I ordered the double room with two beds and I asked to be given the sheets for both! I was told that we both want to be on the same bed it was unbearable noise! dirty and smell bad

I have recordings of the flipping noise of staff from minute I got there till well after 2am never again no respect what so ever walls are paper thin area is as rough as anything bathroom is a death trap how that would pass an inspection is beyond me

we had booked 2 rooms through booking.com and the day before we were due to stay my daughter had a message to say they were cancelling our booking due to being overbooked.
there was still a room on booking.com but it was much more expensive than we had paid. we are still waiting for a refund. we have been told by local people this happens all the time.

Great location for a function at the football club. All I needed was a bed for the night, and this provided what was required. Even though it was pretty "functional", it was spotlessly clean and well maintained.
I had to phone the place to find out how to get in - there's a Ring doorbell, but it's tucked up at the top of the doorframe out of sight (and out of reach for many people I would assume). The room was small and a bit cramped with 2 beds in it, but as I was only using it as a bed for the night it didn't make much difference.

There is no breakfast included it's just somewhere to sleep and the photo of the room is completely misleading.
Also the step going into the communal shower room is dangerous I tripped on it a few times.
It was cold and the bed was uncomfortable with only a thin duvet

Seems a very strange overall place.
Unsure on how to get into the guest house as there is just a black door.
Seemed more of a hostel than a guest house.
No one to meet and great except a young male whom I believe perm lives at the house
Was clean but not overly clean. Mold in bathroom, plug socket coming away from wall. Wires from tv appliance dangling down the wall including extension. Corner shower far too small. Not very good value for money, area where guest house was is in a very rough and criminal area.

The bath room was a cupboard with a shower toilet and a very small basin I did not feel safe in the property the only way I could put this it would be ok if you were a lady of the night

Location was easily accessible and walking distance to the town centre and bus station.
Damien, the manager was also very helpful and made my stay as comfortable as possible.
The private bathroom was not quite up to standard. The fire alarm kept being triggered most especially at night.

The property was dirty. It smelt like cigarettes. was not worth the £173 at all. The shower was a tiny wet room with the toilet and sink.

The location for Towneley Park, which is where wd were going, was ideal.
Our room wasnt ready on arrival although i had requested an early check in several times.
Once in our room it was what we expected for the money, although the toilet area was an experience! It was en suite but up 2 steps and too narrow for use really but this still was just something to laugh about.
Unfortunately, when we came back to our room after a brilliant day at Towneley Park festival the door was open and 2 bottles of smirnoff vodka were missing. Your staff member answered our call and attended immediately and said that the owner would check the cctv. That was the last we saw of him although he bobbed his head out from the communal kitchen the next morning he just disappeared after that with no feedback as to the cctv footage.
We were in room 6 and the noise coming from room 5 was horrendous! There was approximately 8 people in there! On seeing a glimpse into their room it was blatantly obvious that they were not there for the evening and were living there. The mess, the xbox and personal belongings such as games console were just a few of the reasons. Their guests and them were removed from the property only for a couple to return at approx 3am and wake us all up again.
We didn't expect 5 star for the money we paid of course, and the response to our initial complaint was satisfactory, but we didn't expect to have our privacy invaded, be robbed or to be kept awake by guest house residents!

lovely little place to stay, central for where we were going and lots of parking available, staff were lovely and explained everything to us and we had no problems, ideal central location if visiting Burnley.

Damian the staff was super helpful, kind and very handy. Helped me with my luggage and explained everything about how it works in the guest house.
Extremely small bathroom, no fridge in the room and water in the shower was always hot no matter what I did...

Absolutely nothing
We stayed here with our little boy, it was absolutely awful, and Someone stole my purse and money as the rooms were not secure and was open, When we Asked they said there was nothing they could do and that they had found my purse empty, then someone had attempted to go shopping with my card and my sons healthy start card. Would not recommend this place to anyone To stay unless you are homeless and need a quick place to stay as that is the standards of the place
