About this cottage rental
Two quaint cottages steps from each other are located on a private dirt road just a 5 minute walk from Linnell Landing beach. Cottages have separate kitchens, bathroom and living areas, making it ideal for multi-generation families or just a family that likes a lot of space. Air conditioning added for August 2023. There are 3 bedrooms with original bead board detailing and old Cape Cod charm, as well as a twin daybed, pull-out couch and rollaway single bed. (Tenants are to provide their own linens and towels.) The houses are both equipped with with cable TV and WiFi. Outside, you will find Adirondack chairs for reading and relaxing, two outdoor showers and a charcoal grill in a large sunny yard great for games and hanging out. The cottages are a 5-minute walk to Linnell Landing beach. And don't forget — the famous Cape Cod bay sunsets and tidal flats famous for walking and exploring at low tide. Five minutes walking in the other direction is the Cobie's entrance to the Cape Cod rail trail. The property is situated off of historic route 6A which is home to many charming antique stores, local shops, golf, and fine and casual dining. It is also a short drive to Nickerson State Park, ponds, fishing, and bus transportation to Provincetown.

Enjoyed the two cottages; location was excellent as everyday was a beach day! The cottages were equipped with almost everything, paper towels would be nice. We shared items from each cottage which made it more complete. We brought ALL linens including kitchen towels and cloths, bath towels, cloths and hand towels. Also sheets sets and our own pillows even though some were provided. Each bed had nice heavier covers for warmth during the cool nights. The big yard was a plus with the kids. As there is no dryer, I wished the clothes line was in a sunnier location but we used the lawn chairs and got most of the dampness out. We walked to COBE’s twice for their great food and enjoyed the candle stick bowling!! We live the Cape and hope to stay at the cottages again.

We loved everything about the cottages (there are two) despite not using one. All six of us slept in the larger cottage. The boys used the smaller cottage for their cloths and changing, bathroom, and the outdoor shower. The outdoor showers were both amazing! We cooked several meals and utensils, plates, and appliances were perfect. The walk to the beech was fine (5-10 min) depending on how much you are carrying. The kids refused to wear their shoes which was problematic as the walk is a bit rocky. We biked all over cape cod and the rail trail was within 1 mile and easy to get to. We loved our stay and would highly recommend it.

The two cottages are adorable. Rustic but exactly what I expected. My adult children would have preferred air conditioning, laundry and being dog friendly but this was my plan and I got everything I wanted. The cottages were clean and stocked with everything you need, even though I brought more “stuff” then required. The outdoor shower on the little cottage was the best!
Very happy there, I would rent again with my girlfriends but probably not with my adult (30’s) kids. :-)

My family and I stayed at this property and we were very comfortable. Old Cape Cod charm. The property is very private and ideal for 2 families. Beautiful beach within a 5 minute walk. Would definitely stay again!

Our family (grandparents, parents, kids) had a lovely week at the charming Bayside Cottages. The grandparents really appreciated having a cottage to themselves, and the bigger cottage was very comfortable for our family of five with plenty of places (outdoors and inside) to read and play board games. And it was just a short walk to the lovely and not crowded Linnell Landing beach. We would definitely rent again!

Lovely stay at Bayside Cottages
Our family (grandparents, parents, kids) had a lovely week at the charming Bayside Cottages. The grandparents really appreciated having a cottage to themselves, and the bigger cottage was very comfortable for our family of five with plenty of places (outdoors and inside) to read and play board games. And it was just a short walk to the lovely and not crowded Linnell Landing beach. We would definitely rent again!

I have rented a house every year for the past 6 years so I feel I have a pretty decent idea what to expect and this place was one the best I’ve experienced. It is not a five star hotel and has quirks, but it’s lovely. The cottages are in good shape but are a little dated. Houses in the same area rent for twice as much.
I spoke with the owner and I feel that the property is loved and well cared for, that they really want guests to have a great experience. They were happy to answer any questions I had and were very accommodating.
We shared this rental with another family. We had in total 5 young children and 4 adults. The 2 cottages allowed both families to have their own space which was nice. The property was a good size and private enough. We set up a tent in the large yard and the kids loved sleeping and playing out there. Each cottage had an outdoor shower which was very convenient.
The beach was a very short and safe walk. It is perfect for small children and is as good as any of the inner beaches. When the tide is out there are pools to discover critters. When the water comes back in it’s shallow and warm, great for swimming. Because of limited parking it does not get crowded. We also walked to the Cape Rep Theater for a kids play which was wonderful.
The location is great, a five minute drive to both Orleans and Brewster. Orleans has lot’s to offer: candlepin bowling, bike rentals, mini golf, restaurants. I’m not as familiar with Brewster but we enjoyed the Grist Mill and restaurants.
I will certainly return :)

Wonderful Classic Cape Experience
A terrific location, quiet, 5 minute walk to the beach. Tide charts are handily posted in the kitchens. Great for families with children.

The larger cabin was very good and accommodated my grand-daughter and her family of five very well. Space was adequate and kitchen was up-to-date. The yard provided plenty of space for the kids to play in.
The smaller house was for my wife and me. Very adequate for us. Kitchen was very small and the bathroom was a little tight but over all it suited us fine. It was especially good that we could be near our kids.

We have always loved the Linnell Landing area and beach, and have now stayed at 4 houses in the area, 3 of them along Partridge Circle, as our extended family enlarges. The owners of this property were attentive and stayed in close contact with us all week. Their property is nicely situated within walking distance from the beach, with a large front yard and plenty of parking. The two cottages, Bayside and the smaller Bayside Too, are quaint and traditional, with great potential, but need updating. The kitchen in the main house is bright, with a breakfast table and fairly new appliances. The sunroom is large, with a dinner table perfect for games with the kids, and plenty of windows - but mainly obscured by huge rhododendrons surrounding the cottages and blocking light. The sunroom has futon-type mattress seats available for sleeping, but it is not a true third bedroom as the website lists. The 2 bedrooms and living room are dark-paneled and we often needed lights even on sunny days. The bathroom has a claw foot tub with shower, workable although most of us preferred the nice outside showers. We knew that there was no A/C, and fans were adequate during our stay; however, this required many extension cords and plugs, a concern with small children. Also, the “wireless internet” listed on the website was misleading and not adequate. We expected WiFi, especially since some of us needed to do part time work and I enjoy reading the Cape Cod Times online - this was unavailable, although we’ve had this at properties just across the road. There was also a problem with the Bayside Too stove, which the owners could not foresee, and they arranged to have it fixed - however they still could not assure that the starter would not spark. With small children, we insisted that the gas be turned off for our stay. To their credit, the owners offered to compensate us for this, which we didn’t expect. Overall, we enjoyed our stay, but feel that the property needs improvement - a modest investment in trimming the rhododendrons, adding WiFi, and perhaps painting some rooms a brighter color would make a great difference.

Overall, the accommodations were very satisfactory.

We had a great time! Plenty of showers for everyone coming back from the beach, and an efficient kitchen. Just enough space so we weren't all on top of each other! We will definitely book again!
