Kingfisher Barn is a multi-award-winning attractive stone converted 4-bedroom barn providing superior accommodation for up to 8 people. Set over 2 floors, the top floor boasts a stunning large open plan lofty beamed ceiling kitchen / living area (approximately 5m x 10m) with oak flooring, dining table and a fitted kitchen with all modern conveniences. Outside there’s a private garden area with al-fresco dining, BBQ and private hot tub, a tree perfect for children to climb on and herbs for adding to your dinner.
The 4 bedrooms have comfortable beds with luxury Egyptian cotton linen. 3 bedrooms can be configured with either a king sized or twin singles, and the fourth has a full sized bunk bed.
There are so many things to do here and out and about, but for any rainy days, the barn comes complete with a 49″ wall mounted satellite television, Blu-Ray/DVD player and 5.1 surround sound. You can even connect your iPod / iPhone wirelessly to the sound system to play your favourite tunes whilst you cook or eat. There are books and DVDs in the the property for your use.

Lower Marsh Farm, Landulph, is set within an Area of Outstanding National Beauty on the River Tamar. A former Duchy of Cornwall renowned daffodil farm, Lower Marsh Farm is on the outskirts of the pretty village of Landulph benefiting from the secluded feel of being a million miles from City life but with the convenience of being striking distance of modern amenities. On the farm there are Highland Cattle, chickens, ducks, peacocks and lots of wildlife (including deer in the woods), so normally plenty of zero food mile eggs are available!
Within the grounds you can enjoy a game of tennis, your own private hot tub, games room (with table tennis table), orchard with a hammock for relaxing and admiring the view, basketball hoop, private woodland and shingle river beach (tidal and yes, swimming is possible!).
The farm grounds include a magical Salt Marsh Nature Reserve. This rare salt marsh habitat boasts an interesting array of flora and fauna. With herons, buzzards, egrets, kingfishers, pheasants, owls and bats galore. Lower Marsh Farm offers the nature lover around 40 acres of opportunities for rambling, bird watching, or just enjoying the peace and quiet of the Cornish countryside.
In easy reach are beaches, fantastic gardens, and lots of activities for all ages. Our guests can purchase discounted tickets for the Lost Gardens of Heligan.
Children and babies are welcome and we have a cot, high chair and stair-gate available by prior arrangement (plus we can provide a baby bath, kitchen cupboard door locks etc).
We have ample parking and storage areas for bikes and surf boards.
You are welcome to bring 1 or 2 well-behaved dogs by prior arrangement (we apply a £20 charge per dog to cover the additional cleaning requirements).
During the months of Nov, Dec, Jan, Feb & Mar, there is a daily charge of £20 if you want the hot tub to be switched on and ready for your use.
After a day of exploring the Farm and nearby areas, relax with a drink in front of a roaring log burner – you are welcome to use wood from our wood store.
This is a NO SMOKING (inc vapes) property with FREE Wi-Fi, luxury Egyptian Cotton bed linen, fluffy cotton towels, and heating are included. Early check-in (up to 2 hours at £15 per hour) / late check-out (by 1 hour at £30) can be booked - availability will be confirmed on request.
There are plenty of sailing opportunities in the nearby safe waters of the Tamar estuary and there is a yacht club approximately 1 mile away in Cargreen. For Golfers, a few miles away is the St.Mellion International Resort and for non-golfers there are luxurious spa facilities.
There are a number of bookable experiences and treats here at Lower Marsh Farm including private wild food foraging workshops, stand-up paddle boarding (SUP), wine or gin tasting evenings, spa treatments, afternoon tea, suppers and more.

We all loved the property and the grounds. Dog walking was great around the farm and in a lovely quiet area.

Great holiday
We had a wonderful break at Lower Marsh Farm, a beautiful location, very peaceful with lots to keep the kids entertained. We were perfectly happy chilling around the farm, feeding the chickens, ducks and peacocks, playing tennis and table tennis and plenty of walks from the doorstep. We even collected some apples and blackberries on the farm and made a crumble.
The owners were on holiday but Ian was very helpful and always around to help with a cheery smile.
The hot tub and the bbq were great and the wellies in the boot room came in handy as the walk to the saltmarsh can be boggy.
We also booked SUP with Mel from Mai Adventures which was excellent!
The living area and bedrooms in Kingfisher Barn were great but the bathroom and toilet need some tlc as they are looking grubby. Could do with a lick of paint and re: grouting/seals to freshen them up.
The only other thing is the kitchen was missing a few things such as small saucepans (only really large pans which are not ideal if you just want to warm up a tin of beans) and it could do with a couple of flat oven trays.
We had a very relaxing, enjoyable and memorable holiday.

