About this house rental
If you are looking for the perfect island getaway we welcome you to stay a week or longer at South Seas Beach House 18. Our vacation home away from home is located within the gates of the South Seas Island Resort on Captiva Island. While Beach House 18 is located within the gates of South Seas Island Resort, the Beach Homes are a separate association within the resort. That means you won't have to pay a resort fee. While you won't get resort amenity access, you will have access to our great association amenities including the shared heated pool, just steps from the home, a tennis court, propane bbq grills and the world famous Captiva Island beach, again, just steps from our Beach Home. Our Beach Home has been completely renovated with plenty of space to accommodate up to 10 guests. The main level of the home has an open floor plan with a living area, dining room and a full kitchen complete with all appliances and kitchenware for you to easily prepare meals for your family. The main level has three bedrooms which includes a second master with a king bed, queen bedroom and third guest bedroom with two twin beds. Just off our main level living and dining room is a private screened lanai that stretches the length of the home with ample seating to enjoy a morning coffee or evening cocktail. The second level of our home has a master bedroom suite and a loft area which has a queen sleeper sofa and a twin fold out. Just steps away relax on your private deck off the master suite overlooking the Gulf of Mexico. Our home is equipped with beach chairs, beach umbrellas and beach toys along with a beach cart for easy transport for the 2 minute walk to the amazing Gulf of Mexico.

We stay at the South Seas beach homes in Captiva every year in early August for my moms birthday. This year, for her big 60th birthday, we stayed at Beach Home 18. The upstairs bathroom had a toilet that kept running all night, it's small and old and was the center of the roach infestation. We found a huge roach crawling on the bed the first night, plenty of babies in the upstairs bathroom, and then huge roaches throughout the property. My sister had a huge roach crawl up her leg after showering in the upstairs bathroom one day. Another big one flew at us by the coffee machine downstairs. We mentioned this to the property and was told that they fumigate regularly and this was normal for South Florida. I have lived in South Florida by the ocean for 32 years and this is not a normal situation for a house that is supposed to be fumigated regularly. While yes, South Florida rainy summers attract all types of bugs, if a property is properly fumigated you don't get as many and when you do, they are half dead and drugged up from the fumigation. The roaches in this property are thriving! They were everywhere which is absolutely disgusting. They claim to fumigate, but if they are fumigating, it's time to find another company because these roaches are alive and well! I would not stay in this property ever again but definitely recommend making the trip to South Seas beach homes, just avoid 18 at all costs.

Great house and location
For our family of 9, including a 6 and 4 year old, the house set up was great! The accessibility to the beach and pool was perfect. The kitchen was well stocked with dinnerware and utensils. The induction stove took some trial and error, but we finally got it! The appliances were nice, but we found for a large group, the fridge needed to be bigger. We shopped off the island before we got there for the week. It was a challenge to get everything in there with out it falling out every time we opened the doors. We made many meals in, so we had a lot. You are only provided 2 dish rags and 2 dish towels. When cooking for that many, we had to continually wash them, so bring plenty of laundry detergent. There is a table to seat everyone on the porch, but it was too hot to eat out there. The island/table only seats 6 inside. Bring Tupperware or gallon bags to put extra food in because there are not dishes with lids for leftovers. The knives need to be sharpened or replaced. Cutting anything proved to be challenging. The master bedroom on the first floor has an AC issue. The rest of the house was cool, including the master bathroom, but the bedroom was 75+ all the time. We kept the hurricane shutters down, the drapes pulled and the lights off, but it didn’t help. Dream vacations brought is a box fan, which helped some, but not enough to want to rent again. I had read the reviews before and called to ask about it and was assured is wasn’t a problem…..it was a big problem for us. One of my favorite things to do is look out at the ocean while in my room, but wasn’t able to do that because I didn’t want the sun to come in and make it hotter. The grill is at the community pool, not near the house. It worked, but was in bad shape, not maintained by South Seas at all. We put out several grease fires, plus it’s in the direct sunlight until dusk. Makes grilling something you don’t want to do. The laundry room was nice and there were some games and puzzles to use. The beach towels were a fabulous perk. It was nice not to have to lug them in a suitcase on a plane. The setting on the hot water heater needs to be checked. The water was scalding in the showers on the cold setting but the kitchen water never got hot. I only say these things to prepare future renters and for the owners knowledge. The hot bedroom would be the only thing that would keep us from renting again. The overall house was great and we had a blast! The quiet beach was the best!!

Steps away from beach
We had a great stay at Beach Homes 18. We had a group of 10 family members. The kids loved playing with the boogie boards that were provided. We had the beach practically to ourselves and never had anyone else in the pool with us. We had a great view of the sunset from the upper balcony. We would definitely come back here!

The location of the house and beach were awesome! The house was newly updated and had great amenities. The issue we had is that I found a big cockroach in the downstairs bathroom, the ceiling fan in the master suite didn't work and sand fleas in one of the beds.

Can’t beat the location
This property was perfect for our family. It was clean, quiet, well-equipped, and it was super easy to text the management company with questions during our stay. As other reviewers have said, the primary bedroom can get a bit warm, but I had read that ahead of time and we had a fan from Island Rentals waiting for us when we arrived and we kept it running throughout our stay and the room was the perfect temperature. We have small children and you absolutely cannot beat the location of this house. We didn’t have to cart all the kids stuff down to the beach at once- because the house is right there. The convenience was ideal for us - we could make quick trips down to the beach at sunset, for breakfast, etc, which isn’t easy with 2 kids under 3. And the views at sunset made our trip so memorable. The house is great.
The house is great. Honestly would come back every year without shopping around at all. We will always return to the area. Pricing currently is out of control though. In my mind, the house is not worth the $11k + that is quoted for next summer. If the market dictates that then excellent, but we will shop around. Ryan has always been pleasant to work with over the years. I think fair to deal with. I’m just disappointed that I know Ryan and that I have spoken with him every year. When spending thousands on a vacation rental I would expect to never communicate to the management company on issues and realistically should not now then. That has been my experience with most other rentals.

Great find in Captiva
We really enjoyed our week in this home in Captiva. The inside was updated, and the proximity to the pool and beach was amazing. It was if we had both a private pool and beach. The kitchen was fully stocked with appliances and cookware. There were plenty of beach chairs and accessories (including beach towels) so we didn’t have to buy or bring any of that. This was nice since we flew instead of driving to the area.
The master on the ground level was really hot, but the rest of the house stayed comfortably cool.
We would definitely come back. Thanks for an amazing week.
