It was so homey and cozy. Lovely view of the lake. Had most toiletries supplies for us. Quiet neighborhood. Lots of space.

Loved the location on the lake. Cleanliness was a problem with mold snd mildew in the shower, cobwebs in the living room and crumbs on counters and on sofa. Outside patio furniture was not wiped down. Hot water in sink in primary bath did not work. Tub and sink had rust ting. Needed a current TV channel guide and some directions on light switches .

The boat lift and dock were great! If you had a single boat it would've been even more awesome, we decided to take two. The house was awesome and worked well for our needs.

The backyard, fishing. The houseboat s very comfortable. We will come again and again.

Since we spent most time outside, I will dive more there. The driveway was plenty of room for our trailer/cars. Quiet street. Owner’s boat was not there so we had use of the covered parking (great because it rained when we packed up). River side of house had good porch area & gas grill was nice. The yard does slope a bit but had just enough room by house on level ground for corn hole. We were able to use boat ramp down the road to launch from. Loved the location! Nice sandy bottom right off the dock about waist high. Gets shallower further out so if you have a big boat, be aware of depth. But was perfect for jet skis & pontoon. We were told the boat lift was available for use but the knob was missing so we needed pliers to make it work. Note only small boat < 20’ will fit in slip. Plenty of room to tie up broad side though be sure to bring bumpers & plenty of rope. There are no cleats so tied off to pilings. Ended up anchoring our 2 jet skis out in the water as that was easier. Could easily anchor boat out as well. The main channel of river is on the far side so big wakes were not a problem though it was not a busy week. House faces south which is a plus. Nice breeze off the water and no sun in the eyes! We sat out on the dock till we couldn’t keep our eyes open.

We all really enjoyed our trip. The house has so much space...and the lake and private dock are in the back yard. We fished and swam from the dock. HEB is 5 minutes away, and there is a great coffee house across the street from HEB. We will definitely stay here again!!
Highly recommend this property!

The house is in a great location for water activities and access to town, everything works, and it is one of the cleanest homes we've ever rented. Furnishings are functional, but not modern, but this added to the charm of the home for us. The beds are comfortable and we all slept well. The boat slip was easily accessible and we caughtsome fish. We loved our stay at the Blue Water Lake House!

What a great way to spend my first Father's Day. I don't think we mentioned anything about celebrating Father's Day when we booked but there was a nice card and gift bag full of goodies waiting for us when we arrived. The property manager Melissa was also extremely responsive and accommodating.
The house was well stocked and had everything we needed. The bedrooms were huge and gave ample space for our pack&play to lay our daughter in. My wife and I chose the back bedroom with 2 Queen beds because it was furthest from the common areas. We couldn't hear a thing and the baby slept great. Location was great as well. We were a couple minutes down the road from the boat ramp and even closer to Boat Town Burger Bar for a quick bite to eat. H-E-B was also extremely close.
Neighbors were very friendly and always waved/said hello when we found ourselves at the docks at the same time.
While the yard is beautiful, there isn't a ton of shade aside from the back porch so we brought a cheap pop-up canopy from Academy and it served us well. There was quite a bit of floating plant debris in the water near the dock where the ladder to get in/out of the water is. We didn't feel like stepping through it to get in and out of the water so we used our jet-ski on the open side of the lake as a ladder. I don't think there's anything that could have been done about the debris and it seemed to start floating away when more boats got on the water Saturday. We brought our jet-ski which was too narrow for the boat lift so we got a little creative tying it to the pylons of the dock. The water can get a little choppy so I would recommend bringing plenty of bumpers/fenders if you plan to tie off on the dock.
All in all we had an amazing time. The house suited our needs very well and I would absolutely consider booking this house again for our next trip to LBJ.

Outdoors, patio, view from the Living Room are great, as is location. Melissa the Manager bends over backwards for you. Older place, but bedroom and Kitchen/Dining accomodations are very good and lots of square footage, inside and out. Stayed there twice and fishing can be hit or miss. Overall great, except Living Room Furniture, really, really needs to be replaced as well as weak powered Microwave.

Best Family Vacation
This place was perfect for our family vacation. Yes, its older but well maintained. We enjoyed the outside patio and lights when we grilled, ate outside or just sat outside enjoying the view. The dock was nice in a previous review someone mentioned not having a ladder to get in and out of the water but by the time we arrived there was one installed. The water was shallow so we had to be careful when pulling the boat out but once we were on the other side of the lake it was fine. Definitely would be interested in staying here again.

Cozy and comfy place for the family, relatively quiet even on a holiday weekend. It was close to the Boat Town Burger Bar. which was convenient for a good quick bite. The home had a well equipped kitchen including coffee maker and microwave and the utensils and tools needed during our stay. There is a grill and plenty of patio seating overlooking the yard with a view of the dock and water. The pictures have not been updated since the dock was rebuilt, but the dock was great for sitting on with feet in the water in the evening and the kids enjoyed the shallow area for wading and playing in the water. There is a ladder for them to be able to climb in and out from the dock as well. The interior of the home is dated but it still has everything you need along with modern conveniences like tv's in the rooms, wifi and the regular necessities. I think some of it adds to the charm and grandma's house feel. Reminds me of summers as a kid. It's definitely a great value and we had a comfortable stay. We would stay again for a relaxing lake get away anytime.

Classic Family Home on the Lake
Great location and house on Lake LBJ. It is not as new or flashy as some of the nearby rentals but it is also reasonably priced. In fact for those of you that remember Grandma's house from the late 60's early 70's this it. Accustic ceilings and 2 prong electrical outlets, I have not seen in years. Nevertheless, the air conditioning managed to keep us cool on 100 degree August days and our children had a blast hanging out in the back yard and on the dock. Speaking of the dock, fishing is great as it is surrounded by Hydrilla; caught 2 small and 1 medium (2 1/2 lb) bass over 3 days. The dock and boat lift also worked great and made it easy to get on the water first thing in morning for some amazing water skiing and tubing. Looking forward to coming back here!

Wonderful place to get away
We had a wonderfult week at this property. It was relaxing and peaceful. The house is comfortable and very clean. The property has beautful views. We have 3 grown children and one of our son's girlfriend stayed with us as well and we had plenty of room. We will definitly look at the property for future vacations in the Hill Country.

Summer Getaway
Great property for our family, consisting of five adults and five kids ages two to eight. The bunk room was perfect for the kids. The bedrooms are incredibly spacious. Living area is larger than it looks in the pictures. Kitchen is well stocked. Property was very clean. Well stocked with towels, which is very important with young kids!
The only downside was that the dock in the listing/pictures is NOT the current dock. (I assume the other one fell victim to the 2018 flood.) The dock there was fine and nice; but we had planned to use the upper deck, which is not there anymore.

Great place to stay!
We loved this place! The neighbors were friendly and kind to us. The inside was nice and clean, homely and had every utensil and pot/pan we needed to cook our meals. We used the grill a few times and it worked perfectly. The water access was perfect, we were able to get in right off the dock and float/swim there with no problem. The only difficulty we had was getting Out of the water since there is no ladder or easy access out. We had to Help one another push ourselves up out of the water and onto the dock.
