A gorgeous property and a perfect location that is guaranteed to give you the vacation of a lifetime. With 4 beautifully decorated bedrooms and 3.5 bathrooms, your family will have sweet slumbers, night after night. And should you have a guest or two, there's plenty of space! Most bedrooms have flat screen smart TV's - (no cable - just smart features) and the entire unit features local photographs of the Balboa community. The layout is spacious yet provides privacy as multi levels lead you to all areas of the unit. If you like to entertain, you'll love to prepare your dishes in the spectacular kitchen and enjoy the meal in the amazing sunken dining room. And on those hot summer days, you can cool down with the AC and on cooler summer nights, sit by the gorgeous fireplace in the living room. And should you have to wash some bathing suits and towels, there is a private laundry area inside the unit. Kitchen/Supplies: Our kitchens are supplied with all the basic dishes, utensils and cookware needed for everyday cooking. We also stock some cleaning supplies and dry goods such as paper towels, toilet paper, coffee filters, trash bags, foil, etc. to help you begin your vacation however you may need to purchase additional supplies during your stay. We do not provide certain cooking items including salt, pepper, cooking oil, etc. as well as specialty cookware.

We had our two sons and their families join us for a family reunion. There were ten of us from 65 to 6 and we never felt cramped or on top of each other. Great location!
Twenty more family members were down the boardwalk so it was perfect. Walking distance to restaurants, shops and Fun Zone.
The house was big enough and clean and well equipped. All of the TVs and appliances worked, even the fireplace. Mattresses not very comfortable but that is to be expected. I loved this beach house!

We came into town for a memorial. The management company from day one were amazing. We had one tiny issue and although I said it wasn’t urgent they were there within a few hours to fix it. The location was perfect and the accommodations were great. There was enough of everything for our stay.

Great Family Vacation spot
Our family of 9 rented this for a week and we enjoyed every minute! The house had plenty of beds and space for our large family. We loved having a washer and dryer in the unit and AC. Both unique to other vacation rentals we've had in the past in the area. They provided plenty of towels, beach towels, hand soap and toilet paper.
Some things to note: the silverware is limited (literally 10 forks). The kitchen is well supplied to cook most meals. There is PLENTY of salt and pepper in the unit, but no other spices. As I noted above, they provide hand towels and bath towels, but no wash cloths. The parking situation is tight. We struggled parking our 2021 Ford Explorer in the tandem space. We made it work, but it takes patience and time.
Overall, we loved this place and we would rent it again in a heartbeat!

Family Beach vacation
Great location. Very family friendly. We liked this place but would recommend if you bring babies under 2.. bring a baby gate for the stairs. Property management company was great. We only had one slight issue and it was handled within a few hours.
Only one down side… NO full length mirrors in the entire house! Very strange! Other than that we enjoyed our vacay:-)

A++ Location
Clean property, responsive professional property management, all the necessities are included at this house. In my opinion, this probably the best location in Balboa - right on the beach and very close to the municipal parking lot for the pier.

Nice beach house
Overall a very nice beach house. Very clean. Needs more kitchen supplies such as silverware and larger cooking pots and pans. We had 9 people and there was not enough silverware for everyone to have a place setting. Cooking was a challenge due to the small size of the pots and pans Great location to shopping and restaurants. No games at the house so must bring your own. Plenty of bath towels and beach towels provided. Dish soap provided. Hand soap provided in all bathrooms greatly appreciated. Coffee pot and keurig provided. Our family enjoyed our stay and would stay again sometime in the future.

Clean, beach rental for family of 10
This property was as advertised with enough beds for a family of 10.
Check in was easy and contactless. The rental was very clean and stocked as indicated. The kitchen had all appliances: blender, toaster, Keurig and coffee maker. There were minimal spices.
All linens were clean and easily found — note there were no extras.
Location was on the bike path within a block of Balboa Pier. Due to location, parking can be challenging. The tandem spots were tight so there was no garage storage space for beach toys, bikes etc.
Overall, a great family rental with enough indoor space and storage. The walkability was great.

Our extended family of 3 generations stayed at this Balboa Peninsula property. Having lived on the peninsula years ago, we knew the activity level would be high in the summer. The cleanliness, A/C and proximity to fun outweighed one night of loud neighbors. We would rent again.

This beachfront property was perfect for our family! It was a prime lot with volleyball nets and fire pits right out our front door. The walk to the beach was easy and extra public parking was just a short ways away. The rental was much larger than the pictures showed. We had the best vacation!!

