My family of six stayed at this property for a three night trip to the Lake Como area. the flat is a short walk from the town of Menaggio where we found cafes, restaurants and ferries to the neighboring towns. The view from the balcony is like a dream. The apartment is renovated and in very good working order, in a quiet building that felt very safe. It looks like the pictures. Be aware that the third bedroom with bunks is quite small. The space worked for 6 but would be more comfortable for a smaller group. Overall, we had an amazing stay and would highlight recommend!

This was a spectacular property. At first, after reading some of the reviews, I was hesitant to book this stay here. However, I did and we were ever so glad. It was super nice. The flat was very spacious and beautiful with a large terrace stunning views of the lake, Belagio, and snow capped mountains in the background. We spent every moment we could outside on this terrace enjoying the view. The location is great. Five minutes walk away from the ferry, 10 min walk to town. Bedding is very comfortable. Very clean. Washer works well. Not too many stairs. Beautiful garden and building. I was very pleasantly surprised. Very comfortable stay. Thank you.

My family and I arrived by ferry and called the property manager to find out if he could bring the key to us instead of us walking there with a lot of luggage- he agreed. However there is no elevator and we had to drag our heavy luggage up 3 flights of stairs. The place was very dirty and one of us had asthma and started having trouble breathing immediately. The blankets had animal fur and crusty stains and smelled bad. The bedside tables and lamps were extremely dusty, the lighting above the beds looked like they were never cleaned, the sofa was so dirty that the color completely changed (it needs to either be thrown out or steam cleaned). The sofas seats were also not fully in and there were crumbs in it. The dining room chairs were also filled with crumbs. The bathroom sink and shower walls had hair still in/on them. The ground was dirty. Neither the wifi nor the tv worked. The house was so cold we had to sleep in a lot of clothes under the covers of the bed. We told the property manager and sent pictures and they quickly sent us cleaners who cleaned well but our entire afternoon was gone due to this. The cleaners also had to put a white sheet over the sofa as it was really dirty. The tv never worked our entire stay. The WiFi started working the next day but not for long as we had issues the entire stay. There is also a lot of ants who took over our bed (no there was no food in the room) and we had no blankets or sheets. I asked for some money back but nothing.

Love the apartment, but we struggled with some of the amenities and communication. The furniture was soiled and the apartment felt a bit run down. We also struggled with communication and we were constantly told contact another person on staff and could not get clear answers to questions and issues. The owner seems to depend on the location to rent the apartment but the details also matter.

We loved the location. What a view from the beautiful terrace. Menaggio is a great place to visit.
The apartment was good (hence 4 stars). It was modern, despite being embedded in a very old building. But there were so many things in the apartment that bothered us. First and foremost the internet! Despite checking with the agency on this point as some of us had to work, the internet was incredibly slow and didn't work at all on our last day. So no video conference, watching of a movie or streaming any kind of short video.
Then lots of stuff was broken. Lamp on the terrace just hanging on the frame, light bulbs for the bedroom lamps (which were changed upon request). The furniture is very old and uncomfortable. Especially the dining table chairs. However, the beds were comfy and we slept well.
Be aware: the bedroom with the kids bed doesn't have any windows!
The apartment is not super well equipped or only with old stuff. If you intend to cook, take every single ingredient with you. You won't even find salt there.
We had a great time nonetheless, but we would have expected more care from the owner or the agency.

It’s all true— the views from this 2 bedroom villa is just perfect with magnificent sunrise views of lake Como! Bellagio and Varenna are little gems across the lake. Our party of four adults loved sitting on the balcony morning, afternoon and evenings.
The Villa is a 5-6 minute walk from the ferry and 10 minutes to a beautifully poured cappuccino. The two bedrooms (plus windowless) bunk room and 2 bathrooms with a washing machine! was indeed a luxury for our group.
We were able to check in quite a bit earlier which was welcome and so very appreciated. Instructions for key pickup, checkin and kitchen appliance instructions seemed elaborate but were solid and correct.
The apartment was clean— what kept it from an 5-star rating was the lack of “home-ier”elements. It would have been nice to have a few kitchen staples to go with the well stocked kitchen, like salt and pepper, olive oil, dish soap and paper towels, etc… there was a stove top espresso pot but it didn’t work on the induction stove. The coffee machine lacked a part (or something) which prevented it from making good filtered coffee. The couch was comfortable but was dirty looking and “lonely” without a partner chair. The balcony (did I say awesome) had a table and 4 chairs but one of the two lounge chairs were broken. Attention to details like these seemed lacking and as a result, the villa didn’t seemed particularly cared for in a way that would have made this VRBO the best find ever!

