If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.
This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.
Our standard check-in time is 4 pm and check out time is 10 am. We can offer you a complimentary early check-in or late check out time as a gesture of goodwill where booking and housekeeping schedules allow. Please call our team to request this prior to your arrival. Please note that due to demand and housekeeping pressures, no early check ins or late check outs will be granted during the months of December and January. The safest way to secure a later check out or early check in is to book the property for an extra night, please contact us to see if we can offer a special rate for this extra night. Please note that Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening of that week.
Out of peak season stays of a week or more may qualify for a discount, please send us a message.

Refence is made to the above-mentioned property which we have rented from the 9th January – 15th January 2023.
I would like to share our family’s unpleasant experience while staying at this house.
Firstly, the property was advertised as a Pet Free property. We would never rented one that is Pet Friendly, due to allergies in the family. When we arrived, we have found a note on the fridge stating that the property is Pet Friendly. Also lounge sofas had really strong dog smell which was very unpleasant.
Our other criteria in search of properties is having two toilets. This property was advertised with x 2 toilets however we were not able to use second (outside bathroom). it was unacceptably dirty - with faeces all over the toilet seat, shower and bathroom floor looked as if it was never cleaned – also see photos attached.
Air con is another important requirement during our stay – unfortunately the aircon in this house was working only as a fan.
Our kids and us were really looking forward to have tournament in table tennis. Unfortunately, table was broken and useless – photos attached for your reference.
TV in bunk bedroom didn’t have remote control. While searching for it we opened bedside table drawers just to find it was full of hair and dust (photos attached) and, no remote has been found anywhere.
The bunk bed’s frame was disgustingly filthy – see photos attached.
Also, carpets in all bedrooms were not vacuumed; I found cordless vacuum in garage but it didn’t work. Followed by dirty window frames; drawers full of dust; grimy doors and door knobs.
Bathroom floors haven’t been wiped with the disinfectant or bleach, they were disgusting so we had to wash them ourselves in order for us to use the bathroom.
Another point I have to make is that veranda area was so dirty and unclean that it was very unpleasant to use.

A good layout but the house had not been cleaned. We arrived to unmade beds , sand everywhere and toothpaste splatters on the bathroom mirror. I had to clean it myself . We left a small tv there accidentally and no body responded to my messages when I tried to organise to retrieve it. We lost that tv .

Great little getaway right near the beach in a quiet part of Culburra- has a HUGE backyard and a table tennis table in the garage. Lots of fun to be able to relax here.

House layout and inclusions are fine. Location is good but the house was not clean especially the kitchen. BBQ was filthy. Floors had not been cleaned properly and the outside bathroom is very basic.

The property is perfect for a weekend get away. Literally a five minute walk to a beautiful beach. Lots of space in the house and everything works perfectly. I dont have anything bad to say about the place!

Our stay at Beachwood was one of the best houses it had everything you could want, very clean and comfortable with lots of room I would definitely stay here again.
Gardens were beautiful and bbq very good also location.
