If you want a truly relaxing holiday in a wonderful setting in the most beautiful villa you need to book this property. It is the best villa we have ever stayed in, and as a family we have hired villas for the past 15 years and this one tops them all. It is exceptional with beautiful views and lots of space for all family members to relax inside and out . George and Andreas are excellent hosts and cannot do enough for you, they are very attentive. Their communication is excellent and they responded very quickly & efficiently to every question we had. We also found the service they offer of an airport pick up and arranging car hire fantastic. The cars are delivered to the villa, its so easy. The villa is even more luxurious than it looks in the photographs. It is huge and very comfortable, extremely clean and has absolutely everything you could possibly need. The villa is situated on a hill and has the most wonderful views. Its is very near to the Beautiful Fig Tree Bay, there are lots of bars and Tavernas close by and 2 supermarkets. Honestly you couldn't ask for more it is idyllic. Many thanks to George & Andreas for everything and for a really fantastic holiday. Best hosts ever.

We have just returned from a wonderful stay at Bayview Villa. This place is amazing and has everything you need for a perfect stay. George and Andreas where brilliant hosts and always on hand for any queries and gave us lots of helpful knowledge of area. We couldn’t fault this beautiful villa and will definitely be back again in the future.

Andrea’s and his father George can not do enough for you. After communicating with Andreas for over 12 months from booking to actually getting there nothing was too much trouble. Transfers and car hire all sorted by Andreas. The villa is stunning and was the perfect get away for the whole family. The surrounding area is beautiful and has everything you need and to suit everybody.

Just returned to the Uk after a week in the amazing Bay View Villa.
We were a party of 6 couples celebrating my 60th birthday and everything couldn’t have gone any better.
Andrea’s and his father George are great hosts with nothing to much bother for them to help you with, I have no hesitation in recommending this villa and hopefully will be returning one day 😁

We’ve just had the privilege of staying at Bay View Villa for my partners 30th birthday and it was honestly the best experience and exceeded any expectations we had. George and Andreas have been incredible from initial discussions over 8 months ago, right through to our departure on Monday. The facilities provided are excellent and the location is only 6-10 minute drive from shops, restaurants and bars. I would highly recommend and would definitely stay again. After moving our trip forward a year due to covid restrictions thanks to Andrea's and George.
We finally arrived at bay view late on Friday 29th July, to be welcomed by George and Andrea's, the driveway into the property instantly Makes you feel like you are in a tropical paradise, the landscaping planting are amazing three hundred year old olive trees all beautifully lit up and every tropical palm tree you can imagine.
All this before you walk through that wonderful entrance to the view of the beautiful infinity pool, the whole villa is stunning.. Thank you so much George and Andrea's for your warm welcome and hospitality, George your gifts of figs and passion fruit from your allotment.
You arranged our car hire, tips on turtle spotting restaurants.
Thank you from the bottom of our hearts you helped make our trip such an amazing memorable one.
Anyone thinking of booking bay view trust me you will be blown away.

We just returned from a 2 week stay at Bay View. The villa and views are absolutely stunning and the hosts Andreas and George were so helpful and welcoming. The villa is a great size, very nicely laid out and very clean. We look forward to returning soon. Thank you George and Andreas for a fabulous holiday!!

Great property, fabulous owners
Huge villa, excellently maintained and equipped. George and Andreas did not save any effort to make our stay enjoyable.
On the top of a hill, it offers a great view of the Mediterranean and the coastal line. Very quiet, ideal for a family group with children.

