with drying facilities. Individual turnout paddocks can be provided and hay and straw is included in the price. Charges are £20 per night per horse for stabling and turnout.

There is parking for 2 cars just a short distance from the front door (approx 15 metres).
We charge a competive rate for people to charge their car. We need notification of their email address on arrival so we can authorise them to use the podpoint charge point.

The region
Harthanger View is situated on the outskirts of the pretty village of Luxborough. The Royal Oak Inn serves drinks and good food, approx 1 mile away.

Wheddon Cross (approx 5 miles) has a newly refurbished mini-supermarket, Post Office facilities and petrol station with good opening times. Roadwater is also has a local shop and pub which serves food. Dunster is also approx 4 miles, but in the other direction, this wonderful medieval village is really worth a visit, it has lots of shops, restaurants, tea rooms and a village shop.

Minehead is the nearest town, approximately 7 miles away. Here you will find the larger supermarkets and petrol stations (Tesco and Morrisons are both situated on the outskirts of the town and have longer opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town.

Tesco, Sainsbury's, Waitrose as well as Cook from Taunton will deliver.

Beautiful location and lovely cottage. The cottage itself was comfortable, spacious and clean and well set out with all the equipment needed for a self-catering stay. We loved the outdoor areas and seating as there was always somewhere to sit morning and evening to catch the sun. The host was very helpful and the info left in the cottage about places to explore locally was helpful. We loved our stay here - it was so peaceful and relaxing. We'll definitely be back!

Friendly and helpful host and deputy. Cottage in very good order. Comfortable bedrooms and good bathrooms. The location is in a lovely area, the local pub (about a mile's walk away) serves local ales and has a good kitchen. The 4 star overall experience rating is a reflection of our preference, rather than something wrong (slouch sofas in low light make reading difficult). Would definitely recommend the cottage - feels very spacious.

Great location for walking, losts of wildlife. Cosy cottage with enclosed garden for the dog. Plenty of hot water for a soak in the bath after those long walks. Local pub worth a visit, fantastic Sunday lunch. Would book again.

Great location with beautiful walks and surrounding. It is a luxury property with everything you need in the kitchen. Beds are comfy and spotless. We have a fabulous two nights would highly recommend

Lovely clean cottage with a very well equipped kitchen. Great rural location with lovely views from the front of the cottage although the outdoor eating area for the cottage is at the rear among farm buildings. The living area is spacious but is open to the upstairs bedroom which did cause us a few issues with light and privacy as we were a party of adults.
