This 4-bedroom home is located on beautiful Lake Norman and has everything you need for a wonderful family vacation.
This home is perfect for vacationing with family and friends - has 2 huge family rooms with smart TV's! Extra private master bedroom and bathroom on 2nd floor. Three bedrooms and 2 baths on main floor. Expansive kitchen with breakfast bar open to family room with nonstop view of lake!
This waterfront lot is one of the best on Lake Norman - expansive grassy area out on a point with gazebo, fire pit and wrap around deck to enjoy sunrises and sunsets! The newly added screened in porch is perfect for dining outside or playing games. Enjoy the pier with covered dock and waterfront deck. Room to park 1 boat including covered boat slip. Bring your own boat or rent a boat - plenty of room in driveway to park boat trailer. 2 kayaks available for use. Ping pong table, Foosball table and outdoor basketball hoop!
The property has a high-end tankless water heater installed, so no worries about running out of hot water! In addition, a whole house filtration system and water softener is installed as well.
Bella Vista is in a great location! Only 5 miles from all the conveniences, major roadways, shopping, and just about anything you need! Easy access to I-77 for traveling South to Charlotte or North to the mountains.

THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THIS AGREEMENT, PAYMENT OF MONEY, OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL.
1) LIABILITY
Ivy Property Group, LLC. is a Property Management Company. Ivy Property Group, LLC. (Hereinafter the agent) is a real estate agency which brokers short term vacation rental contracts between clients (property owners) and customers (vacation renters). The properties are private homes, condominium units, cottages, and cabins. When you book a property, you enter a real-estate contract with the property owner. Neither the agent nor the owner is responsible or liable for any loss of the renter`s personal property or bodily injury or damage of any nature from any cause to the renter (including his guests, licensees, or invitees). The agent is not responsible for lake conditions, insects, rodents, flies, or other pests, weather conditions, road conditions, power outages, acts of God, criminal activities, economic downturns, political changes, or any other activity, event or condition beyond its control.
2) CHARGES
All reservations require a payment of at least fifty percent (50%) of the reservation total (including the Security Deposit) for confirmation. The balance of the reservation shall be due upon the due date disclosed in the cancellation policy notice on the property page. Reservations made within the final balance due date must be paid in full and charged with a credit card (Visa, MasterCard, American Express or Discover). Your reservation becomes a guaranteed reservation upon monies paid on your account that complies with the reservation requirement and final balance due date (restrictions apply). Reservations are subject to a processing fee, applicable taxes, a cleaning fee, other service fees, and damage waiver, among other potential fees. A security deposit may be required.
3) RESPONSIBLE PARTY
The persons whose credit cards are used to pay for the reservation accept responsibility for all occupants complying with rental policies, procedures, and restrictions. The responsible party must be at least 25 years of age and is required to stay in the property for the time reserved. Aside from normal wear and tear, the responsible party is responsible to pay for any damages to the property or its contents during property possession under the vacation rental agreement. If damages or excessive cleaning appears to be the result of negligent or deliberate actions or omission, the responsible party agrees to a deposit being charged to the credit card to be held in trust until damages are covered. If multiple credit cards are used to pay for the reservation, all card-holders are equally responsible for the total cost and also for damages. The responsible party is liable for damages caused by negligent, intentional, or omitted actions.
BE FAMILIAR WITH THESE TERMS AND SEEK APPROVAL BEFORE BOOKING IF THERE IS ANY QUESTION REGARDING THE APPROPRIATENESS OF YOUR RESERVATION. RESERVATIONS MADE BY PERSONS NOT MEETING THE MINIMUM AGE REQUIREMENT, OR RESERVATIONS BOOKED FOR A PROHIBITED INTENDED USE, MAY FORFEIT ALL MONEY PAID TOWARD THE RESERVATION.
4) DAMAGE INSURANCE
All reservations require purchase of Damage Insurance
**I give permission to the property manager to use a third-party to screen my identity and check criminal databases to confirm my reservation. Complete terms regarding the guest screening can be provided by the property manager. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.
5) CLERICAL ERRORS
The agent reserves the right to cancel a reservation if the house was erroneously priced, made available for fewer nights than the minimum allowed by the owner, or other clerical errors. If the reservation is canceled because of a clerical error, the customer is entitled to a full refund. Clerical errors are rare. To avoid the potential of cancellation under this policy, you may ask for a review and confirmation of your reservation.
6) CANCELLATION POLICY
You may cancel within 60 days of your arrival to receive a full refund if you book directly with Ivy Property Group, LLC. If you book on VRBO, Airbnb or another platform the cancellation stands under the platform's cancellation policy.
7) RENTAL CAPACITY
Please check the number of people each property sleeps as detailed in the online property description. The maximum occupancy stated on the property page represents the MAXIMUM number of people, including children, allowed to occupy the property. Please provide our office with the names and ages of all the people who will accompany you to this rental. You will be prompted to comply with this requirement via email.
8) EVENTS, GATHERINGS FOR UNRELATED GROUPS, AND HOUSE PARTIES WARNING
Properties are available for lodging accommodations. We do not offer properties as event venues. We do not rent for house parties or events that include accommodating more than the published maximum occupancy. Gatherings and reservations hosting unrelated groups must be approved. Certain conditions may apply. If your plans include a gathering or involve hosting occupants whose age range and make-up may be construed as a gathering, please seek approval before booking the property. Acceptable arrangements are determined at the sole discretion of Ivy Property Group, LLC. Reservations that appear to include an unapproved gathering may be canceled. The cancellation policy would apply. Indications that cause concern would be the whole group being in the same age range, not related, or associated with groups that are historically linked to partying.. The cancellation policy applies to booked reservations that are canceled by the property manager due to inappropriateness of intended use.
9) CHECK-IN / CHECK-OUT
CHECK-IN: (READ CAREFULLY) All properties have either a coded entry, or a lockbox, so there is no need to come to the office to pick up a key. Normal check-in time is 4:00 PM. During holidays and busy seasons, check-in time will vary depending on Housekeeping's workload. Please call the office within 1 hour of arrival to your property to report any damages or other issues, otherwise, you may be held responsible for previous guests' damage.
CHECK-OUT: You must vacate the property no later than the published check-out time on the last day of your reservation. Cleaning services are included with your reservation.
CHECK-OUT PROCEDURES: A general cleaning of the property plus linen service is included. The following check-out procedures are the responsibility of the guest:
• Upon departure, please place all used dishes, glassware and silverware in the dishwasher, put in soap, and turn it on. Pots and Pans should be cleaned separately.
• Tenants are expected to collect and deposit trash in outdoor trash containers (or that may be in the garage), and not leave a mess.
• Please report damages before departure.
10) USER ERROR, LOCK-OUTS, AND LOST KEYS