The property was exceptional with beautiful views and lots of space for all family members to relax inside and out .
Andreas and his father were excellent hosts who bent over backwards to be helpful . Particular thanks to Andreas who was exceptionally proactive - he communicated with us to pre-empt all the logistical issues of having to cancel our ! original trip due to lockdown ; our re- booking ; helping us with the local regulations and booking local restaurants . This property is a perfect place to stay for a family holiday
The beautiful large house with 6 six large bedrooms and bathrooms located in three separate areas of the house is perfect for a family with 3 generations. There are plenty of space in the house and as one of the children asked: "Are we the only ones in the whole hotel?"
The house is very well equipped. We did not miss anything, you just have to look for it for a while in all the cupboards and drawers :-)
Table tennis, pool table and table football all in good condition were very popular with the youngs.
But most of all we enjoyed the beautiful terrace and infinity pool overlooking the sea in the distance. The children were swimming and playing in and around the pool all day, and as the house is located far from all neighbors, nobody was annoyed by the noise.
In the evening we all dined at the big table at the terrace and most days the food was prepared on the very large barbecue.
All in all we had a fantastic vacation and the hosts are very friendly and helpful.

Fabulous week at Bay View
We stayed at the villa for a week with friends and couldn’t have wished for more.
The villa is really well equipped, ultra clean, in a great location and has a stunning pool and outdoor space.
The owners Andreas and George could not have been more accommodating and helpful from the initial booking through to our welcome at the villa. They were always on hand with any queries we had.
We would highly recommend this villa and will be looking to book again next year.

A Perfect Holiday
We chose the Bay View villa to celebrate my 50th Birthday with friends and have have recently returned from a wonderful week's stay. The villa didn't disappoint from the moment we arrived.
We received a very warm welcome from George and the view as you walk through the door is stunning, and puts a smile on your face every time you enter. The villa is extremely spacious with large en-suite bedrooms and the outside space, BBQ/dining and pool area is perfect.
George and Andreas were both very helpful from the initial contact and available if we needed them throughout our stay.
We would highly recommend the private chef that George put us in contact with, on the two occasions we used Christos the food he prepared was fantastic and plentiful. The local recommended taxi company were also efficient and friendly.
We all had a truly wonderful time and would like to thank George and Andreas for making us feel so welcome and for giving us the pleasure of staying in their beautiful home.
We would highly recommend the Bay View villa and hope to return.

Best vacation ever!
The villa is absolutely amazing. The location is perfect, the rooms are large, the pool is just Gorgeous.
I would definetely recomend this villa to family and friends, we enjoyed it so much that we will definetely go back next summer!
Our wedding wont be the same without this special location.

Вилла замечательная, уютная. Оборудованна всем необходимым. Организация пространства великолепна. Красивый бассейн, большая его часть имеет маленькую глубину 1,10, что будет очень удобно для детей или взрослых, которые любят просто чилиться в воде. Зеленая территория, вкусно пахнущие цветы. Мы были на 9 мая, и нам замечательно создали праздничное настроение звуки стрельбы, доносящиеся с расположенного рядом стрельбища. Вечером весь Протарас как на ладони - огни дискотек, мигающие вывески. Здорово сидеть с бокальчиком вина и любоваться.

Dreamhouse
We were overwhelmed by the beauty of the house! It is like you are a moviestar. Big and very comfortable and a great view. Unfortunately we were unlucky with the weather and it was very cold. They brought us a heater which helped. Enough to do with tabletennis, footbaĺ and pooltable. Big bedroom and great beds! Nice pool. BBQ and outdoor table. We chose to heat the pool , otherwise we could not have enjoyed it. Supermarkets are close by. Agia Napa is nice. We would like to be back!

