About this house rental
Our house on beautiful lake Ballinger is a peaceful get-away close to all that Edmonds and Seattle have to offer. Stay and relax, or use our home as a basecamp for all your Pacific Northwest adventures.
The 2000 sq. Ft. Mid-century modern home, built in 1956 has 4 bedrooms (3 with gorgeous lake views), an office, a very generous living room, dining room, kitchen, laundry room/mud room, one bathroom on the second floor with a small shower, and one on the first floor with a larger shower.
You can BBQ on the covered back porch, or enjoy playing bocce in the spacious yard against the lake. Enjoy swimming or relaxing by the edge of lake Ballinger, and end your day around the fire-pit. We love our neighbors, and our quiet community.
In the colder months, our home is a birders paradise, as waves of different migratory birds from buffleheads to loons visit the lake from October-March. Best of all, you can enjoy all the beauty of lake Ballinger in the winter while you’re cozy in the living room, enjoying a cup of coffee or tea and a throw blanket. Or if you prefer a bit of the cold on a crisp fall day, you can enjoy the beauty of the lake from the covered porch, or an evening outside reconnecting by the fire pit. This home is the perfect get-away for writers retreats, book clubs, couples get-togethers, travelers, adventures, and families visiting local loved ones.
Our home is located less than 15 minutes from the Edmonds ferry, which is the gateway to the Kitsap peninsula which sits between Edmonds and the Olympic peninsula home of the Olympic National Park.
The lake Ballinger house is within just a few minutes of amazing local restaurants, and beautiful wooded or saltwater beach parks.
20-40 minutes in the car (depending on traffic) can get you to downtown Seattle, East to Bellevue, or North to Everett where adventures and experiences await.

We selected this place for the long weekend of our daughter's wedding. We ended up hosting the rehearsal dinner here and it was amazing! The kitchen is so well supplied and the back patio with the drinks fridge worked out great as all the guests could serve themselves outside while we cooked. The grill was top notch. The beds were all comfortable and family loved that each room upstairs had a view of the lake. We saw a lot of wildlife, including a coyote! Best of all, Julie was super helpful and responsive which made for a smooth weekend! Would definitely stay here again!

We enjoyed our time in this quaint house by the lake. The kitchen was well stocked, and we enjoyed the multiple places to gather to chat or eat or play games. The beds are comfortable, and there is plenty of closet space for suitcases, etc. Swimming off the dock was very fun. It's worth noting that the house is quite slanted. We didn't know this ahead of time, and my sister with MS struggled with her balance all weekend because of it. But otherwise we really enjoyed our stay.

This was a wonderful place for me and my family, along with a few friends, to spend time together. The lake is beautiful - great for swimming and playing in the water! The reason I only gave the location 4 stars is because it's on a busy road - but ones you're in the yard, you don't notice it. Inside is spacious and comfortable! As was mentioned in other reviews, it's an older home, but it's lovely. Communication with the owner was great - any problems we had were from my end, because the VRBO app wasn't working well. Thank you Julie!
I would certainly stay there again!

Mostly good stay, although we had a few issues (mainly yard/dock being covered with bird poop so it was impossible to enjoy the yard, & glass pieces found on top of a bed upstairs). Decor in house is nice & there is ample seating, plus host was responsive, so that helps.

Easy access to freeway to get to all our events. As described in the listingđź‘Ť

Our host, Julie, was very accommodating and prompt with answers to our questions. The property is exactly what we (my work team) needed and we will definitely stay the next time we are visiting Seattle for work. It was very clean, convenient and despite being right off a fairly busy road (at peak times) very quiet. Very happy with our decision to stay here.

Cute little lake front gem with so many fun characteristics! The host was fantastic with communication. Loved this stay!

