Beautiful, newly-built (completed June 2023), custom New England clapboard style home with three bedrooms (sleeps 6 max) each with en-suite baths located in Cape Porpoise, one of the most beautiful and desirable neighborhoods in Kennebunkport.
This new house sits on the site of our old summer cottage that we rented for the past 10 years. We completed construction in June 2023. We have a 5.0 star rating with 34 reviews on the previous property and fully expect to continue to provide a top-notch rental experience to our guests.
You can sit in the rockers on our front porch for morning coffee and watch the sunrise over the fishing boats in Cape Porpoise Harbor or have drinks and hors d'oeuvres on the enclosed screen porch and watch the sunset overlooking the ocean marsh.

A wonderful comfortable home
The home is very comfortable and nicely appointed; there is nothing we needed that wasn't there for us. It is also in a great location! You can walk a short distance to pick up cooked lobster to take home. A bit further and you can find a wonderful seafood restaurant where you can sit inside/outside or take their their dishes home to enjoy.

Charming, Peaceful Harbor-View Cottage
This idyllic cottage boasts a captivating view of Cape Porpoise harbor from the comfortable rocking chairs on the front porch. It’s perfectly situated in a quaint fishing village just minutes from downtown Kennebunkport and lovely Goose Rocks Beach. The village of Cape Porpoise has wonderful restaurants, markets, art galleries, and shops, all within walking distance. This magical cottage is fully appointed, superbly decorated, quiet and comfortable. What a dream vacation this was to unwind and unplug with friends, and to explore one of the most beautiful spots the New England coast has to offer. Hosts Brian and Michael are friendly, responsive, and welcoming. They have created a warm and inviting getaway that will surely be a favorite destination of ours for years to come.

An idyllic Maine experience in a perfectly serene cottage. Morning coffee on the porch watching the sparkling cove in front, afternoon breezes with a view of the tidal wetlands behind, and dinner in the fantastic gathering room.

Magical
My husband and I just returned from a week long stay with our friends at this magical property. It is such a special spot… The views from both the front porch and the backyard are drop dead gorgeous, the gardens are stunning and the house itself is beyond lovely. The second we pulled into the driveway I could feel the stress melting away…. I could’ve stayed for a month. Communication with Brian, the owner of the house, was stellar. He had great suggestions and always responded very quickly whenever I had a question. The town of Cape porpoise is walking distance and has a wonderful takeout market and a couple of little restaurants. I have not even one tiny negative thing to say about this wonderful place and I cannot wait to go back. It’s perfection.

Five star stay and location!
We could not visit Maine last year due to C-19. The hosts we flexible on a refund or credit for 2021. This is a great cottage on a quiet street in the Village of Cape Poprosie about a 5 min. ride to Kennebunkport. You really do not need to leave here as a local grocery store, deli/ bakery to go market and several restaurants. There is a great local seafood market about 100 yards from this charming cottage where they will steam your lobster to go as well as great oysters, mussels and fish. The cottage is very nice with a well-equipped kitchen, desk area and tv, living room and huge dining room. The master is upstairs with a huge updated bath as well as a nice deck with Weber gas grill and a beautiful yard and back studio/ room to play games etc. The cottage has great bedding, is fully stocked, and is spotless. The hosts are great and when I called about a minor plumbing issue it was resolved within 5 hours. Very quiet area, with great water views, and a lovely front porch. We plan on a return trip in 2022!

Last Hurrah
We absolutely love 35 Langsford. This was our second stay in a year. The place is vintage Maine; views are dreamy; Brian and Michael are the ultimate hosts; every guests need has been anticipated. This time the Fish Market across the street was open and we had sumptuous Maine lobster and clams steamed to perfection. We are so happy we could stay here one last time before this charmer is transformed into something bigger and newer. Treasured memories!

Fall in Love with Maine
We have been to Maine numerous times, but this is the first time in the fall. What a wonderful time to visit with the crisp air and gorgeous colors all around. The cottage was fabulous. Owners thought of everything to make it a really comfortable stay. The location with the waterviews is hard to beat. Cape Porpoise is off the beaten path enough to be completely relaxing yet gives you the ability to get to the busy downtown area easily. The only thing that may have made it slightly more perfect is an outdoor fire pit!

Magnificent, Magical
This was the loveliest property we have ever stayed at. We were there in late September and we lucked out- the weather was fantastic. This home is absolutely charming, furnished beautifully (like something you see in a magazine!), comfortable beds, a kitchen that was fully supplied, washer/dryer, a front porch with 2 rocking chairs, a backyard deck and grill. It has everything you could possibly want/need for a vacation stay. The neighborhood is delightful: across from the cove, a beautiful street just a few short blocks away from 2 fabulous stores and 2 restaurants, one being the famous Nunan’s. We could not have dreamed of anything better. And the owner, Brian, was communicative and easy to deal with. You will love this place! I just hope that after this review, it won’t be so fully booked that I can’t get in again!

