Main Description
Westcott Cross Cottage, Luxborough (Somerset) is well-suited to families or groups and provides excellent sociable living space; the large farmhouse-style kitchen includes an Aga; the spacious sitting-area has a wood-burner and lovely views through the patio doors across the valley. Open-tread stairs from the main sitting-room lead up to the light bedrooms with their low bespoke beds. Another staircase at the other end of the cottage leads upstairs from a second sitting/dining room and compact kitchen-area, making this versatile accommodation for an extended family.

Indoor Description
The ground floor comprises:
A large entrance porch/bootroom/drying room
Open plan living-room with kitchen and dining areas including SkyQ TV with full package, bluetooth soundbar and wood-burner.
In the kitchen area there's an oil-fired Aga, microwave, fridge, freezer and dishwasher.
Utility-room with washing machine and Belfast sink
Shower-room with shower, toilet and wash-basin
An additional sitting/dining-room, SkyQ TV with full package, wood-burner and kitchen-area with electric cooker and fridge.
Super fast broadband throughout,
Portable Bose speaker.

Upstairs comprises four bedrooms and two bathrooms laid out as follows:
One double bedroom (4'6") with wash-basin, ensuite shower, basin and toilet.
One twin bedroom
One bedroom with super-king sized double bed (6')
One single bedroom
A shower-room with shower and toilet
A bathroom with bath, toilet and wash-basin.

Electricity and heating costs are included in the price of your accommodation. Westcott Cross Cottage has nightstore heaters and wood-fired central heating. There is also a wood-burner for those cosy evenings in, a basket of logs, kindling and matches will be provided in the cooler months to get you started. Further logs can be provided at a cost of £5 per bag (animal feed bag size) or logs can be purchased locally, e.g. the garage at Wheddon Cross.

Bed linen and towels are provided for your convenience, but please bring your own outdoor/beach towels if you wish to take them on day trips or for use in the garden.

Tea, coffee and sugar will be provided. There will also be other non-perishable items like salt, pepper and oil available.

Household sundries such as toilet rolls, washing-up liquid, washing powder, dishwash tablets and tea towels are also provided.

Outdoor Description
Westcott Cross Cottage is surrounded by a huge secure, child and dog safe garden with totally unspoilt views over the Exmoor hills. The large garden provides plenty of space for relaxation or for children to play in and give the property privacy (the little stone building seen in some of the pictures is a storage barn, not another cottage).

There is a patio area with picnic table tucked to the side of the house, making the most of a sheltered position with stunning views up and down the valley.

There is also a footpath from the side of the house which leads down the valley to the stream, and in the other direction, to the top of hill you can see from the garden.

Outside dog kennel beside the patio available for guests to use if they wish to.

Parking
There is parking on the drive outside the property for up to three cars.

Pets Description
This is a dog-friendly property and dogs are welcome on the condition that they are not allowed on the furniture or upstairs. The owners request that wet, muddy dogs be left in the large, dry, heated porch/boot-room.

There is an outside kennel large enough for a number of dogs, which can also be used, especially useful for wet/muddy dogs to dry off before entering the house. But please be wary in sunny weather as it can become extremely hot. One perspex panel can be removed to allow good air circulation but it can still get very warm on a sunny day.

The region
Set within Exmoor Nationa lPark in the foothills of the Brendon Hills on the southern slope of Croydon Hill, Luxborough enjoys a peaceful and beautiful setting. Exmoor's highest point, Dunkery Beacon, is a short drive or a long walk away and the views from the top on a clear day are spectacular.

Luxborough is a small village that is divided into the hamlets of Churchtown, Kingsbridge and Pooltown, which all lie within a mile of each other. In years gone by people came to the Luxborough area to mine iron ore and it was sent via the West Somerset Mineral Railway to Watchet on the coastline. In the 19th century the school was reported to have 200 pupils from the village and the iron mines in the Brendon Hills.

The ancient Church of St Mary in Churchtown is believed to date from Norman times, or some believe it may be Saxon times due to a Cross in the Churchyard. Today, St Mary's is a Grade II listed building.

Bridleways and footpaths crisscross near and through Luxborough, including the famous Coleridge Way which passes through the village.

The Royal Oak Inn serves drinks and good food, approx 1 mile away from the cottage in Luxborough.

Roadwater is situated 4 miles to the east and the popular village of Dunster is 4.5 miles to the north.

Wheddon Cross (approx 5 miles) has a newly refurbished mini-supermarket with Post Office facilities and a petrol station with good opening times. Roadwater also has a local shop and pub which serves food.

Dunster is also approx 4 miles, but in the other direction. This wonderful medieval village is really worth a visit, it has lots of shops, restaurants, tea rooms and a village shop all overlooked by a spectacular castle.

Minehead is the nearest town, approximately 7 miles away. Here you will find the larger supermarkets plus a range of other shops throughout the town.

The glorious North Devon beaches of Woolacombe, Putsborough and Croyde are just a scenic hour's drive away across Exmoor.

Tesco, Sainsbury's, Waitrose as well as Cook from Taunton will deliver to Luxborough.

A really beautiful house with the most stunning views we could have hoped for. We were lucky with the weather and spent afternoons with tea and gin and tonics in the garden in the midst of the hills. The house is so well equipped with everything we could want. We loved cooking on the aga once we got used to it and we appreciated the things John and Hazel left - especially the. Champagne! The house was warm and spotlessly clean with a good number of towels. Hot water was plentiful as we used the fab electric showers. Location wise, it is stunning although a bit remote. You do need to drive to get to shoes etc although we could have walked to the pub if we’d have fancied the hill! It was lovely to meet John while we were there. Communication with him and Hazel was fantastic throughout. All in all a really beautiful cottage and the break from it all that we needed. Many thanks.

Beautiful cottage and surroundings, peaceful 5 day break with many lovely walks. Huge garden for dog and everything you need even washing powder was provided. Flowers, cake and champagne very much appreciated . We will definately use again. Thanks for a brilliant break

Exmoor is very dog friendly, and we particularly appreciated that this cottage provides the option of kennels or a boot-room for them. My husband suffers from asthma if we stay anywhere that has allowed dogs on the furniture, and on one past occasion, I was bitten by fleas in the bed. So, it is really good to find somewhere that shares our definition of "dog friendly" and we all had a wonderful time.

Our second stay at Westcott Cross Cottage and just as good as the first. The cottage is well equipped and comfortable set in large garden ideal for children and dogs. The view from the house and garden is truly lovely and the welcome pack included champagne and a very good lemon drizzle cake !
