A new Daiken HVAC mini-split system was installed in March 2020. It works great to either heat and cool the house anytime of the year. Other units nearby might not have HVAC.
Pricing: We have a NO haggling policy. We believe it's the best way to be fair to everyone. We are aware that some other owners often inflate prices only to discount them. We don't do business that way! At our discretion, we may occasionally decline reservations that create one night gaps in our schedule and lost revenue. Unfortunately there is no way to currently designate these dates in the VRBO reservation app. We believe you cannot find other local housing as clean, comfortable and affordable as our condo!

This is our second and newest rental property at Pine Mountain Lake! We have taken several months to refurnish it and bring it up to the high standards of our original rental property which is VRBO#136125.
This is a two floor condo overlooking the fifth fairway at Pine Mountain Lake Country Club. There are two bedrooms and two baths. Both bedrooms and both bathrooms are on the second floor. The master has a King. The second bedroom has a Queen. Downstairs there is a Queen sofa bed purchased through Costco. So the maximum number of guests allowed is five in a total of three beds.
Our condo is an end unit with a total of five condos in the structure.
All necessary amenities are provided such as: refrigerator-freezer, stove top, oven, microwave, pots & pans, dishes, utensils, coffee maker, hair dryer, iron and ironing board. However, we do NOT provide an outside BBQ with this unit. If you need a BBQ, we’d like to suggest you rent 136125, which also has almost double the space.
The living room features a 55" flat screen TV with GoogleCast. There is a beautiful outside deck/patio with a table and four chairs overlooking the golf course. Our unit is also equipped with a washer and dryer. Please bring your own laundry detergent. We have our own designated parking spot, #11, right next to our front door. Please park only in this parking spot. There are also three guest spots shared between a total of five condos. Our front door has a new Schlage keyless lock for easy access for our guests. A minimum of THREE days before your check in date, we email you a confidential access code to allow you access.
There is a community swimming pool and 3 beaches which our guests may use at no extra cost. Other activities like golf, tennis and horseback riding are available at additional cost.
Our condo is located within the private gated community known as (PMLA) the Pine Mountain Lake Association. As a renter you must agree to follow all rules stipulated by PMLA. You must enter only at the PML main gate off of Ferretti Road. PMLA charges renters $46 for each vehicle entering the community. One fee is good for up to a maximum of 7 nights and 8 days. These fees go towards maintaining our network of private roads and facilities. We ask for your understanding in this. Homeowners like ourselves also must pay such fees, but much larger ones. For 2024, our home owner’s fee for this unit is $3,128. Other area owners may not tell you about such fees in advance, but you will still be charged when entering our gated community. We have been in the vacation rental business for over a decade and have many satisfied return customers.
We are not only owners, but VRBO/HomeAway customers as well! We have rented from them in faraway places like Venice, Rome, Bali and Cairns, Australia.

Addendum to Cancellation Policy:
In cases where CA state issues an evacuation order for Groveland, CA for any reason, 100% of all rental fees will be refunded.
Wildfire Considerations:
During 2013, we refunded 100% in rental fees due to the Rim Fire which which was much closer to our Groveland home than 2018’s Ferguson Fire. We want to be fair to all guests, but all fires are not the same. As such, we reserve the right to assess a fire’s impact on the local area and compensate guests appropriately.
During 2018, we refunded 50% in rental fees due to the Ferguson Fire when the air quality in the local, Groveland area was considered borderline unhealthy. However, this policy does not apply to fires in further away places like the 1200 square miles of Yosemite National Park where the air quality in Groveland is not impacted or marginally impacted.
We recommend travelers purchase travel insurance if they are concerned about fires during the peak fire season of roughly July 1 - October 15.

We had a delightful stay in this condo. The lake is beautiful and we enjoyed using the pool. The condo is basic, well equipped and well located. The beds were comfy and we enjoyed being on the golf course. The TV was a little difficult to connect but we figured it out. Definitely worth the money for our stay!

