Welcome to Folly Charm! This townhome is located in the Riverfront community of Water's Edge that is designed with a nod to Historic Charleston colors and charm. Guests can enjoy a little bit of everything, from a communal swimming pool and fishing pier, to a 10-minute walk (3 min golf cart ride) to the beach or take a 20 minute car ride to Historic Downtown Charleston.
This beautiful 3 bed/3 bath townhome accommodates 8 guests and features hardwood floors throughout the entire house. The kitchen is complete with lovely granite countertops, a custom backsplash, and is fully stocked with all kitchen essentials. The main area offers an open concept kitchen/dining and living room with plenty of seating (4 barstools plus dining table that seats 6) and opens onto a screened in porch with river views. Located upstairs, the master suite housing a king-sized bed, includes a private Riverview deck with lounge chairs. Across the hall you will find a guest room complete with two full bunk beds and the third queen bedroom is adjacent to the kitchen/living room area. Each of the 3 bedrooms have access to private bathrooms and include plenty of storage space.
Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historic exploring, the famous Downtown Charleston is only a 25 - minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island!

House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
The occupancy can be at most 8 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

Perfect location and experience. We arrived a day before Debby made her appearance. We were warmed by locals about the water we would encounter if there was flooding. The company was very responsive and answered all of our questions. We had a wonderful stay despite the weather and will certainly be back!

We all loved this location with the two balconies and my kids loved the access to the pool and the pier for fishing. Plenty of space. Only 5 of us but can easily fit more people. If you’ve never been to Folly Beach then you may not know that the traffic getting into the island can be a little cumbersome but this location is a perfect way to beat that because it’s the first turn on the island. We would definitely stay here again.

We had a great visit to Folly Beach! We loved this townhome, it was very clean and well stocked for the two families we had staying there. The kids loved the bunk room and we had plenty of space to hang out. We loved having access to the pool, the docks and the marsh. The walk to the beach took about 10-15 minutes with the kids (ages 4-12), but we would drop off a car early in the am with all our gear near the beach access point so we could have an easy ride back to the house after a day at the beach. This also saved us from spending $$$ on a golf cart. Would recommend!

The house and property were beautiful but all the rules and threats if the rules were broken from the HOA would prevent me from renting here again. Also we had to do quite a bit of housekeeping before we left the house. Keep in mind I paid a large cleaning fee as well as a linen fee. Safe neighborhood, walking distance to the beach and restaurants.

Great place! Clean, can easily walk to the beach and all the bars. The community pool was quiet and had a very nice bay view! The house did not come with many kitchen supplies (aluminum foil, baggies,tape or those little things you might need when cooking) but otherwise it was a lovely stay. The "beach" chairs are lawn chairs so you might want to bring your own.

Five senior adult members of my family, including my mother (who will be 89 on July 1) stayed four nights in late April. Everything we needed was provided. We were near the village center, and the beach, and had such a comfortable stay.
We noticed a crack in our coffee maker carafe at our first breakfast. It was replaced within minutes after we reported it! ---Ann R.

Beautiful condo, convenient location, plenty of amenities, beds were not comfortable for us but others may prefer them. There were a lot of stairs, something to think about for young children, and unloading etc. There were more than enough towels, thank you!

We loved our stay at this beach home. It was so relaxing and comfortable. The home is nicely decorated and very clean. It has everything you need for a great week at the beach, including two kayaks you can take out into the waterway nearby the house and a beach wagon in the garage that you can use to carry your stuff back and forth to the beach each day. Also the check in process was so easy and the rental company was very helpful with any questions we had. We loved our time here and would definitely recommend it to others!

We rented a group of condos at Waters Edge for a company retreat. The staff found the condos overall clean and well stocked with linens, towels, and other supplies. Everyone had a private space to retreat to after our meetings. While we had a few hiccups regarding parking large trucks and a plumbing issue in one condo, the issues were handled quickly and professionally.

We've stayed at Water's Edge two years in a row with our whole family, including six young children. The places are beautiful, the pool is great for the kids, and it's just a 5-minute bike/drive from the beach and the middle of town.

91 Water's Edge was a very nice townhome. It was clean and roomy. However one of the main reasons that I picked Water's Edge was because it had a pool. Upon arrival the pool filter was not running, the skimmer was full of debris and the water was cloudy. One of the visitors cleaned out the skimmer and the pool filter was functioning somewhat. However it wasn't even significantly improved in clarity until wednesday afternoon. We notified VRBO, who replied that it wasn't their responsibility, but would notify the HOA. Never heard anything from the HOA. Had to text VRBO again. Their response was that the pool was being regularly serviced, but was a small pool and was being overused. As an in-ground pool owner I can assure you that it wasn't being routinely serviced. Therefore, I would not recommend anyone to rent Water's Edge if you were relying on the use of the pool.

