Clean, nice place! Pleasant that we had enough supplies in the bathroom for our group.
I didn't know the bathroom was shared. I wasn't sure if I could use all the stuff in the fridge to prepare breakfast.
I did not know that I had to prepare breakfast, only when I paid and the instructions arrived I understood that it was not a traditional hotel.

The house was beautiful and it was very quite, even with other guests. The full use of a kitchen was also a big plus.
A bit of mess beneath the beds and some cobwebs in the corners of the rooms--otherwise nothing bad at all!

Staying here was quite and unusual and interesting experience. It's B&B place, however check-in is 100% self-service including breakfast. We had a very spacious room with comfy beds and TV with Netflix. There is a kitchen shared btwn few apartments but it was great to have an opportunity to chat with other guests :-) For the brekafast you can either try some cereals, have some eggs (provided!) or just bring your own food and make a brekfast or a dinner. Neighbourhood is peaeceful it it takes about 30 min drive to the DC city center (you need a car, it's quite a distance to the city), but you don't need to worry where to park (just in the front of the house). Pricing is very reasonable as well. All in all - much better place to stay visiting DC than budget class hotels/motels.
Rooms are located in the basement, therefore it was quite dull and dark there. We haven't spent much time inside, so it was not a big issue. No grocery shop anywhere close.

I didn't have to pay for parking.
I didn't like not seeing anyone during my stay except by mistake. I didn't like that there were stairs that weren't mentioned. Sharing a bathroom. Having to strip the linens and take out the trash. I didn't want to cook my own breakfast.

the owner’s were very hospitable. They supplied all the things you need including toiletries and breakfast. It was an amazing stay and I would definitely stay again
Although the owners were perfect, there were occupants who did not keep some of the area tidy. The staff did their very best to make sure things were kept as clean as possible but some things were out of their control.

I ended up arriving at night so it would have been nice to have the light on outside since the entrance is in the back & down a set of stairs.

Parking is simple and on the street. There are a few things left out in what appears to be a common kitchen area that would suffice for a quick breakfast.
Weird and cheap kind of place. With the grand name, finding a run down entrance in a residential backyard and a subterranean basement entrance was a surprise. Bed and bathroom are cheap-ish with bargain fixtures, random furniture and bargain basement (appropriate?) sheets. Didn't see a single person anywhere during my short stay. Oh yeah, they request that you strip the bed yourself, too - you know, like "Premier" places do. Left something behind and reached out - got a reply that "YES" they found it. Then ignored messages for a solid month before I tried their text line. Was told to use the platform for communication - the one they were ignoring. Nice. Then said they just throw stuff away. Seems it is managed by a super cheap company - and has nothing to do with the people who may or may not actually live in the house upstairs.

Location is good
This facility should not be listed on Booking as suitable accomodation. It's a basement with what appear to be 3 rooms that are rented out, all with access to a kitchen and bathroom. The facilities were clean, but that is were it stops. Staff is not responsive, the check-in message was not sent, in spite of reminders of my arrival. The bed is extremely uncomfortable, and the noise is extreme. Kids/ people were running and screaming around one story up, presumably the residence of the owners.

At 10pm the owner violently knocked on our door and yelled at me because I had left my motorcycle on the driveway instead of on the road.
Even after my apologies, the guy kept being rude and having a scary attitude.

I did not like being told to Park at the street by the home manager, No staff to talk to, and that we have to serve by ourselves, towels, kitchen staffs, etc.

I attended the national mental health conference and the location was in the perfect place with surrounding shops and other amenities to be of use while staying there. It was only 10 min away..

It would have been a very high rating except for being woken up by the owners son both nights , trying to make contact by phone/ text was lacking and owner was not helpful. I did go to the front door of the residence when it became totally intolerable which no one answered. So I stood there watching some one trying to hide that they were home. Eventually the son looked out the window at me (after 11pm ). Where I motioned with my finger across my lips to be quite, he gave me a thumbs up and there was no more noise. For this unacceptable behavior from the owners I would avoid this property

I brought my own food so they did not provide much of anything. I did use their cookware. I cleaned up after myself whereas the other occupant left a mess behind. I liked the tea selection and the Ethiopian K cups
2 bathroom light bulbs were flickering. The mattress is lumpy and too soft so bad back support. The basement is cold UNLESS you plug in an electric radiator. There are 3 lamps in the room but ONLY ONE of them is functional. The other two do not WORK. They are very limited supplies in the kitchen so I did not like that. More electrical outlets would be useful instead of where there had been outlets they were removed and covered over.
The steps to enter are very steep and one Could fall down those steps.
The only benefit is that the price is relatively cheap but the service is substandard and the cleaning crew is surly and unfriendly.

didn’t know we would be sharing the one bathroom with so many people. my daughter needed to potty and had to wait FOREVER for someone to shower and get ready. She almost had an accident. when we got there the people staying in the other room were standing outside smoking pot so the place smelled. And when they went into their room they were partying and playing loud music at midnight on a Thursday. There was dirt in the floors. The walls were dirty with handprints and grime. There was a pair of socks under the bed that were not ours. The headboard was not attached to the bed so any movement banged it into the wall. we had to wedge pillows between it and the wall to keep from bothering anyone. My daughter slept on the fold out couch and it was uncomfortable. There was no way to change the temperature and it was hot and there was a fan in our room but none for my daughter. She said she burned up all night.

Eggs, bacon, toast, fresh coffee and OJ, peanut butter, preserves, potatoes to bake, butter, sour cream were all NOT in evidence. Prepackaged breakfast bars do not cut it.
I slept well once I fell asleep but it was cold in that basement UNTIL I found a space heater. It should have been in the room and plugged in to take off the chill. I had to go find one.
Fixtures in the bathroom were loose. Two of four or five light bulbs over the vanity were burned out and NOT replaced.
Someone came in at like 1:45 AM and noisily slammed the doors. NOT at all considerate of others.
So, the room was cold. The breakfast fare was minimal. Not enough blankets in the bedroom.
The steps to the basement are VERY steep but I was fine.
All in all, not a great stay but relatively inexpensive.

There were lots of special treats hidden around! It was so nice to have a quick and easy coffee maker with coffee available, popcorn and snacks for grabs, extra toiletries in the bathroom in case you forgot something.
I did love my room. It was spacious, cozy and clean.
I couldn’t get the door in and out of the house to lock. I was hoping when I texted the host about it they’d tell me what I was doing wrong or try and fix the issue but it seemed like the problem persisted for everyone the whole weekend. I’m glad it seemed like a pretty safe part of town!
