The 80m2 apartment is located on the 2nd floor and holds a beautiful view of the canal.
It has 2 double bedrooms, 1 single bedroom, bathroom, and a living-dining room with open-style kitchen. The apartment has a wireless connection to free internet.
A 5 minute walk you can admire the Giudecca Canal, or stop you for a spritz and tramezzini in Campo Santa Margherita.
Not far you can go to visit the Guggenheim Museum (modern art), the Accademia (classical art), and contemporary art collections of Palazzo Grassi and Punta della Dogana (Pinault Foundation).

The apartment was friendly and well-equipped; a proper home from home. It was mid-August and the apartment was really hot without Air Conditioning but the host had already mentioned this to us before booking. The location is walkable to much of the city and was away from the crowds, which was great. There were a few quiet bars and cafes on the street which gave the area a neighbourhood feel.

The apartment was attractively decorated with comfortable beds and a pleasant living room with easy chairs, dining table and kitchen. Two fans were provided to help the very warm humid conditions. We visited the local interesting churches and strolled along the cool Zattere in the evenings. A very good Conad supermarket was close by for food supplies. There was a lively student population nearby but we were not disturbed by noise. It was easy walking distance to the Grand Canal and the Accademia and Guggenheim museums and we used vaporetti for longer journeys around Venice one day. We visited many attractive cafes in Venice but mainly had dinner in the cool apartment. Many thanks to Sylvia for being such a helpful hostess

Lovely appartment in a quiet area
A very comfortable and spacious apartment with everything you could need. We were able to cook full meals perfectly. There is a lovely view over the canal and rooftops. Only 5 mins walk to the vaporetto and 10 mins to S Margharita / railway station

Relaxing time on the Dorsaduro
The apartment is spacious and has great views of the small canal outside. Silvia provided fantastic service before and during our week at the apartment. The beds were good, as were the sofas and other furniture. All appliances and kitchen needs were supplied and in good condition. The dishwasher, fridge and washing machine are all good quality and worked well. The place has very much a homely feel to it, and it was easy to live there. There are supermarkets, shops, restaurants and waterbus stops nearby. We really enjoyed being in this neighbourhood far removed from the tourist hordes. However, like all older places in cities like Venice, the apartment has a few idiosynchracies eg intermittent hot water and only being able to use one appliance at a time.
We would thoroughly recommend it for one or two couples.

Super séjour !
Nous avons passé un excellent séjour dans cet appartement.Le quartier est top, facile d’accès de la gare pour l’arrivée et le départ, à l’écart de la foule, authentique. Et l’appart est super chouette, lumineux, super jolie vue sur le canal, tout était impeccable et il y a tout ce qu’il faut. On recommande !

4 Wochen in Dorsoduro
Die Wohnung ist gemütlich und verfügt über alles, was man braucht. Die Lage mit Sicht auf den Kanal war sehr gut. Es gibt keinen Backofen und zu wenig Regale. Die vorhandenen Regale, Schubladen und Schränke sind teilweise gefüllt. In einem Zimmer fehlt eine Leselampe beim Bett. Die Heizung funktioniert tadellos. Wir haben uns aber insgesamt sehr wohl gefühlt.

Eine venezianische Entdeckung
Die Wohnung von Silvia in Santa Marta ist ein wunderschöner Ort. Sie ist hell, schön eingerichtet, sehr gepflegt und sauber und wunderbar gelegen. Neben dem Blick über die Brücken, die Kanäle und in den Himmel, haben wir in der Wohnung die Schönheit des venezianischen Glas' bewundern dürfen. Wir haben die Tage sehr genossen und würden gerne wiederkommen.

The bathroom faucet water came out as a dribble. The kitchen cabinet with all of the dishes had doors that were extremely difficult to open. The flat could be very nice if the owner would put a few euros into updating the flat.

Magnifique séjour !
Nous avons passé un super séjour dans l'appartement de Sylvia.
Le logement est très spacieux , les 3 chambres sont agréables et chacun avait son intimité.
Le quartier est génial, nous adorons le Dorsoduro, c'est charmant et vivant !

