Welcome to your private second-floor haven in a beautifully restored duplex! This unit features two bedrooms with king beds and luxury linens, plus a pull-out couch in the living room and one bathroom. Relax on your private porch and enjoy off-street parking. Located just a few blocks from KU Med Center and the unique 39th Street Shopping District, you'll find restaurants, shops, coffee houses, and museums right nearby. Managed by Karat Vacation Rental Management.
This is a 2nd-floor unit of a duplex. There is a flight of stairs up to the unit. Once inside you'll find a living room, dining space, two bedrooms both with king-size beds, a full bath with a shower, and a full kitchen.
During your stay, you'll have full access to your unit and the amenities offered.
Pets are welcome for a nominal pet fee -$40 per pet. $100 per pet for long-term stays.
Pets must be crated while unsupervised, house trained, and are not allowed on the furniture or in the beds.
No parties or gatherings.
The number of people in the unit may not exceed the guest count on the reservation unless special permission has been granted. This extends to the building amenities as well.

Streets are hard to navigate as they are very narrow and neighborhood is a little iffy.

We met friends in Kansas City for new years and had a great stay with Lance! The unit was convenient for doing things around the city and had great restaurants and things nearby. The furniture and beds were comfortable and the decor seemed lovingly chosen by the host. Host also checked in regularly in case we needed anything. Thanks for having us!

I was surprised by all the positive review so felt like I needed to speak some truth into the property. If your looking for a comfortable bed to sleep, and don’t care about anything else this is the property for you. The property was clean minus the black mold in the shower. The neighborhood is pretty sketchy to the point I found it hard to sleep. It could have been the trains noises, squeaky fan or cars blasting their music that also contributed to my lack of sleep. Positives are comfortable beds, property manager was easy to get ahold of, and it was clean minus the mold.

Perfect home for our little family! We ate at a Pizza place near by called Ariego; yummy food and great service. Starbucks on 39th was very friendly.
Property Manager messaged us about having guests on Saturday. We were a little rowdy cheering for football (TCU vs. UT), but we had no guests. They expect you to be quiet by 8:30. Also, the place is spacious, so our two year old was able to get his wiggles out, even though they expect you to be quiet for the unit on the first floor. Overall, a great fit for our family.

This was a "pleasure trip" to the KC area. It was for a 3 mid-week night's stay during the middle of April 2022. I made the reservation several months in advance. As advertised, the first thing we noticed & appreciated was our designated off-street parking space. Entering the front door, using the door code, was easy, but there is a DEADBOLT NEEDED on the inside of the door---for added security. The next thing I noticed was the many "dirty stairs" leading to our upstairs dwelling. Upon reaching the living quarters, the "round" table & chairs that is featured in the pictures has been "replaced" by a sizable rectangular table & 4 chairs. A vast improvement!!! Great size for dining or storing all extra belongings. We had no need for the "stack washer & dryer", but the addition of that appliance is a plus. The LIVING ROOM area was spacious with very comfortable seating for at least 6 people. And, of course, one of the couches folds out into a bed---with the linens housed in the closet with the washer/dryer. Loved the couch pillows, spacious coffee table, end tables, and the window blinds & insulated room darkening curtains on the many windows. The laminate floors throughout the dwelling were great for cleanliness purposes. The BATHROOM has 1 of the round gold wall mirrors missing---it needs to be replaced by a "long mirror" for "short people". The shower curtain is gone---replaced by a glass door. The shower/shower-head is GREAT. There was an AMPLE AMOUNT of toilet paper, towels & wash cloths. Several were placed on the shelving above the toilet & more were found in the hall linen closet. Because the counter surrounding the bathroom sink is so inadequate, another shelf needs to be installed above the toilet for the placement of additional toilet articles. Each BEDROOM has a very comfortable K-size bed, nice linens & 4 different pillows to choose from. I also appreciated each bedroom's 2 night stands with lamps, a single bedroom chair, spacious closets & a full length mirror. We BOTH missed a luggage stand, however. The blinds & insulated, room darkening curtains were AWESOME! They TOTALLY BLOCKED OUT all exterior light---which I love!!! We ate all our meals elsewhere, so the only things we used in the KITCHEN was 2 glasses, the coffee pot & the refrigerator/freezer. The April temperatures were not conducive to using the deck off the kitchen, but in nicer weather that would have been nice. I would recommend this condo to others.

After we had checked in to the property at 4:30pm we had the prior guests punch in the same code and barge in on us demanding their belongings at 6:00pm, which apparently was in garbage bags outside of property. They were very rude and thought we had their belongings. It was difficult to get them to leave so I did say I would call the police so they can handle the situation. They should change the punch in code for every guest but did not. Not secure location for valuables or safety. My kids and family didn’t feel safe here after that. The owner did have someone change the code but it was not a lockbox just a 4 digit code that anyone can punch in.
The unit below had Lots of people coming in and out of this property all hours day and night that woke us up repeatedly. There are several people that apparently work here day and night that we discovered when someone blocked our car in so we couldn’t get out. There were knocks at the door at 12:30am and 1:30am on a Monday night that were aware to me that woke me up and noises of people in and out of units below all hours day and night. If you want some rest here you probably will not get it if your easily awakened by noise. The area itself is run down but close to nice area. The place was clean except for the fridge where previous guests left old drinks in fridge. I personally would never stay here again.

-Neighborhood is very old with a lot of run down homes around this unit, so property doesn't show well based on first impressions only (keep in mind interior is very nice)
-Walls are quite thin, so you will hear all outside noises (people, cars, helicopters, dogs, etc.) and people talking in the unit beneath you (I did see a noise machine in the unit that may help some).
-I would recommended updating the hot water heater. You really can't make it through one shower without it starting to get cold (I do not take overly hot showers).
Overall, I would recommend this unit to someone looking for something right outside the city at a good rental price.
