Cleaning Routine of hoover, mop and dusting is further refined. All switches, sockets, surfaces, door handles, window catches, cupboard handles, hangers, remote control are cleaned with anti bacterial spray. This is to put our best foot forward to mitigate the risk of virus.
All Linen and Towels are washed in-house with Ariel and Dettol laundry cleanser and steam ironed.
We are removing all the non essential items like books, playing cards, board games, cushions, throws, bed spreads, ornaments, leaflets, guest book, extra hangers and toiletries. Please feel free to ask, should you need anything.
To respect SOCIAL DISTANCING, We would not meet and greet the guests, in person to show around the place; guests can collect and drop the keys in a keybox (detailed instructions to be sent to guest a day prior to stay date). We are at hand on message or phone call, should you need to reach out at any point.
ENTIRE PLACE. This is a ground floor independent Annexe apartment (part of detached house but with its own entrance), with a private entrance and views to lovely private garden, in a quiet & charming residential area of Pinner (HA5). It is equipped with 24 hours underfloor heating, high speed wifi, fully equipped kitchen with Induction Hob, Fridge-freezer, electric kettle, toaster, microwave/oven. hob. There is a laundrette at a short walking distance (near costa) with very reasonable prices.
Please note that the guests with pacemaker should not use the induction hob.
The guests can sit and relax in the private garden and patio.
Bathroom with 24 hours hot water & high quality German fittings.
There is double bed and wardrobe in main bedroom.
The sitting room/lounge/2nd bedroom has a sofa bed (which pulls out to become a double bed to comfortably sleep 2 adults), wardrobe, coat hanger, TV, Desk/ extendable Dining Table with 4 chairs
Bed linen and clean towels are provided.
The location is 3-5 min walk from Pinner tube station (Metropolitan line), with frequent train connections to London, taking 25 min to Baker Street. Close to local high street, supermarkets, parks, laundrette, restaurants, bars & cafe.

Guests are most welcome to use the garden and patio. No running or sports are permitted on the grass lawn.
As a standard practice/must have, We require government issued photo id (ideally copy of passport) to be provided for all the resident guests, please send to us after the booking is confirmed. Please send by email ([email protected]) attachment/scanned picture latest one day before stay date.
Please leave/hand over the place in clean condition.
Please report any breakage/damage for the inventory/property.
The guest to pay for any loss or breakage. Having said that, we have never had any issues on this front so far.
Please respect the quiet neighbourhood and keep noise level down in premises, especially after 10.30 pm.
Check in time is from 4 pm onwards. Please ask if any specific request for check in timings, we always try to accommodate.
Check out time is 10 am.
There is a refundable deposit of £200 (stays with VRBO not with with host) included to cover lost keys/any accidental damage. this gets credited back to customer account a week after the checkout (in line with HomeAway rules). We have always had lovely guests and full amount has been refunded. Please note that you are not charged anything unless loss or damage occurs and a claim is made (which happens very rarely on VRBO)
Cleaning fee is very minimal given London location, this covers the cleaning (in depth as per post covid guidelines), change of linen and towels, clearing the bins etc. please leave the place in the condition you got it (everything back in it’s own place in a clean condition) Cleaning does NOT cover the washing of dishes, collection of dishes from different rooms, clearing the pile of utensils, food leftovers or rubbish thrown around.

This is for Pinner, UK in August 2024. Unit is an add-on to the side of the owner's residence. There is a connecting door to the residence which remains locked.
Summary: Nice unit hosted by lovely couple and would gladly stay again.
We were there a week. Launderette is a 5 minute walk, and Pinner tube station is about 10 minutes. Sainsbury's right at tube station. Takes roughly 20 minutes to get the tube from Pinner to Baker Station.
Area has very nice Indian restaurants, a great Chinese take-away and nice fish & chips, all about a 5 minute walk. Great haircut from Sam the barber for £14! There are other businesses a few minutes farther along Marsh Rd. But we never had a need to go beyond the first cluster of shops.
The unit was good for two adults. Three adults would be a bit cramped. But if the third person is a small child it would probably be fine. The shower is nice with good water pressure. We never ran short of hot water.
Hosts are absolutely delightful and easy to deal with. Garden is really well-done and maintained.
In August 2024, there were very young children in the main house during the daytime, so that generated the typical noise associated with young children. It was very quiet at night.
The parking is in the driveway, but getting out onto busy Marsh Road can be a bit challenging unless you can figure a way to back into the driveway so that you can come out forward instead of in reverse.

The accommodation was clean and well equipped. Access to the apartment is via separate entrances on the side of the house or via the garden. The accommodation is very noisy, so you can hear the landlord's dog, the washing machine, the doorbell and even conversations through the wall.

