DESCRIPTION:
Discover the chic island style of this Holmes Beach escape, where you'll enjoy a private heated pool, your very own deck and tropical patio, and an enviable location down the street from the Gulf of Mexico!

This multi-level house sits on the north end of Holmes Beach on Anna Maria Island, less than a block from the gorgeous quartz sand beach. Spend your mornings swimming and kayaking in the Gulf and hop on board the free island trolley (a stop is less than 200 feet away) to shop and dine on Pine Avenue three-quarters of a mile northwest.

Your vacation begins when you walk through the door, where contemporary furnishings and colorful accents await to welcome you home. Spend quiet mornings browsing the free Wi-Fi on the deck, swimming in the pool downstairs, or reading the paper in a lounger on the palm-lined terrace. Come home from a day at the beach to rinse off in the outdoor shower, and use the gas grill, the elegant full kitchen, and the outdoor dining space to host family barbecues. And should the rain ever roll in, fear not: You'll have a wall-mounted flatscreen, a DVD player, and a plush den with gaming consoles for your indoor entertainment.

NO PETS. NO SMOKING.

Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay.

Standard occupancy is 2 persons per every standard bedroom, an additional occupant fee of $25 per person/per night will be assessed for each occupant over this up to max occupancy, if applicable.

Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.

Reservations are typically taken for 7-night Saturday-Saturday stays and Holmes Beach requires a 7-night minimum stay. However, we can offer flexible stays with non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it.

CLEANING AND SAFETY:
All our homes and linens are cleaned, sanitized, and inspected between each guest per industry standards. A starter set of basic amenities, linens, towels, and bedding are provided at the beginning of your stay per home occupancy. Daily housekeeping or linen services are not included in your stay.

Additional cleaning and laundry services are available by request mid-stay at additional charge. For stays of 28-days or more, a mid-stay clean will be required to be scheduled and paid by guest at additional cost.

This home participates in our Professional Linen Program. This ensures high quality linens and towels are provided according to the home's occupancy at the beginning of your stay. These are professionally laundered at a commercial facility between each guest. Please keep in mind extra sets are not kept in homes.

GOLF CART RENTALS:
Golf carts are a fun and easy way to get around the island! After booking, reserve one for your stay with our sister company, Once Upon A Beach Carts, for an exclusive discount for our vacation rental guests!

BABY EQUIPMENT RENTALS:
Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off.

POOL & SPA (if any):
The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment.

PROPERTY SECURITY/SAFETY:
Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy.

PAYMENTS:

50% of total amount due must be made at time of reservation request to confirm reservation.
50% of total amount due must be paid on or before 60 days prior to check-in date.
Full amount due must be made at time of booking if check in date is within next 60 days.

CANCELLATION POLICY:
Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of MARCH 25, 2023. We continue to offer refunds of deposits for cancellations (for stays of 28 days or less) made greater than 60 days to arrival, however all cancellations are now subject to a non-refundable booking admin fee. We continue to offer our US Citizens guests (with exception to residents of NY and HI) the option of purchasing CSA Travel Insurance directly with us. We strongly encourage all guests to purchase Travel Insurance in the event of any unforeseen eventualities. Refunds or credits are not provided for COVID-19 related cancellations, weather or beach conditions outside of our cancellation policy. Hurricane season is June 1st – November 30th.

Manager is not responsible for providing refunds due to circumstances beyond the Manager's control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed.

All cancellation requests must be initiated by Registered Guest through the website in which they booked and/or be in writing via email. Cancellation requests will not be accepted via phone, text, or by a member of the party other than the main Registered Guest.

Stayed at Sandy Pants with family and in-laws and had a great time! Enjoyed having use of pool and proximity to the beach. Would stay here again for sure!

We absolutely loved Sandy Pants! It has a huge living room with plenty of comfortable seating. The entire house is tastefully decorated, with an updated kitchen and bathrooms. The heated pool is secluded with plenty of seating for everyone! This house has everything you need for a perfect vacation. Will definitely be back!

AMI is truly paradise, and our stay at Sandy Pants completed the perfection of the week. The house is super roomy and comfortable with all of the amenities that one could need. The pool area is absolutely gorgeous, and my kids listed swimming in the "private pool" as one of their favorite memories of the week. The fact the this property is within walking distance of the beach is the icing on the cake. We caught the sunset every single night and each was more breathtaking the the last. Finally, we really appreciated the information we were sent prior to arriving; we took quite a few of the restaurant suggestions and were thrilled with the food we ate - YUM. Sandy Pants will forever hold a special place in our hearts, and we hope to visit again soon!
