Nestled on an expansive & private 1+ acre lot with an elegant driveway, this exquisite property offers seclusion while still being close to everything. Highlights of the home include an upgraded kitchen, expansive wood-beamed ceiling, formal dining room, 3 fireplaces, Pool, Spa, mini Golf, private tennis court, and batting cage.

Be ready to be stunned by the meticulously remodeled entry. The Outdoor paradise is designed for perfect unwinding. There is entertainment for everyone, from basketball and tennis courts to a putting green, and a swimming pool. Prepare gourmet meals in the upgraded kitchen with a Sub-Zero fridge. An indoor bar with a state-of-the-art wine fridge sets the stage for sophisticated evenings.

- No shoes on the carpet.

- No pets allowed at the property. Not even service animals. This is a hypo-allergenic home and the homeowner has health issues related to animals.

- Keep noise to a minimum after 10 pm.

- There shall not be smoking inside the home. Extra cleaning fees of $3500 to remove odor and stains may be applied.

- No parties, loud music or noises

- The pool can be heated upon request. It takes 24 hours to heat the pool to a desired temperature.

- There will be an additional charge of 150 USD per day for heating the pool.

- An extra 150 USD will be charged for heating the pool before arrival.

- There will be an additional charge of 50 USD for 3 hours for heating the jacuzzi.

- Please do not rearrange our furniture.

- No events allowed on the property.

- Pool and Jacuzzi hours are 10am to 10pm.

- If guests are found to have had a party without the host's permission which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.

- If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.

- Please review the following rental agreement and liability waiver prior to reserving this home. By reserving this home this is an acknowledgement and acceptance of the following;

Renter's Responsibilities
1.1 Supervision: The Renter is responsible for the supervision of all guests, particularly children, at all times during the rental period.
1.2 Responsibilities: The Renter must ensure that all guests adhere to the following rules and safety measures near the Swimming Pool, Tennis Court, Batting Cage, Pool Table, and Ping
Pong Tables.
Rules:
● Use all amenities at your own risk.
● No food, no glass, or no alcoholic drinks.
● No running, no rough play.
● Proper footwear required for Tennis and Batting Cage.
● Helmet required inside Batting Cage.
● No diving in the pool.
● No skateboards, no rollerblades on the Tennis Court.
● No sitting on the Pool Table.
● Do not burn wood in the fireplace.
● No shoes on the carpet.
● Only registered guests are allowed on the property.
Safety:
● General Safety:
● No lifeguard on duty; the renter is responsible for the safe operation of the pool and all persons using the pool during their stay.
● Use of the pool facilities during the stay involves certain risks, including but not limited to:
1. The risk of injury resulting from possible malfunction of the pool equipment;
2. The risk of injuries resulting from tripping or falling over obstacles in the pool area;
3. The risk of injuries resulting from swimmers colliding;
4. The risk of other injuries resulting from participating in any action in the pool.
● The renter recognizes and fully understands that the above list is not a complete or exhaustive list of all possible risks; it only provides examples of types of risks that the renter is assuming.
● Batting Cage Safety:
● Use the batting cage at your own risk.
● Helmets and proper footwear are required at all times inside the batting cage.
● Only one person is allowed to bat at a time unless a coach or instructor is present.
● A safety net must be used when a person is pitching the ball.
● Do not enter the batting cage while someone is pitching or batting.

● Inspect all equipment for damage before use; do not use any damaged equipment.
● Keep hands and feet away from the safety net and other players at all times.
● Be aware of your surroundings and watch for stray balls when outside the batting cage.
1.3 Cleanliness: The Renter agrees to maintain cleanliness in the entire villa, including all outdoor amenities, and to dispose of all trash properly.
1.4 Damages: The Renter is responsible for any damages caused to the Swimming Pool, Tennis Court, Batting Cage, Pool Table, Ping Pong Tables, sporting gear, and the surrounding property during the rental period.
1.5 Guest Limitations: Only registered guests are allowed on the property. This waiver applies to all guests on the property and using the amenities. The Renter must provide the names of all guests and any additional visitors.
2. Waiver of Liability
2.1 Acknowledgment of Risk: The Renter acknowledges that their stay at the Property involves risks that may result in serious bodily injury and/or death. Some of the risks include, but are not limited to, drowning, falling, sports injury, slips, trips, falls, cuts, snake bites, and adverse weather conditions. The renter understands that the description of the risks in this Release of Liability, Waiver of Claims and Assumption of Risk (the “Document”) is not complete and that other risks or events that are known or unknown, anticipated or unanticipated may result in serious bodily injury and/or death.
2.2 Release of Liability: The Renter, on behalf of themselves and their guests, hereby releases, waives, and discharges the Owner from any and all liability, claims, demands, actions, or causes of action arising out of or related to any loss, damage, or injury, including death, that may be sustained by the Renter or their guests while using the pool, batting cage, and other amenities.
2.3 Indemnification: The Renter agrees to indemnify and hold harmless the Owner from any loss, liability, damage, or costs, including court costs and attorney fees, that the Owner may incur due to the Renter's use of the pool, batting cage, and other amenities.
1. This home is in a quiet residential neighborhood, so any effort you can put towards not using any excessive noise during your stay and respecting the City of Poway's policies for quiet hours between 9pm-8am will be greatly appreciated by our neighbors!
2. We have Minut decibel monitor installed. If the noise gets to be too much it will send you an automated message alerting you. We’ve found this to be great to help in reducing issues that may come up as a result of excessive noise! We appreciate your understanding. Thank you!
3. If you plan on spending time at the beach, we recently added some beach towels for you to use. Please try your best to keep the sand and sea outside. Please make sure to wash and dry beach towels before your check-out.
4. Please keep the side gates closed at all times.
5. You have free access to a washer and dryer should you need it! Please note our cleaning team use these units for washing linens and towels. You may encounter finished laundry cycles when you arrive! It's ok to remove any clean laundry from the washer and dryer and place them in the cabinets so you can use the washer and dryer.
6. Please do not put anything down the toilets that doesn’t belong (paper towels, q-tips, feminine products etc do not belong down the toilets), and please avoid putting any food down the kitchen sink. You will be responsible for any clogs that require a plumbing visit.
7. Please do not tamper with the pool pump system. Anything you'll need to access with the pool/spa are controlled through a mobile app that we can assist with during your stay.
8. Please make sure proper footwear and safety equipment are used for the tennis court and batting cage.
9. Please return all pool toys and sporting equipment to where you found them before checking out.
10. There are no pets allowed at this property unless it is an approved service animal.
11. Please be careful with children in the backyard, there are no safety gates around the pool.
12. The grill is connected to a gas line.
