The Space:
Beyond the living room with a view there is one bedroom featuring a king bed. A full size sleeper sofa in the living room provides extra sleeping space if you'd like to bring a small group.
A beautiful new galley kitchen is equipped with everything you need to make your favorite summer meals. Enjoy them at the cozy dining table, or take a few snacks and cocktails out to the deck!
The beautiful grounds with the beach only steps away makes this an ideal spot for enjoying all that seaside life has to offer. Take in some beautiful sunsets and refresh yourself with a bay getaway. Provincetown is so convenient from here, as well! You can ride your bike into town, or take the Flex bus and leave your car!

10 minute drive to beach, 3 miles east of Provincetown center. Hike the dunes, take in a whale-watch, visit the galleries of PTown, 18 holes at Truro's Highland Links Golf Course or stroll the village of Wellfleet searching for the perfect spot to slurp a dozen oysters.
Getting Around:
Easily drivable, bikeable, and conveniently located on the Provincetown shuttle route, which can take you to town every 30 minutes.
Other Things to Note:
• Pets: Pets are permitted with prior approval and payment of the pet fee(s). Please inform us promptly upon booking about the type, age, and name(s) of pet(s).
• Smoking: all Lexvest properties are smoke-free. To respect the homeowner and other guests, smoking is strictly prohibited inside all buildings and within 50 yards of buildings and/or outdoor amenities. If you smoke, we reserve the right to charge a $1,000 smoke remediation fee.
• Parties + Gatherings: due to local community rules and guidelines set by the owner, parties and gatherings with guests in excess of the maximum guest count are prohibited at this property. We cannot accommodate weddings, or any events with outdoor music, catering, excessive alcohol, etc. Any party or gathering is grounds for immediate termination of your stay and removal from the property with no refund.
• Drones and fireworks are prohibited on property.
• Cleaning: the property is professionally cleaned prior to your arrival. For longer stays, we require professional cleaning by our housekeepers every 2 weeks; guests can arrange and pay for this cleaning with the manager. Regardless of the length of stay, we reserve the right to assess fines for excessive cleaning, trash removal, and property damage.
• Rental Agreement: to ensure a safe and comfortable stay, the owners of this property require that all guests sign a Rental Agreement that clearly sets forth the terms and conditions of your stay. We send the Rental Agreement with your booking confirmation and we require your signature within 24 hours; we reserve the right to cancel your booking with a 15% cancellation fee if we do not receive a signed agreement.
• Guest Count: please reserve the property for the actual number of guests in your party; no additional guests are permitted without host approval. Guests may not sublet the property.
• No refunds: while we make every effort to ensure that the property and all amenities are available to guests during their stay, we make no guarantees and we do not refund guests for unavailable amenities; utility outages; weather, etc. We advise guests to exercise caution in inclement weather. Guests bear all responsibility for their safety and ability to access the property.
• Damage Waiver: to protect the property and its contents, we require guests to purchase an accidental damage waiver with $2500 of coverage. Please report any damage immediately to us to avoid charges or responsibility for damage. Guests are responsible for any intentional damage, removal of items from the property, and any damage not covered by the Damage Waiver.
• Early Check-in / Late Check-out: during the busy summer season, it can be difficult to accommodate early check-in or late check-out. If you are interested in arriving early or departing late, please contact us in advice. If we are able to assist, we reserve the right to charge a small fee, which helps us recoup the cost of rescheduling cleaners.
We urge guests to pay close attention when enjoying nature, weather can change quickly and wild animals can be surprising. Because temperatures in the mountains can fluctuate widely, even in the height of summer, we recommend packing sweaters and light, cold-weather gear just in case. Depending on the activities you plan, we recommend packing hiking, running, swimming, horseback riding, and/or running gear. We also recommend that guests consider spraying clothes with Permethrin when walking outside, to help avoid ticks. In winter we recommend guests pack several layers of warm clothing and ensure that their vehicles are ready for potential snowfall. For other clothing, most all venues around are very casual.

We stayed 3 nights in condo 12 !! The pictures do not do this property justice! Very clean and spacious!! Perfectly located just outside Provincetown! Short walk to a private beach with amazing views! I highly recommend booking here and enjoying the craziness of commercial street then relaxing here in the peace and quiet!! Could have asked for more!!

