Enjoy Lake Champlain and the Burlington area while staying in this beautifully restored 1920’s farmhouse. The lake front house offers breathtaking views of Lake Champlain and the Adirondack Mountains. With 225 feet of private beach front and a swim raft and boat mooring and brand new dock, this property is perfect for kayaking, sailing, and swimming, fishing, or just lounging around in the sun. LL Bean loved the property so much that they featured it in their November, 2016 winter catalog. The water access is very shallow and perfect for children and people of all ages to enter and exit. House includes a floating swim raft, boat mooring, a two person kayak, and a one person kayak and lots of other 'toys' including badminton/volleyball equipment, horseshoes, tetherball, golf clubs, baseball gloves, soccer balls, football, rugby ball and other sports equipment. We also feature a fire pit for roasting marshmallows or just relaxing in front of the fire. The porch has a ping pong/air hockey table. A pool table is located in the garage for your use.
This farmhouse features five bedrooms. The open concept living room, dining area and kitchen is well set up for family gatherings and guests of all ages! The farmhouse stretches 3 floors and houses its 5 Bedrooms on the top 2 levels of the home offering lots of privacy and space to get away from each other if you want to!
There is large deck overlooking the lake - adirondack chairs, tables and lounge chairs are available for your relaxation. Lay back in your lounge chair while watching the sunset over the Adirondack Mountains.
The first floor has a three season room with a wall of windows facing the lake and has a large dining room table where you can enjoy your meals while taking in the view. There is also a lakeside deck and patio with perennial gardens. The kitchen has been recently renovated with top quality modern appliances and soap stone counters. The living room features a working fireplace while the den has a propane stove that keeps you toasty when the weather cools. There are 3 full recently renovated bathrooms. The first floor bath is great for when the kids come in from the lake, featuring a shower and adjacent laundry room. The second floor contains 4 bedrooms and one full bath. The front bedroom has twin beds and overlooks the lake, bedroom 2 is cozy with a brass double bed, bedroom 3 has bunk beds for the kids and the 4th bedroom features a queen bed. The master suite located on the third floor features a sitting room with a day bed, a king size bed. The adjacent bath contains a claw tub as well as a separate shower room. Lake and mountain views can be seen from all bedrooms.

Outside grounds were pretty, good views of the lake from the back porch. However, inside furnishings were beat up, wires and cords hanging about, kitchen and fridge were not clean (had to wash the coffee pot, countertops, and cookware before we used them), bathrooms had toothpaste smears and drips (and not sure what else) on countertops. Linens were thin and old. Unfortunately, it just gave us the creeps.

This was our 2nd time renting this house for vacation and we have already booked for another year. We were excited to see there had been some upgrades made since last time we were there. Some new window ac’s to help keep us cool and some new furniture. The house is huge and very good for a large group. Having multiple restrooms on every level was helpful too. We loved all the games and activities that are provided; volleyball net, pool and loads of board games. It was magical being right on the water and the dock is perfect for sunning and lounging on floats. This house was also in a great location, nice and close To all of our favorite spots. The views of the lake from the house was gorgeous and we Loved all the outdoor seating!

This was a lovely property with wonderful sunset views. Owner was very responsive. The house was very spacious and comfortable. We were there too early in the season to take advantage of the water access, which we were bummed about because the weather was beautiful!

I promised my kids I would give our stay at Susan's house as many stars as I could. They wanted to give it a hundred stars, but alas, 5 is the limit. We obviously had a great time. The littler people loved having so many things to play with, including air hockey, ping pong, the tetherball, and the other fun options available. The bigger people appreciated the clean and comfortable kitchen, the absolutely stunning view of the lake, and the proximity to Burlington while staying somewhere special and quieter. We would all love to come back in the summer when we can take advantage of the lake. In the meantime, we loved our stay and would recommend 100 out or 5 stars. Thank you, Susan!

We had a wonderful family holiday at this house. The house had lovely touches of being decorated for the holidays, and the space was great for my family. The windowed porch definitely needs heaters for the winter (which we were prepared with!), and it was an awesome addition to the space, which would have been a little squishy inside. The beds were not all the newest most comfortable beds, but they did their jobs! We would definitely come back, and we'd love to visit again in the summer and enjoy the outdoor space more!
Beware, entering the 3rd floor has a very short ceiling for anyone over 5'6", but the space opens up after the staircase!

From the gorgeous landscaping to the black shore made by nature entirely of skipping stones, this is the place for a great vacation. The big old farm house is comfy and well appointed. The huge sun room and deck overlooking the mighty lake were perfect for daydreaming, doing art, talking, dining. Eight of us. We loved it. Only drawback was that the six sleeping on second floor shared one bathroom, but there are two more baths, just not on that floor. Most days kayaking was great but when the wind is up waves form. All in all so very beautiful.

We had a wonderful time with our whole family. The house is spacious, the view is amazing, and the rocky beach is very accessible. There is plenty of outside space for outdoor games and lots of rooms for hanging out in when inside. We will look forward to coming back!

Great summer family vacation spot near Burlington and UVM. Great for a family vacation with our adult children one of whom was attending UVM summer school. Owner / manager generally receptive to issues. Kitchen was well appointed and great for cooking family meals. Bedrooms were comfortable but got hot when it got warmer. Generally a delight.

