This apartment is set up quite high on the hillside overlooking the bay and has the most stunning views. It is modern and well presented yet has a homely feel too. 3 bed 3 bath very comfortable beds and good shower pressure. Kitchen has all the essentials. The outside area with the swim pool is gorgeous with very comfortable furniture. The outside area and the steps down from the road to the apartment are all well lit at night. I wish we could have stayed longer.

Great house set across several levels. Just the right size for three couples for three nights. Parking for two cars was useful. Easy to get in to Nice and Monaco or head down to the bay for food.

Everything what we expected. Great location, great views, the apartment itself was perfectly clean, bedding, surfaces etc. Couldnt figure out how to work the tv or wifi, but werent too bothered. On the downside, the two upstairs showers have a horrid sour smell, which is quite unpleasant. The shower downstairs, did not have the same smell. The showers themselves and the towels provided are all perfectly clean - just a horrid smell in the 2 showers. Checkout is 11am, we were bit put off by the cleaner arriving at 9:50AM to start cleaning the unit for the next guests. So, we took our luggage and left earlier than planned for. Not too much of a biggie, but the place wasnt cheap, so shortening the allocated time allowed is slightly irritating. That said - I would still recommend this rental.

We loved JP's house and the view. Nice location on top of the hill in Villafranche. Convenience store about 5 minutes walk down the hill, town a 20 minute walk down the hill or a short car ride. Lots of cabs in town for the steep walk back. Centrally located for train rides throughout the Riviera. Would definitely stay here again.

We spent 12 nights in September 2022 at this property. The views really are spectacular. The house is well equipped and has most everything you need. There is a grocery store, bakery, butcherie and bank within a 4 minute walk. It would be very helpful if the owner had a phamplet or booklet that gave you information about the bus lines and stops. For example, Bus #33 which takes you into Nice actually doesn't stop at Col du Villefranche stop, it just makes a U-turn and stops at the Forrestier bus stop past the grocery store. On the return, you would take #33 with Mt. Boron on the bus sign. Additionally, in taking the direct bus #82 to Eze, be prepared for the bus to not even stop due to overcrowding as it originates in Nice.. Since it only comes every 2 hours, waiting for the next one is not an option. I'd recommend just getting a Taxi which will cost around $70. The walk to Old Town takes about 15 minutes. We first walked down and back over 600 steps (brutal) and then discovered our own path using the roads. As mentioned in prior reviews, there are 43 steep steps from the entry gate down to the entry door of the property. The property is hard to find as all of the house numbers are same. The outside of the buiding is white and is near the end of the gravel road. The owner was very responsive. I am sure you will enjoy this beautiful property.

We have just had the best 10 days staying at Jean-Pierre’s property. We booked it for the view and were not disappointed. The view is incredible and the house has lots of different areas to sit and enjoy a gorgeous aspect.
Jean-Pierre met us to check in and showed us around, we communicated via text as our flight was a bit delayed and he was super responsive and helpful :-) It was quite difficult to realise which house it was so stay in touch with Jean-Pierre when you are nearby and he will greet you!
The house is really great, I don’t think the photos do it justice! It is split over different levels with shady garden areas, a lovely small pool for cooling down (with incredible view!) and really comfy outdoor sofas and chairs as well as outdoor dining table.
We had three teenage children but for small children, be aware there are lots of stone steps in the garden and open marble stairs in the main house.
It is really well equipped, lovely bathrooms, and the kitchen has everything you need, with gas BBQ on the terrace to enjoy the view whilst cooking!
In a few minutes you can walk to a small supermarket, lovely bakers and butchers and a fantastic restaurant ‘Brasserie Du Col’ with really excellent food and they also do takeaway pizzas for collection. The walk down to Villefranche Sur Mer is about 15-20 and is fine, the walk back up is tough! We did it once - then caught a taxi or Uber, or took bus No. 80 from the station which drops back very close to the house. The bus system was great it is €1.50 per person for any journey up to 70 minutes, and we used the Moovit App for up to date times, and used this to get back up from the port and also to Nice, Eze, Beaulieu-sur-Mer.
This was a fantastic holiday and the house was ideal for exploring the beautiful area. We will definitely come again!!!!

The property was magnificent - but the stairs were extremely difficult to maneuver - particularly the very many rocky steps with no support railing. This feature made an otherwise great stay almost impossible to navigate - especially for a 91 year old

Lovely home, the view is incredible. Party of 5 adults stayed comfortably, plenty of room for all. Convenient location, grocery, bakery, & restaurants within walking distance. Will definitely consider this home as an option on our next visit to the area.

We are a family of four.
On arrival, we had difficulty finding the home, they say the address but don't tell you every house on the road is the same number and there is no name on the home.
No one was there to meet us, we had to wait 25 mins for someone to let us in.
Walking down the stairs, wow, stunning view over the bay, with two lovely patios with seating.
Once in the home very nice and clean.
The internet and TV wasn't working, very upsetting as I have to be in contact with my staff, the guys did try to get both working and said they'd fix the next day.
Also, the dryer wasn't working.
What is handy is approx 5 min walk is a supermarket and a fantastic local restaurant (the staff and food excellent).
We head out in the second day on our return the internet and TV was still not working, the person over seeing the house for the owner did come over (we didn't like the fact he just walks in without and knocking or notification).
They still couldn't get the Internet to work.
On our third day, the finally gave us a myfi device, which was OK.
Eventually they got the Internet to work.
I did during this time write the owner mentioning the above and am still waiting for a reply.
The bedding was OK, bed not the best.
One thing I should mention, if you rent this property you definitely need a car (thankfully I had prearranged a driver for our week).
Coming from the Caribbean we aren't to fussed but there are alot of ants in the bedrooms.
The lower bedroom, there is a sewage smell just outside the door.
Back to the view, this is what really saves this villa it's amazing, great sunrises.
It's a short walk down hill the waterfront, they have very good restaurants.
It's about 15 mins into nice and 25 Monaco.
We feel the villa is a little over priced for our experience, we would definitely not return to it.