The apartment is better than it looks in the photos. Clean, neat, fairly spacious and well equipped. The sleeping arrangements for our group of 5 (with 2 couples and one teenager) were perfect. We managed well with one bathroom but useful to know that there is only one. It is very well situated. We did almost the whole of main Venice by foot. Took the boat a couple of times for the fun of it. We even visited Verona. Went there by train. Doable in one day. In short a very pleasant stay to discover the charm of Venice

Unbedingt zu empfehlen!
Eine tolle Wohnung in einem wunderschönen Stadtteil. Mit 2 Erwachsenen und 2 Kindern (12 + 13 Jahre alt) waren wir 4 Tage in dieser gemütlichen Wohnung. Bäcker innerhalb einer Minute erreichbar, Supermarkt (tgl. bis 22 Uhr geöffnet)ganz praktisch direkt an der Vaporettistation San Basilio (ca. 8 Minuten Fussweg), so dass man Ende des Tages noch ein paar Dinge mit nach Hause nehmen konnte. Auch der Busbahnof war innerhalb kürzester Zeit (10 Minuten, 850 m) zu Fuß zu erreichen. Die Wohnung lag perfekt für viele schöne Ausflüge. Unbedingt zu empfehlen!

Stimmungsvoller Venezia-Aufenthalt Ende Januar 2018
Wir haben unseren 6-tägigen Aufenthalt in Venedig in vollen Zügen genossen. Der Tagesausflug nach Padua rundete unser 25-Jahre-Hochzeitsjubliäum perfekt ab.
Die Wohnung ist gut gelegen (15 Minuten Gehdistanz zum Hauptbahnhof S. Lucia) und ein idealer Ausgangspunkt für Stadtrundgänge.

L'appartement est idéalement situé, dans un quartier calme, il est facile à trouver depuis la gare et la station de bus. Tout confort, bien équipé, très bien chauffé c'était très agréable de s'y retrouver après les journées de visites.

Unvergessliche Woche
Zu viert haben wir im Oktober bei herrlichem Wetter eine Woche in der Ferienwohnung verbracht. Schon vor unserer Reise hat uns Silvia mit vielen Informationen versorgt und Fragen wurden innerhalb kurzer Zeit beantwortet. Die Schlüssel wurden 2 Wochen vor Reiseantritt an meine Heimatadresse versandt und klappte reibungslos. Die Wohnung liegt im Stadtteil Dorsoduro im zweiten Stock. Es ist ein ruhiges Stadtviertel in der Nähe der Universität, fernab vom Touristenstrom. Die Wohnung ist ausgestattet mit allem, was man braucht und gemütlich eingerichtet. Genügend Geschirr ist vorhanden, so dass der Geschirrspüler benutzt werden kann. Einen Backofen gibt es nicht, aber man kann sich leckere Pizza in der kleinen Pizzeria im Erdgeschoss holen. Diese schliesst abends um 21.30 h, so dass unsere Nachtruhe nicht gestört wurde. Ein Wasserkocher wäre allerdings nicht schlecht, um sich schnell mal einen Kaffee oder Tee zuzubereiten. Ein kleiner Kritikpunkt: Das Bett im grossen Zimmer quietscht, was für Mieter mit leichtem Schlaf vielleicht ein Problem sein könnte. Sehr gut zu Fuß zu erreichen ist die nahe Vaporetto-Station San Basilio am Zattere, wo es auch einen Supermarkt gibt.
Uns hat der Aufenthalt in der Wohnung sehr gefallen und wir würden jederzeit wiederkommen.

location idéalement située
Appartement très très bien situé (vaporetto, place d'arrivée depuis les navettes aéroport, sites...) on sillonne Venise sans stress ni fatigue depuis cette adresse. Un supermarché ouvert même le dimanche à 10min (au bord de l'eau face a la station s.basilio).
Loueur disponible efficace et de bon conseil.
Le charme du canal depuis toutes les fenêtres.
Équipement complet (ventilateurs salvateurs)
Bémol sur la salle de bain étriquée et à la robinetterie un peu capricieuse mais en plein été on a supporté l'eau fraiche par moment.
Nuits assez bruyantes (les goélands, inévitablement, et qq cafés restaurants mais c'est le prix à payer pour être près de tout. Malgré tout on n'est pas dans la foule).
Je conseillerais l'endroit et s'il y a de nouveaux oreillers et une climatisation (même mobile) j'y retourne!!