Great place!
Beautiful place in a very beautiful location. Ideal if you want peace and quiet but only a short drive to local amenities. We all really enjoyed our stay.

Wonderful trip
We had such a great stay at the Kingfisher barn!
The accommodation was as described and worked well for our 2 families of 4 (kids aged between 7-4) with particularly strong reviews for the bunk beds from the 7 year olds :)
The property was beautiful with some great walks and areas to explore. The kids loved feeding the animals and collecting fresh eggs in the morning. The hot tub was a nice feature for everyone.
The host was very efficient and helpful. The staff were so friendly, helpful and amazing. We ordered one of the heat up suppers on evening and the lasagne was delicious.
The local area was also great - it wasn't too far to Seaton Beach which is perfect for the kids and has a nice cafe. We also went to a Landmark Trust at Cotehele (about 20 mins away) which was a great little visit.
Overall a great spot to relax and enjoy the Tamar Valley.

A great place to relax.
Warm and comfortable. Wonderful log burner. Hosts were extremely helpful and went out of their way to assist by going to buy a new DVD player when we had problems with the existing one. They provided plenty of extra things too for the young children. It is a quiet and peaceful place in which to relax - especially with the hot tub. We enjoyed some interesting walks around the grounds and to the river.

Nice Property
If you stay here you will probably have a nice break but be aware that the property is in a very rural location and is approached by some very narrow, steep muddy lanes.
If you all go to bed at the same time you will be fine but because all of the bedrooms are downstairs with all of the living space upstairs with wooden floors you may find it difficult to nod off.
All in all a nice property.
Smokers be aware that you are not allowed to smoke anywhere on the property or its land.

Beautiful location and facilities
Lovely hamper of goodies on arrival and the kids loved fetching fresh eggs for breakfast every morning. House was lovely and spacious and the hot tub was a great finishing touch .

Great family property, very relaxing and good location for exploring the area
Really enjoyed our stay in the Kingfisher Barn. The location was great for exploring the area, we visited a couple of National Trust properties, took the kids for the day to the local Adrenalin Quarry, which was good fun. Facilities at the barn were great, played table tennis and tennis several times and then have a relaxing soak in the hot tub in the evenings. Would highly recommend.

Lovely place with lots to do
We stayed at Lower marsh farm for 4 nights in May. The barn is very spacious and comfortable for 2 families. Beds and linen is top quality. The owners were friendly and helpful, they offloaded our on-line food delivery before our arrival making our arrival effortless. There was also freebies of eggs, milk, juice and fudge which was a nice touch. There is plenty to do around the farm, with a tennis court to play sports, basketball hoop, walking around grounds and the friendly animals kept our kids entertained. The 2 peacocks, ducks, chicken and a golden retriever all got named by our kids. The playroom is awesome on a rainy day you can play table tennis and there are some toys for small kids.
Hot tub was great as well. Can’t fault it, perhaps would be nice to have more comfortable seating outside if I was going to be picky.

The bad weather did not detract from the great entertainment space and facilities available to us. The hot tub was wonderful and our hosts were on hand for any queries.

The property was stunning, the pictures give a true reflection on how the place actually looks!!
We had a fantastic time at the barn, just exactly what was needed. The kids especially enjoyed the hot tub and tennis courts. It was a perfectly peaceful place to stay and a good location for getting to many of the places of interest in the area while having the chance to head to Plymouth if you wanted something closer to home. Great holiday all round :)

Lovely, spacious, well thought out property. Only one bathroom between 8 sometimes an issue.
Gorgeous hamper on arrival, excellent communication from Olivia, who responded to questions/requests promptly, both before arrival and during the week. House was lovely, although the single bathroom between 8 was sometimes tricky. There are 2 toilets, though, which was very useful! The mattress on our bed felt quite old and lumpy, but everyone else seemed to be fine. Use of games room, tennis court, hot tub and barbecue was fantastic. Overall a fabulous week in a beautiful place in a lovely house.

