This is a family home setting and is intended to be kept that way at all times. The intentions for the house rules is to establish a sense of a safe environment for guests who wish to rent the home so they can enjoy a relaxing and peaceful atmosphere feeling welcomed at this home while they are away from home. Observation of ALL house rules is expected to be followed by ALL persons occupying and visiting the home especially the person who made the reservation. This house is solely for lodging. We want you to have fun while you're here, so here are the house rules:
1. Respect the house – treat the place like it was your own.
2. Respect the neighbors - Absolutely NO outside actives, loud noise , parties, gatherings, late night on the patios, in the driveway, in the pool & Spa, and the back yard. QUIET HOURS are from 10: pm., to 7: am. If this rule is broken, your Security Deposit will be taken away, and you will be asked to leave the premises.
3. Respect the furnishings inside & outside. if moved from there original places, please put them back to there original places or a $175.00 fee will be charged to you for replacement.
4. This is a SMOKE FREE HOME, smoking is only allowed on the outside, back patios and the doors must be kept closed. There is a $500.00 penalty fee for smoking in the house, and this will be taken out from your security deposit.
5. ABSOLUTELY NO PETS NO ANIMALS. If your animals are found on the premises, your Security Deposit will be taken away, and you will be asked to leave the property.
6. Before checking-out, we ask our guest to kindly place all dirty dishes in the dishwasher and take all trash to the back of the house.
7. Total number of guests spending the night on the premises MUST be entered in your booking. After 8 guests there is a fee of $35.00 per guest per night, will be charge up to 12 guests maximum. Guest who under book the number of guest staying with them in the house, their Security Deposit will be taken away.
8. Children MUST be supervised AT ALL TIMES, especially around the pool and spa. Certified life guard services are available upon request for an additional fee.
9. 100% of the cleaning fee goes to cleaning staff -- it covers basic cleaning and laundering of bedding, towels, pool and spa, NOT damages to the home, and not cleaning the Barbecue Grill, which is $20.00.
10. Please give us at least an hour notice before you check-out, so we can do a walk-through of the property.
11. Walk-through of the home WILL NOT be made to anyone prior to booking and check-in. Walk-through can be arranged after booking is confirmed and on the day of check-in and, on the day of checkout.
12. Rental of this property is SOLELY for LODGING, NO PARTIES & NO Social
Events, inside or outside are allowed, whether it’s for business, family visits, and relaxation purposes. Rental of this property WILL NOT be made for any other reasons not limited to filming movies, documentaries, projects, TV shows, commercial purposes etc. ANY GUESTS OCCUPYING THE HOME OBSERVED OR SUSPECTED OF SUCH ACTIVITY IN NATURE OUTSIDE OF LODGING PURPOSES WILL BE ORDERED TO LEAVE & THERE SECURITY DEPOSIT WILL BE TAKEN AWAY, AND WILL NOT BE ALLOWED ON THE PREMISES OR ALLOWED TO RENT THE PROPERTY AGAIN.

15. You must be 24 years of age or older to rent this home.
16. Weekly cleaning service are available for guests on long stay. Please inquire.
17. Anyone seen adjusting the outdoor pool and spa equipment will be charged a fee OF $250.00, This is an off-limit area. Guests will be shown how to manage the pool, spa and all its features from the indoor screen panel, which is located inside the house.
18. Any Guest leaving behind after check-out decorations that they have put up inside or outside the house, or in the yard, front or back will be charged a fee of $ 250.00 for the removal of such decorations left behind.
19. For the protection and safety of all guest, there are cameras located outside the house.
20. QUIET HOURS: Between the hours of 10 :00 pm., to 7:00 am., there will be absolutely NO outside actives, noise, gatherings or use of the pool or spa. Take all activities in doors, and keep all inside noise low please. If such outside activities are discovered, you will be asked to leave the property and your Security Deposit will be taken away.
21. Do not block neighbors driveway or the mail box in front their homes.
22. There will be a FEE charged for anyone leaving; lipstick, makeup, dies from hair, body or fabric, or any staining on pillow cases, sheets and towels, burns & gum on carpet The FEE will be assessed upon walk through of check-out, or after general inspection of property. This service is not covered in basic laundering of bedding and towels.

My only two complaints, downstairs bathroom shower needs a mat, marble floor is slippery and the yard needed to be cut and maintained. Other than that great property, we've stayed there before

Constantly felt like someone was spying on us. We never felt comfortable at this location constantly calling that we left lights on just always felt like we were being watched….. don’t stay here if you don’t like to be on someone else’s camera

She was a marvelous host! Went above and beyond to make sure we was satisfied and comfortable with our stay. We will definitely be staying again when we come back to Houston.

We had a family gathering and enjoyed our time together inside and at the pool! Plenty of beds to accommodate the four couples and several singles.

