There is a lower level apartment that comes with the rental and has bedroom, bathroom and kitchen on one floor. Spread out as you like bc we only rent to 1 group at a time. We've been Superhost's for over 6 years with mostly 5 star reviews! Multiple TV's with Apple TV. Home protected by Vivint Smart home. There is one camera in the dining room but feel free to unplug while in the house. There is no smoking anywhere on the property.
Guest Access:
2 Guest parking passes for street parking are provided (via Park DC registration). Please provide an email address and I will send instructions to register with ParkDC. There is additional parking in a garage 2 blocks away. You will be walking distance to many amazing restaurants, shops, and the local farmers markets. The kitchen is stocked with everything you will need to cook, however, there are so many great restaurants nearby you will want to try out, but be sure and bring those amazing leftovers home for a late night snack.
The Neighborhood:
Columbia Heights has been recognized as one of the most desirable places to live and play. All modes of transport are at your fingertips including DC's Capital Bikeshare which is right across the street from the apartment. Fit right in with the locals up and down 11th Street (home of Bad Saint - one of DC's best restaurants every year) where there are all sorts of new bars and restaurants...not to mention all of the big box stores and restaurants that are part of the DC USA development.
Getting Around:
Easy access to the best areas of the city via sidewalk, metro, bus or bike. The metro Green/Yellow line is just a block and a half away, and so it is just a short 5 stop trip down to the monuments and museums without transferring metro lines. Multiple bus lines and Capital Bikeshare is right across the street. If you prefer to walk, the house is within an easy 10 minute walk to the U Street, Mt. Pleasant, Petworth and Adams Morgan neighborhoods. On street visitor parking pass is available upon request. There is also a large parking garage on 14th & Irving if you want to park off the street. The cost of the garage is $20 per day.
Other Things to Note:
You'll want to come back every year once you have stayed in our home. We work hard to make this your home away from home. Most importantly, you will not step over or share space w/ other personal items/people during your stay, as we don't live here and make sure that the home is always immaculate upon your arrival. My neighbor is our caretaker, so you always have access to someone should you need assistance.
The preference is corporate groups and travelers; however, __quiet__ families are welcomed! ABSOLUTELY NO parties! Enjoy yourselves but be respectful of the neighbors. Our caretaker lives right next door and available if I can’t be reached. There is no smoking anywhere on the property. You will be charged $500 for extra cleaning protocol.
Interaction with Guests:
I keep my interaction to a minimum but always available should you need anything during your stay. Neighbors are great friends and are also very helpful whenever guests need anything

We had our two adult sons and their 3 oldest children (2-seven year olds and a 4 year old for a weekend in DC
House had enough space upstairs and my husband and I took advantage of the English apartment
Colin was very responsive to all inquiries
Walking distance to metro and excellent places to eat .

Colin was quick to communicate and even allowed us to check in when the cleaners were done. The place is spacious and roomy for a large family. Street parking was easy with the parking passes. The location is close to the Columbia Heights metro stop so you can quickly get to the Smithsonian and DC attractions. we had a great visit!

Great place in a great location of the city. Easy access to the trains and close to a lot of great restaurants. Would recommend!

Walkable location. Good local restaurants. Easy access to the metro. English basement perfect for in-laws. Would stay again.

This property was perfect for our multi-generational family vacation. Just 2 blocks from the Green line, we didn’t need a car, and the walking was safe. Colin was great to work with and made the process extremely easy. The basement apartment included was a huge plus, as it gave the newlyweds their own space. Please consider this property for your next stay.

We had a fabulous stay at Colin's place. It has everything you need and more! My family of food and coffee lovers were very pleased with the setup in the kitchen. I've stayed in many, many vacation rentals and this is the first one with a KitchenAid mixer and Cuisinart food processor. Also, the art and antiques in the townhome are lovely. The neighborhood has several good restaurants within walking distance. We had a car, but never had a problem finding parking on the same block as the house. This is a great place to stay and we'd definitely stay here again.

We were a group of friends from all over the country returning to Washington for a college reunion. The house was very well appointed with plenty of room. The location was ideal with easy access to the metro. Colin, the owner , was a pleasure to deal with from start to finish. You will not be disappointed !

We were five women celebrating a mile stone birthday who came to explore Washington DC. The home was very close to the metro station that took us everywhere we wanted to go. It was also located in a family neighborhood that was within walking distance of many wonderful restaurants. The home was clean and well appointed, and the host was very responsive to all our needs.

