Located in the heart of the traditional maritime town of Wells-next-the-Sea, this attractive spacious red brick property is within walking distance of the bustling harbour, fantastic pubs and restaurants, and a flurry of shops. With comfortable contemporary styling throughout, Kipling House perfectly embodies modern coastal living. Boasting two parking spaces, this hideaway is well-equipped to receive families and friends.
Convenient for storing boots, and buckets and spades, the property is entered via a lobby. Leading to a grand entrance hall, the ground floor comprises of a combined kitchen and dining area, and an inviting sitting room. Featuring a large arch window with views of The Glebe, the well-equipped kitchen is light and bright, boasting a Range cooker, and ample cupboard and worktop space. Enthusiastic chefs will love rustling up a delicious meal made from the areas delicious local produce. Seating for up to eight guests is provided by the charming dining table. Perfect for gathering together over breakfast to plan the day ahead, or for sharing food, wine and conversation long into the evening. Separated by an arch way, the adjacent sitting room offers ample comfortable seating appointed around a gas wood burning stove. The deep sofas are perfect for nestling into after a day spent in the big outdoors as warmth and ambient light fill the room. Large arched french doors lead onto the fully enclosed rear garden. On warm days, invite the outside in and let the fresh sea air drift through. For guests seeking a bit of privacy, an additional snug provides a quiet place to read or enjoy a film. Thoughtfully curated, the ground floor features quirky and artistic coastal inspired curiosities.
Ascend the glass balustrade staircase to arrive on the first floor. The master bedroom hosts a magnificent wooden sleigh double bed, and is served by a contemporary shower room featuring walk-in shower with copper effect tiles. Bedroom two hosts a modern four poster double bed, and is served by en suite shower room. Wrought iron twin beds are provided by bedroom three, and a double bed boasting sea views is offered by bedroom four. These bedrooms are served by a spacious family bathroom featuring a large bath with shower over. All bedrooms have been decorated in a maritime inspired colour palette, with beds dressed in good quality linens and sumptuous soft furnishings to ensure that guests experience a much-needed restorative deep sleep.
Outside, the large walled courtyard garden is fully enclosed making it a safe place for supervised children and dogs to play. With an outdoor dining table and accompanying barbecue, guests are encouraged to revel in the sun, enjoying al fresco dining and time spent together. Situated in a quiet corner of the garden, a charming pagoda makes an idyllic spot to share a tranquil moment, and perhaps a carafe of wine. Close to the beautiful Wells harbour, guests can enjoy the sight and sounds of the sea from the rear garden. Tucked away on a side street, this hideaway offers peace and quiet away from hubbub of the town centre, and retains the convenience of all amenities being within walking distance. Parking for two or three cars, depending on the vehicle size, is available on the gravel driveway to the front of the property.

The property was well laid out / modern and clean, it provided everything that three generations of our family and GSD required for a relaxing and enjoyable week. You can park the cars and not move them again until you leave.
There are plenty of things to do and places to eat, there are excellent walks to the beach / woods or follow the track past the boat yard towards Holkham.
The house is in the best position that we have stayed in Wells, especially for my father due to challenges with walking long distances, he was able to get to the harbour easily, sit at a local café and watch the world go by.
A visit to Walsingham is a must to visit the Abbey and and especially our lady of Walsingham.
We will certainly be back.

Excellent comfortable house
Very clean and comfortable. Excellent position close to shops and pubs. Very quiet location. Nice big lobby for dirty shoes and boots. Grandchildren loved the beach and going crabbing.

Perfect house for all my family
Perfect location just a few minutes walk to the quayside. Kipling House was just perfect for the children and grandchildren. The on suits were a godsend, made life easy.
Parking for three cars with a bit of careful manoeuvring. Garden was great for a barbecue plenty of seating.

Bramford Boomer’s
The Boomer’s consists four couples, with an age range of 66 to 74. We all love walking when we visit Norfolk. Kipling house was excellent, clean and comfortable and very well presented, in a great location in Wells close to all shops, pub’s and restaurants. All the walks were stunning on the north Norfolk coast. Thank you for providing great accommodation

Comfortable house, excellent location.
Fantastic location - just 30 yards from the main street yet the rear patio area nice and peaceful and excellent for BBQ.
House very airy and comfortable, having two living rooms brilliant for watching TV/DVD's for all the families' needs.
Well equipped kitchen and nice big lobby area for roof racks, coats, shoes, bikes, etc.
BBQ a good size and very easy to use.
Only one minor point and it is very minor - a couple of recliners in the back garden to relax on away from the madding crowd
would be the icing on the cake !
We would definitely consider returning to the Kipling House in the future.

Fantastic family holiday house in great location
Arrived at Kipling House to find fresh cakes for 8. A welcome start to the holiday after a long journey, and a lovely touch. The house was great for us, 3 generations of a family and a dog. Plenty of bathrooms, well equipped kitchen, space to spread out, and very comfy beds. Parking for 3 car was a bonus. Being close to town for fresh ingredients, and fish & chips was great.
This was a first visit for us all to Wells next the sea, what a lovely place, the beach and coast line are stunning.

Perfect location
We had a wonderful week at Kipling house, great for our dog and 12 twelve year olds.
We loved being able to walk out the back gate and be in Wells harbour. Fetching crab and lobster from the ladies on the quay a real bonus.
House perfect for 8 and we will definitely be back.