Lovely views from terrace, living room and bedroom. Place had everything we needed, looks just like the photos, the couch was a little used but can just throw a sheet on it, we didn’t even sit inside because views so beautiful outside. Ferry, grocery store, town and restaurants all in walking distance. Great location. The ant situation not a big deal, they have ant spray and after one little spray, they were gone for days. The property has little gardens which we loved to explore, so charming. Loved our stay here, we have 4 kids and fit very comfortably. And rental agency was very helpful, kind and prompt in responding to questions. Highly recommend!

The view spectacular, lovely rooms, kitchen accommodations fine and location excellent. Could walk everywhere in town and didn’t have to move car or find other parking! We especially enjoyed the large deck overlooking the lake.

We were two couples with a few days to enjoy and explore in Lake Menaggio. The property is beautifully perched on the lake with sweeping views of this majestic area. Everything was in walking distance to the center of town and ferry dock for visiting across the lake to Bellagio. Our only challenge was finding a parking place close enough to the property as everyone parks on the edge of town, and you have to find the management office to pick up and drop off the keys.

We stayed here for 2 nights in early May. Had to go to rental office to pick uo and drop off keys which is a 10 minute walk but when you first arrive, it is a bit of a hassle to find the office and park the car to go inside abd get the jeys. Very nice staff though. The apt itself has great oarking upfront and its very easy. The views are amazing but we were very cold at night and were told the heat was turned off after April 7 th. Otherwise decent place and very walkable to everything.

We had ants in one bedroom and in the bed someone came and sprayed the room.

Great location. Beautiful views from villa. The unit is clean overall but could use a deep cleaning - cobwebs in the ceiling, stained blankets and leftover crumbs in the microwave. Couldn’t figure out heat system first night so froze but then figured it out. Despite these things, beautiful stay.

Stunning view of Lake Como
The apartment was very much like the pictures. The views of Lake Como, and of Bellagio across the lake are stunning! The host was very helpful and accommodating of our needs. They even left us a nice welcome package, which we enjoyed during our stay.
My only recommendation is to invest in small AC units for the bedrooms. Even thought at night there was a nice breeze from the lake, we could not leave the windows open due to the mosquitoes, and in the summer, the bedrooms get really hot. Other than that, the property is wonderful!

Perfect Location
This property was perfectly located on Lake Como in Menaggio! We had no trouble parking and we were a 5-10 minute walk from everything, with the ferry being even closer. The patio was amazing! We had one day of rain and we were able to sit on the patio with the awning out and enjoy the thunderstorm. The beds were comfortable and overall the apartment was clean, just needed a deep clean to address a few areas. Aside from that we were very happy to have stayed at Villa Evelyn and will be back!!

A view to die for, BUT . . .
Very difficult to find. The address given to us (IV Novembre 109) -- was a rundown warehouse. I thought we has been ripped off. We finally drove to the rental agency and through property descriptions (not the address), found the unit (IV Novembre 125). Once we got in the multi-unit residence, we had to figure out which unit was ours -- not an easy task in a big building. Once in, the unit was rather spartan - not decorated and lacking basic things like paper towels and laundry soap, and we had to make our beds up. The bathrooms looked recently renovated, but one of the bathrooms had a tub, no shower. BUT the view of Lake Como from the balcony was absolutely MAGNIFICENT. And the location was convenient-- an easy walk to town and the ferry terminal. If it's the view you want, this is the place for you. If you want creature comforts, a hotel would probably be better.

Both bathrooms were broken
I would not recommend anyone stay at this property or a property managed by Lake Como Holidays. For a professional rental company, I was more than disappointed with the accommodations we were provided. To start, the check in process for the property is incredibly inconvenient. You are required to pick up keys from the office, and the address provided for said office doesn’t actually exist in Apple Maps, Google Maps, or car GPS. After you eventually find the place, you are given keys and the exact location of the property you have reserved.
Once you get to the apartment, it is all down hill from there. Upon arrival, we discovered that the apartment was filthy, with dirt and dust covering most of the furnishings. The ivory couch had obviously seen better days. When we went to do some laundry, it was lovely to find a HUGE CLUMP OF HAIR in the washer rim from a prior guest.
The toilets in both toilets were broken, with one having a disconnected toilet seat, the other completing overflowing onto the bathroom floor after the first flush of toilet paper. The advertised tub was also broken and could not be drained. When we informed maintenance that the tub was not draining, their response was to remove the drain entirely, so the tub portion was non-functional. The cleaning crew also does not know how to operate a dishwasher and filled it with liquid dish soap while we were out for the day. We returned only to get to clean up suds from all over the kitchen floor.
Multiple calls were made to their “local 24hr maintenance line” that were never answered. Emails were also sent to document the horrible conditions in which we found the apartment. We were unable to get maintenance onsite until I called the United States 1-800 number.
I would recommend sleeping under a bridge before booking with Lake Como Holidays!

