About this apartment rental
Designed by the architect William Playfair in the middle of the 19th century, Carlton Terrace, along with the adjacent Regent and Royal Terraces, forms part of Edinburgh's prestigious New Town district.
This comfortable one bedroom apartment within Carlton House has recently been refurbished and furnished. Situated on Carlton Terrace, one of Edinburgh's most elegant cobbled streets, this second (USA third) floor apartment is in a prime location for the city centre attractions as well as its famous viewpoints such as Calton Hill & Arthur's Seat. The Royal Mile and Princes Street are both only a 10 minute walk away.
The apartment's position at the rear of the building ensures privacy, tranquillity and a south facing aspect.
Please note, this is a non smoking apartment.
Please also note that there are 2 flights of stairs to reach the apartment and there is no lift so it may not be suitable if you are elderly or have breathing difficulties.
Local Vicinity: As you walk out of the front door of Carlton House and face London Road Gardens, it is difficult to believe you are only a 5 minute walk from the vibrant restaurant and entertainment district of the East End of Edinburgh. The Playhouse Theatre which stages the latest musicals and shows is a 5 min. walk away and Harvey Nichols and John Lewis department stores are also within 5-10 mins. walk. Add another 5 mins. walk and you'll reach the shopping district of Princes Street and George Street.
Parking: Street parking is available on Carlton Terrace on a metered basis from 08:30-17:30 Mon-Fri but with max. stay 4 hours at any one time. Outside of these times, parking is free. You are virtually guaranteed to find a place right outside the property at any time.

Quality fittings make this flat a pleasure to stay in. From the Denby pottery to the beautiful prints and comfy bed, it has everything you need to make the stay enjoyable and with the added benefit of views to Arthur’s Seat. Mark was a pleasure to deal with and I would highly recommend staying here.
**Note: there is NO on-street parking during the day in Edinburgh without a permit, unless you want to move the car every 4 hours (except on weekends when parking is not metered). Given that the flat is 30-40 minutes walk into the Old Town, moving the car is not really feasible. The only option is a multi-level at £26 per day.

Marks apartment is one of the nicest we have stayed in for a number of reasons. It was not furnished cheaply or with castoff furniture, dishes, art. It felt like you moved into someone actual home. The apartment was spacious, well stocked & everything worked well. We wanted for nothing. A shout out about the foam pillows as they were the best of our travels though Mark had another option as well. The location is close to food, wine & beer shops as well as bakeries. You do have to carry your luggage up 3 flights of stairs. If you don’t mind walking Old town is a 20 minute walk away & New Town is even closer. Our son & family lived 2 minutes away which was very handy for the late walks home. We hope to rent here again when we return to Edinburgh & recommend you rent it as well.

Energetic flight up to a marvelous well kept apartment. Nearby supermarkets and great Italian Takeaway. Ubers easily available.

This was my husband and I first trip to Scotland and we could not be happier with this place. Perfectly located, so many places that are just a short walk away.
The apartment has a great kitchen, beautifully furnished and amazing views.
When we return we will definitely be staying again.

The apartment is fantastic. The photos really don’t do it justice. The rooms are large, beautifully furnished with gorgeous period features. It is superbly well equipped and extremely comfortable. Edinburgh is a stunning city but it will require summoning all your resolve and determination to leave the apartment each day. The location is also excellent - equidistant (about 5 mins walk) from the start of Princes Street and the Royal Mile. We loved our stay and Mark was a superb host responding to queries really quickly. We cannot wait to return!

Perfect town accomodation - quiet ,comfortable and cosy. If I had to find any ‘fault’ it would be that the stairs were a fair hike for an older individual. But don’t be put off , it’s a gem.

Quiet, spacious, very well appointed, and recently updated, it’s in immaculate condition. Everything you could reasonably hope for, short of an elevator, is provided. We won’t hesitate to book again.

This cozy apartment was close to all the sights but tucked away on a quiet street, complete with a well appointed kitchen and lovely furnishings. Our host was welcoming and easily accessible. Highly recommend!

Ive stayed in many rentals up and down the country and not many have stopped me in my tracks and made me say WOW in the way this apartment did, Mark's property is really elegant, decorated and furnished with a beautiful style.
It is comfortable well equipped and spacious.
The bed was comfortable and the bedroom was spacious with ample storage, the kitchen was well supplied with appliances,the lounge was so comfortable a real lovely sofa to sink into in the warm room, a bonus is a bath in the bathroom not just a shower, to soak the bones after a good walk around the city.
The apartment is located in a quiet block and a quiet corner of the city, just 10 minutes pleasant walk to the bustling centre.
We hired a car for 3 days and had no problems parking in the evening free after 5.30pm, being mindful payment was required during the day to park outside.
Mark was a very discreet host answering any questions promptly and checking our stay was ok.
We certainly would stay again.

