We named this house "Rise & Wine" because of the magnificent sunrises and its proximity to the Seneca Lake Wine Trail. The house is spacious, with 4 bedrooms and 2 full bathrooms it can comfortably accommodate groups up to 10 people.

“Rise & Wine” features an open floor plan of over 2200 feet of living space. The large kitchen with center island flows beautifully into the "great room" - complete with decorative fireplace, flat screen TV and dining area. The great room then flows seamlessly out to an enormous wrap-around deck through multiple sliding glass doors. The views of the lake from the kitchen, great room, and deck are absolutely spectacular. The lake always provides an amazing view in and of itself, but our neighbor's horse farm, classic red barn and the acres of sunflower fields in the foreground are breathtaking as well!
Rise & Wine, sits on over 2 acres of level lawn that is absolutely perfect for picnics, firepits or games of wiffle ball or corn-hole. With a central location, “Rise & Wine” is situated to the north of Dresden Village on the western side of Seneca Lake. It is within walking distance to Anthony Road Winery, Seneca Shore and Serenity Vineyards and in close proximity to Fox Run Vineyards, Climbing Bines Hop Farm and the Dairyman Diner - one of our favorite diners in the area.
While the photos of this house are a very accurate depiction of how beautiful and spacious it is, they really do not do the house (or the panoramic lake views) justice.
You'll just have to come visit the house and experience our amazing views for yourself.

Rise and Wine was EXACTLY what we expected, based off of pictures and reviews. It perfectly suited our party of 10 and was definitely the perfect place for us to stay. The weather was perfect for morning coffee on the deck overlooking the lake and the horses in the pasture below. At night, the fire pit was the perfect way to end the evening. The open floor plan and large bedrooms accommodated our party as well. Everyone loved it!

Nine two-legged and one four-legged family members gathered at this beautiful home to continue our Celebration og Life for my husband, their sibling and uncle. The setting, house, deck, fire pit, furnishings and stocked items were perfect. We wanted for nothing. Each of us felt we were wrapped in a warm hug just sitting in the house or on the deck. Karen was wonderful and only a text away if we needed anything. Can't recommend this home highly enough do to it and management justice. Thank you so much for making a sad and difficult gathering one we will always remember with gratitude and lits of smiles!

We had a great stay at Rise and wine. The house was as exactly what we needed for our last summer vacation. The location is perfect and the kids loved seeing the horses in the backyard. This place was so beautiful and was a treat.

We booked this home for our family for our nephews wedding in Geneva. The location was convenient to both Geneva and Penn Yan. The open concept main room worked well for our group. We really enjoyed the spacious deck, and views of the lake.

Nice property with great lake views. An easy drive to either Watkins Glen or Geneva and plenty of wineries and breweries. The hosts were attentive and helpful. Some of the communication suggested to bring your own drinking water, but we had no issues at all with the on-site well water. Would stay again!

This home is conveniently located near many wineries around Seneca Lake. It was the perfect spot for our vacation to the Finger Lakes to visit the local wineries and explore this beautiful place. We especially enjoyed the views of Seneca Lake (and the horses next door) from the large back deck. The house has comfortable beds (4) and a well appointed kitchen. There’s no laundry for guests. One bedroom has a free standing A/C unit on the floor. It worked fine, but requires some setup to vent it out the bedroom window upon entering and exiting the house each day. ( A mini split heating/AC unit would be a better option for guests, in my opinion.) The TV is a bit small for the large family room which makes it hard to hear the sound. OVERALL, this was a good choice for a vacation with friends in FLX.

We spent the weekend with neighbors! Had a great time, despite the weather not being optimal for a beach day. Loved being on the bay in peace and quiet, while also being close enough to town to visit boardwalks and fishing.

