The worst stay in my life, and I contact hotels but no help, they dont understand my conplain.
Sewage smell
Very dirty
You need to wait up to one hours to get inside. Twice the neighbours calls the owner. You are in middel of the old city.
DONT. After this experience I dont trust hotels.com

We had to wait 20 mins for someone to come and open the door. Kept knocking on door no one was at reception so we had to ask the neighbors to call the person and then he took another 25 mins to come. Facility was so dirty and no towels in the room

The manager and worker were very sweet and we loved the look of the property/the rooms but we were disappointed when I couldn't get my toilet to flush (it finally did but then the water ran the entire time), the hot water to work or electricity to be reliable. Also, as nice as the staff was, they spoke no English at all which was difficult. If it wasn't for my broken Arabic, it would have been impossible to communicate with them.

The inside of the Riad is cute and when I have taken guests in the past, they really liked it. It was what they expected of Morocco. But there are also inconveniences and disappointments. Too far into the medina for parking, so get lucky finding a street spot, carrying in your stuff and finding. Dark, depressing, but you could turn on lights. Heater worked, but not the TV. Shower a trickle and you had to hug the wall to get wet. Breakfast too late for us, so no idea if good. Jaime nice, and gave his personal WhatsApp number (which i dont have) in case we needed help. There was another young man on property to open the door when we returned from dinner. Nothing bad, just not really worth repeating again.

Very friendly and clean, in the heart of the old city walking distance to everything. If you like the historic place to stay in this is the one.

Photos are deceptive - Parking is a mile away. The only way to get to the Riad is by walking uphill on a steep filthy road. It is dark and dinghy inside. It was so bad that we had to abandon it and go stay elsewhere.

The staff met us at the market to escort us to the hotel. Awesome. Very appreciated. The breakfast was Devine and customer service was fantastic. Definitely on my list to stay at upon my return. Enjoy. 👍

Falsely advertising that parking is available, you are on your own. Your best bet is to park your car on the street about 200 m away and walk with your luggage.
Breakfast is inferior (an overdose of sugar) not well prepared coffee. No eggs, no fruits.
On the third day of our stay, we waited for breakfast for more than 90 minutes. No body was in the hotel to serve breakfast. Nobody was in the hotel, period. I called the owner 3 times, he did not even pick up the phone. Sent him an email, not even an apology. We were left without coffee, tea or breakfast. Options in the neighborhood were not that great. It doesn’t get any worse.
As you exit the Riad, you walk into a smelly ally. Upon returning into the Riad, you will have to keep knocking until someone inside hears you and open the door, often that is done by children.
No cold water. Lighting in room is not comfortable. A bit noisy room.
Facility has a good WiFi. In room only, no WiFi in breakfast area.
Furniture is broken. I was encouraged to go to the terrace to find piles of old furniture and not a place to sit or relax.
It looks like the property is taken care by only one person: he cooks, serves food, cleans dishes, cleans rooms, cleans bathrooms, carry your luggage, … Overworked.
No trash bins in rooms, no safe, no fridge.

An authentic riad in the Medina, it was a great experience for us to stay here. The rooms are quite dark because the windows are tiny and it's cold inside. Breakfast was only white flour items.
The staff was nice and polite

I am more than pleased with my stay at Riad Mama! Jamie and Mohammed went out of their way to make sure we had a wonderful stay and made our visit very special. They both know the city very well and have good connections. All of their recommendations were spot on. The room was also perfect for me and my boyfriend. The bed was comfortable and we had everything we needed. We will definitely be staying here next time we are in Meknes! Thank you, for our pleasant stay.

This place was so lovely. The salon and room were so ornate, you could tell a lot of the finishes were original and it was one of the loveliest beds I’ve ever slept in. The host gave us a great map of Meknes, a perfect restaurant location (go to Aisha!) and shared the family story of living in the Riad for generations.

Jaime and Youssef were incredible hosts and took the time to get you familiar with the area and make you feel right at home. The whole experience was like stepping back into the past. You’re staying in the heart of the Old Medina.

It was an amazing experience with an excellent service. The rooms are well decorated, clean, colorful, cozy and comfortable. It is a perfect location. You get to walk through the small streets full of little shops and restaurants. The breakfast was nice, they have a roof top terrace with a great view

Authentic Morrocan Riad, well decorated with very nice breakfast and excellent customer service. It is located in the medina. It was a lovely experience to walk through those small street to reach Mama H&K Riad. I can recommend it without hesitation.

Amazing traditional riad with friendly staff. Beautiful interiors, especially the main hall, very nice breakfast. Rooms have windows facing the main hall, what can be disturbing when people talk downstairs. We had no hot water what can be a problem in March.