This place is great. It's like an old motel that was revived. We stayed here a few years ago and at the time there were spigots and working showers outside to rinse off your feet after the beach or rinse our dogs off after the beach. That is no more. It was incredibly challenging having 2 dogs at a beachfront motel with no way to rinse the sand off. I don't know what the thinking was there. We stayed in this same unit years ago and there was no drain cover in the tub then or now. Get a drain cover. I plunged the tub to drain someone elses hair so i could shower without being in standing water. I also used a bottle of liquid plumber to aleviate the problem. I let Management know this and she apologized. Nothing i can do with an apology. We arrived on Wednesday, when the place filled up on thursday night with all the other guests, there wasn't enough wifi to watch netflix. I also expressed this to Management. They apologized. There's 1 grill for all the motel guests and the buildings next door to share. There was a perfectly nice couple a d their dogs living in the front waterfront part if the motel. They were there with their unleashed dogs who met us and our 2 dogs as we pulled into the parking lot. Kind of overwhelming after a 6 hour drive. Those dogs pooped up and down the walkway to the beach. It's hard when you try to be respectful of owners when others treat the rules as mere suggestions. Their owners were more than eager to let us know that they lived there. Cool! I live somewhere too. Needs some updates or at least someone taking inventory of guests and their needs. Otherwise, nothing that happened was unforgivable.

Dry clean, very easy check in process, close proximity to bay beach, also centrally located for easy access to close by beaches and Provincetown. Very well stocked kitchen items for cooking. We enjoyed our stay!

We were so pleased with this property!! It was extremely clean, very up to date, cute, and comfortable (yes, even the bed, which we were pleasantly surprised to find was king sized!). The kitchen is small but totally fine for two people, and it has all the pots, pans and cooking utensils we needed. The TV had xfinity cable and all the apps and the WiFi worked well. Susan the host was really responsive as well. The condo is situated in a long thin building that runs perpendicular to the beach. The front of each of the units have seating areas and this one had two comfy Adirondack chairs as well as a hammock. We drank our coffee out there every morning and greeted the neighbors. The front faces a parking lot followed by a little compound of small cottages surrounded by green grass (grey for pottying your dog), all of which I gathered were a part of the same east harbor cottages. There is a huge shared deck with chairs, tables and a grill that sits between the cottages and the dunes leading up to the beach. That was a great spot for sunset watching and grilling! We had so much fun meeting all our neighbors there who were all super cool. The beach is just on the other side of the dunes and there’s maybe a 1-2 min walk up a sand trail to the beach. The beach is spacious with room on the sand when the tide is high and tons of room when the tide is low, when all the sand bars appear. There was a decent amount of seaweed on the beach but we’ve come to expect that for the bay side of the cape. The water temp wasn’t too terribly cold though! I loved how you could see p-town from the beach. Also total bonus that the beach and cottage area were super dog friendly! We kept our dog on a leash with us on the beach the whole time under our big beach tent we set up for shade (there were plenty off leash too). I also appreciated it wasn’t super crowded - a few families but not tons of kids. Overall a great stay and we would totally do it again.

Always wanted to visit Cape Cod, this was a great place enjoy the visit. Quiet, close to downtown Provincetown and everything a couple would ever need for a nice stay.

Pleasant Stay, Would Recommend
My wife and I had a very pleasant stay at the motel. Our rooms were situated between two other units in a four unit building, but we rarely, if ever, heard other guests. The rooms were very clean when we arrived with additional clean bedding available in the dresser. The kitchen is small but with nice appliances and was more than suitable for our needs on vacation. We used the kitchen for breakfast, to prepare lunch, and for the occasional dinner. We also used the communal grills outside.
The biggest downside is that your windows are mostly facing two parking lots on either side of the building, but a small issue given the bay beach is a short walk away (~2-3 minutes). It's also conveniently located near some of the (parking pass only) town beaches on the Atlantic side. We mostly used the bus line that ran every 30 minutes or so to get into PTown. It was about a 5-10 minute ride depending on how many stops it made and was a better option than finding parking.
At the end of the trip, I left my pillow there and they took the time to mail it back to me, something I was very grateful for. The tub got clogged in the middle of our stay and a professional handyman was there that afternoon to clean it out. I casually spoke to the manager, Sue, a few times and found her very friendly and helpful. Very dog friendly and the other guests in nearby rooms and cottages almost all had dogs. Overall we had a great stay.

So close, yet so far. . .
This sweet little condo is so close to the ocean for daily walks with the dog, trips to Provincetown, Head of the Meadow, Race Point and Herring Cove, Wellfleet, and Truro. It is so far from my home, but worth the drive. It was quiet, clean, new and airy. Though the initial info. said to bring my own sheets and towels, which I did, I was surprised to find the bed already made and towels in the bathroom. Thank you!

Clean condo in a great location
This condo had everything we needed and was close to hiking options for us and our pups. We hit the Dune Shacks Trails and Old Colony Nature Pathway daily with them. Great spot!
