Villa Ruza is a traditional, detached stone built house located right on the seafront (first line) of Tivat Bay in the village of Donja Lastva. Villa Ruza has 2 floors, 3 bedrooms, 2 bathrooms, fully fitted kitchen, spacious dining / lounge area and accommodates a maximum of 6 guests. Villa Ruza is fully air conditioned with a spacious terrace facing the sea. Villa Ruza was completely renovated to the highest standards in 2017 and is now enjoyed by friends and families from around the world. At Villa Ruza we have combined the benefits of traditional local materials with all the conveniences of modern living. Villa Ruza enjoys the sun all day and guests enjoy the most amazing sunsets every evening. Behind Villa Ruza are the mountains which separate us from the Bay of Kotor.
Villa Ruza sits next to the Roman Catholic Church of St Roko. Villa Ruza is about 200 years old and has a completely updated private, secure outside terrace of 35 square meters. The internal floor space is 120 square meters.
The terrace has plenty of space and facilities for you to enjoy outdoor living and eating. There are shady and sunny areas so you can always choose the most comfortable place for you. High quality sun loungers are available for you to use.

There are three fully air-conditioned bedrooms.
The beds were all handmade and assembled in the rooms.
The mattresses are ultra-comfortable and were all new in 2017.
• Bedroom #1 has a double bed (200 cms x 200 cms) with sea and mountain views.
• Bedroom #2 has a double bed (180 cms wide x 200 cms long) with views of the sea, mountains and church.
• Bedroom # 3 has 2 single beds (90 cms wide x 200 cms long) with views of the church.

• Café Giardino is 10 meters away. It is a quiet Konoba (water front restaurant / bar) which is owned by our neighbour Zoran and his family. They are super friendly and specialise in fresh fish dishes. Zoran and his son catch the fish themselves.
• Café Giardino will deliver your order to the house if you would prefer to eat at home.
• Beautiful Catholic Church of St Roko is our other neighbour. I recommend you look inside. Don Nikola (the resident priest) is very welcoming. The church bells ring between 07:00 and 22:00 daily. On the hour and every half hour. It is all part of the charm of the area.
• Convenience Store a 5 minute walk away.
• The marina, restaurants and shops of Porto Montenegro are a 15 minute walk along the seafront.
• All windows have glass windows and composite shutters so you can control the sunlight and temperature of the house.
• Original stone floor which has been cleaned and re-laid for the first time in 200 years.

You can swim in the sea right in front of Villa Ruza. Just around the corner is a safe, gently sloping beach.
The area is very popular with visiting artists who enjoy painting the sea, sky and mountains.
There are plenty of opportunities to sail at Porto Montenegro where they have a fleet of J70’s and Blu 26’s available for rent. I can make all the introductions there.
There are numerous local places where you can walk in the hills and mountains.
If you like architecture then the ancient venetian city of Kotor is just one local example in the UNESCO protected bay of Kotor.

We had a great time staying at this house slowing down the pace after several weeks of a crazy travel schedule. The kids really loved swimming right out in front and we rented jet skis just a 5 minute walk away. The home is charming and I grabbed a lovely cappuccino from the little restaurant next-door every morning.

We enjoyed a very extended long stay at beautiful Villa Ruza .
It’s in a great quiet location while being close to some very nice local restaurants ….check out Punta Veranda restaurant just past the Big Ben restaurant both of which were our favourite places to eat out .
Villa Ruza is just a short stroll along the bayside to ritzy Porto Montenegro offering shopping, many cafes, boat tours and many more restaurants , while a visit to Kotor is just a short taxi ride away .
While in Tivat ((Porto Montenegro) take the chair lift to the top of the mountain where it offers incredible views of bay .
We highly recommend staying at Villa Ruza it’s a beautiful house 11/10!

There is nothing not to love about this darling stone house. It’s located right next to a church and there is a family fish restaurant on the other side. It’s a very quiet area on the water and a short walk to the port where there are many nice restaurants and shops.
There are three bedrooms and one bathroom with a shower upstairs and one bathroom with a shower downstairs. The kitchen has everything you need and has been nicely done with a dishwasher and euro washing machine. There is a nice outdoor patio and eating space with a stone and marble
table and bbq. There is a parking spot right in front of the house and the location is very well situated to see the surrounding towns easily by car.
We were very happy.