The Best Day of our Lives
George and Andreas run a family buisness letting our their incredibly stunning house.
My family and I wanted to book the perfect accommodation for getting married abroad.
Initially we booked a villa a few miles down the road. Once put our deposit down, we were hit with numerous legalities that we were not able to have our photographer or make up team in the house. This was obviously going to be an issue on the morning on the wedding.
After months of battering this they kept our hefty £3,000 despoit which is still ongoing.
We were absolutley devastated.
Later last year I came across this Villa. I had just about given up with our wedding plans until meeting George and Andreas.
I explained the situation fully to them both and George and Andreas moved heaven and earth to ensure we would have the perfect stay here and the wedding would run smoothly.
They liased with our wedding planner to plan the seating arrangements, catering, photography, everything.
Communication has been impeccable.
Once arrived to the Villa, George greeted us after a long travel, with food, water in the house which was greatly appreciated as nowhere was open at this point.
He took the time to show us around, help us move in, instruct us how to use everything in and out of the house.
Heated pool, kitchen, shutters, everything.
Over the next few days we were able to contact George at anytime when we had issues getting a cot for a new born in our family, he kindly brought us one straight round. Came to check on us the day before the wedding if we needed any help.
The fact we were able to contact George anytime was very reassuring. He was extremely helpful and had such a wonderful feeling a happiness and family about him.
We truly had the best week of our lives. My wedding day was incredible.
I cannot thank George and Andreas enough. The love they have put into their home shoes and we will absolutley be back.
Thank you so much for everything you did for us.

Beautiful spacious villa with stunning views
We enjoyed a fabulous week at Bay View Villa to celebrate my 50th birthday. The villa is beautifully appointed, spacious and with great facilities. From when first booking Andreas was on hand to answer any questions and was so helpful in organising everything for our stay. Andreas arranged our transfers, car hire, shopping on arrival and a celebratory Cypriot Gala Meze dinner for my birthday which was simply beautiful and everyone had a great evening with wonderful food. We cannot praise Andreas enough for his attentive service and willingness to ensure you have a great holiday and we certainly did. George met us on arrival and showed us around the villa and popped back during the week and to see us off at the end. A lovely man who will do anything to ensure you have a great holiday. We all loved the villa and it’s amenities and stunning views over the coastline, it’s a very special place. George and Andreas provide a first class service and deliver it with professionalism and friendliness, a lovely family. Thank you for a fabulous holiday, we all loved it ❤️ I would highly recommend Bay View Villa.

Wonderful place for a relaxing holiday
We had a great stay with our family (6 adults and 5 children under the age of 8) at Bay View Villa. The location is very nice, a quiet area but not far away from the super market, restaurants and beaches etc. There is plenty of space inside the villa, only the main kitchen is a bit small.
The outside area was also spacious with a nice kitchen and a BBQ area. The interior is fine, the beds are very good.
The large swimming pool is the topic of the house, therefore pool heating is recommended at this time of the year, especially for the kids. The owner Mr George is a perfect host and he is very helpful with for example arranging a mini bus, renting cars, doing groceries etc. We really recommend this villa.

Beautiful villa, perfect location, lovely owners.
The Villa is absolutely perfect for groups of friends or family stays. The location is ideal, close enough to restaurants and markets, but far enough from the hustle and bustle to be private and secluded. The view (from the hill) is perfect. The rooms are large, the pool gorgeous, and the house and outdoor large enough for promiscuity to remain pleasant :) The cherry on top remains the family, both father and son, both absolutely lovely. We will definitely go back next summer.

Beautiful Stunning Villa
We as a family stayed at Bay View Villa for a week. We absolutely loved it. It was so huge that we felt it was like our own private hotel! All bedrooms had an ensuite and the outdoor area was just stunning. You will need a car. George the owner and Andreas his son were very attentive if anything needed to be sorted. If you book this Villa you WILL NOT be disappointed it’s beautiful.

Highly recommended property in Protaras
We were welcomed by George, the property owner with a big smile on his face. We had to make a change in the hour of our arrival due to rental issues but fixing that wasn't a problem. Before that we were in contact with his son, Andreas over text and Leana over the website. They were all very professional and pleasant to talk with. George provided guide to close by supermarket, beaches, attractions and asked that we contact him if we have any questions.
Property is highly maintained. Impressive entrance and drive way. lots of place in the front parking area. A dirt road leads from the main road to the entrance but it didn't bother us - it's not too bumpy and not too long.
on the inside, 3 medium size kitchens and although only one is fully stocks it was definitely enough for our company of 12.
The backyard pool is simply amazing and the kids had a lot of fun. During our stay we once saw the pool maintenance guy coming over.
The back yard also has good size lawn, a sitting area, ping-pong table (balls and racket included), long dining table and a full size BBQ station. All in high quality.
Inside, multiple luxurious rooms with AC, 3 on each side with shower/bathrooms can hold 16 people easy. Each guest gets his own personal medium and large white towels. Multiple pool towels are also provided.
In case that you're staying for more than a couple of days and need to wash clothes and/or towels then note that the washing machine is a bit small and its washing cycle is long. I recommended George to replace it.
Without a doubt, this place is of top standards. The kids had amazing time in the pool and around the house and it was great returning to it at the end of each day.