We have stayed at many properties on Lake Norman and this one rates as one of the best!!! Beautiful property with perfect location on the lake! We loved the screened porch and large open deck with its panoramic views of the lake — views are stunning! The screened gazebo with swing was an added bonus. Nice easy walk to the boat dock; great to have use of the covered boat slip and jet ski ramp for our boat and ski. House is so roomy with plenty of space for everyone; great kitchen with everything in it; lots of toys, games, lake floats, etc. Plenty of parking space for cars, trucks and trailers too (often a challenge at other properties) and short drive (under 10 minutes) to stores/restaurants etc. We had a wonderful week and would absolutely return to Bella Vista!

This Property is absolutely beautiful, inside and out. Very clean, very well maintained. Loads of activities for all ages. Kayaks, fishing, Basketball, croquet, outside fireplace, puzzles, books, wifi, TV, lake docks, swings. An excellent property to relax and bond as a family. Variety of nearby stores. This is the second year in a row we rented this house perfect location and the most beautiful views of the lake. The house was well stocked with everything you need to enjoy your vacation.The owners quickly resolved our issue with the broken swim ladder.

The property is located in the upper end of Mooresville, beautiful area. It's a little outside of the main areas and stores but there is a convenience store 6 mins away. The property in terms of lake views is ideal! Wonderful in that regard and have absolutely zero regrets about booking the property.
A couple small issues, one we had to locate and clean the lounge chairs to enjoy laying out. The AC is bad and the owners need to address this. I am from the industry and it's clear there is little charge in the units. We were mostly out of season so it was not a big deal but will be. The rental company instructions are very different from owners instructions for upkeep and checking out. The biggest issue was the gazebo. It was a mess. It was a big reason we rented the place. The screens were all torn and you really could not use it. There are still geese, but they were not terrible by any means.
The house has everything you will need. We enjoyed the kayak and paddle-board, foosball, table tennis and basketball net. There were a couple fishing rods as well but I actually brought one. The boat dock is slick, we rented a boat while staying and it came in handy.
This is a family style home with a neat story and the owners are very proud, as they should be, for all the memories created on the land. We also enjoyed our time and made memories.

We enjoy are stay it was my 60th Birthday and Thanksgiving day celebration. Throughly enjoy our stay the lake house fire pit and all. The description online doesn’t give vivid real description of it. Can’t wait until our next visit.

The perfect location and house for a family of mixed ages. The lake was warm and calm and I could stay in it for hours until time to come in and prepare meals in the wonderful kitchen. Thanks for a great place

4 adults, 4 small children. Everything perfect! Beautiful views and the house itself was gorgeous. Easy stroll and entry to the warm lake. Very quiet neighborhood. Kitchen off the charts. Easy access to stores to restock all needs. No complaints. Even the geese were easily scared the couple times they showed up. 10/10

The location was ideal. We golfed at Trump National which was very close to the property. The views were beautiful and the home met all of our needs. We particularly liked having 2 family rooms at opposite ends of the house. We could spread out. The yard, deck, dock, gazebo, kayaks and basketball kept our family very active. We also relaxed. I would stay here again.

We had the most wonderful week staying at this property. It was perfect for our family, especially our family member who uses a wheelchair. We enjoyed sitting on the deck and watching the lake and wildlife (swimming deer and lots of birds), fishing, and swimming. We’ve already booked our stay for next year!!!