Just to say that we are very grateful we were able to stay at AJ's place. It is quite private and to the contrary of some of the reviews, we did not suffer from any noise in the morning or evening. The place is clean and the communication with AJ was easy and prompt. Pinner is a great place to be to be away from the big city. Going to London is super easy, the train, which is quite frequent is at a seven minutes walk and after that, navigating London with its' fenomenal transit system is a piece of cake. Again, AJ, thank you for the stay and all the best to you.

Our hosts were very frienly, the studio is very nice and clean. We enjoyed sitting in the garden. It is only a 10 minutes walk to
the underground station.

My wife and her parents stayed 3 nights, and this fit the ticket. Very close walking distance to restaurants, laundrette and tube station. Approximately 40minutes to Kings Cross station. Most of our dining and days were out and about so this gave us a pillow to rest our head and a shower and so it fit us just right. It might be a bit tight to cook in a large feast for 4 if it’s raining out, but the patio was lovely.

We enjoyed our 3 days at AJ's apartment in Pinner. It was exactly as shown and a great place to return to after a day of touring London. AJ was very responsive to our messages. It was a short walk to the tube station, with stores and restaurants close as well. We would definitely consider renting this apartment again!

Nice small apartment in a good location.
Worked fine for two adults and our teen daughter while we visited London. It’s small, not a ton of room to spread out (much like a hotel room would be), but it worked for us as we were busy, out and about doing touristy things each day.
It was cold during our stay, so we didn’t get to enjoy the back yard at all, but it looked very nice, well kept!
Main bed was very comfortable!
Couch/second bed was fine as well.
Kitchen is small, but it had a stove (no oven), microwave, dorm sized fridge, electric kettle, and a sink.
We were able to make breakfast each morning and heat/reheat food in the evenings. An extra few forks and spoons would have been nice to have, but definitely not a necessity.
The Fish & Chip shop down the street was excellent!
Less than 10 minute walk to Sainsbury grocery store and the Pinner underground station.

Out annex was absolutely charming! It is attached to house so you have a lovely large back yard to view with much wildlife and plants.
Staying away from the city created our own village for the week with parks, churches, groceries abd pubs. Great choices in food.

Our stay in Pinner was the perfect start to our holiday. Away from the bustle of London but close to transport in all directions. Our hosts were kind and communicative but unobtrusive. The accommodation was clean and everything we needed was supplied.
We would love to stay again sometime.

I had written out better, but limited on space

Cons....
The mold was VERY VERY bad. (Photos available )The TV room had the wet wall, which wasn't just a one off. The curtains were moldy. The walls by door/window was moldy. The bathroom was moldy. Bleach kills this. The mold above the window in bath could have been wiped with bleach, especially after we told you about it . Congested each morning from mold.
Toilet seat very loose, very uncomfortable when it slides .
Wardrobes take up so much space, luggage racks would be better, was not good for luggage
Baby fridge
Thin wall in second room, so basically like being in room with host. Last night they had friends till midnight. Their ring doorbell rings right next to their access door, so we hear all the time.
They wake at 7 am, ring doorbell, noise again. They aren't trying to be noisy, it's just a shared wall, so EVERYTHING comes thru. But.. u have people paying to stay, so that needs to be in consideration. We didn't get to sleep last night until after 1 am last night. That's not fair, and each morning on our holiday we are woke by 7 am by the door opening and the ring doorbell going off shortly thereafter.
Some sort of pump and water system squirting noises in the wall right at the head of the main bedroom, so that goes on and keeps u up as well .
Told to leave windows open, which we did very often, but also brings in bugs(photos available)

We liked it very much in Pinner - we thought the appartement was just suitable for our stay, the garden ist wonderful and the family is nice - not to forget the little dog.

We had a wonderful stay here. Everything was in good shape and clean and there were supermarkets and restaurants nearby. Taking the Metropolitan to London was very easy though it can be a long ride with smaller children. For us it was perfect.

This apartment was well kept with comfortable beds and hot water. A few blocks from the Pinner Metropolitan Station, which gets you everywhere easily. There are restaurants on High Street (Daisy & Co. is a must) and a nearby supermarket is very convenient. AJ is wonderful with communication and a pleasant host. Would stay again should we visit London once more.

The surrounding area is beautiful, with a park nearby and restaurants close. It's also walkable to Pinner station for getting to central London with a transfer.

Lovely place for a family
Lovely place. The hosts were like family. We stayed here for 17 nights and it felt like home. I was a bit nostalgic when we had to leave. It’s very accessible to the Pinner Underground Station, bus stops and shops. The location couldn’t have been more perfect. I’ll recommend.

