The property is a sparkling clean, very well maintained, in a really quiet neighborhood and the proximity to the town center is great and super convenient. We literally sleep like babies in the cosy beds and warm room.
I have nothing negative at all to say about our visit. If I could go above a 10/10 I would. Just perfect 👌🏾.

Breakfast was nice, but only option was toast / marmalades / cheese / fruit and cereal.

The house and room are impeccably kept, the decor is charming and the bed is very comfortable. The location off Muckross Road is ideal, the town centre only a short drive and the park within walking distance.
When I made the reservation I was convinced breakfast was included in the rate. When my kids and I showed up in the breakfast area after our first night, Joan advised that it's room only. In hindsight breakfast is not mentioned in my reservation. This took me off guard but took it in my stride and the kids and I had breakfast in Tralee.
However on the second morning the enticing smell of toast and freshly brewed coffee lured me out of the room and to my surprise I could see a couple having breakfast in the breakfast area while having a chat with the host. Perhaps they were friends / family? I don't know but this made me feel somewhat uncomfortable.
The "deluxe family room" in which my two children and I stayed in had a large double bed and a single bed as advertised. I would have loved a little more space to move around though, the room felt cramped and lacked storage or a desk perhaps. I can't see more than 2 adults in the room without tripping over each other.
While i understand the current climate of energy costs and limited housing, overall at a room-only rate of Eur 120 per night, seemingly inconsistent rules around breakfast and a cramped family room, this was poor value for money. I wouldn't pay more than Eur 80 for the package.

Joan is a lovely lady, very knowledgeable about Killarney, we always had a laugh 😊 very clean, fabulous breakfast, very accommodating. We had the best family holiday,our teenage girls Loved it.

The location is on the main road south out of Killarney, but not noisy. Room was comfortable and fully equipped. No teamaker in room, but tea and biscuits are available in the common lounge. Breakfast was very good. We opted out of the cooked breakfast option, so were pleasantly surprised at the quality of the continental. From what we saw, the cooked breakfast looked excellent too. Joan, the owner, gave us excellent advice on the best way to do the Ring of Kerry which was different to what the guide books tell you - and clearly better!
Location is towards the end of a long line of B&Bs, so quite a long walk into town. Only options to eat nearby are a couple of not very inspiring hotels.

Joan was incredibly welcoming. The property was comfortable and well positioned for local amenities as well as tourists routes around the Ring of Kerry. As a bonus a continental breakfast was included free of charge.
The bedroom was a little cold but we did have unseasonable weather which contributed to this.

Location was great
Host was rude about arrival time. Sometimes arrival times aren't what you expect when traveling so flexibility is important. Reservation through booking indicated breakfast was served as a true B&B but host said it was not included.

The access was very easy and there was available parking.
Joan, the owner, was very nice to us, showed us around and throughout our visit was very helpful and kind.
The room was a normal size, with a double bed and closet to place the clothes. There was also a TV and table. There was also many mirrors in the room, to do the make up, check the clothes, etc.
The bathroom was very modern, there was shampoo, conditioner, gel, hairspray and a hairdryer provided (not generic one, good quality). The bath was L shaped so it fitted two people very well. There was also many mirrors in the room, to do the make up, check the clothes, etc.
Everything was very clean.
Close to the city centre and facilities.

Excellent bed And bathroom, especially the shower. Simple breakfast but with lots of fresh fruits. Great location.

Host was the kindest and most helpful person ever. Offered me a simple but wonderful light breakfast, super helpful to answer all my questions, and make recommendations. A must stay again when I visit Killarney again.
Could have had a small chair even in simple small room to sit when changing or don't want to sit on bed.

Lovely room, spotlessly clean. Great location for walks around Ross Castle and up into Killarney town centre. We got great advice about the area from our host. We were busy over our 48 hours in the town, so didn't have breakfast there, hence the reason for no comment about that in this review. Cracking place though.