Perfect Getaway
Our stay at 35 Langsford could not have been a more perfect escape from reality. A lovely and comfortable Maine cottage in a picturesque and quiet setting, yet so close to everything...Brian and Michael have anticipated their guests' every need. Fully stocked kitchen fit for a gourmet cook, very comfortable beds and common area seating, excellent internet access and, though compact, plenty of space to stretch out even though we were two couples. We loved it and will be back!

Charming cottage and village
We absolutely love this cottage! It is charming and beautifully furnished. The beds are comfortable, the bathrooms are beautifully renovated, and the AC and wifi work great. We did not expect to use the additional cottage behind the house, but my teenage daughter loved having her own space and spent most of her time out there reading. Our favorite part of the day was having morning coffee on the front porch, watching the lobster boats come and go. Cape Porpoise is a tiny village, but has so much to offer - a local grocery store, a specialty food market and coffee shop, a handful of great restaurants, a seafood market, and a great shop selling locally made housewares. It is just minutes from downtown Kennebunkport, 30 minutes from Ogunquit, and short drives to several local beaches and restaurants. We hope to go back someday!

Perfect Maine Getaway
This was our second stay at 35 Langsford Road in Cape Porpoise, Maine. And as with our first stay, we were reluctant to leave and regretted that we had not managed a longer stay (this latest stay was one week long).
As many who have stayed here before us have said, this is paradise in Maine. The house manages to be both low key elegant and down-to-earth comfortable. It's very attractively furnished with many touches showing how much the owners love their home.
We were here during the peak of fall foliage and although we did our share of leaf peeping via car, we loved to return to the house to sit in the rockers on the front porch.
We also loved sitting on the banquette in the kitchen streaming foreign films or in the living room listening to some of the CDs we had brought with us and playing Scrabble. We would have also sat outside on the side porch or in the backyard, as we did on our last trip in August 2015, but it was a bit chilly for this in mid-October 2019.
We also did a bit of antique and junkique shopping (Antiques USA on route 1 and the flea market just across the road) accumulating 10 bags of "goodies" to take home. Don't miss a trip to Ogunquit Museum of Art, about a 30 minute drive away, even if you have only a short stay as we did. Beautiful location with a small permanent collection and several non-permanent, almost always interesting, exhibitions.
Favorite restaurants on this trip: Mabel's, Pier 77, Stripers at the Breakwater Inn, Tides. The last three are great at sunset with a table beside the window. Mabel's is the quintessential lobster place - very "down home". This was supposedly one of George Bush's favorite places. Across the street from Mabel's is a wonderful shop, Dannahs, filled to the gills with treasures - bath products, unique jewelry and accessories, unusual gift items for the house.
Finally, Bradbury's market is only five minutes away. It's a great place to do your shopping, For those addicted to the NY Times on Sunday, Bradbury's always seems to have a good supply.
The center of Kennebunkport is just a 15 minute drive away where there are loads of shops, cafes and restaurants. Parking can be difficult. Go early in the morning or late in the afternoon to park in the lot right in the center of town.
Finally, the church at the head of Langsford Road has a thrift shop open for a few hours three days a week (hours posted outside). Great little place for treasure hunting.

The very essence of Maine beach house chic
This exquisite cottage is beautifully decorated, full of lovely, charming, quirky details - quintessential Maine. There are incredible views from every window. And the location is wonderful, just down the road from good restaurants as well as a market. Brian was a great host, very communicative and thoughtful. We would love to stay here again.

Our stay at this property was everything that we had hoped for and more. Masterful attention to detail in each room, making the cottage interesting and inviting. Loved sitting on the rocking chairs on the front porch gazing at the beautiful flowers and views. Highly recommend!

Totally Perfect!
The property was an absolute perfect fit for our Family. Brian’s home is as close to perfect as I could expect, right down the a handwritten welcome note and fresh chocolate chip cookies! Wonderfully decorated and equipped for all situations. Wonderful stay!

Comfortable, Cozy, Charming Cottage - Calming Ambiance
An amazing get-away to a magical place that takes all the stress and worries of life away! Walking through the door you instantly feel home and know your vacation is only going to get better! Brian and Mike have left no details overlooked - it is such a Happy Place!
It is a place we will return every year to breathe and embrace all the moments in life that leave us with great memories. Great food, great friends and homey atmosphere to share by the seaside Village of Cape Porpoise and Kennebunkport. Lots of great shopping- lots of great eateries and lots of great adventures to experience.
Shout out to Billy's Chowder House, Maine Diner, Congdon's Donuts, The Chowder House at the pier, Stonewall Kitchen, When Pigs Fly Pizzeria and Bakery, Downtown Portland, Bell Farm, Village of Kennebunkport, Bradbury Brothers, Rococo Ice Cream, Goose Rocks Beach, Farm and Table and the scenic drives through the winding roads and the beautiful New England homes and landscape were just a few of our favourites and there is always next year for our favourites and new adventures.
We are raving fans of the Cottage on Cape Porpoise - the owners and the area - life is good! Wow -Wow and Wow! The car is full - Canada here we come! Loving every moment!! Highly recommend!