Very nice property. Lovely farm with horses next door. Owner was kind to let us bring our greyhounds. They loved walking on the expansive property, and were keenly interested in the “Big Greyhound” horses next door :)

Great house with great views
We had 4 couples in this house and it was perfect. We had an issue with the deck being redone earlier than expected so we couldn't hang on it, but we were refunded $$ without even having to complain. That is a sign of a well run place who is about satisfying their customers. The views of the Lake and the horses right in front of us were really great. You are close to so many wineries. We had dinner at Ports Cafe on Saturday night and it was SOOOOO good!! I would highly suggest hitting here for a dinner!!! We are already talking about coming back for another visit next year!!! If you complain about this place, you may be the problem! It is all you need to enjoy a nice weekend at Finger Lakes!

The Cousins get together
The house was very well layed out. We found everything we needed. This was the first time in years that all of my grandchildren were together under one roof and we had a blast!!!

Would not recommend
The view is great. The house needs some work. There is a musty mildew smell. It says it sleeps 10 they provide an air mattress that is covered in mold. We think it was a sump pump that would shake the house every time it turned off. If you are a light sleeper the house is on the main road and a lot of windows don’t have blinds or blinds that fit. There are soft spots in the decking. Overall good location and view but house needs work

Fine, but not worth the price
The reviews that I read about the views, horses, and space are all accurate. There was enough space for our group of 8 people and the property managers were very responsive. It's also pretty close to Geneva (15 minutes) and reasonably close to Watkins Glen and Ithaca for all the hiking we wanted to do. The yard was a good size. Beds were comfortable, shower pressure was good - all the things mentioned before. :)
So why not 5 stars? My group has been torn on whether to rate this as 3 stars or 4. There's a lot of good, but we felt like for the general condition of the house (the deck is in REALLY bad shape, there are multiple stains on the carpets, the kitchen wasn't really equipped for everything we wanted to do, etc.) this house is overpriced. The manager was very responsive when I told her there wasn't a can opener and the dishwasher rack was broken, but these were all things that I just wasn't expecting for the price tag.
Our group decided it's the price that made this 3 stars instead of 4. In addition, there were a few things that I do not believe were in the initial listing or the additional contract that was sent - I went back and checked - that I STRONGLY feel should have been included. I first noticed these things in the check-in e-mail that was sent a week prior.
1.) They recommend you not drink the water - they said it was safe, but recommend your bring bottled water for your whole group for the week.
2.) There's wifi - technically - but in the check-in e-mail it says not to stream video because it's metered wifi and they don't have unlimited data. I'm surprised they are allowed to list Wifi as an amenity given that they put restrictions on its use. It DOES say in the contract that the Wifi is a "convenience and is not integral to the agreement" but I definitely didn't guess that's what that meant. As mentioned in another review, the Wifi is quite slow for even doing simple tasks.
3.) There's an electric fence on part of the property. This one didn't impact us too much, as our kids are a bit older (6 and 8), but if I had younger children or a really curious dog, I would have wanted to know.
This is only the 2nd time out of lots of VRBO or similar stays that I really don't feel like the cost was worth the stay, but for the price we wouldn't stay here again. Our group discussed more than once with each other during the trip that we were disappointed in what we got for the price that we paid.

Very clean, beautiful house, friendly communication, but no washer or dryer, and missing cutlery. Also hole in wall. Told owners who were very kind about fixing it all.

Wonderful home to gather!
We spent the Fourth of July weekend at the home with friends, all of our young kids/babies and dog. It was the perfect home to set up shop and relax for a few days! Lots of great wineries and breweries within a 10-minute drive. Large, comfortable bedrooms. The open layout of the living room and kitchen made it the perfect spot to prep meals and drinks and have everyone still be hanging together. The home overlooks a beautiful field with a few horses, which entertained everyone as we grilled and relaxed on the porch and in the yard, as well as Seneca Lake. The firepit was well kept and close enough to the house to run in and check on kids. A couple of notes: it is pet friendly, but it is not fenced and the deck is open on both sides, so we cobbled together a gate with the porch furniture and garbage bins so our pup could hang on the deck with us (which worked fine!) Definitely bring a long lead for the yard as it is on the main road. We had a couple of moments where someone needed to work for a few minutes, and the internet and service are spotty and very slow - would not be an ideal spot for anyone who needed reliable internet. Overall, we had an amazing weekend here!

