Guests loved the villa for its amazing views, spacious rooms, responsive hosts, and enjoyable activities like chef dinners and sailing trips. Would highly recommend for families or groups.

Very lovely home, stunning views from the deck. Great communication with host. The place had plenty of space for two families, total of 8 people. Great to come back to a refreshing pool after a hot day and watch the sunset from the deck. We wish the place was a little bit cleaner and more maintained. Prior reviews do mention leaking shower and we have experienced it as well. One of the bedrooms had pet hair all over the sheets, likely from a cat that lives on the property. Kind of an issue of you have cat allergies. We ended up washing it ourselves in the end. Overall we were happy about our vacation stay there and would recommend it to others.

villa is very nice but check in and reception was lacking. there was a strong odour of smoke. We didn't actually have any contact with hosts until we were leaving.

Our stay was great!
We had unforgettable multi-generational holidays with dogs.
Big thanks to Pia and Giuseppe.
The private chef was also excellent!
We'll definitely come back.

My wife and I along with two other couples spent five nights in this stately villa. While the roads leading to it are full of twists, bumps and hairpin turns, upon arrival you can fully appreciate the magnificent views as well as the home’s design and attention to detail. Franco and Pia are fabulous hosts and provided prompt answers to all of our queries along with restaurant suggestions and directions when needed. One night they arranged for a talented chef to prepare an exceptional dinner with wine pairings which was a definite highlight of our stay. I should mention that this property is not close to Cinque Terre but you can get there via the train system by driving to the La Spezia station which is about 18 miles away. From there you can travel by train to all 5 villages. There is also a nearby winery (‘Ca Lunae) which produces fantastic wines and offers tours and tastings which we highly recommend. Overall, we enjoyed our stay at Villa Vernazza and created many lasting memories!

We loved this place, the pool and property are beautiful, the communication with Pia and Giuseppe was very good. We had a total of 7 people over 2 weeks. I would never stay here without a car. Parking is easy, many yummy places to eat near the villa (5 minutes), grocery store is close, train, 10 minutes. We did day trips to Lucca, Portovenere, Cinque Terre, La Spezia, Carrera marble mines, and one overnight to Santa Margherita. The kitchen is perfect, the patio is magic, the outdoor shower is where most of us wanted to shower. Views are spectacular. The pasta class and cooking night with Antonella was magic. We also loved going to the local "bars" with the locals for Appertivo, so fun.Every morning we would head out to a local bakery to get fresh croissants and donuts. We had great weather, one day of rain in 14 days. We would love to return some day. Khalifa is the property on site manager and he is takes care of the grounds and pool and keeps it looking pristine.

The Villa was exactly as we expected only more so! Pia and Giovanni couldn't have been more welcoming and the Villa felt very homely and relaxing in its eclectic fabulous decor. We felt at home right away which was good as we were there for four weeks! We had family and friends stay at different times and all felt relaxed and enjoyed themselves either swimming in the huge lovely pool( which has a diving board) or doing basketball hoops or playing table tennis. There a masses of room so you don't feel on top of each other . Some of us did some sightseeing but the views and sunsets from the villa whilst having a barbecue or taking advantage of the chef and cooking lessons created some fabulous memories. Our hosts and concierge , Khalifa, were brilliant and answered any queries very quickly. I can't recommend highly enough !

We thoroughly enjoyed our time at the villa. Giuseppe and Pia were wonderful hosts and the concierge Kalifa was a bonus we were not expecting. Would stay again!

We spent a week in late May in this beautiful Villa. We really enjoyed the amazing views of the valley, surrounding mountains and the sea! The villa is very private with no close neighbors, a wonderful private pool, garden, fresh herbs and an olive grove. Giuseppe was a wonderful host who gave us great recommendations for excursions, shopping and dining.

I booked this beautiful villa to celebrate my Birthday with friends & family. 10 of us plus my 2 year old grandaughter. The hosts - Giuseppe and Pia booked a local Restaurant for us prior to our trip and the evening of our first day there we hired their Chef to cook for us at the villa, which was just perfect. We didn't hire any cars so it was really helpful that the Concierge drove us to the local supermarket to stock up with supplies and also to & from the local train station- Sarzana on a few occasions. We spent one day relaxing by the pool which was perfect. The location is remote but less than 10 min drive to Sarzana. Taxi @€20 and Taxi to La Spezia @€40/€50. Stunning views and lovely walks locally. Can't wait to go back!!!

The villa was a dream come true! A breathtaking setting and 5-star accommodations. Pia and G. we’re incredible hosts! We would stay here again in a second.

We just had our family reunion at Giuseppe’s villa. It was amazing and the house worked very well for my dad (81) to my youngest daughter (5). The clean pool kept the kids entertained while the adults had a drink on the many decks. The location is great with good takeout food and local markets within 5min driving distance and the beach 15min away. There also is a nice historic castle and village right above the villa. Giuseppe was very helpful and replied to my many questions within 5mins. We loved it.