Great place to enjoy beautiful Folly Beach! Perfect for families and friends. The condo was clean and well appointed. It has everything you would need for a great getaway. We had only one complaint…. The laundry service opened the garage door at 10:00 pm while we were there. It felt a bit surprising and intrusive. Other than that, we would definitely go back and highly recommend it. Thank you for a great vacation!!

This small condo community is perfectly situated for a city-and-country experience. We made the short drive into downtown Charleston for sightseeing and great restaurants, then came back each night to the quiet of the marsh. Also saved some time for the beach life that lies a few short blocks away.
The condo is charming and well appointed. It would have helped to know that no toiletries (beyond bar soap) are provided. We also had to share one hairdryer and provide our own coffee - things one usually expects at a short term rental. Disappointed that the bikes in the garage are not at all ready to ride.
Despite these minor inconveniences, the overall experience was great.

This was a great spot for my family for 3 nights. My wife and I and kids aged 4 and 6. Kids loved the huge bunk beds! Easy walk to Center St. with restaurants and shops. 1/4 mile walk or so to beach is pretty easy too. Sound side pool is small, but nice to have as an option. Garage has room for 3 cars. There was some leftover food from the previous renters in the kitchen cabinets and some fallen pizza in the oven drawer, but no big deal. Bit of a gnat issue but prob common for Charleston in the summer. The emphasis on the noise monitoring system and threats of potential immediate eviction for violations were a turn off, but perhaps a necessary deterrent. Would stay again.

Perfect spring break getaway
The home was set in a charming neighborhood giving you the feel of a Charleston vacation. The check in/Check out process was easy and well communicated. We loved the layout of the home and it fit 2 families of 4 perfectly. The 4 teens loved the bunk room and the full size bunk beds were a treat to give everyone plenty of space. Would definitely stay again and highly recommend.

Great property!
Four moms and our daughters enjoyed celebrating their impending high school graduation. Prior to arrival I received a detailed email with pertinent check in information, details about the home, and information about Folly Beach. This was much appreciated. Upon arrival the home was clean and stocked with the items that were indicated in the email. We loved the double bunk beds which allowed all four teenaged girls to stay in the same room. The decor was pleasing and having a screened porch was a major bonus.
The first morning we realized the coffee maker did not work. After a phone call to the rental company another one was delivered to the house within a few hours. The website listed a drip coffee maker. To our surprise there was a Keurig coffee maker there too. If we had known this we would have brought coffee pods and there wouldn’t have been a need for a new coffee maker brought to the house. We had only brought coffee grounds as we thought there was only a drip coffee maker. Regardless, it was appreciated that another maker arrived that morning.
We loved the property and the close proximity to the beach and downtown. The only drawback to our visit was on Saturday evening while the eight of us were playing board games I received a text that we were breaking the Folly Beach noise ordinance. We were a little shocked. When booking the property I didn’t realize that there is another unit attached to the home.
Overall, we truly enjoyed our visit and I would definitely recommend this property!

Spring Break Trip
The property was great. It provided a lot of room for the five of us - and we really enjoyed having the 2 decks - one screened in and one not. The beach and town were within walking distance - no need to drive there. We had plenty of kitchen supplies, and bath towels. We used the grill a couple of times.

Nice location
Nice location, close to the beach. Clean and plenty of room for families. Not a lot of improvement could be made, but I’d strongly suggest adding a decent broom. The one provided is child sized and looks like it’s been used as a chimney sweep. If a kid should forget to remove sandy shoes it’d be nice to easily clean the mess. As well, the master shower has no shelf space. A shower neck caddy or some command corner shelves would be wonderful so shampoo and soap don’t need to be sat on the shower floor. Could also use some cleaning wipes or spray to clean the kitchen counter. This is the only place I’ve ever stayed that didn’t provided a few cleaning items to help tidy the place throughout the stay. These are minor issues though, especially if anyone is only there for a week. The beach is close and can easily be accessed on foot, bike, or golf cart. The neighbor is quiet. The fishing dock is beautiful at sunset. I would recommend this home to anyone.

We love how close to the beach we are at waters edge. The pool is great for fun with the kids. We love the layout of the house and the porches.
But the master bed needs replacing. Horrible! All in all we enjoyed our stay immensely!!

This property was in an excellent location - no more than a 5-10 minute walk to the beach and 2-3 minutes by golf cart. The house was very open and relaxing. Many fun restaurants, bars, and activities located within walking distance. Highly recommend and would definitely stay again.

Perfect Spot!
We had the best week! The condo is a few blocks from the beach but we rented a golf cart to get around. It was perfect! The kitchen was stocked, there were beach toys, chairs, and even kayaks to use. We would definitely return!

Very much enjoyed out stay. Great location, very clean and nice decor. Comfortable beds and amazing custom closets. It was hard to keep the temperature acceptable. The upstairs was too hot and the downstairs was too cold.

Property was perfect. Had everything we needed for the beach when flying (cooler, chairs, beach wagon). Cornhole boards and grill were also a plus as we enjoyed evenings in (due to Covid). Property was extremely clean and close to everything. Highly recommended!!!