We stayed here with our granddaughters for three wonderful nights. Between the badminton, kayaking, ping pong, fishing and bocce ball we ALL got plenty of exercise. My family had a wonderful long weekend at this house on Grand Isle. It's located right on the lake and the views are fantastic. The 3 season room is one of my favorites and I have looked forward to sitting out there every day. Cannot say enough about this rental. Plenty of room, fully equipped, clean and comfortable. This property was perfect for a group of 9 adults. I was very happy with the many options for sleeping so that we all were comfortable and had some privacy. The location was great. Beautiful location on Lake Champlain close to many attractions such as State Parks with hiking trails and views of the lake. Excellent set up for family with enclosed porch to enjoy dinner, games in the evening and coffee in the morning. We enjoyed the pool table, ping pong, corn hole and sunsets on the back patio and deck. A well equipped kitchen and so many places on the property to have time to reconnect and recreate with family. The NY-VT ferry was especially convenient as it is one block from the house. So many memories made here and we would come back to enjoy the views again!

Amazing location right on Lake Champlain. Peaceful, restful and quiet just minutes from the Plattsburgh-Grand Isle ferry. Plenty of room to spread out outside and on the back porch. Cozy and comfortable seating areas. Ideal in colder, rainy weather for 4 adults to have lots of room. Kitchen is well appointed. Showers worked well. Note that bedrooms are on 2nd and 3rd floor with narrow stair walk up for luggage carrying. Would definitely recommend and rent again!

We had 8 bass fishermen with 4 boats. The place was excellent. We brought 2 air mattresses as the small beds didn't work for us but we are accustomed to that on many trips around the country. All in all, an excellent stay.

This was the best house we rented for our annual college reunion ( 7 men) which we have been doing for 25+ years. The location is magical. There are incredible views of the lake and mountains. The house is well stocked with games, bikes, kayaks etc. It really has seven sleeping areas if you include the pull out coach in the family room. The farm house has a great inside and outside porch, We would certainly rent again. Only two minor negative things to mention, Access to the raft in the lake can be a bit tricky with all the rocks near the dock. It may be difficult for young kids or elderly adults to get into the water. That may have been due to low water level. Also, the house could use a bigger TV. Again, mostly 5/5 stars.

This place was just what our family needed--plenty of places to gather both inside and out plus a place for each to have privacy at the end of the day. Vermont provided us with spectacular sunsets, views of the lake, and with the kayaks provided and the ones we brought, multiple daily paddling experiences. The place had everything we needed, and more. Badminton tournaments, pool table, fire pit for s'mores at night. And did I mention that it was sunny and warm every day! Thank you, Susan!

We had a great time at this very large vacation house! We really enjoyed all of the fun activities the house had to offer especially the volleyball net and ping pong table. The house was very big which was great for our large group. Being right on the water was amazing! My only complaint was I found the house to be a bit dirty. I felt like it could use some new furniture and a better vacuum job. Other then that it was a great location and we felt lucky to find it. The owner was lovely to talk to and easy to get ahold of.

My family has been coming to VT for 10 years and this cozy home, perched on the lake with stunning west facing views, and many toys for kids and adults alike, wins hands down. Susan was very responsive, the house clean, the kitchen well equipped, and the rooms and gathering options comfortable for our intergenerational group. For us, quality of the porch, deck (so close to the water's edge) and beautiful grounds were unique for a rental. We loved it and have already booked for 2023.

The location is great! The views from the deck were absolutely beautiful! The house is roomy and the kitchen is well stocked with dishes, glasses, pots and pans. My only suggestion there would be a new 12 cup coffee pot.
The outdoor grill is huge and makes grilling a breeze. The bathrooms were very clean and the beds were comfortable.
The fire pit was great and there's plenty of wood. The pool table in the garage was fun, but there was only one fully felted pool cue so that may need to be addressed.
Also, we were in VT during a hot spell, the breezes were great but moving forward the house could probably use more fans and newer airconditioners.
We loved our time on the lake.

Amazing wonderful view; soft goods need replacing
The view and landscaping is spectacular…. The structure and bones of the house is wonderful….. if looking for farmhouse charm, this is the spot. There is definitely plenty of outdoor space on perimeter of house for kiddos to play and ample seating. Awesome washer and dryer avail for use- helpful with multiple kiddos.
Linens, carpet, area rugs, soft seating items including furniture and pillows extremely old; definitely could use replacing….. There are multiple windows that do not lock or have screens, (bit of a safety issue with little kiddos).
The number one draw to the house - aside from the beautiful view and farmhouse charm- was the dock with ramp. This was not installed prior to our arrival. The back and forth with the owner was not empathic or apologetic. Was told “you can use the rock”. Our visit included me and my husband, two small children, a dog, and older parents. Defeated the purpose entirely regarding the draw to the description of what was offered. It was a safety issue - and was disregarded by the owner. The rock could not accommodate us all. And the private beach area is not conducive to set chairs, (again thinking of older parents). No heads up was given prior to our arrival…. Another major draw was the ping pong table/air hockey table. Amazing activities for evenings and chance of poor weather. Air pucks were nowhere to be found. The process of getting replacements - unfavorable. We received them two days before leaving. The ping pong table- no net. When asked, the owner stated it’s broken; previous renters have repeatedly damaged it so there just isn’t one. This activity should not be advertised…. Or, have previous renters continue to pay for the replacement and have a stash of new ones avail for incoming renters.
The visit back to Vermont had sentimental meaning/value. The overall visit was very memorable for us. Just highly disappointed with the owner engagement and dock/ramp installation and activity table debacle….

Gorgeous location, comfortable house
This house is right on the lake on the west side of Grand Isle. Easy access to a rocky beach and dock had us hanging out on the water morning noon and night. The sunsets were absolutely amazing and unique every night. The house was comfortable, not fancy--which suits our group. The kitchen is a bit tight for cooking for a group but there is a great outdoor grill and lots of places to eat indoors and outdoors. The house also had many choices of entertainment and games as well as two firepits. We had 6 adults and 6 kids and everyone was super happy.
Vermont is famous for its mosquitoes and flies and, though it wasn't as bad as it could have been, definitely bring bug spray and check that the screens are functional in the bedrooms.