Comfortable and affordable accommodations about 30 mins from the entrance to Yosemite. We enjoyed the scenic drive to the park everyday. Great condo with plenty of space. Quiet street. Overall a great trip!!

We've enjoyed spending time overthere. Nice place, nice environment. A lot of stuff to do: fishing, boating, swimming, golf. Close to Yosemite. This apartment is very cozy. It has ac units which were helpful in hot weather.

Pretty much as advertised. Condo on the golf course but in a mixed neighborhood. Surprised to see some very nice custom homes scattered around older multi-unit condo buildings. Place was great to base ourselves out of for day trips in-out of the park. Doubt I would want to hang around all day. Had to hose down the back patio from goose crap, and some dishes weren't very clean, but overall good (not great) place for the purposes.

Don't judge a book by it's cover!
No place is perfect, people will always find something not to their liking. But, the price , ease of location, and interior was above average! The owner was and is very responsive and concerned about your needs. As far as my title goes, the inside made up for the curb appeal. I'm not sure if there is an HOA but the outside could use a face lift. But, it's the inside that counts!

Great place to stay at near Yosemite!
The place was very clean and equipped with all the amenities. The location is also great, close from Yosemite. We drove to the park everyday while we were there for a week. Alan (the host) is easily reachable and gave us clear directions upfront which made the stay delightful and enjoyable.

Great place to Stay!!!
Here are my experience of the stay:
Pros,
Loved Groveland location and this being inside the PML golf course is a plus, the rooms were clean and opens up to a beautiful backyard, the bedroom upstairs opens up to a balcony too and you can have a star gazing night right from your bed. This place is very close to the PML Marina or restaurants and groceries there. The host is super friendly and answered all my questions and was comfortable.All rooms had its amenities like towels, soaps and other stuffs and made the stay easy for us. Kitchen also had utensils and plates and starter snacks and food.WE saw deers taking a walk in the backyard from the house and kids were super excited about it .
Cons:
This being a condo, the front side of the house could have a better curb appeal. there was a crashed window car parked in the parking which later I clarified with the host not to worry about and is safe.
there is a shared wall with the neighboring house and a construction was going on , so when we checked in around 3pm it was noisy but nothing later in the night.In the night , although this house is Non smoking house, we still could smell the smoke, may be because of the shared wall and ducts is understandable.
We would have preferred a powder room in ground floor as both bathrooms are upstairs and with kids it was a run around, couldn't make it out from the photos posted for this property while booking..

Beautiful home near Yosemite
Stayed here during a trip to Mammoth and Yosemite. It was my first time using VRBO and I thought it was awesome. Plenty of space for family of 4 and very well stocked kitchen. Owner provided a very detailed guide of the area. Make sure to build some time into your trip to check out the lake and pool. Tesla supercharger was about 5 min from property and very convenient (with a nice park for kids around the supercharger)
Most importantly, internet was fast (better than some of the big chain hotel resorts that charged us for WiFi during the trip.

NOT GOING BACK
Best part of the property: wonderful bed; refreshing shower; located on the golf course.
Not the best part of the property: reminders and notes EVERYWHERE, difficult cleaning rules ("maid will not wipe counter tops." Really?), need better cleaning and maintenance (my shoes stuck to the kitchen floor), damp clothes left in dryer (if the maid leaves last renter laundry in dryer, don't advertise the use of washer and dryer). Musty, old cigarette odor (replace the carpet?) I won't ever be visiting that part of CA again, so I guess I'll let it go. I did notify the owner.

Place was quiet and peaceful with good view of the 5th fairway & the numerous deer that roam around
Very convenient place to get to although the driveway is a bit steep. The outside needs updating with paint, etc. but over all it was a very nice place to stay.

Great stay in Groveland
Very clean and comfortable apartment from which to visit Yosemite and the surrounding areas. Communication with Alan was very clear and thorough. Would definitely recommend!