Mystic rain in Paradise
Couldn't think of a more idyllic place to enjoy rain. When travelling you can decide where to eat or if you make your connection, but you cannot control the weather. We will return again to see the place in all its glory. If happens to rain again, I couldn't think of a nicer place to stay. From the balcony to the beds, it was very comfortable and inviting. I wonder if they'll let me rent it for a year next time?

The location of the apartment was great, maybe a 5-10 minute walk from restaurants in town. But honestly that is the only plus about the apartment.
First I had reserved a baby crib and high chair that we paid for to be there on arrival. We got to the apartment after picking up the keys and discovered neither had been dropped off. We called the management office and they said someone would be by within 1/2 hr, no one showed up. I had to go down to the office in person the next day to request the items again, their response was they thought it was dropped off yesterday.
Dishwasher broken with old dirty dishes inside. Went to the office several times, they asked if I know why it wasn't working, umm no Im not a repair person. They then told me their maintenance person was on holidays. Shouldn't they have a back up, thats not my issue. They had someone come and look at it and told me it would be repaired and it never happened. I asked if the cleaners can come was the dishes and that never happened either. Im sorry but I am not washing old dirty smelly dishes when I am paying for a property to be clean and in working order when I arrive.
Fruit flies all over apartment when we arrived.
White couch if so dirty and full of stains I never even sat on it.
Toilet seat broken in main washroom, almost fell off.
The floor had been either vacuumed or swept but not mopped so whenever my 9 month old would crawl around the top of his feet would be black from the dirty floor and his pants would be covered in the dirt too.
The linens on the bed were older and hard. The pillows were also old and mismatched. One side the the bed had a very thick foam pillow and the other side was a very thin one. The pillows looked like something from Nonnas house from 15-20 years ago.
All in all I could not wait to get out t the end of our stay.
Like I said earlier the only positives were the location and the view from the balcony. I would definitely not recommend this place to anyone.

The perfect Getaway
Met my girlfriend while she was returning from the Middle East for just a few days. This was just perfect! The view from the terrace was amazing and even better than the online listing. In fact the whole villa was way better than expected. The location is convenient to town and the ferry is walkable even in warm weather. The unit is clean, recently renovated and well-stocked. You will be very impressed if you stay here.

Lovely apartment in stately villa.
We loved this villa and it's grounds, and our view was gorgeous!! We also loved the little town of Menaggio, and we were happy we stayed there as opposed to the more bustling town of Bellagio. We rented a boat for a private tour of the lake, and it was one of my favorite experiences on our vacation! Since it was warmer than usual, the only issue was no air conditioning in the apartment, although they did have fans which helped, and we could leave the windows open since they didn't seem to have mosquitoes... Great stay and the Lake Como is stunning!!!

We stayed 3 nights in Villa Evelyn and the views and location are really hard to beat! It was very quiet, we never saw another person! (It’s also the off-season so that’s probably why.) The unit was equipped with everything you may need for a short or long stay. The only negatives was that we were given keys and sent on our way. There is a main door and a unit door which required separate keys. We also realized that you needed the keys to lock AND unlock from inside the unit and building. (We couldn’t figure out anything different, so we are assuming this was how it works.) In the event of an emergency, you would need to have your keys to get out of the unit and the building. We also had a MAJOR ant problem the second day we were there. I emailed the management company and they said they would bring spray, but we were gone the whole day and never saw anyone (not sure if they come into the unit to spray if we’re not there, there were still ants the rest of the stay.) But the unit itself was really nice, the town was easily accessible by walking, the ferry was less than 5 min walk which was perfect. The view was my favorite thing to wake up to each morning!! Rental company was really nice to work with also.

Lovely week in Menaggio
We had a great five days at Villa Evelyn Terrazzo. The apartment was as beautiful as advertised, and even cleaner than expected. It also had plenty of room to unpack and hang clothing for a long stay. The view from the deck was phenomenal. As we were there in what might be considered the off-season of early April, we didn't run into anyone else in the villa and had our run of the shared garden, which was enormous and idyllic.
The apartment feels a little bare, but the furniture was enough for our party of three. The kitchen was stocked with all the dishware we needed, but didn't have some of the basics like dish soap or extra garbage bags. The location is terrific, a short walk to the ferry, grocery store and town. The scene in Menaggio did feel a little sleepy in April but we were also very close to other towns of interest including Tremezzo, Lenno, and the Isola Comacina.
There was easy available parking right in front of the building. The biggest negative was that the wi-fi didn't work well if multiple people were using it at once.
The management company was responsive and got in touch with us before the stay to offer help with any questions. Overall it was a great trip and I'd happily go back again.

Fantastic location and view
The view of the lake is amazing. Very close to the ferry to go to Bellagio as well as the Menagio city center. The apartment had very Comfortable beds and an adequate kitchen. It is managed by a management company and not owner managed.