Property was clean and we were made aware of quirks (slanting floors, top oven not working, etc.). Owner was responsive to requests/questions and they left use some cocoa and sparkling cider (very thoughtful). The water is beautiful. The lake is still and a nice place to boat, fish, paddle board.
There are a couple things that would have been good to know. There are several boats on the property but none appeared to be functional. Not a big deal for adults but the toddlers needed to be watched carefully.
There are sugar ants. We got a fruit basket as a gift and the ants found our dried fruit.
There is a sidewalk and you can walk to the interurban trail but the first part of the walk is on a major road. As long as you stick to the side walk there you are fine. The side walk is not in great shape so the toddler and stroller were not able to go for walks.

The house was perfect for our needs and felt very homey and comfortable. We arrived late on Christmas night and was welcomed by a beautiful Christmas tree in the living room - a nice touch! The house was very clean and well stocked with everything we needed for our stay.
As mentioned in prior reviews, it is located on a pretty busy street but once you’re in the house or backyard, you don’t even notice. The lake view is so peaceful and feels very private. We saw lots of birds, even a bald eagle!
We ran into a little glitch during our stay and Julie was prompt and handled the issue immediately. We appreciated her quick response, communication and flexibility to work with us.
One other thing to note, which isn’t a big deal but the house is older and the floor noticeably slopes in some areas. It takes a bit of getting used to (like being on a boat!) but we got used to it.
The house, host, and location were all awesome and we are looking forward to staying here again on our next trip to Seattle.

Very helpful and communicative owner. Secluded lake house right in the middle of town. We saw herons, cormorants and a family of otters

I stayed with my siblings and parents. Its a nice place by the lake. Julie sent us detailed instructions for getting there and check in. It was a smooth process and was very responsive throughout our stay.
As there is no gate between yard and the lake we had to be a careful about my 14 month old running around, Julie had already informed us before booking so no surprises.
The only downside is that the house is facing one of the main roads, so there is a little bit of noise when you are sitting outside in the yard during the day. But overall a very pleasant stay :)

Had an amazing time with family at this wonderfully renovated lake side home!
4 bdrms & fold out couch provided ample sleeping spaces, lake was beautiful and great views of it from the living and dining room, and all the upstairs rooms!
Fun outdoor area with amazing view of the lake, large outdoor dining table AND couch/seating area large enough to fit us. Even had an outdoor coca cola fridge! Nice to have that shaded outdoor space.
Location ideal-right off the freeway but didn’t feel noisy and still felt “far away”.
Decor is amazing (think “Pottery Barn”) and the layout of all the areas (living room & dining especially) are highly functional/ample places to sit and relax/play games etc. Also a dimmer for the lights in the living room-a plus!!
Beds were super comfortable AND ample pillows provided (thank you for that!!). Each space was thoughtfully put together and the little touches show!
Outdoor firepit area and plenty of spaces to park 4-5 cars (which I had been worried about but worked fine)!
The house is older (though renovated) so did have some quirks-some of which we were advised of by the very helpful owner beforehand and others happened along the way (and owner was always very prompt to address the issues and plans to update future guests so should not be too many surprises for you). Showers do take awhile (up to like 10 mins) to heat up so plan ahead!!
We are certainly planning to come back as we had an overall very great experience!!

My family and I stayed at this lake house during a recent trip to Seattle. It was so peaceful and fun for the kids, we all wanted to stay longer. The kids spent all their free time swimming in the lake while my husband and I could watch them from the fire pit area and relax.
The house itself is certainly an older house, and the floor is sloped (particularly in the back bedroom on the main floor), but there are enough updates that it feels both nice and comfortable, and it was impeccably clean. I was particularly impressed with how well stocked the kitchen is.
In the evenings, we relaxed in the living room, and really enjoyed the view of the lake. All in all, a lovely home in a quiet and peaceful neighborhood, close to the city. I would highly recommend this spot if you are looking for a relaxing place to spend time on your next trip to the Pacific Northwest.

This place is amazing, view, location, sports activity, swimming, and fishing. I booked the place last minute, but turn out fantastic. You can do many activities in Julie's place, burn a fire at sunset and sunrise, swim, fishing, paddle board, and even driver goft here. I love this place, can wait to be back next Seattle trip.