Outstanding villa with fabulous views!
The villa didn't disappoint in any way. From the very first view through the open front door looking straight out to sea over the top of the infinity pool. Sparkling blue pool to deep blue sea and a beautiful azure sky!
Our family group of 12 found plenty of space to enjoy the villa whether swimming, lazing by the pool or napping in the shade. We really enjoyed the outside bbq area and made the most of eating every meal outdoors.
The local town of Protaras has nice beaches, cocktail bars and we ate in some excellent restaurants. We particularly liked Yianna Marie and Nava.
Before the trip George, Andreas and Leana were incredibly helpful and George was on hand during our stay to assist at a moments notice. We would all happily return to this villa and have no hesitation in recommending it!

Stunning holiday villa
Mr George gave us a warm welcome to the stunning Bay View Villa as the 10 of us, three generations, arrived via minibus from the airport. Together he and Leana had arranged for hire cars to be waiting for us at the villa. They’d also arranged for Chef Christos to cook traditional Cypriot food for us on two nights, some on the huge outdoor BBQ. Christos produced copious amounts of delicious dishes. Mr George also arranged and delivered a birthday cake. He couldn’t have been more hospitable.
The infinity swimming pool was stunning, the kids, and the adults, loved the pool. The views are stunning, sunsets are a dream. It is hard to describe in words just how relaxing, peaceful and enjoyable our stay was. Bay View is huge, there's plenty of room for everyone to have their own space.
The whole experience was really well managed, during the planning stages and while we were there. All of us thoroughly enjoyed our stay and would not hesitate to return and recommend Bay View Villa.

Truely magical relaxing holiday
We was blown away when we came across an advert for this villa it looked amazing and did not fail to disappoint. First communication was with Leana who was exceptional in coming back promptly with enquires. She updated us with all relevant information and informed us that we would be arriving on a public holiday. Due to being in the villa and having young children I was concerned about all the supermarkets being shut and not being able to get supplies easily. Leana informed me that they would do a shop with a list as long as I liked and it would be at the villa when I arrived. I was made up that this was done for me and so grateful to have been looked after even before we arrived!
We arrived at the villa on a Sunday evening at 1am and was met by Mr George the owner of the villa. An amazingly welcoming man who kept the timing of showing us around just right so we was able to get into bed quickly.
The villa itself was stunning just as the pictures showed. We paid to have the pool heated for the week and I think for us this was majorly beneficial as it was a real nice temperature for the children to get in and out as they pleased. The outside area was so spacious with a nice kitchen should you wish to do a BBQ. Inside the rooms where all very large and bright with plenty of storage facilities. The kitchen was on the smaller side but still absolutely fine for us with great facilities. There was a pool table inside which kept us entertained in the evenings . There was a TV with many English channels so my husband got to watch the football. There was washing and ironing facilities which enabled me not to bring a ton of washing home! All the bedrooms had shutters which was another great feature if you wanted a lay in or had young children that needed a sleep in the day.
The villa itself was about a five minutes drive from the beach. I personally would recommend hiring a car for this villa. It is based on a hill and you have to drive up a track to get to it, we did not need to use taxis from having hired a car but not to sure how easy it would have been to get a taxi. Lots of restaurants, bars and beaches within a five minute drive.
Mr George came to visit us during the week and it was a pleasure, he was a real gent who again did not overstay just wanted to check everything was running smoothly for us.
I would definitely recommend this villa to family and friends, we enjoyed it so much that we are booking to go back now year.

fabulous villa to spend your holidays
We were a group of 6 couples and spent a wonderful week at this really luxurious villa. Lots of room for everyone to have some privacy if wanted and a fantastic pool and patio including a large BBQ area. The main kitchen is a little bit small compared to the rest of the villa (if you want to cook for 12 adults!) but well equipped and enough fridges all over the place. George, the owner, was very uncomplicated, friendly and helpful, gave us many tips about where to find good places to have dinner or for sightseeing.
Vacation from the first minute to the last. Too bad we couldn't stay longer!

