Both forms state that any noise complaints, mischievous activity, disrespect of staff and/or other guests or not following property rules will result in immediate eviction with zero refund. Lake access varies depending on the  season, the lake is generally high enough to access starting mid-June and starts to drain around October. There is year-round beach access 200' from the property at the Ranger Station.