Great for the size and location, lacking in the details.
The size of the house was perfect for our group of 6 adults and 3 dogs. The dogs appreciated the open space for playing. We appreciated the open concept so we could still be together even when we were in different rooms. The land was quiet and open with a nice view. The only neighbors we saw were the horses across the yard. The showers had great water pressure. Overall it worked well for what we needed.
Down sides in details. The only entertainment was the TV. We didn't see any games, cards, books, etc. Decorations were sparce. Even the candles in the fireplace were broken (looked like someone burned tea lights in top of the LED candles. Those should be completely replaced, btw)
The kitchen wasn't stocked to a capacity that we required. There was plenty of tableware but really lacking in cookware. The cookware that was there was really basic and rather cheap. Would suffice for a couple people cooking, but not good enough for a large group. The spices and condiments were also lacking. Even the salt and pepper shakers were empty.
Overall, it worked well for what we needed. Just keep in mind that you'll have to bring everything you need with you.

Splendid Time !!!
We had a great and wonderful time in this great cozy location. We had a slight water issue but Todd and Michelle were very quick , and responsive and took care of everything immediately. We look forward going back and staying again. Everything was neat and clean when we got there. We loved waking up every morning with the horses next door. If you considering a place to stay with children I highly recommend this place. Our entire group gave this location an A+.

Great place and location
We really enjoyed our stay! The check in process was easy. The location was central to getting to both Seneca Lake and Keuka with our boats. The place was very spacious with excellent views. Overall it was a great stay!

Winter Scenic Getaway
Our family had a wonderful time at the Rise and Wine property. The location was centrally located along Route 14 with access to multiple wineries around Seneca Lake. The Team at Seneca Lake Getaways was very accommodating and the view of lake was breathtaking.

Scenic getaway for larger groups
We very much enjoyed our stay here. The location was good and the view of the sunrises over Lake Seneca was beautiful. The living area is good for larger groups. There is a slightly musty smell and the oven and some of the drawers could use some cleaning attention. Over all it is a great little place and I would stay there again!

Good, but with reservations
I stayed here with my parents and brother and we very much enjoyed the layout, the interaction with the horses next door, and the lovely view. However, a few aspects need to be addressed by the owner, and as they couldn’t possibly be new issues, they need to be listed here:
1) The coffee maker barely works. It takes 30-45 to brew 8 cups of coffee. No exaggeration.
2) The mattresses are inexcusably bad, and probably 20-30 years old. They’ve caved in and if you roll over, the noise is loud enough to wake a partner.
3) The internet is reminiscent of dial up speed. Your 5g connection much is faster. This needs to be updated.
4) There’s a mild musty smell inside. And it’s not the horses, which again, are a treat.

Penn Yan Pleasure
Our family get together was enhanced by the open floorplan of this house. The view from the back deck was serene. Our granddaughters enjoyed watching the neighbor's horses frolic and there was plenty of room to run. The adults appreciated the easy access to many wineries. Go to Ports Cafe for dinner...excellent food and service!!!

We had a great girls weekend! The house is incredibly spacious! The kitchen is great for cooking and entertaining. We cooked a nice meal one night and then went to Ports Cafe for dinner the next. Morning coffee on the big deck looking at the lake was amazing!!
It was a great weekend and we look forward to coming back again.

An enjoyable family vacation.
Thank you so much for a wonderful vacation. The house was beautiful, warm and inviting. We happened to hit the peak of the falls colors, a sight that is only understood if seen in person. I could have stayed in the house all week. It had a breathtaking view of the sunrise over the lake, a spectacular view of the next door neighbors horses as well as very close to wineries. It gave us an opportunity to enjoy my family for the week. we really enjoyed ourselves.

Stunning Views
We had a group of 9 women stay in this beautiful home for the Wine and Cheese weekend. Everything is newly updated and beautiful inside. Only complaint would be that we were scheduled for 9 people and there were only towels for 8, also 9th person had to sleep on a blow up mattress since there are only 4 bedrooms. I would say this house is more suited for a max of 8 people but would highly recommended it. Close to wineries and easy to find. The owner was very nice and easy to work with.