A fabulous family holiday
This is a great location for exploring a beautiful and friendly country. It’s also an amazing place for relaxing. There’s a friendly restaurant next door, and the sea is within jumping distance. We loved it!

Perfect location
The check on process was flawless. The location was perfect for us. The restaurant next door kept us welll fed and called us taxies whenever we needed one.
The only thing that we would change would additional blankets for the beds as it got a little chilly at night.

Fabulous Autumn Holiday
Vila Ruza is a 5 star property with exceptional levels of comfort and convenience: it has everything holidaymakers need from dishwashers to a log burner. Beds are very large and comfortable and having two bathrooms is ideal when four or more adults are staying.
The surrounding Kotor area is stunning. The combination of sea and mountains provides astonishing vistas of beauty and pastoral perfection. Perast, Kotor City, the Blue Caves and the old Yugoslav submarine pens are "must see" features for which you will need a boat. James the property owner can arrange all of your water~taxi needs and anything else you need including excellent restaurant recommendations.
Despite the fact that this holiday was in October /November the temperature in the Bay was so mild we were able to go swimming!
I wholeheartedly recommend Vila Ruza, the Bay of Kotor and Montenegro as superb destinations. NB Montenegro is still great value for money compared to other "sun-spot" destinations.

Excellent holiday home
Villa Ruza is a lovely heritage property located in Donja Lastva, a small village just outside of Tivat and an ideal base for exploring Montenegro’s Bay of Kotor. The owners recently completed an extensive renovation preserving the exterior and completely re-doing the interior, bringing it up to modern standards with air conditioning and tasteful décor reflecting its seaside location. The house is charming and comfortable, with a large, well-equipped kitchen and dining area, three bedrooms with excellent beds, and spotlessly clean and contemporary bathrooms with good hot water and shower pressure. There is also an outdoor seating area and patio making it easy to enjoy the sun or shade, whatever you prefer. You have a lovely view of the bay and the spectacular sunsets and there is a small beach around the corner where locals swim every evening (and you can too). Down the road, you can access a waterfront promenade that takes you to Porto Montenegro, an exclusive shopping, hotel, condo and marina complex within a 15 minute walk. The complex has several restaurants and designer shopping and is the mooring station for many super yachts which make for interesting sight-seeing! There are two grocery stores a 10 minute walk away making it easy to stock up on essentials when you arrive. The owner provides extensive information on how to manage the house, as well as suggestions for day trips and activities in the area, restaurant recommendations, transportation options and the best way to ask the owner of the small restaurant next door to prepare fish he caught earlier in the day for your dinner. The villa management team on the ground is responsive and helpful, and booked taxis for us to tour the area as we did not have a rental car (and really didn’t need one). One item to note is the village church next to the villa and the church bells that ring on the hour (and sometimes on the half hour) between 7 a.m. and 10 p.m. This is not an issue unless you’re a late riser or take long afternoon naps and is really part of the charm of village life. The pictures on the web site provide an accurate description of the house and a comprehensive overview of the exterior and interior. If you’re looking for a vacation property that’s comfortable as well as interesting, then Villa Ruza is an excellent choice. We thoroughly enjoyed our stay.

Fantastic property in a lovely location!
We had a fantastic stay in this wonderful house! We were delighted with the location of the house in terms of its ‘central’ location on the coast - perfect for visiting the Bay of Kotor, the beaches of the Lustica Peninsula, the coast down to Budva and Petrovac, and inland to Lake Skadar and lovely Cetinje. We loved wandering down to Porto Montenegro for dinner and people/yacht-watching. We really appreciated all the information James provided in the house book and used a number of his recommendations - sadly we didn’t have time to do everything!
The house itself was absolutely lovely - from its waterfront location, to the really high standard of decor/equipment, it was a pleasure to stay in! The bed in the master bedroom was the most comfortable bed I have ever slept in - it’s enormous - I need one at home! And the air-con was a huge bonus as it was very hot, and it meant that we all slept really well. As you can imagine, we didn’t want to come home!
We've been self-catering for the last 25 years, and this is probably the nicest house we've ever stayed in, in terms of comfort, equipment and location! We cannot recommend it highly enough!