We spent four nights here last week. We were delighted with the property. We had three couples in our group and each had their own bathroom. High quality home with great amenities. The views are AMAZING! There is a bakery, a butcher, a grocery store and a great small restaurant all within 5 minutes walk. Very quiet street and very safe. Theo, the owners son in law, met us to check us in and offer great advice on the area. We would rent this property again and it was a perfect end to our French vacation! We did drink the Heiniken left in the fridge. Merci to Theo and Jean Pierre!

We had the pleasure of staying in this villa in june. I can't express enough what an amazing view we had! The house is completely renovated and modern and clean! The main house has 2 bedrooms (sleeps 4 total) and then there is another detached bedroom/bathroom on a lower floor (sleeps 2). AC and wifi worked beautifully! the location was perfect- near a grocery store and we could walk to town for dinners and shopping (downhill). One night, we were not in the mood to walk uphill after dinner and it was easy to get an uber. There is a small square pool (not deep) but the kids loved it! 2 car parking. They were very responsive regarding checking in and checking out and it was easy and efficient. Totally recommend this villa!!!!

We had a fantastic stay at this beautiful 3 bedroom villa in the mountains of Villefranche-sur-mer. Although we didn't have the best weather as it was raining quite a bit, we still enjoyed the villa. Maybe even more so, because the villa is so beautifully furnished, even spending lots of time inside was fun. The views are stunning even when it's cloudy. We didn't mind the 20 minute walk to the old town and also walked into Nice a couple of times, which takes about 30-40 minutes. One can always call an UBER or cab back up the hill. There are sufficient shops a very close walk nearby (bakery, butcher, super market). We would like to give a special shout-out to the beds, which we found to be incredibly comfortable and the A/C, which very reliably kept us warm even in cold weather.
Also, everyone should take the opportunity to have Theo prepare a meal for them! We had a meal for 6 people - all serious foodies - from Sonoma County, CA, New York and Berlin and we were more than happy. Amazing meal and he's also good company. In conclusion: this is a true gem with stunning views, many beautiful terraces, contemporary furniture, a fully equipped kitchen which we've used a lot, very comfy beds, a good A/C and although it's a little walk into town, it is also beautifully quiet at night as you are off the bustle of the old town. We heartily recommend it and would definitely come back.

My husband and I stayed here for 5 nights at the end of October and couldn't be happier with our choice. The gorgeous view greets you from all directions and levels of the house. We watched the sunrise over the Mediterranean, did some yacht-spotting and enjoyed relaxing on the decks and in the heated pool. it was such a wonderful place to come home to after days of exploring. The home was outfitted with everything one could possibly need, was spotless and private. Both Jean-Pierre and Theo were always helpful, and Theo cooked us an amazing meal one night!! We'd highly recommend this place!!
Tips for Travelers: The location is very convenient in that shops/small restaurants are just a few minutes walk away in Col de Villefranche, so no need to get in the car to go grocery shopping etc....The walk down to Villefranche sur Mer is about 20-25 minutes downhill with lots of stairs, but very enjoyable, however the walk back up would have been quite strenuous, so we opted to take a taxi from the taxi stand on the water.

Our stay at this villa was incredible and was the best vantage point for exploring the Cote D'Azur. Easy to get to Nice, Cap Farret, Monte Carlo, Menton, Antibes (either by train or walking). Villefranche is a great small town to explore and 15 min walk to downtown area (climb back up the hill requires fitness). Grocery store, bakery and butcher were 5 min. Walk from villa. The villa itself was well appointed, and clean. We were 2 couples sharing the villa and it was plenty of space. The view from the terrace is breathtaking! We had our dinner outside each night. Jean Pierre is a pleasure to deal with. Without hesitation, we would stay here again!

We truly enjoyed our week soaking up the sun and views from the multi level decks. We had dinner outside several evenings on the deck and enjoyed having the speakers paired with our playlists. The house has clean simple furnishings which was very relaxing - nothing fussy about it. Loved the hardwood floors throughout and the blackout shades great for jet lag. Perfect for 3 couples with 3 separate bedrooms with their own bathrooms although the back bedroom upstairs doesn't have the views the other 2 do. The owner Jean-Pierre was very responsive and was easy to work with for the booking. Theo, the agent on the ground was also very responsive. Met us at the house and took the time to walk us through the details. Very responsive when we called to report the microwave wasn't working when we arrived. He was there the next day to investigate. Our only suggestions to make this property even more comfortable is a few more items for the kitchen (wine glasses, a platter, coffee maker (there was a Krups machine but you needed the pods and otherwise there was a bodum but it was falling apart), better pillows (that's very personal but they were thick foam) and our friends who stayed in the fully detached bedroom on the lower deck reported that it was damp. Otherwise we very much recommend this property which has a baker, (chocolate croissants for breakfast!) butcher and small grocery store within walking distance. We also walked to downtown but the walk back up the hill will test your fitness so most renters will want a car!
