Traditional, well presented, friendly atmosphere, very helpful and friendly staff, beautiful view from our room, 15 minutes walk into city, clean and comfortable, easy to find, private parking.
The steps to our room were quite steep (as we were on the top floor). Absolutely not a problem for us but maybe less accessible for others.

Beautiful building and B&B facilities were excellent. Extremely clean, comfy beds (pillows could have been better but that’s minor!) and great bathroom.
The breakfast was OK, nothing amazing but good value for money considering what we paid for our nights stay. We felt the quality of the bread served could have been a lot better and the yoghurt too.

Stayed here many times before. First time in ground floor room no 2 and although nothing specific wrong with it, we were disappointed compared to room 16 on our last stay which was much more spacious with walk in shower . Bathroom not bad but at least half size of previous and over bath shower which was quite high to climb into. ( I have some mobility issues and didn’t realise this may be an issue when booking)
Lovely breakfast but we did have to ask for attention as we seemed to be invisible and wondered if the girl serving us may have been new? Once we had ordered everything was fine. Other than that little hiccup, we had an enjoyable stay and will come back but maybe will request a bigger room. Think maybe some of the decor is due a lick of paint and some brightening up but it’s a lovely place to stay. Owned is lovely and welcoming.

You absolutely MUST stay here. The place is gorgeous andvwe were able to bring our two soft coated wheaten terriers! We loved everything about this special hotel. Our antique bed was huge, comfortable and looked like it was out of a fairytale. The room was tastefully decorated and oozed quality.
The bathroom was brand new, stunning marble tiles, with a powerful shower and loads of big thick fluffy towels. Lots of extras, soap, bodywash, and shampoo were also given. It was immaculate!!!
A free breakfast was included too. We were seated at our lovely table, (Queen Anne style chairs) and were offered toast, cereal, tea or french press coffee, THEN a huge fried breakfast including special sausages from a local butcher, black pudding, fried bread, beans, tomato, egg, mushrooms and bacon. We didnt forget to leave a tip for the excellent and attentive waitress either!!
The owner is a lovely woman and happy to talk about her beautiful building and give advice about York. The huge leaded glass window on the stairs landing is a sight to behold as is the beautiful newel post!
We had free wifi and parking and we were able to leave our car while we took a 15 minute walk into the old town.
We will definitely return to this gem of a hotel!
There wasn't anything we didn't love. This place is magical.

Great location, no need to use the car if you don't mind walking about 25 mins to the centre, there was a bus stop just down the road but we didn't bother, the staff were very friendly and helpful, breakfast was excellent, nothing to much trouble, room was spotless.
We were in an attic room that was very nice but the stairs were a nightmare, difficult for taking luggage up and climbing after a full day out walking, we didn't realise that there were attic rooms, if we do choose to visit again think I'd ring June first and say that I didn't want an attic room, it didn't spoil our stay though, other than that the whole stay was excellent 👌

It was just lovely. From the owner, June, who welcomed us, to the beautiful stain glassed window on the stairs. The four poster bed was extremely comfortable. The breakfast was everything you could think to ask for.

I booked here for my fiances birthday weekend away. Beautiful house with traditional touches, we loved it. Breakfast was hot and tasty served by a very pleasant young man and young lady, a credit to Ascot House. Our room was lovely with a very comfortable 4 poster bed and everything else we could have needed and immaculately clean.The area was quiet with a 20 min walk to the minster so we just left the car on the private car park and enjoyed the walk. Would highly recommend.

Breakfast was excellent. Quality and choice just what you want. The room was spotlessly clean, as was the rest of the property. This is a period property. It has charm and character. If you like tall ceilings and lots of wood then this is the place for you. The bathrooms are as good as any hotel I’ve stayed in. It is in a very nice and quiet neighbourhood. Co-op directly over the road is handy to pick up anything you might need. Excellent value compared to city centre hotels. Staff at breakfast time were excellent.
Hard to find anything negative about this place really. Its not right in the centre but its close. 3 mins and about £6 in a taxi which is fine.

The room was of a lovely size and spotlessly clean. They offered a good selection for breakfast, served by friendly staff. This guesthouse is ideally situated for a short drive into York, or if inclined is within walking distance.
even though car parking was offered we never managed to get in as was always full. This didn't cause a problem as there was ample safe parking in the street at the side of the property.