We spent one week in the villa and had a wonderful time. It's perfect for groups or families, with a huge pool and spacious terasse, on which we enjoyed beautiful sunsets. Giuseppe and his wife Pia are great hosts and even arranged a marvellous sailing day trip around Porto Venere, thank you very much!

The house was beautiful, well decorated and very high quality. The grounds were well maintained although we didn't use the pool since it was winter. The groundskeeper that lived below the home was very sweet and responsive to our needs. The owners were very communicative and stopped by to meet us in person and offer their help. It was easy to get to nearby towns such as Pisa, Modena, Cinque Terra and more. Our third trip to Italy and this house didn't disappoint. I would highly recommend it.

Our family of 11 covering three generations truly loved our time at the villa.
During an extremely hot week in Italy (and all of Europe) the large and very clean pool and air conditioned bedrooms were very welcome.
The views of the sea, mountains and valley are spectacular.
The location is convenient for day trips, with Sarzanna being a charming town to eat and walk around.
We also enjoyed the wine tasting nearby.
Sheila was very helpful in fine tuning our time.
The villa was every thing we hoped for.

This villa has amazing views from the patio and master bedroom. The villa had ample space for our 10 guests. Pia and Franco were so helpful and quickly responded when needed! They planned a private boat tour with Isabella and a cooking class with chef Antoinette in our villa. Both were highlights of our trip! Would definitely recommend this villa!

When we arrived, 9 ladies from Canada, the villa took our breath away. Its interesting architecture and hidden gems kept us intrigued from the very beginning to the end of our stay. The villa had everything we needed to start off our vacation. Pia and Franco were amazing in every way in trying to make our stay comfortable. We hired a driver almost full time that was recommended by Pia and he was fantastic. Always on time and in a cheery mood. He also offers pre-organized trips as well. Although he speaks no English, we managed with a telephone app that translated. Keep in mind you do need a vehicle for this property.
One evening we hired Chef Antonella, also recommended by Pia and Franco to cook us up a meal at the villa. It was wonderful. We chose the menu in advance and we were not disappointed.
The pool was refreshing along with a wonderful outdoor shower, which we did use. There is a washing machine but no dryer. They do have a great set up to dry the cloths outside. The bedrooms were spacious and quite soundproof.
We had dinner at the local restaurant called La Valle. It was excellent and we could walk there. This was the only restaurant we could walk to besides the one in the old town (uphill). Unfortunately we could not get a table for 9. Another great restaurant for pizza (the best) and other Italian delights (I had lamb) is in the town of Castelnuovo called Napoli e Pepe. Both these restaurants are a little on the rustic side but great service and well priced.
I'm sure I speak for all 9 of us; we would highly recommend this villa for large groups. Thanks again Pia and Franco.

we were 10 people and spent a lovely week in this wonderful villa! the view is really amazing and the balcony is exactly as on the pictures if not even better! the house is really cosy and comfortable! the swimming pool area has sun the whole day from morning to late afternoon.
Pia can is very kind and always available for any kind of help, the area is simple but nice with beautiful village to visit, nice heels from where you can enjoy the view of the sea and also some beach with sand.
generally we were very happy and warmly suggest this house especially for families or group of friends.
some notes to remark even if small i think is correct to highlight: the bathroom of yellow room needs to be checked because the water pression is too low and several times it wasn't possible to take a shower. the big sofa in the living room is very comfortable but need to be cleaned deeper.

My family of nine just spent a wonderful, relaxing week at Villa Vernazza. I spent a long time researching villas in the area, looking for the perfect one. I found it! The setting of the villa is lovely. We enjoyed every moment, day or night, spent on the veranda looking out at the mountains, sea, and countryside. There was ample space and seating for everyone. I loved being able to look up at the lit-up tower at Castelnuovo Magra every night. The pool area is gorgeous, with more ample seating for everyone. The shower with the solar hot water tank was an added bonus that we all appreciated. The patios around the pool are charming and nicely landscaped. I enjoyed just walking around the villa and taking in the fresh scents and sights. The villa itself is beautifully decorated and each room is lovely. Everyone had plenty of space and enjoyed their ensuite bathrooms. My husband and I stayed in the master bedroom and what a treat that was! The view out of the two walls of windows is amazing!
The location of the villa is unbeatable. We easily accessed numerous different activities/towns. We had two rental cars. One day, some in our party drove to the closest beach and said it was less than 10 minutes away. Another day, a carload of us made the short, hour drive to Florence. One day, we all went to the Carrara marble quarry/tour. We highly recommend that!! One day, we drove to the Sarzana train station and took a train to the Cinque Terre region (with a change at La Spezia Centrale station). We hiked between Vernazza and Monterosso. The beauty here is unsurpassed. All visitors to Villa Vernazza should go to Cinque Terre. On our departure from the villa, we had a short drive (50 minuted) to Lucca, where we stayed for two days. The villa is also very close to Pisa. We enjoyed a couple jaunts up to Castelnuovo Magra. What a beautiful little village! We recommend going up there to visit a cafe, restaurant, or the tower. A highlight of our trip that we will never forget is the meal/cooking class put on at the villa by Antonella. We learned how to prepare several different appetizers, as well as eat an assortment of bruschetta, another yummy appetizer, two pasta main dishes, a second plate of a flakey, salmon pastry, followed by the best tiramisu, all served with a couple bottles of wine. It was dreamy; the best night at the villa!
Pia and Franco were gracious and helpful. They answered all our questions and were expert with the villa upkeep. Thank you! ❤️