Great Villa in a Good Location
The villa, being fairly recently refurbished, is in great condition and is comfortable and well furnished. There is plenty of outdoor space to eat and relax and just enough shade for really hot days. It is noticeable that the villa has been fitted out by owners that regularly stay themselves, so everything you need is at the villa.
The restaurant next door is cheap with simple, delicious food and other restaurants are within 10 minutes walk. There are 2 supermarkets within 5 minutes walk.
Swimming just outside the front door and a small beach 90 seconds walk away. The scenery is spectacular, with a beautiful view across Tivat bay.
Porto Montenegro (15 mins walk) is well worth a visit (particularly at night) and Tivat is a further 5 minutes walk further on. This is the first holiday in a long time where I’ve not hired a car and have not missed it.
The owner, James is really helpful with great comms and his team in Montenegro is excellent - this all contributes to a smooth and relaxing holiday.
I’d struggle to think of any downsides. The bells on the church next door are really loud, which is only a problem if you have grumpy teenagers, but otherwise, Villa Ruza is fantastic and I wouldn’t hesitate to recommend it.

Fabulous week at the Villa Ruza
Villa Ruza is a cool and comfortable property that made our stay in Montenegro really superb. I could walk out of the house each morning and swim in the warm water in front of the house and take breakfast on the patio in the shade of Bougainvillea at the front of the property with breathtaking views of the mountains and the sea before you. It was very hot that week but the stone house remained cool and airy and the air-conditioning enabled a great nights sleep. To sum up, Villa Ruza will not disappoint, from its cool antique ships lighting to its high quality furnishing and remarkable stone floor. The large beds are very comfortable, the house is spotlessly clean, the bathrooms are excellent and the kitchen is well equipped. The friendly and responsive local team make sure everything is perfect. The local community are very welcoming, from the grocery shop a few minutes walk away to the fish restaurant and bar very close by where the owner Zoran will prepare fish he has caught earlier that day for dinner. We Lived like a locals in luxury!

Magnificent Montenegro
After a leisurely 1hr 40 drive from Podgorica Airport through stunning scenery, and a wonderful lunch stop on the shores of Lake Skadar we descended from the mountains arriving at the Bay of Kotor and Villa Ruza. The Villa sits a few metres back from the water in a little square complete with a small church and a great local cafe/restaurant. A lovely old building the villa has been brought right up to date - a few years ago think, but, we felt like we must be the first guests it felt so fresh. The owners have kept the sense of character whist adding all modern conveniences and the whole property is light, airy and spacious the views from the bedrooms are tremendous. Outside a well tended garden with a fine stone table provides areas of shade to sit if it gets to hot with some very comfy loungers to lie in if you are instead working on your tan! It's also a great spot to to spy what fish the cafe owner "Zoran" has caught that day for your dinner.
We had a car but taxis are cheap and the Bay is so worth exploring. Kotor is perfect for losing yourself in and the castle towering above the town supplies the best views - a serious trek up and don't try it in the heat of the summer, we went in first thing one morning and were back down by 09.30.
We found two bikes at the house and these got used every day for popping to the supermarkets 3 mins away or riding down into Porto Montenegro where the millionaires and billionaires keep their ocean going play things.
All in all we had a fantastic break as a family group. Mum , Dad two adult children and a Grandma. Nobody was ever bored and all agreed we would love to visit again

Great place to stay
We all agreed the property was great , big comfortable beds, good showers everything you need was catered for. Waking up in the morning to the wonderful sea view. Bikes to use if wanted. We were met at the airport as arranged no waiting around someone was there to greet us at the property when we arrived as arranged and we were allowed to check in early. All registration with the authorities was done on our behalf. Have nothing negative to say . Wouldn’t hesitate to recommend.Great place next door for food

Stunning property with beautiful views
Villa Ruza is an amazing, spacious property with all you could need for a great stay. We had such a great holiday and can't wait to go back. The neighbouring church was really quaint and the views over the bay were stunning too (especially at sunset!). Montenegro is incredibly beautiful. A boat trip round the bay is a must! Lily & James (the owners) & there local team were fantastic with all the arrangements, and made everything so easy. Bojan was great too for all our transfers to and from the airport and for our car hire. We would definitely recommend Villa Ruza and all it has to offer.

