Lovely room, well-equiped, the bath kit was particularly nice (so sensual fragrance), the windows well isolating (really no noise!) And thank you for keeping the luggage on our last day.

Everything! Check in was easy, the instruction that were sent made it really easy to find and the staff were very friendly. We were a family of four with a 10 year old and 7 year old and there was plenty of room for us all. The room was spotlessly clean. The hosts had thought of everything, from the complementary toiletries, the water in reception, coffee capsules/tea to the British plug sockets. The shutters were great for keeping the noise and light out. The shower was amazing! The location was perfect with plenty of restaurants on the doorstep (loved Molino!) and the metro and train station being so close. I would highly recommend and would definitely stay here again.

The location of the property is excellent. Less than 30min walk to all the major tourist destination. Directly in front of the Basilica S.Maria Maggiore, so a nice neighbourhood only 9min walk to Termini.
The staff are excellent. Paul was onsite and was extremely help and friendly. We communicated with Chiara via Whatsapp and Chiara was extremely responsive and helpful.
The property itself id very nice and modern. It is a B&B though with a hotel finish. All the necessary toiletteries are supplied (shower gel; shampoo; lotion and tooth burshes) plus slippers. We had a room for 4. Was a little tight though was comfortable.
Room comes with fridge with tea/coffee (nespresso machine) facilities.
Room config : queen bed and two sofa beds.
The bonus was a small outside areas with table and chairs. It's an interior patio.
The only real negative is that there was only 1 wardrobe and no drawers to store your clothes. So with 4 ppl and bags was a little tight. Though we appreciate if there were a chest of drawers you may not fit the 4th bed.

Location was great, we walked from the Rome Termini train station, the rooms were amazing and so was the staff. We had two rooms and the accommodations for everyone in our party was more than comfortable. We traveled all over Italy and this was our favorite hotel stay. There were places to eat, shopping and public transit within walking distance. Rome was the busiest city we visited but had the friendliest people. I highly recommend this place, whether you're traveling with family or on business.

The walls are VERY! thin (it is not hotel - but flat converted into 4 separate rooms) - so if you have noisy neighbors as we did - hmm, not good - you can hear everything as long as they fall asleep. 🤷♂️

The location was great and room decor had great design. It had easy access to public transportation and nearby restaurants.
Our room had not been cleaned before we arrived. The linens were visibly dirty and stained, as well as trash cans full. Surfaces were dusty as well. However, things were organized in such a way as if someone had tidied up, though they were actually dirty.
We were also extremely uncomfortable with the staff taking photos of our passports with his cellphone. That is not a common practice with international travel and made us very uneasy. The staff member himself was pleasant and kind.
In addition, the photos of the property are a bit misleading in the room sizes, as well as the building itself. The property is located in a mixed used building and is not exclusively a bed and breakfast.

good location. it’s near train station and national museum of Rome. it’s walking distance to many points to many other points of interests as welll.
we checked in at 11:45 pm. we had to pay extra $30 for late check in fee. it’s not sound proofed. we hear the next door room’s normal talking and snoring and more.

The property is nicely renovated, almost brand new inside: nice size room and bathroom, comfy beds. Helpful staff, organised transport to the airport both ways, got us into the room early before the official check-in time. Everything worked in the room and the location is just right - nice clean street, restaurants very close by, Termini station walking distance (10 min) but not too close to have the crowds and street sellers. Can also walk to the park above the Colloseum or to Colloseum, although it's better to take a train.
We were happy with the property, it is a guesthouse with only four rooms so of course the front desk will not be manned 24h but that is perfectly all right.

The location is fairly good, however, its possible to get better accomodations even closer to attractions like the colosseum.
I would not recommend this place, it does not meet advertised or conventional stardards. This property is poorly labelled. First, it should be stated that this is not a hotel. It is like a bed and breakfast, located in an apartment building, so finding it is very difficult, there is no on-site staff, no lobby, common spaces etc. I booked it the same day I was checking in as I traveled to Rome. Got there at 6 pm and was lucky to catch the only staff person there who was actually on his way out. He stated that they tried contacting me several times in the afternoon to find out what time I was checking in. Only problem is that I was in a plane so couldn't receive their calls, emails, etc. Nothing on the booking said there was such an early cut- off for check in. I pleaded with him to give me a few minutes so I could go get the rest of my family who were waiting in a cab. He did and checked us in. I booked a duluxe junior suite with breakfast which should come with private space, instead, this was a 21x21 one-bedroom that barely fit 3. There was 1 large double bed and a single bed with 2 feet between the beds! Absolutely different from the ads and pictures on their site. The room was completely inadquate for 3 people and there was zero privacy for us traveling with our teenage duaghter. No place to put luggage for 3, no place to seat, only a small desk with a chair. We booked 5 nights, we slept there for the first one, cancelled the rest and booked a hotel in the city center. The breakfast cost 18 euros per person, (paid separately/in addition), it was aweful. No cooked food, so no eggs, beacon, sausages, no fresh fruits, no vegetables, only packaged pasteries, cereal and yorgurt. Paid 15 euros at a different hotel and got a real breakfast buffet (all of the above plus more). The only positive thing about the BQ House was the bathroom, it was very modern and new, large shower with 3 types of shower heads (hand held, rain shower and wall massage), toilet and BD.

The location was perfect, the room was big and clean. Personal was super friendly! They let us leave our bags there before check-in and after check-out with the front door keys, that we could help ourselves. The breakfast was moderate but very good. We loved there!