Villa Evelyn Terrazzo

We really enjoyed our holiday at Villa Evelyn Terrazzo, thanks! Everyone at the HHH office was extremely friendly and helpful; check in/out was smooth and the villa was easy to find.
The location of the villa was perfect for us - an easy walk into town and to the Lido but far enough away to be quite peaceful and quiet. I think the biggest selling feature for this property is the spectacular view - we never got tired of looking at it.
We made use of the ferries almost every day to visit the surrounding towns. Everywhere we visited was beautiful but some of our favourites were Bellagio, Villa Carlotta, the Grand Hotel Tremezzo (pricey but a lovely hotel and nice place for lunch) and the view from the top of the funicolare in Como. The ferry rides themselves were a lovely way to see the beautiful scenery.
In Menaggio we found some good little shops, we enjoyed a day at the Lido and had nice meals at the Grand Hotel and Hotel Bellavista. The smaller restaurants in town were nice as well, we had a couple of lunches there.
The only suggestions I have for improvement to the property are: fix the awning over the terrace - it was falling apart and not easy to use and; add more comfortable seating in the living room - that couch really only seats 3 and the apartment is actually set up for 6 people.

Beautiful apartment in a beautiful villa on a beautiful lake
Overall a perfect option for either 2 couples or family with 2-4 children. The kitchen is fully functional. There is a laundry machine which can do a few small loads of laundry. Take the time to wander around the grounds which are meticulously kept and one can easily imagine the grandeur of the villa when in its prime. There are a few quirks to know about the villa: (1) there was an minor ant infiltration while we were there and clearly this has occurred in the past as evidence of ant spray under the sink, and (2) the apartment was quite chilly at the end of May when the weather was unseasonably cold and rainy. Evidently (according to the management company) it is Italian law that the boilers be turned off in mid-April. Consequently, there is no heat! The unit did not appear to have air conditioning either. There were lots of large window so I imagine air circulation would not be an issue on a warm evening.

Our family of 4 (parents, two teenagers) stayed at Villa Evelyn Terrazzo for 4 nights in August. The rental agency, Happy Holiday Homes, was easy to deal with and sent several emails prior to arrival detailing the key pick up process and giving tourist info about the area. The rental office is about a 10 minute walk from the apartment. There is really no parking around the office; in retrospect we should have parked at the Villa and walked to the office for the key.
The building is an old Villa built in the 1800's with beautiful grounds and right on the lake. The apartment itself is very modern and comfortable, it looks as if it was recently renovated (2 bare bulbs still hang on the wall, guess someone forgot the sconces!) Modern appliances and bathrooms, with a clothes washer which was nice since we were at the end of our trip. The terrace is a big plus, with breathtaking views of the lake. The sun shines on the terrace in the morning; there is an awning which is a bit old and you have to push it open with a broom handle, but it helps. Kids said Wifi worked fine; we did not use the TV so can't comment on that. We had to ask the office what to do with garbage; apparently there is no individual building garbage pick up, you have to walk up the street a bit to find the community garbage/recycling bins.
Location is perfect, 5 minute walk to ferry, 10 to town square. We had a car, and there are a few spots designated for the villa.
We were very happy with our stay; it is a perfect location with gorgeous views and right on the lake. Menaggio is a cute town and the ferries go across the lake to Bellagio and Varenna. Also if you do not have a car the local buses are very easy to ride. Taxis are hard to come by and expensive.
If you have a car, try to get out of town to eat dinner. We had two excellent dinners. one at Al Veluu in Tremezzo (make reservations), and the other at La Vecchia Magnolia in the hills above Menaggio (casual dining). Both have beautiful views and excellent food. Unfortunately, the two nights we ate in town we were disappointed.

We were very happy with our stay at Villa Evelyn Terrazzo. It is a lovely modern apartment in a beautiful, historic villa with breathtaking views from the terrace. The grounds are well maintained with lovely plantings. We loved to enjoy our coffee in the mornings on the terrace as the sun rose over the lake. It was also very nice to have a washing machine in the apartment.
Happy Holiday Homes was pleasant to deal with. It was easy to find the office (although hard to drive to because there is no parking around there.) The Villa was easy to locate.
We had a wonderful stay and would definitely recommend Villa Evelyn Terrazzo. The location is perfect, just a short walk to town/ferries, and the property itself is lovely. Thank you!

We had a fabulous time in Menagio and thoroughly enjoyed staying at Villa Evelyn Terrazzo. It is a lovely modern apartment that offers lots of space for the average family. We liked the décor and especially appreciated the extra thought with washing baskets and places to put things. It was a pleasure to stay there. We found the distance into the town very convenient and easy to walk to all amenities. We would definitely consider coming again!
