Pretty Mentonnaise villa in a landscaped park of 2100 m2 with a magnificent panoramic view of the sea for 4 people.
Property planted with all varieties of citrus and Mediterranean species.
The rental includes the use of a private car garage that can be locked 3 minutes' walk from the villa. (90 meters)
Calm and tranquility are at the rendezvous.
The villa is composed of two independent levels connected by a covered exterior staircase.
The ground floor is composed of: the kitchen and its pantry, a living room, a terrace and its summer kitchen equipped with a Weber barbecue. extraordinary sea view.
Upstairs: two bedrooms each equipped with their television (a master bedroom with sea view with a very comfortable 180X200 bed and another bedroom on the garden side with two 85X200 beds that can be put together), a bathroom with toilletes, a 30 m2 solarium with sea view, equipped with sun loungers.
In the garden, a shaded gazebo with large sofas is available for your summer naps and aperitifs.
Access to the property is via a footpath ONLY.
The villa is located on the heights of the city center which is a 10 minute walk down and 13 up. The beach is 14 minutes walk down and 17 up.
The garage is 3 minutes walk from the main gate of the property.
The villa has full equipment.

The house was really nice and neat with a large garden and two terraces, both with a fantastic view. The access is via a short walking path, i.e. plan accordingly. We had a fantastic stay, enjoying the surroundings, Menton and the region.

Had a wonderful relaxing week in this gorgeous villa surrounded by lemon trees. The location was definitely worth the challenging hike back up from Menton. The views were outstanding during the day and also at night where we were lucky enough to watch the Cap Martin fireworks on Saturday night. Menton is a very friendly town with clean beaches, crystal sea and good restaurants. It is also very handy for the scenic train which runs all along the Cote D’Azur. We visited Monaco, Nice and Cannes. Olivier was an excellent generous host who made us feel very welcome and went out of his way to make our stay special.

We absolutely loved our stay in this outstanding villa with amazing views over Menton. It was so lovely and quiet, a bit off the beaten path with no direct road access to the villa but well worth the short walk down the cobble path and through the beautiful gardens. The garage on the main road for parking the car was a definite bonus. It was wonderfully clean with all we needed for a fabulous relaxing stay. The beds where very comfortable and the host was extremely helpful from helping to carry our bags to making sure we had all we needed for a perfect relaxing holiday. Thank you for everything. We look forward to returning soon.

We have been renting holiday homes in Europe for years and this is the first time we have left a negative review.The main reason: It is inaccessible! We advise against renting if you are over 70!
We felt that the landlord was watching the house several times while we were there. How did he know that we had opened the sunblind or plugged an ethernet cable into the router, because he contacted on Whatsapp and advised us to close the blind. He was also in the garden regularly. He and the gardener appeared without warning which we found to be an unpleasant experience.
NEGATIVES.
1.Access is via a 4 minutes down and 8 minutes up, a badly cobbled ankle breaker footpath.WITHOUT LUGGAGE or SHOPPING!
2.Kitchen work surfaces covered in sand coloured ants every morning.
3.Internet speed 2/3mbps certainly NOT high speed.
4.No Wi-fi upstairs
5.Air conditioning only in the bedrooms and insructions to not use at certain times.
POSITIVES
1.Beautiful location, once you are there!
2.He did arrange for the cleaners (a lovely couple)to carry our luggage to the car on our departure.

My husband and I stayed here for a week August 2022 and had the most wonderfully relaxing time. Olivier met us and showed us the property as well as the beautiful gardens full of fruit trees 🌳 and even the resident tortoises 🐢.
The location was peaceful with only a short walk to the car / garage or down to the bustling town of Menton with all its beaches, restaurants and bars.
Olivier was so helpful in recommending restaurants. Nothing was too much bother.
Everything was provided to ensure a hassle free stay.
We will definitely be back 😊

Très bien
La villa est très belle et tout confort et olivier a été très accueillant.
La literie est d excellente qualité.
Le jardin est luxueux et la vue des terrasses est magnifique.
L accès à la villa depuis le garage reste difficile avec un long chemin pentu et caillouteux qui rend la décharge des bagages et courses difficiles.
De meme la villa située sur les hauteurs de menton rend l accessibilité de la plage à pied très sportive !
En ce qui concerne la climatisation il faut noter qu.il n y en a pas au rez de chaussée et qu’elle est coupée dans les chambres de 11h à 18h

Endroit idyllique et accueil charmant
Nous avons été reçu avec enthousiasme dans un endroit idyllique. Une vue imprenable, un calme absolu. La villa se situe dans une propriété entourée de citronniers... dans les hauteurs de Menton. Nous avons été ravis de passer une semaine sous le soleil. Merci Olivier.

Beautiful gardens, great view
Lovely property with a beautiful garden and great views over the town and sea. Villa clean and well equipped - air conditioning in the bedroom was particularly appreciated! Olivier the host was very friendly and helpful. Be warned though, the walk up to you he villa from the town is quite challenging so if you struggle with walking up steep gradients you should bring a car as there is a nearby garage. However the beautiful views are your reward!