Smaller than expected
Firstly the Pros: Close to amenities, especially Wembley Stadium. Excellent Turkish restaurant nearby. Reasonably clean.
Sadly, the cons outweigh the pros - Sitting/lounge/2nd bedroom whilst accurate is extremely small especially if you wanted to pull out the bed to a double. No pillows for this bed. If used as a sofa you would be sat on the bottom sheet. For places offering 2 night stays the provision of tea, coffee, milk, sugar I would have thought these days is standard. There was none. The annexe adjoins the house and conversations can be heard very easily - woken early morning by owner getting up. Only 1 towel per person and shared a hand towel. My BIGGEST issue however was the repeated requests by the owner for FI VE star reviews. Also a message asking me to personally hand in the keys at the end of the stay so she could meet me when she had greeted me when I first arrived ! Clearly not particularly important.
Would I stay here again - NO

Our three day stay in Pinner went very smoothly. The apartment was well furnished, comfortable and as advertised. Our hosts were very accommodating. Parking was easy. We would definitely stay there again if we need to be back in the area. Thanks!

Perfect base to visit London
Very easy to get to London with tube station within easy walking distance. Loved sitting in the garden on a morning before heading out or coming back on an evening. The hosts were very friendly and welcoming and will definitely make this our base in the future. Also a very good local fish and chips shop.

We as a family (2 Kids) had a very good time in Pinner, it was the best way for us to explore London. The tube is a few minutes walk and after an exiting day we could calm in the evenings. We can recommend this appartment 100%, it is a nice and modern home. Thanks AJ

Perfect for Wembley concert
We have been very impressed, we needed some where close to Wembley and this was perfect . would definitely come and stay here again as such a lovely cute apartment with everything you need for a great stay away and a very helpful host.

A second home
Very friendly hosts, a clean place just big enough for two parents and two children, a neutrale and cosy place with a nice view on the silent garden in the middle of a peacefull Pinner, walking distance from supermarket and metro, near to the Harry Potter studio's made this place perfect for our trip. It was great.

Nice Lodging for Small Family
We stayed here on our recent visit to London. We wanted to be relatively close to the Harry Potter Studio Tour.
The apartment was very clean and comfortable. We didn’t spend very much time there. But the area seemed safe and the host was super helpful in planning our travel itinerary. We really appreciated the help!

Great weekend break
The appartment is beautifully clean and was perfect for our needs. We were a family of three and it was a great location and very easy access to central London. the tube station was just a few minutes walk away. It was lovely to meet AJ who showed us around and was very welcoming. We will definitley return.

Wonderful hosts and comfortable apartment for 4.
Wonderful stay! Our hosts are amazing. From the initial contact until we arrived back home, the communication was Great.Cute apartment, with everything we needed. There is a small convenience store 3 minutes away to the right of you need basic things, and the Sainsburys supermarket in front of the train station if you really feel like doing more shopping. Do go to the supermarket to get the full local experience. we recommend Cafe Nero, Zaza, cafe Rouge, the Fish and Chips bar. Walking distance to the train station. Although it is expensive for a family of 4, we took it a couple of times but the price was the same as taking an Uber to the city and with the plus that we got to see the real London with the different neighborhoods (and Traffic). Loved our stay and we look forward to staying with you again soon!

Everything about this place was AMAZING! Comfortable, clean, decorated well, quiet/peaceful, VERY short walk to the Metro line straight into the city, adorable little town short walk from the house, etc. The family that lives here is charming, smart, and welcoming. Definitely would stay again!

Cozy place
AJ is a very friendly and helpful host. As this was our first visit to London it was nice to get some behind the scenes information about traveling to London.
Clean and comfortable space, it had everything that we needed.
We enjoyed the spacious back deck and lovely garden. It was a great place for our evening meal.
The wall between the apartment and the main house is a little thin so a sound machine in the evening would be helpful.
A little small for 4 adults, but would have been okay with 2 adults and 2 children.

Very cosy and clean appartment for our family, with a lovely terrace in a green garden
It was a perfect place for us to stay during our visit to London with our family with two kids. We could park our car in the driveway, relax outside in the garden, sleep well in the hot summernight next to the ventilator. There is a good shower and comfi towels.
Super fridge in the kitchen, but no possibilities to cook an extensive meal, however there is a kettle and microwave. Its close to the underground to visit London. Also very close to Harry Potter studio’s. The hosts are a wonderful and very helpfull family.

The apartment was very smart clean modern, it as everything u would need for your stay ideally located with just a short walk to the tube station, where u can move around London with ease. What a lovely little annex. I can not fault the care and attention from AJ, the Host at this little gem!
If you are looking to spend some time in the capital then this is a perfect base! Pinner has some nice amenities and the property is a very short walk from the local station which takes you straight to Baker Street!
The accommodation is modern and inviting! You literally have everything you need. It is scrupulously clean with great views of a lovely private garden with use of an immaculate patio area!

Lovely place and great hosts
AJs place is lovely, clean and spacious. AJ was a great host, explained the local area and where to find shops and restaurants etc and it's just a short walk from the station. I would highly recommend this if you're looking for somewhere to stay