Whenever one visits a beautiful home one can admire its setting, its decor, furniture, ornaments etc but to be given the keys is something extra special and was very much appreciated by all nine of us. The moment one arrives the spectacular views across the valley intoxicate and breakfasts and morning coffee take on a whole new meaning with such a view. The living areas are many and spacious with room for all the family to spread out and even take a break from each other if needed. The spectacular master bedroom could come from a luxury bedroom magazine and the other rooms, although with less spectacular views, are delightfully different and very homely. With ensuite bathrooms and aircon in each bedroom we were more than happy and the pool was just the touch of luxury we all needed for this family break. The villa is obviously a home for Pia and Franco who couldn’t have done more to make our stay a success. From the comprehensive welcome and tour of the house to help either in person or via WhatsApp they were the ideal hosts.
A few helpful suggestions:
Franco is happy to take a cheque for the damage deposit so take one with you to save using all your cash.
This is a villa that needs a car. Although there is the availability of an 8 seat taxi we were charged €60 for the ten minute drive from the station which we felt was exorbitant and put us off using the taxi again.
Take a train. The Italian train system is easy to navigate (English instructions and announcements abound) and is really good value compared to British Rail and there is a FREE car park at Sarzana station.
We loved this villa and we would thoroughly recommend a stay here. Thank you Pia and Franco!

We traveled with 3 families. The villa was perfect for our size group. We had 13 people. The villa was extremely clean, and modern with rustic charm. The kitchen was perfectly equipped and the view was amazing. We were there in early April when it was quite cold, but the large veranda would be amazing for summer evenings, and the pool would be amazing as well!! The wi-fi isn't great, but that was our only complaint. The driveway is extremely steep and windy, but it wasn't a problem...that's what you get when you rent a house with a spectacular view. Pia and Franco were wonderful as well. They even arranged a chef to come in and cook us a typical Italian meal. Would definitely rent again.

I am slow to send reviews, but on this occasion I need to express how wonderful our holiday was, due to the amazing accommodation and the beautiful hospitality of Pia and Franco. We booked this holiday for our mum's 60th birthday in March/April and from the moment we contacted Pia and Franco we knew they were special people.
They were so accommodating and willing to help make our holiday special. We were the first guests to stay at the villa without a car; Pia and Franco arranged our transfer from Sarzana station to the villa, our trip to Florence and had helpful tips to visit elsewhere.
When we first arrived at the villa we were blown away by it. It is a beautiful place. The pictures, whilst closely accurate, cannot do it justice. The property is large, but more than big enough to accommodate the 8 of us (6 adults, 2 children), 4 bedrooms on two floors each of which have bathrooms, a large kitchen and a huge lounge dining room with ceiling to floor glass sliding doors leading to the wrap around terrace, with another dining table and the amazing views over Sarzana. There is a pool and more than enough lounge chairs to accommodate. This is a home away from home. Not like a bland rental accommodation at all, but with art and pieces which would fit perfectly well in any tastefully decorated home. And can we mention the views - absolutely breathtaking! A little walk up the hill from the villa is the town of Castlenova Magra, which has a real castle which you can see from most points in Sarzana, well worth a trip.
We confess that we fell in love with Pia and Franco a little bit - they are truly amazing people. They helped to organise flowers for my mum and sister's birthday (both in the same week), the wine tasting at Lunae vineyard for mum's birthday, a cooking class for my siter's birthday with the unbelievably talented professional chef Antonella, who was so bubbly and Italian she made the class so enjoyable. And Pia stayed to translate which was also amazing! A trip to Florence and enquiries on how to get to the beach. All of this done with smiles on their faces, nothing was too much to ask, but we were weary not to take (too much) advantage of their generosity!
Honestly, if you are looking for a peaceful, relaxing holiday in wonderfully beautiful surroundings in Sarzana look no further - this is it.
Thank you Pia and Franco!!!

The villa did what is said on the tin (an English term sorry)e.g. it was as advertised and the whole family loved staying there, so much so nobody wanted to leave. A car is a must for this villa though as it is secluded and up a steep hill with two sharp bends, but that suited us fine as we had driven from England so could easily get up and down when we needed shopping or the rare trip out. In fact, we hardly went out other than to shop in the whole two weeks as the villa and grounds are just so relaxing and inviting + the pool area away from the house is nice too as you have plenty of space to split into groups or an area for even more seclusion if you want it. Cot and high chair were provided for us and we brought our own long Mothercare gates to make sure Isabelle (23 months) couldn't escape the veranda area which is idyllic by the way. The owners speaking English also helped us no end as we spoke no Italian at all. They are very helpful and always willing to answer questions or give advice on things to do and where to go if you want it. I would be very surprised if anybody comes away from staying here disappointed. We will book again.