Perfect Maine Cottage!
This lovely cottage was everything we had hoped it would be. Cape Porpoise is a beautiful, peaceful area. We enjoyed sitting on the porch in the rocking chairs having our coffee each morning. The kitchen was charming and well-appointed. The home is situated in walking distance to the grocery and to Cape Porpoise Kitchen (great breakfast items) and Musette was one of our favorite restaurants during our trip. Overall, great house and we had a wonderful time!

Spectacular
The house was everything I hoped it would be and more. There is something to be said about sitting in a rocking chair on the porch in your PJs in the morning, sipping a cup of tea, and gazing out at the harbor and the rising sun. And then there is lounging in the backyard in the evening sipping vodka while watching the sun set over the marsh. Hard to decide which is the more relaxing. Add to that the mere 2 minute walk across the street to pick up steamed and ready to eat lobster and corn on the cob. . . . and it's like I said - everything I hoped for and more.

Our Amazing "Fisherman's Cottage" full of History and Ambiance
As an American from Massachusetts living in Canada for the last 30 years and annually coming home to experience my roots and all that I love, one being spending time in Maine. It doesn't matter what season I find I am able to breathe again ..... this year I wanted to introduce Maine to 2 of my best friends who are Canadian and experience what I hold so dearly and am so proud of. So .... off was my journey to find the perfect place ....
I found the cottage last year but we were unable to make time to get to Maine - this year was a hard year - the loss of my husband and illnesses plagued me but I was determined we were going to Maine to embrace the best season of the year and my favourite, the Fall colours ... I went back to this cottage as it intrigued me and made me instantly feel this would be the place to take a deep breath. It was available for the short time we could make it and we were not disappointed! Brian was timely and amazing to deal with throughout the rental process and while we were there.
The moment you walked in the door - all we could say was WOW and OMG through every turn of each room - it was more than we could have even imagined. We had an amazing vacation - sat on the front porch at night drinking maple coffee and maple tea (from Parker's Maple Barn) in the chill of the night .... I made a traditional "Yankee Pot Roast" with all the fixin's including corn bread and acorn squash with maple syrup infusing the air in which we were able to eat in the amazing dining room with flowers from the garden and candles flickering throughout the room. We ate seafood at The Chowda House - watched the lobster fisherman dropping their traps - ate at Billy's Chowder House in Wells - shopped at the amazing Stonewall Kitchen (a stop everyone should make) - the Outlet stores - shopped at Farm and Table down the street - dinner at the York Harbor Inn and some leisurely walks on the beach. We packed a lot in short period of time and still were able to enjoy the ambiance and comfort of the cottage.
It was the 2nd week of October and the weather was above normal and gorgeous for outdoor activities and experiences. This cottage is truly for all those who are looking for a great get-away to disconnect and experience what Maine and New England has to offer. We will be back again and wouldn't think of going anywhere else - our "cottage retreat" will keep us coming back for that deep breath again angain ... can't wait for next year!

Paradise on Cape Porpoise!
If you're looking for the quintessential "cottage in Maine" this beautifully renovated 1920's home is the ideal vacation getaway. Every room has been restored and decorated with the utmost attention to detail, from the paint colors to the antique and whimsical flourishes, everything is perfect! I would recommend reading the little history book the owners left about Cape Porpoise, and don't wait until the last night like I did - it was fascinating!
We enjoyed mornings drinking coffee on the porch and watching the working harbor across the street, then making breakfast in the adorable kitchen and biking through the town of Cape Porpoise. My daughters also enjoyed just "hanging out" in our hammock out back and reading a book (if you have one, bring it.) At night when we got home from our whirlwind days, we would often sit in the barn-style dining room by candlelight and play games or drink wine outside in the Adirondack chairs.
The property is located across the street from an authentic Maine lobster house and down the street from a wonderful new restaurant, Musette (great for brunch!), the Cape Porpoise Kitchen and a great store called Farm & Table.
As it was our first trip to Kennebunkport we spent a lot of time shopping and dining out in town (Bandaloop was my personal favorite), sailing on the Schooner Eleanor (highly recommended - Captain Rich is the best!), walking out to Walker's Point to see the Bush estate, and exploring Portland (take the Allagash tour!) We also took a whale watching tour and visited the towns of Ogunquit and York Beach. The weather in mid-August was spectacular!
Next time we will spend more time in Cape Porpoise and try to relax more. There are some great local spots to check out, like the Ramp and Nunan's Lobster Hut. We will also visit Goose Rocks Beach more than once - it is gorgeous and definitely worth a few trips.
I cannot say enough about how welcome we felt by the owners and how quickly we fell in love with this place , the town, the whole Maine "vibe" in general. While I'm happy to write this review I secretly hope it doesn't cause this property to book up too often. We will definitely be back!
