About this cottage rental
This charming early century cottage is the perfect blend of original features and modern conveniences. The hosts at Blacksmiths have just completed a facelift including recruiting a new specialist cleaning team so guests can look forward to a comfortable stay.
The large kitchen is furnished with everything you will need to comfortably self-cater during your stay. The kitchen includes oven, hob, freezer, fridge, dishwasher, microwave, toaster, kettle, washing machine and tumble dryer. There is a comfortable seating area overlooking the well maintained and tranquil garden. On warmer days there is a BBQ outside with plenty of outside seating and a shed at the bottom of the garden where you can store your bikes.
At the front of the house is a large cosy living area with a TV and a wood burner, the perfect room to snuggle down after a day of walking around Bosham harbour or even shopping in the nearby Chichester city centre.
This property has 4 bedrooms, a master bedroom with a super king bed and a shower room en suite, 2 king size rooms and a bunk bed room with an extra pull out bed. The family bathroom is on the top floor and has a bath and separate shower.
There is plenty of parking for two cars. Wifi is available.

The house is situated to the east of Bosham which is a quaint village on the Hampshire/Sussex boarder. From the house you can walk to the shore within a few minutes passing through the village itself which is charming and has a collection of sweet little independent shops and two wonderful pubs, The Barclay Arms and The Anchor Bleu which are well worth a try.
If you venture into Chichester you will find a wonderful array of both independent and high street shops and boutiques. If you really fancy a treat book yourself a table at Purchases for a fabulous meal or just cocktails.
For a great day out you can easily reach Portsmouth Historic Dockyard or The Weald and Downland Open Air Museum, home of BBC's The Repair Shop, both places are great fun for any age group. There is outlet shopping, cinema complex and bowling at GunWharf Quays which you can easily reach by car or train from Emsworth. For something a little different you can book seal watching boat trips from Hayling Island or hire kayaks from Emsworth Marina.
Access to the races and Goodwood Motor Circuit is really easy from Emsworth making Brook House the perfect location for when you are attending The Festival of Speed, Glorious Goodwood or The Revival.

The positives: Comfortable cottage in the quiet village of Bosham. 15 min walk to Bosham harbour which is very scenic. Good location for visiting Chichester, Arundel and beaches. One min walk to village pub. Plenty of space in the cottage and a pretty garden backing on to playing fields.
The negatives were as follows: the cottage wasn’t very clean on arrival. Bed linen dirty, towels old and stained with brown streaks, dust, cobwebs and spiders in every room. The gas hob was very dangerous, wouldn’t ignite and when it did, the flame would suddenly go out. Needs a service and thorough clean. Kitchen bin full of previous tenant’s food and not emptied. No bin bags available, no instructions in the folder on what to do in an emergency, eg. Nearest hospital or Dr’s surgery.
We phoned the cleaning company on arrival to change the bed linen which they did but shouldn’t this have been done beforehand?
On the whole, I think the owner should be made aware of the issues as this could have been a lovely cottage with a little more thought and care.

Just had the most wonderful stay at Blacksmiths Cottage. The house was immaculately clean, very well maintained, spacious (enough for two families), warm and cosy and the beds and sofas were super comfy. The kitchen had everything needed for a pleasant stay, we literally didn’t need anything! It was nice to see the housekeeper also left her number on the blackboard should we need her! The garden was lovely and private and backs on to a quiet playing field which was a welcome surprise for kids!
The house is also superbly located in a very quiet and peaceful sailing village in Old Bosham and a short walk away from the beautiful idillic estuary. When the tide is in the views are phenomenal. Loads of lovely walks to do as well!
We ate at the Berkeley Arms & Anchor Bleu which were both very welcoming and dog friendly too, they even cooked them meals! For a bit of top nosh also try the MillFarm hotel too. The property is very close to GoodWood, the cathedral city of Chichester and the West & East Wittering beaches so plenty of things to thoroughly enjoy. Everything we needed was in the welcome pack or available online. Communication with Henry Adams was very professional and flowed easily.
Would highly recommend and we’re very much looking forward to visiting again when we’re in the area.

We stayed in this house several years ago and it was lovely. It is a shame that it is being left to deteriorate by lax cleaning and lack of maintenance. It seemed to us that the cleaners do the bare minimum of a quick wipe over of the main surfaces and that everything else has been left for months, or maybe years. We had to wash the cutlery tray ourselves before we could use it and discovered that the drawer underneath was full of crud. The oven hasn't been cleaned for a long time. The bins were covered in muck. The inside of the fridge and freezer had a layer of dirt. All the doors and skirting boards, radiators, windowsills and stairs were covered in layers of dust. The hoover hasn't been under the bed for a long time. The fireplaces were filthy, as were the drawers in the divan. There were cobwebs in all the corners and on ornaments. It all needs a serious deep-clean. As far as maintenance goes, there were several things broken or needing attention, such as the downstairs toilet seat, one of the blinds in the bedroom, the light over the shower and the paintwork everywhere. Some things were rusty, such as the light over the dining table and several door hinges. Some of the windows were draughty, despite being double-glazed. The floorboards upstairs were loose and broken, especially in the landing and the children's bedroom.