This place is sparkling clean, every last inch. Items are either brand new or in excellent shape. Entire place is very well lit. Water pressure is excellent with plenty of hot water. Air conditioning is robust. Décor is very cheery. Super friendly-feel to this place; a very welcoming home.
Kitchen details: KitchenAid mixer, food processor, heavy-bottomed pans, many sharp knives, and gadgets galore. I cooked dinner from scratch every night for my family of four. Serving ware is ample.
More specifics: Beds were very comfortable, from the mattress to the blankets to the pillows. Upholstered furniture were all very comfortable and clean. This is the first place I’ve ever stayed that had ample dish and laundry detergent, toilet paper, shampoo, bath/sink soap, and towels; very generous.
Street is bustling with cars and walkers all day long. The neighborhood feels very friendly and safe. Lots of folks walking dogs, pushing strollers, jogging, walking with kids, and both kids and adults biking or scootering by. Across the street is a school where folks played soccer every night (no loud music; just happy kid noises). We really enjoyed hanging out on the front porch couch.
Colin is the host that you always hoped for. He responds very quickly when contacted for anything. Always super helpful and went above and beyond on everything. You can tell he loves this property and really wants his guests to enjoy their stay. It shows. Such a wonderful and generous host.

All eight of us enjoyed the home and felt absolutely like it was a home away from home. There were items in the home that we would not have expected to find in a rental. We would not hesitate to tell anyone how welcoming Colin is and how comfortable his home was!! Thanks a bunch!

I recently had the pleasure of staying at this fantastic VRBO listing, and I cannot say enough positive things about my experience. From the moment I arrived until the day I left, every aspect of my stay exceeded my expectations and made my vacation truly unforgettable.
First and foremost, the location of this property is wonderful and is just a few minutes from the green line metro. This made travel around the DC metro a breeze. You were also a few minutes walk from several stores including Target, CVS and as well as a few restraurants.
Moreover, the host's hospitality was exceptional. They were incredibly responsive, accommodating, and went above and beyond.
My only critisim would be if you have small children, there are a lot of rules around the property that would be difficult with small children. Additionally, the stairs to the upstairs bedrooms and bathroom have no rail and we were all a little leary of them.
In short this place and the host are amazing. If we every travel back to DC we would like stay here again.

This was a perfect place for our large family to stay during my daughters graduation weekend. The place is clean and comfortable with a nice kitchen and a grill. We would definitely stay here again!

This place was perfect for my group of colleagues traveling for a conference. With the 4 queen bedrooms and 1 walk-through futon, there was plenty of room for everyone. The kitchen and living rooms were well-stocked with tea and toys for all ages.
Checkin was seamless and Colin helped us make sure that the street parking worked well.

Hands down the best place I've stayed through VRBO! The location was exactly what we needed for easy access to DC and very close to Catholic, Howard, and American Universities. Great neighborhood and a quiet Brownstone house. The rooms were great and the basement apartment was an added bonus that suited our family perfectly!
Colin was easy to reach and the process of renting with him through VRBO was seamless.
The kitchen was easy to cook in for our whole family.
2 parking passes for vehicles, although you are dealing with DC parking, so be patient. We were always very close to the house.
I wouldn't change a thing and look forward to coming back!

This property is close to the metro and an easy ride to everything in DC.

Great home! We had 11 of us and we all had plenty of room. I usually rate a hotel or VRBO off cleanliness, safe location and the shower (water pressure, no soft water and shower wand)
*Cleanliness - Sheets, bedding, towels etc were all nice and clean. Throw pillows could use a little help but other than that it was comfy cozy.
*Location - Since I’ve never visited DC before it was hard to judge but it is a big, busy city and I didn’t feel like it wasn’t safe. Didn’t miss a wink of sleep.
*Shower - Excellent! No soft water ( I hate soft water) I know, I know… it’s better for your skin but it always feels like I can’t get the shampoo out of my hair and soap off my body. Great shower pressure and it had a wand. Yeah!
Over all… we really weren’t there much other than breakfast and to shower and sleep. It was comfy and recommend.

Our family had a great trip to DC. The house was as advertised. Very convenient location. 2 blocks from the metro. Colin was an excellent commicator and answered any questions we had. Would definitely stay again

We stayed for an entire week, adults, teens, and small kids. The house was clean, there were plenty of towels and linens, supplies like hair dryers, spices, soaps, and shampoos were really nice. We were very pleasantly surprised to find big, cocktail ice cubes in the freezer too. Communication was great. Parking was not that bad. Only one night did we have to drive around looking for a space because we stayed out later going to a few places outside the city. The pictures of the back bedrooms are not accurate, although the listing IS. There is a full bed where you see two twins in the picture. In the following picture, there is not two beds in that room, it is just the twin trundle bed. Not a big deal because the listing is accurate, but if you aren’t reading the listing, and just going by the pics, you might be mistaken. All the other pictures are completely accurate. Washer and dryers are clean and work great. The hot water might not last as long as you’re used to, but as long as 3-4 people aren’t showering back to back, it’s fine. There were a lot of us, so that’s what we attempted the first night, after that, we spaced it out a bit with no problem. The neighbors are very helpful and nice if you run into them, but they aren’t intrusive. Very short walk to the metro. Wonderful coffee shop, Tynan cafe, very short walk away, right next to metro -went there every morning. The biggest thing for us was the mattresses are actually comfortable! They are not cheap throw aways!