Traumhaus in fantastischer Lage !
Ruhige Lage auf dem Berg mit phantastischem Blick über Menton ; die Wohnung verteilt sich auf zwei Stockwerke mit zwei grandiosen Terrassen und ist perfekt ausgestattet. Jederzeit gerne wieder ! Sympathische Gastgeber; Danke Mr. Olivier, merci beaucoup Deborah et Julia !

Grandioser Ausblick und sehr schönes Areal!
Vorweg: Das Objekt mit dem dazugehörigen Areal und den beiden Terrassen ist wunderschön! Wir haben uns dort sehr wohlgefühlt!
Leider hatten wir ein sehr unerfreuliches Ankommen: 5 Minuten nach der vereinbarten Ankunftszeit rief uns der Vermieter an, als wir auf dem Hinweg in Nizza in einem totalen Stau mit riesigem Polizeiaufgebot feststeckten. Es ging nichts mehr! Wir waren sehr aufgelöst und haben dem Vermieter am Telefon die Lage geschildert. Dieser schrie völlig uneinsichtig ins Telefon, dass das so nicht ginge, er sei kein Hotel und habe jetzt keine Zeit mehr (15:45 Uhr nachmittags!), wir hätten vorher anrufen müssen. Jeglicher Versuch in Ruhe zu reden und zu erklären scheiterte am aufgebrachten Gebaren des Vermieters, der immer wieder betonte, dass er kein Hotel sei!
Letztendlich haben wir uns nach ungenauen Angaben seitens des Vermieters in Menton in der Nähe des Objekts mit der Freundin (Deborah) des Vermieters getroffen, die uns zum Haus brachte und den Check-in mit uns gemacht hat. Deborah war sehr freundlich und zuvorkommend. Von dem Auftritt des Vermieters am Telefon mussten wir uns erstmal erholen, wir haben ihn während des gesamten Aufenthalts nicht gesehen.

- Le lieu magique avec ses jardins suspendus (oui oui il y en a plusieurs ) et sa vue...et quelle vue
- L'accueil digne d'une vraie concièrgerie avec la touche personnelle apportée par Olivier et sa bonne humeur...
Pour vous donner des conseils sur votre séjour, les lieux, les adresses il est au top.
Bref...un petit coin de paradis.

Les photos nous avaient déjà préparés à une petite pépite mais l’arrivée sur les lieux n’a pas déçue nos attentes.
Cette vue, cette ambiance, cette maison…. Un bonheur!!!!

Le jardin d'Eden
Une situation unique avec vue sur la mer et le Cap Martin, un quartier tranquille et le jardin...
Nous y étions en fin d'année et nous avons profité des orangers, mandariniers, citronniers, couverts de fruits. Un enchantement.
Et Olivier notre hôte a été adorable pendant le séjour et aussi pour les valises, et oui, ça grimpe un peu. Le paradis se mérite mais rien d'insurmontable.

Séjour au calme dans un cadre exceptionnel
Nous avons passé une agréable semaine dans la villa Mamouchka. La maison offre une vue imprenable sur la baie de Menton, avec un magnifique jardin.
Dans ce contexte sanitaire délicat, nous avons particulièrement apprécié la propreté de la maison ainsi que son indépendance par rapport aux autres habitations (toutefois, ce cadre se mérite et il faudra faire un petit effort pour remonter à pieds depuis le centre ville et la plage).
Enfin, le propriétaire Olivier a été d'une gentillesse remarquable, toujours disponible pour répondre à nos demandes.
Nous recommandons donc ce logement si vous souhaitez passer des vacances au calme dans un cadre d'exception.

Very cozy house well suited for 2 or 4 people, located in a quiet residential area, with a beautiful garden and a fantastic view. House and garden in mint condition, and well equipped kitchen. Ca 1 km walk to the beach, but a tough climb coming back ! We truly enjoyed our 2 weeks there !

Menton Villa and Garden
A period compact villa with excellent views over Menton and the coastline round to Cap Martin. Also extensive, mature well maintained garden. The setting is a sun worshipper's paradise. For us as a couple in our 70s, the rough downhill mostly cobble path from the road and garage was a bit of a challenge. Olivier very helpful and attentive - and carried our cases on arrival and departure.

Une petite merveille
Très belle demeure, tout est conforme à la description . Propreté irréprochable.
Propriété très soignée aussi bien l'intérieur que le jardin, où nous avons pu goûter des pamplemousses directement cueillis sur l' arbre.
Très bon accueil du propriétaire, disponible et qui est aussi très réactif en cas de demandes particulières, tout cela en restant discret.
Tout est fait pour passer un séjour agréable et reposant, tout en étant proche du centre ville et de la plage.
Je recommande cette location et suis prête à y retourner à l' avenir

Villa très bien équipée, au calme. Vue splendide sur la mer et le Cap Martin. Un jardin agréable avec de nombreux agrumes. Bon accueil de la part du propriétaire et qui fourni de bons conseils.