Beautiful, quality villa in a location offering many aspects to enjoy Montenegro
Villa Ruza has been renovated to a high standard from kitchen to bedroom we were not disappointed. Fully equipped kitchen, fabulous, large comfy beds and plenty of quality towels for home and beach also it has good WiFi (essential with 2 teenagers!) We enjoyed using the BBQ area outside the villa in the private garden, the garden is well kept and provides areas of sun and shade throughout the day. The house book which the owners will send you upon booking is essential reading. They have used their ample local knowledge to recommend the best people who helped us get the maximum out of our time on holiday. From taxis/car hire, boat trips, places to eat/drink/shop we felt we were one step ahead of the game.
This was our first visit to Montenegro but it will not be our last. The scenery is incredible, the people very kind, generous and genuine. The Villa is situated within walking distance to supermarkets, restaurants and shops. We hired a car for a few days and found the roads to be easy to navigate and plenty of places to park which were not expensive and the private parking space directly outside the villa was an added bonus. But our best days were spent on the water on boat trips exploring the bays, seeing the beautiful yachts, fishing and swimming in the clear blue waters.

Stunning
We arrived from Tivat at Lunchtime and after a short drive from the airport were greeted by the cool blue waters and Villa Ruza , the heady aroma of Lavender and Jasmine from the courtyard were wonderful . The Villa has been renovated to a high standard - this haven of calm has wonderful views from almost every window . To lie in bed with the shutters open gazing at the water is a great way to start he day . Porto Montenegro is a short walk away -housing superyachts , reasonably priced restaurants and designer clothing .From initial booking enquiry the owner James was helpful and provided detail to the max .. they have a large support network so if help is needed its a phone call away . Highly recommend

First time to Montenegro and all the taxis and border crossing very well organised.
Friendly people at all time and most speak English
Quality of food great with Cafe next door perfect for a quiet beer and food.
Villa is of a very high quality and all rooms excellent with a lot of thought gone into each one.
Waking up and opening the shutters with a perfect view memorable.
Walking and swimming ideal at this location and boats around the bay easy to hire
Cycling is popular as well
The scenery is outstanding with the occasional thunder storm that soon cleared

Wonderfull stay at villa ruza donja lastva
My family and i (5 people) stayed in the beautiful newly renovated villa ruza in late april. From the moment we booked the property, the owners james and lily were in contact with all the help and contact details we would need throughout our trip. They forwared a very comprehensive house book to us that gave details of the property,contact numbers of local people(friends of their's) eg; taxi driver to pick us up from the local airport tivat, which is 10 mins from villa ruza, shops and good local restaurants to eat in and recommondations of things to do and see while on holidays in montenegro.
The villa itself is beautifully renovated with all the mod cons you would need. Which was wonderful when you have 3 children with you! The villa sleeps 6 comfortably with handmade furniture in all the bedrooms. If you wanted a lazy morning you can keep the shutters closed on the windows and think it was nightime!!
The view out the windows of the bedrooms lets you gaze out onto the calm crystal clear water of the adriatic sea which is only 20 metres from your front door. The outside eating area in the private courtyard was a big hit as was the ample sun loungers provided by villa ruza to soak up the sunshine outside the front door.
Situated within 15 minutes stroll along the seafront to the marina of porto montenegro where all the super yachts are moored. This area has got everything you could wish for, shops restaurants and bars or simply sitting down to watch the yachts coming in or out.
The old town of kotor is a 15 minute journey by car and is well worth a visit.
All in all we had a wonderul stay at villa ruza and james and lily have done a terrific job on this property.

