great room but there are lots of strict rules here

the cambodian staff

A great room, but unfortunately it’s not for the live and let live, there are lots of strict rules, & there placed everywhere in the hotel. it’s quite sad to see the hotel run by a French authoritarian . it really spoils the experience of the authentic Cambodia experience , as they are very relaxed people

Un hôtel/auberge bien sympatoche

Etablissement qui démarre pour les petits budgets, très bon rapport qualité prix. Ici vous côtoierez des locaux comme autres clients, surtout si c'est le wknd. Et c'est bien ce qu'on vient chercher quand on voyage. Bien placé juste à côté de la plage et de l'animation des quelques restaurants autour (Kep est un endroit très calme, donc quand je dis animation, ça reste tranquille), suffisamment près pour aller à la plage juste en maillot de bain et tongs, et suffisamment loin pour ne pas trop ramener de sable dans son lit. Boon vous donnera des conseils pour visiter la région, et Lili, la patronne française (pardon, naturalisée cambodgienne) vous servira un Pastis (pardon, un Ricard) a un prix défiant toute concurrence en Europe. Y a plus qu'à booker ;-)

Very good

Staff were friendly. Apart from the owner. Said hi to the owner and she blanked me andy wife and walked away. From talking with others, they have said the owner is very rude. Other than that it was good.

Exceptional staff.

The staff were so friendly and helpful. Breakfast is tasty! Right across the road from the beach and a 15 min walk to the crab markets.

Superb

It was an amazing stay. Centrally located at Kep beach, with less then a minute walk. Staff of the hotel was absolutely incredible, and helpful. They let us leave the luggage for a few days and gave all the needed tips for traveling to Rabbit Island. And in the end, they asked a bus company to pick us up from the hotel, instead of the regular meeting place , that was 10 minutes walk from the hotel. The rooms are spacious and has all you need for the stay. Recommended!!!

Bed bugs and angry owner, stay away.

Owner is aggressive. I woke up covered in bedbug bites. Owner refused to refund or even change rooms. Window does not lock, valuables are not safe. Filthy bathroom. I'm pretty sure this review will lose you a lot more than the fifteen bucks you refused to refund. Smart.

Great position

Position in relation to the beach. They gave us fresh beach towels every day. The staff were pleasant.

We booked a basic room and really got basic. No hot water, no place to hang your clothes, we had to ask for toilet paper. We didn't expect Aircon, and didn t get it, but the fan did work well.

Very good location to enjoy the beach and khmer vibes, but bar/restaurant not worth it

I extended my stay via online booking platform, and was given a lesson by the owner in front of new customers for not doing it live. Hard to do so when it's 6am and there's no one at the reception. Also, wanted to enjoy the happy hour, but the staff behind the bar have no clue how to make 3/4 of the drinks, which is quite unusual for happy hour. And they wanted to charge me a glass that their dog spilled on the floor by chasing mine, after I cleaned the mess all by myself. At least, they agreed on not charging that one after I complained.

Best guesthouse in Kep

We initially booked for 2 nights but stayed for 4. great location, lovely decorated comfortable rooms, amazing staff and wonderful food! this is the best place to stay in Kep!

Good

Location, across the road from the beach, 1 min walk to bus , eating. Can hire Scooters at hotel.

My bathroom walls were pretty disgusting, i actually wrote the word "CLEAN" thru the grime. No screens or bars on window so had to keep closed and after awhile, room was so muggy and smelt very mouldy. But for the money, cant ask for much more i guess.

Very good

The staff were welcoming and very helpful and Bon cooked me an amazing off menu meal of chicken and roast potatoes. The location is perfect, situated in the very centre of Kep, a minute from the beach.

There's nothing to dislike, but some of the choices of decor in my room were interesting. It feels like a small investment in the fittings and details would elevate this very good hotel to something really great.

Very good

Great location just a two minute walk from Kep Beach. Pleasant rooms with comfortable beds. The staff in the dining area and at reception were particularly helpful. Special mention can be made of the cook who indulged us with his recipes. An enjoyable stay.

Pleasant

The staff was very friendly and helpful. The location was great. All things considered, at 20usd per room per night it's good value, it would just be nice if they were more upfront.

It seems intentionally deceptive that almost all of their rooms on Booking.com show photos of ac units. Then when you get there they tell you they're rooms with fans and that you pay 15usd extra for an ac room. The "fan" rooms we got did have ac units as in the photos, but that didn't work. Other than that the mattress in my room didn't fit the bed properly and stuck out 20cm to one side and there were a few cockroaches and no mosquito net over the bed.

The bath water (cold) tastes strange and a little salty, so...my eyes are inflamed...

Never stay in bottom floor no air

Right by beach

The accommodation, I asked for single room, the room on bottom floor had window no bars, open to a back porch area, no curtain had to use bed cover, one fan , after closing window for security I was like being smoked brisket day and night