L'appartement est conforme à la description. Loin des appartements "cliché" aménagés spécialement pour les touristes avec faux mobilier en style vénitien, il est décoré sobrement avec quelques jolis meubles anciens, de très beaux vases Murano contemporains et est doté de trois vraies chambres avec literie très confortable. Il se situe dans un quartier encore habité par les vénitiens, à l'écart des flux touristiques. La propriétaire est charmante et s'est donnée beaucoup de mal pour régler, dans les meilleurs délais et avec une grande gentillesse -et un geste commercial rare-, un problème de plomberie survenue pendant un week-end. Une très bonne adresse et un très bon rapport qualité/prix.

Habiter Venise
Nous avons été de suite charmé par l'appartement , déjà par la chaleur qui y règnait contrastant avec le froid extérieur , ensuite par la beauté du lieu. Beauté de ses vues par les nombreuses fenêtres(des 4 cotés!!) et beauté du mobilier et des nombreux objets et livres qui ont tous une âme. Ici pas d'objets cheap, tout est beau sans être ostentatoire.Nos 2 plus grands enfants ( 9 et 10 ans) ont placé l'appart dans leur top 3 des meilleurs souvenirs du séjour!!!.Tout y est nickel et y trouver des produits de première nécessité est un grand bonheur.Sa position est idéale si on aime les musées et le dorsoduro est apaisant lorsqu'on s'est promené dans la foule cosmopolite de san marco.
Les conseils de la propriétaire nous ont été très utiles pour les restos et les magasins.Nous avons particulierement apprécié le resto "la bitta" juste à côté des "4feri" et le condroma à 500m de l'appart est délicieux aussi. Enfin, même en janvier nous avons pu déguster des tramezzini extras( les meilleurs de notre séjour) en terrasse , au soleil , au caffe rosso , conseillé par la propriétaire.Vous trouverez dans le quartier plein de petits magasins (de bouche et d'autres) authentiques.Enfin , proche d'une ligne vaporetto et de la gare des bus venant de l'aéroport.
Voilà , voilà , pour nous 5 , ce fut une grande joie d'y "habiter" ces 5 jours.Bruno.

Sehr schöne Wohnung im Studentenviertel
Sehr schöne und sehr zentral gelegene Wohnung für 5 Personen. 3 Schlafzimmer machen diese Wohnung komfortabel. Mit einem Bad kann man sich arrangieren. Etwas abseits vom Touristen-Trubel. Alles fußläufig gut zu erreichen. Gute Einkaufsmöglichkeiten. Nette Vermieter.

Tolle Wohnung ausserhalb der Touristenströme
Die Wohnung ist praktisch eingerichtet und sie ist gut ausgestattet. Die Lage ist sehr ruhig, die Aussicht wunderschön auf den Kanal. Es hat gemütliche Cafés in der Nähe und auch zum Einkaufen ist es nicht weit.
Wir haben uns sehr wohl gefühlt. Der Kontakt zur Vermieterin war sehr angenehm und informativ und es hat alles bestens geklappt, auch mit der Schlüsselübergabe.
Wir können diese Wohnung sehr empfehlen.

Cette location correspond au descriptif: aucune surprise à l'arrivée. L'appartement est spacieux, très bien équipé et très bien situé. La vue sur un canal est très agréable. Il est à quelques minutes de marche du vaporetto, des commerces et des restaurants.
La fille des propriétaires qui gère cette location répond rapidement à toutes les questions; nous avons même reçu avant notre séjour un plan d'accés à l'appartement, une liste de commerces , de restaurants et de musées ainsi que leur localisation.
Un très bon choix de location. Nous étions avec nos trois enfants âgés entre 7 et 11 ans et tout le monde s'y est plu.

j'ai passé une semaine à Venise dans cet appartement pour le carnaval de Venise: tout est conforme à l'annonce; l'appartement est situé dans un paisible quartier, facile d'accès par le vaporetto. je n'hésiterai pas à relouer cet appartement pour une autre visite.
j'ai eu de très bons contacts avec la fille du propriétaire qui répond rapidement à vos demandes , vous recevez les clés avant votre départ par la poste.

Un appartement très agréable vaste et aéré, avec une jolie vue. La rénovation est de qualité les chambres vastes et la cuisine fonctionnelle. Seule la salle de bain est un peu moins confortable. Un petit plus , nous avons trouvé sur place des guides touristiques et des livres d'art sur les expos en cours à Venise et une jolie décoration, une délicate attention des propriétaires. Le quartier est vivant sans être trop touristique la location est assez proche des vaporetti et des commerces. Nous avons passé un très plaisant séjour.