Beachfront-but short walk to see the ocean
If you are wanting a bustling and busy beachfront property, this is the place for you. However, if you were hoping to sit on the patio and watch the ocean, then you need to look for another place. There is a boardwalk right in front that is continually being utilized. Your view for the ocean will require a short walk over the sandy beach.
The property is newly remodeled and very clean. The kitchen is laid out in a easy to use fashion. The living space is well designed for several guests. There is ample bedding for 10 people as listed. There were more than enough towels as well.
There is NOT indoor seating for 10 people around the main table to eat, nor are there enough bowls and silverware for that number of guests.
The other concern is the front patio door has problems with the lock. This sounds like an ongoing problem that has been addressed before.
Finally, the parking is meant for a small to medium sized vehicle. it is very challenging and frustrating to park anything larger due to the size of the alleyway and construction of the garage. If you have a luggage carrier on top, you WILL have to remove it, as it will not clear the space.
Overall, I would look for a different location in the future due to the lack of visibility of the ocean from the property and parking issues. I also found the boardwalk too close and busy for someone looking for peace and quiet. Some issues are excusable, but for the cost to rent this property, you want to be sure you will enjoy your stay.

Amazing house on the beach!!!
Amazing house and amazing location! This was our favorite vacation by far and our favorite house we have rented on VRBO. The house was very clean and the owner provided toilet paper, paper towels, nice linens and beach towels. Great communication when I had questions. Responded quickly. I read other comments about the air conditioning so I was worried but the A/C worked perfect! The layout was very nice and the beds were very comfortable. We are planning on renting this house again and again!

Amazing location
The location was amazing. We enjoyed playing volleyball, bike riding, and bonfires. The carpet was kind of damp and had a musty smell and the shower in the master leaked water all over the floor, but the house was clean and those were minor inconveniences compared to the wonderful time we had.

The property was very nice. Unfortunately there were some areas that need attention: 1)Carpet is extremely dirty 2) window sills and frames and screens very dirty 3) broken screens 4) They say it's for 13, however not enough plates or silverware for 13. 5) Only a broom to clean, and no mop. The vacuum did not work. 6) The sheets were very thin and cheap. 7) we were there for a whole week and no cleaning products provided, only dishwashing and dishwasher detergent. No toilet scrub brush even.

Wolfe Family Vacation
We just spent a week at this location and had a great time. Thirteen of us traveled from Arizona bringing our bicycles as well. Beautiful location allowing our six granddaughters the ability to walk right out the door into the sand to play with their sand toys. Just a little further and they were on the beach! My one son has been wanting to see the sunsets (mission accomplished). With our bicycles we made good use of the broad walk. We spend several nights on the beach with a bonfire roasting marshmallows and making smores. We look forward to coming back.

This property was beautiful. It was clean and well maintained, and the owner was extremely responsive to inquiries. This was the most beautiful house and plenty of room for our party of 6 adults and 5 children. The view is incredible and the walk to the beach, water, shops—-worth every penny. Perfect Week in Newport Beach
Our family of 8 enjoyed a fantastic week on Balboa Beach in Newport. This home served as the perfect central location for us to visit Disneyland, Universal Studios as well as some locations we wanted to visit in Irvine and Dana Point. It was great to walk right out into the sand with beach volleyball right in front of the house and the water right there as well. So many shops and fun places to visit within walking distance down the bike/walking path that runs right in front of the house. The home easily held all of us with enough bathrooms to allow us to get up and get on with our day. The house has a garage and a carport. We brought two cars, one being a full size pickup. Got to be a pro at backing it into the carport from the narrow alleyway by the end of our week. Really had a great week in a very nice home.

Great Location, Beautiful views but very noisy...
We arrived home yesterday after a 3 night stay at this beach house. There were 11 of us and everyone was able to get a bed and the house itself worked out great. The location and views were awesome. The reason for the 3 star review is that there is an upper story of this beach house that is rented as well. I did not realize that when I booked. The noise level in the house is deafening. With that said, it was not the fault of the guests, they were just enjoying their vacation. When you are in the 2 rooms with the queen bed and the 4 twins, when the upstairs guests flush the toilet, use the sink or take a shower it sounds like water is going to go through the ceiling..I'm not kidding I ended up with ear plugs, and
Advil pm and still was awakened. I did call the 24 hour phone number at midnight the first night and the gentleman was very nice. He told me he had never received a call stating the noice level of the unit?? I can't believe we are the first to notice this. Truly, we are not a family hard to please! There was a small issue with ants and when calling the rental company they sent someone out immediately to spray. Villa rentals was very nice and we did love the beach house but the noise level was a problem as we came home really tired......

Wonderful
Everything about this family vacation was wonderful. From the beginning, dealing with Joy, to the end this vacation was great. We had 13 people in our group and we never felt that we were 'on top' of each other. The house was fantastic. Everything was within walking distance - though we rented bikes and would strongly suggest that - and the beach was great. I'm almost afraid to praise this anymore because I want it to be available for us next year. Can't go wrong with this rental.

An excellent vacation rental at a great location
A quick walk to Balboa Pier, The Fun Zone, and a variety of restaurants and a great place on the boardwalk. The unit was clean, well-maintained and the perfect layout for our family. It was our first time to rent through Villa Rentals, Inc. and we were very satisfied. There were some technical difficulties with the television, which they promptly handled. We look forward to staying again next summer.