Perfect villa for an amazing family holiday
Villa Ruza has recently been renovated to an incredibly high standard by the owners and provided our family of five with the dream location placed within the heart of the local community in Donja Lastva. Nestled between the beautiful Church of St. Roko and a charming family run restaurant this is a front line property with private sun terrace.
Worry not about a swimming pool as the clear Adriatic Sea beckons a few convenient strides away for a swim or locally arranged private boat trip.
The luxury of Porto Montenegro is an easy and safe 15-20 minute walk away and this marina setting offers a sight of huge Yachts that are moored there. There are boutique shops here with an interesting opportunity to visit the Naval Heritage Museum which informs about the naval history of Tivat and the chance to see inside an ex Yugoslavian P-821 submarine!
We ate and recommend Al Posto Guisto and One in Porto Montenegro, very lovely at affordable prices.
Within sight of Villa Ruza, the Hotel Carrubba is excellent for food or drinks on the waterfront terrace. We did not have the need or desire to rent a car with our location at Villa Ruza and a choice of three small supermarkets are so easily accessed by foot. This was a massive plus as we could obtain all we needed for our stay.
The owners were so helpful in supporting our needs and answering questions and you receive comprehensive house notes from them, swiftly after your booking is made. Which brings me on to the owners dedicated team out there. It can best be described as brilliant, with support and reassurance if ever you needed it. We had a memorable private boat trip via one of the owners recommended team - collected from the jetty in front of the Villa and driven to Our Lady of the Rocks, lunch at the excellent Hotel Conte in 'postcard perfect' Perast and finally taken to Kotor with it's unique history and atmosphere. We also enjoyed a car trip with another of the Owners recommendations who took us high into the mountains into Central Montenegro to experience another side of things in Njegusi, famous for it's smoked ham and cheese, before stopping for pictures of Skadar Lake and time spent in the charming old town of Budva.
The convenience of Tivat Airport just a 10 or 15 minute taxi journey away aided our stress free holiday. Villa Ruza is great, equipped to high standard, and does not give the feel of a rental home, more your very own place for a time. For all this and more, Villa Ruza is strongly recommended.

Fantastic property in an truly amazing location.
Villa Ruza was a very well appointed property, spotlessly clean with very comfy large beds and spacious rooms. Beautifully decorated whilst retaining all the charms of an old stone villa. The views over the bay from the house and terrace are stunning. Swimming in front of the house in the warm waters of the bay before 'breakfast on the terrace' was a favourite moment. Sitting in the living-room with a glass of local red wine with the front doors and windows open, looking out over the bay and the mountains and waiting for the sunset , was another. The small fisherman’s bar and restaurant just across the car park was great for fresh fish (caught by the owner that morning). This mix of old world charm with the vibrancy of Porto Montenegro Yacht Harbour restaurants and bars within a 15 minute beachside walk gave us a superb few days here. I just can’t wait to go back!!

Fabulous house in a quiet and beautiful location
My family and I visited recently for a short break and we wish we had stayed longer! We flew in to Tivat airport which is literally a 5-minute Taxi ride away so extremely convenient. We arranged to meet the onsite contact who was waiting for us on arrival and showed us all aspects of the house whilst informing us about the surrounding location. The House is situated in a quiet square with the ocean directly in front with a beautiful old church right next door. Additionally, the house has a fantastic enclosed outside terrace/patio with seating area where you could easily seat 8-10 people whilst enjoying a sea view.
When they opened the doors for us we were astounded by the quality of the house which has recently been renovated to an extremely high standard whilst maintaining all the original charm. There are some lovely features like the original marine style lighting which goes so well with the property, as well as the lovely large beds and high quality linen which makes sleeping a pleasure. All the rooms have full blackout shutters and on the first day we slept until 1.00PM as they completely block the sun when closed. Bathrooms are extremely well appointed with fantastic quality towels and powerful rain showers, and the kitchen has fabulous facilities and all the appliances a family could need including a dishwasher (which we never used because eating out was so reasonable!)
Next door is a quaint bar/restaurant “Café Giardino” which is amazingly good value and serves a selection of excellent freshly cooked food. The owner was so kind and brought food over to the house for us to eat on the terrace whilst serving us drinks there as well. A few minutes’ walk away is the world acclaimed Port Montenegro which is a great place to spend time Yacht watching, eating in any of the fabulous restaurants, and enjoying the beautifully maintained promenades.
James and the local team were fantastic at promptly dealing with any of our queries, and were on hand at any time to assist us. I would recommend this property to anyone without hesitation as it was a first-class experience from beginning to end.