The Best Holiday Villa i have ever stayed in.
Words cannot describe how Beautiful Bay View Villa is. I had booked Bay view villa from the 3rd September 2017 to 10th September 2017 for the week of my wedding. Initially i was very sceptical as i have never visited the villa i had only seen pictures. I am glad i had booked it because Bay View Villa is more beautiful in person than the pictures. When we arrived Mr George Was at the villa to welcome my family and i and he was very helpful and giving us information on restaurants and supermarkets. Anything we needed during the week he was only a phone call away. One morning he bought us fresh Figs :) We had a lovely time in the villa and being able to have our wedding reception & Ceremony in a private location was beautiful. We are always going to have great memories. I highly recommend Staying at Bay View villa its very peaceful and quiet with beautiful surroundings. I honestly don't have anything bad to say at all! I recommend renting a car as it is up on a hill and not many Taxi's will drive up there. Leana ( Mr George's Assistant who manages his property ) was very helpful and arranged the rental cars for us to be delivered to the villa once we arrived. She was always there to answer any questions we had. Over all we were very very happy with the villa and the service provided by Mr George and his team :)

This was the first time we have stayed in a villa and were not sure of the process. As we have always booked as a package. You hear so many horror stories that you can not help but be slightly cautious. From the moment we confirmed the dates to the moment we left the villa. The whole team , Leana, Andreas and George were amazing. Nothing is to much trouble and their knowledge and advice is amazing. From guiding us through the whole booking and payment process. To arranging airports transfers, car hire. Providing advice on restaurants and local beaches. George would pop by every couple off days to make sure you had all you need. Andreas would message as well asking if we required anything. I would have no hesitation in recommending this villa or them as people. We all feel as well that we came away with some new friends in Cyprus. Do not underestimate how easy they make the whole process. Which enables you to enjoy it fully. Not always easy for a big group.
The villa itself is set on the top of a hill and is even better than the pictures lead you to believe. It really is like walking into an MTV cribs house without the crass. Every bedroom is extremely large with an on suite and there is plenty of storage space. The villa it self is so big that it can easily accommodate a group of 12 adults. There were 10 in our group and so many little areas that you are never in each others pockets. Even around the pool area. The amenities are fully listed and we could not think of anything more your would require. It is hard to explain just how nice and spacious the villa and the grounds are. You have to see it in the flesh
Book a car for your stay as the best supermarket (karfor)is a 5 min drive. Also handy to shuttle your group to the local beach or one of the other beaches close by. The villa is so nice that you have to drag yourself away from it. If you want to go out as a group you have 2 options. The team will provide you with a number of a wonderful man who has a 14 seater, or you can just book a taxi. Roughly 15 euros to the strip in Protrus. Or 25 euros for the 14 seater. Note the taxis seat 6-7 so not much difference in the cost for the whole group either way. I would recommend The Ocean Basket for fish lovers Ayia Napa. Diva restaurant in Protarus.
In short if you want an easy process from start to finish, An amazing place to stay and wonderful people to help with th;is. Do not hesitate. Book this right now. You will not be disappointed.