Kerry the cleaner was the most helpful wonderful lady; who ensure the home beautiful clean, Christmas decs for the children and helpful via text, cottage was beautiful, everything you need for a holiday home! Beds were super comfy! Kitchen was fully kitted :) we couldn’t have asked for a better home for your stay x

We had a great time at Blacksmith's Cottage in Bosham. The cottage was well positioned in the village with only a 5 minute walk to the quay.
It was comfortable and well equipped with plenty of space in the all the rooms downstairs & good size airy bedrooms upstairs. The garden was well kept with plenty of furniture and equipment for enjoying it

The property was lovely on the surface but as we looked closer there was a lot that was unfinished ie repairing of water leak on walls, outside porch needed repairing. Disappointed that there were no details about what to do, where to go in the area and instructions on how to use the electrical equipment were sadly non existent!

Great house in a wonderful location
I booked this house for my 60th so I could have all my family together. 8 adults and a baby. Unfortunately due to the pandemic I needed to move the holiday by 12 months. Henry Adams were brilliant. So professional but also personal. Answered my emails very quickly and professionally.
The house was just perfect for us all. It’s larger than it looks in the photos and everyone loved it. Family stayed for 3 nights and then just myself the hubby for 4 nights.
As a family we spent most of our time in the kitchen and outside. The garden is stunning, we were very lucky to be there when the bluebells were out and the garden furniture is great as plenty of seating. At the end of the garden is a locked gate which you can go through straight into the park, perfect for the swings.
We loved the area, plenty of walking. The house is about a 12 min walk to the water front and we had a lovely family meal at the anchor blue. Also lots of drinks there, it’s a beautiful setting.
We went to west wittering beach, Isle of Wight on the hovercraft, Kingsley vale to see the yews, Chichester, west dean gardens and best of all Weald and downland outdoor museum.
A brilliant week in a wonderful family house and garden.

Lovely house. Comfortable beds. Great location. Minor hiccough with outside bins not being put out by previous renters so full up. Easily remedied and not enough to spoil a great holiday. I am missing the ice cream from the van on the harbour.

Cleanliness issues
Blacksmiths Cottage, Bosham is a spacious, well equipped house in a great location.
However, the last time we stayed there in 2019 we had serious concerns about many cleanliness issues which we conveyed at the time and for which the company apologised. We had hoped that these issues would be in the past, especially in the current Covid situation but unfortunately we discovered that they persist.
On arrival the entrance to the house is dirty and unkempt, with cobwebs everywhere, two ancient milk bottles on the step covered in bird poo, and a post box crammed with yellowing leaflets. Incidentally the access instructions say the key box is by the side door – it is actually beside the front door.
In the kitchen the inside of the oven door was covered in food splashes. The microwave was also really smelly and dirty inside. The hob splashback had many grease spots all over it. We had to clean all these before use.
The widows in the dining area are badly in need of cleaning inside and out; when the sun was out it was difficult to see through them!
Upstairs the first thing we saw in the master bedroom was a badly crumpled and torn vallance which was too small for the bed. There was no bedsheet, but the vallance was being used as the sheet. On stripping the bed at the end of our stay we were horrified to find the mattress topper was stained and had no mattress protector, also two of our pillows and two of the pillows in the other bedroom we were using had no pillow protectors – surely this should be a very important hygiene precaution.
The toilet surface under the seat hinges was stained with, presumably, urine.
In the front bedroom we found a used cotton bud on the floor next to the chest of drawers.
The access arrangements said the gardener would call once a week. We saw no evidence of this and the garden, which is potentially a lovely feature of the property, was badly overgrown and weedy.
Being told that we could not access the property until 4pm because of ‘deep cleaning’ reassured us beforehand but I’m afraid that the standard of cleaning falls far below our expectations and I believe those of most normal people. Doesn’t anyone from the company inspect holiday properties from time to time? It is a great shame that what could be a really nice holiday property is let down by these issues, and in the current situation cleanliness is more important than ever so it is very concerning when even basic standards aren’t met.

A lovely cottage for a long weekend break
The cottage was really well equipped. it was nice and clean. Bosham is a lovely little village with gorgeous views over the estuary and good walks nearby and near great places to visit (Fishbourne / Chichester, West Wittering beach). We'd gladly stay again,

Enjoyed our stay but a few problems at the start
Loved this clean warm large cottage .Best beds ever. Everything on hand in the kitchen Few problems No Christmas Decorations
had to go and buy a tree/lights etc as had our family & great grandchildren visiting and seemed sad with nothing show at Christmas NOTE ! No room in our car to bring any from home. Also arrived to no logs/wood or matches to start a fire.A small amount would have been a help Also would have liked a DVD player for the children's Xmas DVD presents .Really do need instruction book for the ovens Lovely & modern but needed help to work it

This is a great house - well kitted out for family life.
Nice garden (though a little overgrown with brambles and nettles) with direct access to playground behind.
Good location to explore Bosham and the surrounding area.
It felt very spacious and luxurious!
