We received such a warm welcome from our lovely host. Nothing was too much trouble. The room was quite large and the bed was comfortable.

Met at the door by friendly owner and shown around the facilities. Very comfy room and bed — and I loved the bookshelves! Quick trip into Carlisle where there are plenty of places to eat.

The host, Anne, was most helpful & accommodating. (She recommended a lovely country pub nearby [Bridge End Inn] for our tea that evening whose food we thoroughly enjoyed!).
Our large family room was beautifully decorated, gorgeous patchwork quilts strewn over the very comfortable super kingsize bed, etc. We all had a great night's sleep & varied breakfasts the next morning.
There was absolutely nothing about our stay that we didn't like!

We arrived early evening as a stop over on way home from Norfolk. Anne was lovely, friendly and very welcoming. Room was very clean and definitely big enough for the 4 of us, husband, 4 year old and under 2 plus myself. Big selection of breakfast cereal and toasts as well as teas and coffes. Would highly recommend and would definitely stay again if we are in the area.

Nice and quiet, very clean. Very spacious, lovely, fresh linen. we felt very much at home.
We had the big room. It was stunning with fabulous views. Highly recommended. Ann, the host is wonderful and very accommodating. 10/10

Superb host. Lovely at reception. The place is a farmhouse with beamed ceilings and a large farm house kitchen to have breakfast in.
We stayed in a very large bedroom with a super size bed again with a beamed ceiling.
The shower was in a corner of the room with a screen you could use for modesty if you wish.
Cereals, toast and fruit were there for breakfast.
Way more than you get from a lodge type chain hotel.

Every thing was great, only I would suggest putting the WHAT THREE WORDS location on the address as our sat nav took us the the wrong side of the road a few hundred meters away.

Anne was a lovely friendly host and very relaxed about everything. My room was very pretty, clean and comfortable and the bathroom was spacious clean and perfectly equipped. I would have liked to have had time to take advantage of the lovely corner bath.
I was unaware until the following morning that a family with two young children had also stayed overnight and was pleasantly surprised that the set-up of the rooms, and perhaps the good behaviour of the children, meant that I had not even known the family were there!
If you want to get into Carlisle or the surrounding areas, it is within relatively easy driving distance.
The view of the field from the bathroom was lovely. Plentiful fresh milk was made available.
I had not realised that the property was directly on a main road. It was warm weather and when having the window open, the road noise was very apparent. However, with the windows closed, it cut out a great deal of the noise.

Superb hosts. Such a beautiful home and gardens. Relaxed atmosphere and lovely place to stay. The room was huge and the bed so comfortable that we both had a great nights sleep. Extra plus with the private bathroom. Excellent location away from the hustle and bustle. Would recommend every time. Look forward to returning, next time we’re visiting Carlisle.

Great for travelling to or from Scotland good size room and view Great breakfast contenetal lots of choice. Would stay again. Host was great gave us big bag of apples enjoying apple Crumble and happy memories of all birds visiting her feeding station. Would stay again.

The size of the room was amazing! Plenty of space and everything you need for a comfortable stay. Anne was very inviting and friendly and explained everything and just let us get on with it and provided us with free rein in her beautiful home. Plenty of items available for breakfast, for which you helped yourself to whatever you wanted.
Toilet wasn't bolted to the floor! Could have had a nasty accident! Nothing else I can think of.

Anne was lovely the room was absolutely gorgeous I can't wait to go back. Ideal location for visiting my daughter at Brampton road for her uni location is so stunning saw an awesome sunset. It's so laid back and relaxed