Place is as advertised and owner was incredibly nice. Large dining area, outdoor area, kitchen, and living room comfortably house 8 of us. Pool is fantastic, Wi-Fi is fast. Plenty of silverware. Beverage chiller is awesome. Stove/oven/micro work great.
Some chain restaurants and fast food in walking distance (and Star bucks) also a Wal-Mart less than .5 mile. Super cute area.
Notes: only one pan and it's not big, be prepared. Sheet only on bed (summer) so byo blanket, ice maker isn't working but a bag of reddy is easy. Lots of baking dishes, cooking utensils, mixing bowls, and muffin tins. You feel very set up for success here.

Lystra met us at the property right on time to do the walk through. Written instructions would have been just fine.
Let’s start with the pros:
Lystra was nice and attentive. Pool was refreshing. Plenty of seating inside and out for a large family. Drink cooler was a huge plus.
Now the cons:
The freezer wouldn’t make ice until the day we left. Let Lystra know and she thought she fixed it but didn’t. Had to purchase ice which was fine because the freezer was pretty gross. The heat upstairs was terrible & the thermostats were off limits and in a locked lock box. Called Lystra about the heat and was told it would cool off eventually, it did not!! Ceiling fans were so dusty but we had to use them due to the heat upstairs. The dryer had electrical tape holding it together. Had to purchase frying pans cause what was there was a joke. House needs a deep cleaning, new paint, wall repairs and attention to the base boards. The topper was being charged extra for moving 2 pool umbrellas. Moved 1 umbrella a couple inches and the other maybe 3 feet. We followed all rules of the house and not moving pool umbrellas wasn’t one of the rules.

Lystra was the best host. She was very kind and throughcin regards to explaining how to operate each functional fixture in the home. My friends and i were in town for the game against the Colts (Go Colts). The property more than exceeded our expectations. The location is within 20-30 minutes to Houston's main attractions. The lovely pool and spa topped ot all off for me. I didn't want to leave! I'll stay here each time that im in Houston if possible.

This was our third time staying here and we still love this place! It’s a perfect little getaway for the whole family and very accommodating. We had so many plans and we only left the house twice because the kids didn’t want to get out of the pool. We will definitely be back for another visit. Thank you, Marlene, for being so wonderful!

We loved the house! The pool area was amazing. It not only had a large pool with a hot tub and waterfall feature, but also had many options for seating. We were there during a hot stretch and it was nice to sit in the shade at the table under the covered patio. There was plenty of room inside for the 8 adults we had staying there. It also had the basic necessities in the bathrooms and kitchen which was also nice. The neighborhood was quiet and within walking distance to many restaurants and stores. Lystra also met us at the house to show us around. She was quick in answering my texts and the communication was excellent. If you want a great house with an amazing backyard pool, this is the place for you.

Our family had so much fun staying here over Easter. The outdoor area is amazing. The kids loved the pool/hot tub combo. It was chilly and rainy during our stay so the hot tub was amazing. The house was very big for our group of 7 (3 kids and 4 adults). We loved the upstairs deck seating area. The neighborhood was very nice. We went for a few walks. Very close drive to groceries and food! The kitchen is renovated and had most of what we needed to cook there. A skillet for breakfast would be nice but we made do. The upstairs is pretty outdated but was perfectly fine for sleeping. Everything was very clean. Lystra was very nice to work with. Very accommodating. She met us at the house upon check in and went over everything we needed to know. Everything worked out well for our family! Thanks!

This was such a great little neighborhood! Quiet, beautiful, and close to everything you would need! The house was very big and had everything we needed. The pool and backyard were great to hang out in!

This property was amazing! My family and I really enjoyed our stay which included children that ranged from ages 7-13 years old. Plenty of Space to move around. And the backyard is pure paradise ❤️ The size of the pool and the patio was resort like and absolutely beautiful. The property manager was very nice, and helpful during our stay. Lystra did everything in her power to ensure we enjoyed our stay. I definitely recommend this home, especially for large families. Can’t wait to stay at this property again during our next visit to Houston :)

The sheets on the bed were meant to be a crisp white but you can tell they were old as they started turning yellow. I’d suggest getting new ones. We bought our own pillows/pillowcases bc of the makeup policy. Same with towels. We had our own. The one major complaint I had was that we couldn’t control the air. There’s a lock box covering both thermostats. The first night we were all miserable as it was HOT. The next day after speaking to the host, she adjusted it for us. However, it was a nightly thing. It was like we had to have permission to get cool air and I didn’t like that at all.

House was much bigger than we needed for our family of 4 but we enjoyed having the space to spread out. The pool and hot tub were delightful for the kids even though the weather was not in our favor during our stay. The kitchen was well equipped and there were plenty of fresh towels. Very conveniently located in close proximity to stores but set far enough back for some peace. Lystra was great in meeting all our our requests. Would definitely stay here again if we come back to the Houston area.

Lovely property with plenty of room. Outside pool and spa are fantastic with plenty of outside chairs and tables and umbrellas. Inside every window has a beautiful view. We actually felt so

We really enjoyed our stay in this home. We had 5 adults and one 4-year-old and we all enjoyed the pool very much. The house is very comfortable and spacious. The property manager was very warm and inviting. Overall I would recommend this as a place for families to stay.