As was advertised- spacious , lots of bedrooms . The suite downstairs served us well as the few ladies with us had their own space. Just a great stay !

This house is in a great location near stores, restaurants, and subway station. Living rooms have comfortable furniture. Apartment (outside front entrance) downstairs nice for giving guests space. Parking available but be very careful about the rules. Despite trying to follow them, we got a ticket anyway for parking on the wrong side on Tuesday (apparently that rule only applies October through April or May). Be aware that the beds are not exactly as shown in the pictures but closer to what is listed not shown. Washer/dryer come in handy. Dryer vent kept falling off but Colin said he would get that fixed. Owner is very responsive to questions or concerns. Only recommendations...to maybe upgrade a mattress or two and no pizza cutter to be found. Overall, recommend this place for exploring DC. Great stay.

The property is really nice and consistent with the photos. However, we had multiple issues. Firstly, there was a spider beetle problem with the house that caused one of our friends staying there to get bites/welts on her body. Colin was very prompt in discussing this, which was nice, and he had pest control out promptly. We would have left a better rating, and planned on it, but some downstream factors we found really frustrating. First, on our third to last day at the property, we asked for a refund because of the situation, and we reached an agreement that Colin would refund us for the rest of the trip. We assumed that night and the next (last) night would both be refunded. Colin charged us still for the second to last night and only refunded the last night--this was not appropriate because he was somewhat pushy about asking when we were going to leave that night (we left promptly at 5:30 because we thought we were getting reimbursed for that night) because he wanted to get the cleaners in for the next guests. Why, if you are charging us for that night, are texting us multiple times about when we are going to leave? It left a bad taste. Secondly, when Colin changed our reservation, we were told we had to reach out to VRBO for the money situation; VRBO told us that it's actually up to the owner to initiate the refund. Colin's changes had changed the dates, but not the total charge (thereby increasing the nightly rate to compensate for the change in dates). Luckily, when we reached out to Colin so he would initiate the refund, he did. However, as guests, the onus should not be on us to have to figure all of that out. We were left worried about whether we would get a refund. A fully competent VRBO host should be aware of these financial policies. All in all, these issues soured our stay despite the fact that Colin was responsive and kind.

It's tough to find a space that can house a large group (8-10), but this house fit the bill. Walking distance to stores/restaurants... and the downstairs apartment with it's own kitchen was a lifesaver when cooking meals for that many!

We loved our stay in this house. The location is an easy walk to the metro and plenty of restaurants and stores. The host responded quickly and helpfully. Thank you, we would love to stay again.

We enjoyed the rental. It was perfect for our family wedding. Friendly host, clean and near metro station.

This property is extremely well located on a residential block but very close to the Metro, shopping, and restaurants. The house is very nicely furnished with all amenities. It truly feels like a home. My husband and I stayed in the separate basement apartment below, while our son, daughter-in-law and two young children stayed in the two-story house above. Everyone had plenty of space and privacy. Highly recommended, especially for a multi-generational group.

Great vacation stay
This property is close to the Columbia Heights metro where there are lots of shops and restaurants. The Cuban food was great about a block from metro.
The owner was quick to respond to our questions. There are old metro cards in a dish the dining room. Recharge these to save $2 buying new plastic.
I normally get 5,000 steps per day in at home but that went up to twice that visiting the Washington sights. This house has stairs that you will use several times each day.

Great home for family and seeing sights
The house is well appointed, very comfortable and a perfect location for seeing the City’s attractions. Mom and Dad enjoyed the private downstairs apartment, while kids stayed upstairs with us (grandparents) on the second floor. Plenty of room, comfortable and clean. I would highly recommend this home.

Wonderful home
We had 4 adults and 4 children. We had so much room and and could everyone had their own space. The PlayStation was a great hit. We were about 5 minutes from the Metro and this was a plus.

Great location as it was an easy metro trip to most everything.
Property is wonderful. Private apartment allowed part of our party to have some extra privacy.

This is a beautiful and spacious home. It is located within walking distance to a Metro Train Station and Metro bus stops. From the station, it is only a 15 minute ride to The Mall, as well as many museums and monuments. From Regan Airport, the home is a twenty minute ride on the subway and a ten minute walk.
The owner of this vacation rental has provided generous and lovely amenities. He promptly responded to our questions and concerns. If you have plans to visit Washington DC and need a spacious home, I highly recommend this property I Columbia Heights.

It is a great house!

We stayed for a few days before Christmas for a quick family vacation. Had the best communication from the owners. It's a quick 20 minute drive, with lights, to the mall area which is where we spent most of our days. Close to Target and other places that you could walk to if needed to make a quick shopping trip. Parking was a bit of a hassle but it's DC and it's a hassle everywhere. Owners do give you a permit for your car so you are able to park on the street. Our oldest especially loved the private apartment downstairs. We loved the space to spread out with our family of 7.