Had a five day break here with work colleagues. What a fantastic place.
As soon as you walk in, you can tell that the villa has been built to the highest standards. Everything is of the highest quality. All six bedrooms have en-suite facilities, there are three kitchens and countless large sofas, both indoors and out.
There is a large bar-b-que with a separate fridge for drinks and food.
The large pool has its own toilet and shower room.
For entertainment, there is table tennis, pool table and bar football as well as a music player and large screen TV.
The villa is located up a dirt road, high up on a hill overlooking Protaras which is a five minute drive away. The views are fabulous. Total peace and quite as there are no Villas nearby. For security, the electric gate at the entrance to the property can be closed remotely from the lounge in the villa.
The owner, George, is a real gentleman. Very knowledgeable, friendly and helpful. He is always available to help and give advice on good local restaurants and the location of supermarkets and the best beaches.
I will be returning for a family holiday in December.
I would definitely recommend this villa if you want a stress free, quiet holiday.

We stayed as a group of 12 (two families) kids ages from 4-15 for two weeks in August. I had viewed the Villa last year and knew what to expect, it’s visually stunning! All rooms are huge with excellent shower facilities.
The owner is always on hand for any questions and will assist on Taxis, restaurants and car hire all for an excellent rate.
This villa is located off-road and will require a car (taxis are available but will become expensive if leaving the villa daily, usually €20 a trip into town).
The pool area is truly amazing, the scenery from the pool is stunning with various plants and trees covering the barren area. We have a large group of family members staying close to us and they came up on two separate occasions and there was always more than enough room. The actual pool is brilliant for small kids with the depth and width and big enough for adults to enjoy themselves!
Mr George was a true gentlemen and was very helpful and nice person to now have met. He can truly assist you with your whole holiday and the evening where he and his wife prepared food for 20+ guests which was out of this world is a MUST for anyone staying! They are truly lovely people who want you to experience Cyprus in its best possible light!
I would recommend this villa without a hesitation.

Went here a week ago with a group of friends from school, there were 13 of us and 1 child (14 months). This place is absolutely incredible, the real thing is better than the pictures on the website! We booked private transfers from the airport and had given them the GPS location of the villa but they could not find it exactly...I gave them the telephone number for George (Villa Owner) and he guided them in with no problems. George met us at the villa and is one of the nicest men you will meet! He explained the villa features, electrics, water heating, air-con and things to remember around the pool/bbq...he was a great help and easy to get along with.
When we woke up the next day we got to look at the villa in the daylight and we couldnt believe how nice the place was. There were enough sunbeds (12 in total) and then the sunlounger bed (big enough for another 2 people).
There is a resident cat that they ask you to feed each day (george says that you dont have to if you dont want) but the cat is really friendly and stays out of the way most of the time.
We hired a single car between all of us which was perfect for calling into protaras, getting the shopping (go to the Metro Supermarket). A few of us used the car to go into town for sightseeing, the beach and souvenier shopping.
When we decided to go out we rang the local taxi firm (there are several of their business cards in the villa). They are really friendly and once they have picked you up will drive back whenever you want. We got 7 seater taxis and they charged us 20 euros to get to town. A 4 seater car should be no more than 15 euros per trip.
The BBQ itself could do with a couple more cooking racks but we made it work with what was there. There are fire-lighters but you have to get your own charcoal (local petrol stations are the best for charcoal).
The Kitchen is quite small (max 2 people in there when cooking is going on) but there are 2 other kitchens with sinks and fridges where we kept all the ice and drinks so that people didnt have to go into the main kitchen.
George was always on the other end of the phone if we needed to ask questions about places, the villa or prices for things. He works on an alotment just down the road most of the time.
On the last night George, his wife and their son Andreas came to check the villa over and locked up once our transfer had collected us all.
They are lovely people and have the perfect villa. We all recommend staying here and would go back!!!

You couldn’t imagine a more beautiful villa to stay in. What you see in the pictures is just a taste of this brilliantly designed villa. Peace and quiet a place you wont want to leave. Yet only 5 minutes drive from the center of Protaras and the amazing beaches the villa is perfectly equipped with everything you can think of. Clean and comfortable furniture and beds; lots to do in the villa and surroundings for all ages and to top it all it is Spotlessly clean and the owners are very kind and friendly
