A lovely old fisherman's cottage just bursting with character and charm only minutes away from the quay and the heart of this popular seaside town.
Harbour View Cottage is a delightfully cosy and inviting 300-year old fisherman's cottage tucked away in a quiet loke set back from the quay. With beams made from the masts of old fishing boats, original wooden and tiled floors, a reclaimed pantile hearth, latch doors and steep Norfolk winder stairs to both floors, you can step back in time and let your imagination wander to Wells days gone by. But, don't worry, when you drift back to the present, you will find all mod cons, including WiFi, central heating and Sky TV! You can catch a glimpse of the Quay and sea from the bedrooms, there is a lovely sunny and private terraced garden to relax in and the availability of off road parking - on a first come, first served basis. Once you are parked, you don't really need your car, because everything is within walking distance and, if you want to venture further afield, just catch the Coasthopper bus that regularly stops in the town all year round.
This two bedroom character cottage is set over three floors, and a very comfortable and secret hideaway that will appeal to all kinds of holiday makers - families, walkers, bird watchers, couples and friends - at any time of the year.

Had a lovely stay in December which allowed us to see the Cromer & Thursford Christmas shows. Cottage is lovely, in a perfect location for exploring the area and Wells-next-to-the sea is a great town with beautiful walks and lots of eating places and shops. Would highly recommend. You must take note though that the stairs are steep so definitely not for those who struggle with stairs.

Delightful cottages clean and tidy. However couldn’t use garden due to roof being mended next door. Parking can be difficult so once we got space never moved from there. Cottages has everything you could wish for. Stairs are extremely steep could do with second rail on left at top of first flight as there was on second . Would love to visit again when there is no building work going on.

Great place in a great place
A great cottage in a Wells.
The stairs are not a problem. The bed's great comfort. Warm throughout. Everything you needed worked well.
The view from the top bedroom was great.
Great service from the letting company and a superb stay. Would definitely go back.

Cosy cottage with great location
Perfect for a long or short stay. Very cosy and is well equipped. Cottage is in a great location for local shops, coastal walks and wild life. Marshes great for bird watchers. Parking is limited due to other cottage users poor parking not leaving space.
Would definitely stay here again

A winter holiday by the sea in Norfolk
Harbour View Cottage is convenient for a stay in Wells next the Sea near the Quay tucked away in a small courtyard. An old fisherman’s cottage which has all modern conveniences but retains its character- a rare find! Perfect for our December holiday, cosy, comfy and quiet. (Owing to the traditional Norfolk ‘Winder’ stairs the property is not suitable for young children, disabled and elderly guests.)

Cost quaint cottage in good location
Lovely cottage full of character and in a good location just off the Quay. The cottage was comfortable and had all that we needed including a washing machine.
Parking can be tricky- we had 2 cars and parked one behind the other to avoid being blocked in.

Short break
Fantastic position for a short break in Wells. Norfolk hideaways very helpful and acted promptly when the key was not where it should be. Cottage is cosy and comfortable - could use a bit of TLC in the kitchen to fix cupboards and few of kitchen equipment - but not enough to spoil the stay - would recommend.

Little gem!!
Me and my fiancé stayed in this beautiful little fisherman’s cottage at the end of September for a week. We was greeted upon entering the cottage with a lovely welcome pack-bread,milk,bacon,butter,eggs,box of maltesers and a bottle of my favourite Wine!!! Fantastic location and had no problems with parking. Had a great week only downside we couldn’t get the heating to work. But this wouldn’t put us of from booking again.

Falls short in key areas
A number of items were in need of attention e.g. constantly running tap, dirty toothbrush holder and broken soap dish in bathroom. Kitchen cupboard doors threatening to fall off. Mattresses very uncomfortable. Garden needed weeding. One setter had dirty black marks on seat cushion. Impossible to get up in the night for toilet without waking others because of the very noisy loose floorboards. Upstairs bed had sand in it suggesting bedding hadn't been changed. Storage cupboards for iron and ironing board were full of junk and dusty. Location is good being close to the front but you cannot rely on being able to park. Long stay car park approx half mile away cost us £28 for the 7 days. Overall, disappointing accommodation. Will go to Wells again but will stay elsewhere. Lots of alternatives available.

An enjoyable stay
Thoroughly enjoyable stay in Wells and not let down by this cute little cottage. The parking was as expected and a little hit and miss however the local authority car parks were close by. The stairs were as described and definately not for everyone.
That said, we would certainly consider staying here again in the future.

A lovely cosy cottage ideally situated
The cottage was ready on time and was a lovely place to stay with my 2 children for a week. I parked the car and left it for the week, with the cottage being ideally located to explore all the amenities of Wells on foot.

Lovely cottage
The cottage is very cosy and comfortable although be warned the stairs are steep. Location is amazing - almost immediately at the beginning of the quay so you are right in the heart of delightful wells. All creature comforts available at the cottage - 2nd visit for me and it was as good as the first. Would recommend

Smart cottage, shame about the beds
Harbour view is smart, well equipped and well positioned. It also has excellent central heating - important for us as we visited in December. It is tucked away, so you have all of the advantages of being almost on the harbour, but less noise.
Sadly though, the cottage is lacking in comfort. The mattresses are horrible - both of us could feel the springs clearly and it seemed if I lay one way a spring would get me in the hip, but if I moved a different spring would be digging me in the ribs. This was true for all the beds, and my husband had the same problem. In addition, in the twin room, the pillows were thin and hard. Not pleasant! And rather surprising given the thought paid to decoration and equipping both downstairs and in the master room. The fitted sheets in the twin room were too big for the bed, also. We also found the curtains in both rooms, again especially the twin, to be inadequate for blocking the very bright lights which shine on the harbour at night. Overall neither of us slept well the entire week.
Bare boards are all very well in the summer, not so great in the winter. There are no rugs anywhere and the cottage would be vastly improved by their addition. And of course the bare boards also mean noise - with one bedroom directly over the other anyone sleeping on the first floor is inevitably disturbed by those on the second.
Downstairs the cottage is open plan and smart. The sofas are ok - two, Queen Anne style - so long as you like to always sit upright - no lounging, they are too small. There is a garden, but this looked messy an ill kempt - not in a typical December way, it just looked as if it hadnt been touched for a long time, whereas the neighbouring gardens were tidy and clearly regularly attended.
As I said this is a smart warm cottage, in a good position, but we would not recommend it unless you are impervious to bed springs and noisy floorboards!

Cosy but Quirky....
Harbour View is a very cosy and quirky cottage... You`ll chuckle or weep as you climb the Norfolk winder stairs.., a task even for the most ardent keep fitter..! But that is all part of this great cottage`s character... If you`ve never stayed in Wells-next-the-Sea then try here first as you`ll not be disappointed at all... Very well equipped and well furnished, we thought that the owners had done a great job, also if you do have children with you then there`s plenty for them too, even crab lines in the shed..!
It`s in a superb location, only a couple of minutes walk to all the amenities on Staithe Street, baker, butcher, greengrocer all of them selling excellent local produce..!!