An excellent property on an upper floor of a classic Edinburgh ‘Newtown’ terrace. Everything was provided and location was very convenient for a wide variety of restaurants and the city centre.

As good as we remembered
The flat was very much as we remembered it, very comfortable.

Height and excellence are both operative here. We are Americans and 2nd floor to us is the 2nd actual floor, not the second floor after the ground floor. But, take away the body and cardio building climb to the apartment and everything was perfect. The owner is readily available by messaging or phone and truthfully there is little you could want. It has all the amenities plus Netflix a DVD and a CD player, movies and books to watch or read and a kitchen that lacks no appliances or equipment. The neighborhood is safe, quiet and close to transportation, restaurants, cafes and even grocery shopping. It would have been nice if parking had been supplied since that was a bit of a hassle, but since two of the days we were there were week-end days there was plenty of free parking in front of the building. However, fair warning, during the week (8:30 AM-5:30 PM) it is around 3 £ and hour to park and your are only allowed 4 hours in one spot so you will have to move it several times. My suggestion, since a car in Edinburgh is NOT an advantage, fly or train in and use the very good bus service to get around. I would stay there again in a heartbeat - something I mamanged to get up quite high on the way up the steps.

Excellent home base to explore Edinburgh
This is a great apartment with beautiful views of Arthur’s Seat. The apartment is very comfortable and tastefully decorated. It is down a quiet street but still very close to the York Place tram station and the Elm Row neighborhood if you walk out Royal Terrace. If you walk out the opposite direction and down the hill, you have easy access to the Holyrood end of the Royal Mile. Broughton Street has a number of nice restaurants and great shops for food and wine. Crombie’s Butchers on Broughton St has a lot of prepared and semi-prepared food that make cooking easy. Mark is a really friendly and attentive host.

Your flat was exquisitely clean, quiet, comfortable, tastefully decorated; in a safe and friendly neighbourhood and conveniently located to tourist attractions, public transit and shopping. The property and Mark is worth 10 stars-- The Best! I will certainly recommend to friends and family who decide to visit Edinburgh in their future travels, and if one day, I decide to return to Edinburgh, I hope to stay in this outstanding flat, again! I have had the most memorable experience in the lovely and great city of Edinburgh. This is a remarkable home away from home.

Ideal Edinburgh residence
It is hard to imagine a more well placed, well equipped, comfortable and agreeable apartment to stay for a week. Elegant, with a touch of class, in a quiet part, an interesting walk from the centre, and just below the amazing Carlton Hill, with its spectacular views of the city. Highly recommended.

Absolutely Immaculate!
The photos don't do this beautiful apartment justice. My wife and I were absolutely blown away by everything. Mark takes extremely good care of his property and it shows. It was close to the city centre, just a 20-minute walk from the best sights and fantastic restaurants. It was nice to be tucked away from the craziness of downtown Edinburgh (it does get quite busy with tourism, especially on the weekends), yet the city was so close and easily accessible by foot, taxi or even bus.
If you're looking for the perfect, quaint Edinburgh getaway in a beautifully restored heritage flat that's close to the city centre, then look no further. Simply put, we've stayed in many amazing B&Bs, hotels and the like, and Mark's apartment is at the top of the list. If you want the true, rustic feeling of Edinburgh, this is your place.
P.S. Mark - thank you again for being such an amazing host. Whether it was recommending some great nearby restaurants, being very flexible with timing or helping me retrieve my forgotten passport at the last minute, we are so thankful for everything!

We were given no intimation about parking costs when we booked. We now face a £60 parking fine which was unexpected. The initial booking should have pointed out parking costs or a issued a residents parking voucher as part of the procedure.

Perfect location, beautiful apartment, quiet and comfortable
We used public transportation in Scotland, and in Edinburgh we never took a bus or taxi, because Carlton House positioned us so well for all the sights and services -- we just walked: 20 minutes to Waverley Station and about the same to a big Sainsbury's grocery store. The apartment, beautifully furnished and with high ceilings, is on the third floor, up 47 stairs, quiet and comfortable; the owner lives next door and is helpful and accessible. My wife and I stayed a week and enjoyed the whole time.
