The location is within a quiet neighborhood on the hillside above the coast.
We arrived to find a major construction site instead of a peaceful "koi retreat." A full-sized cement truck and an even larger multi-story concrete pumping truck were situated - engines blaring - right outside the door of the studio! The pool was half-drained and construction debris was piled around the deck. We were given a totally naive promise that the site would be restored to normal by the next afternoon - the deck on the opposite side of the pool was completely missing and fresh concrete had just been poured!
Even without considering the construction, this listing is a poor value at the prices that are currently being charged. The studio lacks cross-ventilation and thus you need to have a set of fans running all night long to keep the place from getting stuffy. This makes for loud and uncomfortable sleeping conditions. At this price point the unit should really have air conditioning available, since climate change will only exacerbate this issue moving forward.
Overall, conditions at this property were a real shock and frankly a "black eye" for Booking.com. We really came away from this experience feeling like we got fleeced, and that the property was a cash-cow that needed to keep bringing in money even while a major construction project was happening. We ended up leaving after one night and were charged a hefty fee on top of it.
Note: Our friends separately booked other rooms upstairs in the house and also were not forewarned of any construction occurring at the site. Fortunately we were able to warn them before their arrival and they were able to cancel their booking.