Amazing cottage, perfect for two families on holiday and brilliant location
Owners are fantastic, extremely helpful and friendly. Cottage is amazing, very comfy for two families with children. On arrival you are provided with emergency supplies such as milk and pasta to allow you to have a drink and make a meal. The living area is upstairs and open plan, perfect for the group to always be able to watch the kids whilst preparing tea. There is a games room which the kids loved, and tennis courts. It is only a short walk down to the beach area which is stony but we found lots of baby crabs and a swing so the kids throughly enjoyed it. Plymouth is only a short drive away and many attractions are within 30 to 60 minutes drive. Highly recommend this property and would definately visit again.

Great games room!
Had a lovely stay from 23rd from 30th July. The accommodation was all you could ask for, particularly upstairs with a really well equipped and seemingly new kitchen. It was a great base to explore the countryside with lovely walks on the doorstep. When it rained we had some fab table tennis tournaments in the games room.

Lovely house and great location - despite the weather
We stayed here as 6 of us for our annual Easter weekend family getaway, Olivia was there to check us in and provided a wealth of local knowledge and house information in a pack for us. The barn has been tastefully converted and furnished well, the kitchen is well equipped and Olivia was happy to provide a thing extra we needed as well. It is quite a windy road from the main route which made for some interesting routes to the supermarket etc but this was to be expected. You can get in on either level from outside which was helpful with 2 muddy dogs and 6 pairs of muddy wellies to come in on the hardwood floor instead of the carpet. We loved having the log fire on during the evening and when the rain stopped we were straight in the hot tub which was a great extra to have available. We used the games room for a little bit which I imagine would be brilliant if you've got young kids or teenagers who want to get away. We walked along the coast a few times which was a nice walk from the house but didn't use the private bit of coastline. The only 1 downside I'll say is that if you take dogs who aren't that good with livestock and farmyard animals then you will have to take them outside on the lead as there isn't an enclosed area just for them to go to the toilet etc. We had a brilliant time over the weekend and would recmmomend it highly.

Idyllic rural location with a warm welcome
Lower Marsh Farm is an idyllic location, and we found the accommodation and gardens to be absolutely perfect for our needs with four adults and four children under ten to cater for.
All the four bedrooms are on the ground floor of this traditional converted barn, with a spacious living, dining and kitchen area on the first floor.
The property was very clean, well-maintained and well-equipped. And we had a very warm welcome from the owners who live just across the courtyard, who thoughtfully provided a welcome pack including vegetables from their own kitchen garden. They also provided local artisan toiletries, which is not always the case for self-catering holiday lets.
There were acres of space for the kids to play in including a games room with table tennis, tennis court, play area and woodland all in easy reach of the barn.
You will have to drive to find a beach but I can thoroughly recommend a visit to Kingsand/Cawsand and the property is conveniently located for Plymouth, Looe & Polperro. The Eden Project is about an hours drive away, and we also took a trip to Bude.
Everything was in such good condition that I guess that it has only recently been converted for holiday letting purposes. If so I would be very surprised if it does not becomes increasingly difficult to book as I am sure they will be getting many return visits from satisfied guests.

Excellent, can't fault it
This is an excellent place to relax, to use as a base or exploring the surrounding countryside and coast, both Cornwall & Devon: 1/2 hr to the nearest surf beaches, 1hr to Salcombe, 1hr 20mins to Padstow. We would recommend the house to anyone looking for a special break away from it all. The property was spotlessly clean with all the facilities you will need: dishwasher, w.machine etc.

Beautiful, Tranquil Haven of Peace
If you are looking for peace and quiet then you've come to the right place. Lower Salt Marsh Farm is and has everything you need to relax and de-stress.
I found everything new, clean, comfortable and modern. All the facilities were as promised.
Waking in the morning to chickens, ducks and geese roaming outside was a magical way to start the day especially if you have children.
The property is located at the end of a lane set in peaceful and quiet countryside yet it is very easy to access both the South and North coastline of Cornwall and Devon for days out. (Padstow is only an hour away.)
The owners were very welcoming, knowledgable of the area and happy to share their space - nothing seemed too much trouble.
I would highly recommend this property to anyone seeking time out and clean salt air.