Property was ok
Upstairs bedrooms smelled like cigarettes pretty bad. For the cleaning fees they charged, felt that the carpets were very dirty! I had brand new white socks on and they were brown from walking on carpet. Really should invest in using the cleaning money to clean carpet to eliminate that cigarette smell and to have look clean. The ledge coming up the stairs was dirty. The neighbor is doing construction work next door, so you hear all the work all day as well. Looks like they had people over the night we stayed so they kept us up pretty much the whole night with all the noise. Wish they explained there was a $40 parking in there list price as well...we did not get hit with that until the day before our trip.

Exactly as described and can be seen in the pictures. Perfect location for visiting Yosemite.
We are on a family vacation viewing all the National parks in California. We came in from Lassen NP and arrived after 9pm. Check- in was simple and the $40 that was collected at the guard shack was well worth the location and the accessibility to the pool and the lake. Property is clean and has all the amenities of home. This was particularly important as we had laundry that needed to be done. Alan made contact with us a few days prior to arrival and gave us all the details we needed to make our stay enjoyable. I would definitely recommend for others who are visiting Yosemite and will stay again if I come out this way in the future. I would probably try to get a tee time for the golf course the condo is on a well. Thanks again Alan for making our stay spectacular.

short getaway
I had a great time with the family . the stay was nice and has beautiful scenery . i would recommend visitor to bring own blankets and towels pillows but yes it was very nice to stay.

This spot was a great choice for our family of 4 to stay at during our trip to Groveland & Yosemite. We lucked out with snow in the area of Crane Flat, kids sledded and had snowball fights. Then the next day we drove into the Valley and took an easy walk through part of the valley and along the Lower Yosemite Falls trail. We had everything we needed- the kitchen was well stocked for us to make breakfast each morning. The boys loved sitting at the bar and lounging on the couch or one of the comfortable chairs in the living room. The DirectTV allowed my husband and I to sleep in a bit while the boys enjoyed morning cartoons. Lovely view out of the back patio, and if you walk down the street a bit you can see Half Dome in the distance. The beds were very comfortable, the heating system took a little learning curve (when the directions say be patient, really- set the temp, then walk away and make yourself a drink), but were great once they were going. The exterior leaves a little to be desired but once you open the door you'll likely have the same reaction as one of my sons "oh! this is NICE!". Overall a very positive experience, it seems like a great spot to stay in the Summer as well. Alan was very responsive to any concerned/questions we had. One piece of advice to Winter guests- the restaurant availability /quality can vary, so check in with the area restaurants (some aren't open due to Covid/Season, some are only open for dinner), you can find a good selection of groceries at the Mar-Val market.

It was ok
Kitchen was not very clean , floors very sticky. Fridge freeze our food . Second bathroom sliding door loose at the bottom. Entry sliding window was unlocked and wouldn’t locked at all . Sliding door dirty ., lots of cobwebs .

Newly updated condo near Yosemite
This condo was very clean, recently remodeled, and in a great location. Alan is very responsive and a pleasure to interact with. We have stayed in their VRBO home in the same area, and both the home and the condo are exactly what we needed. I highly recommend!

Very nice condo
We stayed here for a couple of days with the family (4 of us). The condo was great - looked recently remodeled. Very clean with a nice view of the golf course. The condo complex, however, was unfortunately run down. Overall a very nice place to stay!!

Close to Yosemite
We are a family of 3 adults. It is 30-35 minutes drive to the Big Flat Oak entrance of the park, a straight shot. The unit was clean and the kitchen newly renovated. You can’t see from the pictures but there is nicely sized refrigerator which had a lot of space for the food and groceries we bought/brought. The view to the golf course is very nice and we even saw deer. Alan Miller is sooo quick and responsive a great host!