Villa Ruza Offers the Best of Amazing Montenegro
Villa Ruza is guaranteed to delight even the most difficult-to-please holiday-maker. The property video and the photo gallery do full justice to the great ambience of the Villa which has air-conditioning, a massive benefit in Montenegro. All fixtures and fittings are of the very highest standard. The beds are spacious and comfortable and having two bathrooms is a great advantage. Luxury at all levels is guaranteed.
We did not hire a car and had no need to do so. For cheap transport round the bay use Red Taxi or the one-euro-gets-you-anywhere bus service. I recommend a flight from Manchester to Tivat for an entirely easy and stress-free trip: Villa Ruza is only fifteen minutes away from the airport. James, Montenegrin ID-holder, will arrange everything you need, so if you have special requests (sailing, boat trips, mountain drives, white-water rafting etc) please be sure to ask him. We wanted a boat-trip to Kotor City and James arranged a serene afternoon/evening glide across the Bay. The lights of the Kotor Battlements are truly spectacular at night, not only from the water but when viewed from the waterside of Restaurant Galion which has a great menu. Go for the sea food here. If you want something less upmarket and more “meaty”, give Barbecue Tanjga opposite Supermarketa Idea in Kotor a try. You select your own meat and your food accompanied by hearty local salad is brought out to you on a dinky terrace out the back. Tanjga has an “honesty fridge”. When you get your bill - which will be outstanding value - just tell the owner how many beers you’ve had. If you can remember. Great fun! On our first evening we ate at Café Giardino right next door to the Villa and once the staff knew we were guests of James’ on subsequent meal times we had food sent across for us to eat on the Villa’s floral terrace. If you prefer DIY catering, cooking facilities in the villa itself are super. If Giardino pales, (it didn’t for me as it became my “local”) there are many konobas in easy walking distance. If you want a close-up dekko at some of the world’s most mega-expensive super yachts I recommend a trip to Porto Montenegro, only a twenty minute walk away. Porto Montenegro, now highly fashionable among rock stars and royalty, has some excellent restaurants which won’t break the bank.
Villa Ruza occupies a truly spectacular location right on the front line of water-facing properties and is superb for swimming in the Bay.

A wonderful first visit to Montenegro
My husband and I, along with our 2-year son enjoyed a fantastic week at Villa Ruza. As a self-confessed worrier of a Mum, this is the perfect property for me as it’s so safe and child friendly. There is a self-contained, private terrace that my son took huge delight in charging around on. The terrace also has a built-in seating and table area which was lovely for having breakfast whilst looking out at the water which is quite literally a few steps away.
Next door to the house is a quiet family run bar/ restaurant that serves really good quality (and exceptional value) food. A highlight for me were the grilled prawns that were divine. The owners of the bar were so friendly and welcoming and always gave us a wave when we returned home after a walk/ swim.
A short walk from the villa is Porto Montenegro. We visited here almost every day to wander around the shops, eat in the wonderful restaurants and of course, gaze at the super yachts!
The Villa itself has recently been renovated to a very high standard. The whole property was tastefully decorated and furnished with quality items. The kitchen was fully equipped – far better than my own kitchen at home! The bathrooms again very tastefully done with a really nice touch in the towels that were lovely thick Egyptian cotton. The bedrooms are big and spacious with a super king-sized bed which was so nice to have. Perhaps my favourite part of the house is the view from the bedroom – you’re so close to the water all you can see whilst you’re lying in bed is bright blue sea. The location of the property makes it so you get to see the most incredible sunsets. I recommend enjoying them with a glass of something cold on the terrace.
This is the first family holiday that we have had in a privately hired self-catering property. From the initial booking through to getting back to the airport with a taxi the owner organised for us, we couldn’t have asked for a better experience.