As advertised
New air conditioning units in place and worked well, was easy to use though we didn’t need it when we were there as we were done all day. Condo exterior was dated/older but inside was clean and we had all we needed. Note downstairs bed is sofa bed, very thin mattress so might not be the most comfortable for 2 adults (my 7 yr old slept fine in it). Was 30min to gate then another 30 min to the Valley. Everything close by. Note we had bike trailer and the short driveway up to the flat parking was very steep. We bottomed out out (I drive MDX) with bike rack on our hitch. So, had to park on streets to insert and remove bike rack daily so this was a pain and time sick we did not anticipate. If you have kids, condo is located on cul de sac in gated community that is very hilly. There is very small patio to sit and look out into golf course but kids really cannot ‘hang out’ outside condo. We went into Yosemite everyday so was not an issue, but be aware it is not a very walkable/bikeable community as you’re walking in the Hilly streets pretty much. Also it’s A condo so you share a wall with one neighbor and you can hear everything, but everyone (including our kids) respected quiet time rules. Also, low cleaning fee means you do all the dishes and keep kitchen counters clean. Give yourself at least an hour just to clean up before you check out (no dishwasher). We stayed several days with kids and cooked breakfast/dinner so was painful but may not be an issue for other guests.

Great location
We loved our stay at Alan's home: it was clean and it has everything you need. It's inside a gate community and the backyard is on the golf course. We arrived in the late afternoon and there were a lot of deer. It's 30/40 minutes to Yosemite NP and it's a nice road.

Highly recommend this condo in Pine Mountain Lake!
Great place to stay with all of the necessary amenities for a comfortable vacation in Pine Mountain Lake. If you're thinking about visiting Yosemite or nearby areas of interest, I'd highly recommend staying at this property as it has everything you'll need, especially for a family with children. Perfect Weekend Get Away
Alan was a great host. The photos were accurate and the process of checking in could not have been easier. The only issue we had was not being able to find the switch for the garbage disposal. We’d rent from him again.

Cozy and comfortable
We had a delightful time at this cozy condo! It was a wonderful, crisp Autumn few days in October. We explored Yosemite every day, had nice meals in Groveland and fell fast asleep in our comfortable beds every night!

Nice Place To Stay!!
Stayed here for 4 nights during a recent visit to Yosemite. Condo is close to a grocery store and restaurants in Groveland. Located in a gated resort community with easy access in and out. Condo was clean and had all the amenities we needed.

Yosemite gem
Stayed four nights at this convenient condo while visiting Yosemite. Clean, easy check in, well stocked for cooking some meals. Alan is a terrific host with excellent communication and plenty of details about condo and area. Groveland has a great Mexican restaurant and one decent pizza place for carb loading prior to our climbs. The market is also very well stocked. The drive into the park was just under 30 minutes. We would highly recommend this place as a base camp for Yosemite.

Lovely place to stay when visiting Yosemite
Alan and Susan have a lovely little condo. It was clean, neat and quiet. Alan provided all the info I needed in advance and in wonderful detail. The only things that could have made it a smidge better would have been actual AC (the portable units were fine and I knew about them in advance), but those units clearly had to work hard to pump in cool air with temps in the upper 80s and low 90s. Also, they might wanna consider changing out the blinds in the front bedroom and using light-blocking drapes. The AC hose that leads out from that window makes it impossible to lower those blinds fully and so if someone is sleeping in that room, they'd definitely be awakened by major early morning sun. And having the blinds partially dip down to mask the sun kinda looks bad from the outside of the condo, if that makes sense. (I stayed in the back master bedroom, but closed the door so that the sun from the front bedroom didn't blaze in.) Two exterior things: having better lighting at night to see the number of the property and a better looking exterior in general (i.e. cleaning off cobwebs, maybe a bit of landscaping) so that on arrival the place looks a bit more inviting. Once you get inside, it's very sweet and comfy. But overall I think I was very lucky to secure their condo and my stay was very comfortable. Thank you, Alan!
