Newly Renovated!
This warm and inviting home is 1 mile- a beautiful walk- to the quaint and growing hamlet of Callicoon, NY. In addition, the property is located within the Upper Delaware Scenic and Recreational River National Park.
This home sleeps 8 adults in 3 double beds and 1 queen bed 4 children in bunk beds. We do not rent to groups where there is no adult over the age of 25. We have a maximum capacity of 12 with a limit of 8 adults (we reserve the right to withhold funds from the damage deposit to cover inaccurately reported numbers staying at the house.) Our rate of 650.00 is for a total of 8 people. The rent increases, $25.00 per person per night, up to a total of 12. We are unable to accommodate numbers greater than 12. We prefer no more than four (4) vehicles. If more are needed please advise us.
Two full baths and a well-equipped and stocked kitchen make the living easy. The backyard is spacious and flat enough for volleyball, badminton, croquette, and more.
A covered patio attached to the garage has a gas grill and charcoal grill for cooking out. The back deck has plenty of seating to sit and relax by the river with additional seating. Firewood for firepit is available at .50 cents per log - honor system. Bag provided in the kitchen to leave money.
If you like to step right into the river and float your line. We can introduce you to the finest guides for fly fishing in the area. Just let us know.
Please be advised we do not provide life vests, water shoes, or watercraft. You can purchase locally, or rent from local vendors. It is always advised that children wear life vests when playing in or near the river.
Our summer season books up quickly, so please book in advance. We look forward to hosting you in 2020.

My visiting family loved their weekend stay in this home to attend a party in Callicoon across the river. The big kitchen island/dining table, big deck, cozy living room, 4 bedrooms and nice bathrooms were the perfect fit. And to top it off of course the river right in the big back yard! Thanks Stacey Cruz for making their stay a breeze!

Beautiful property, right on the river, play things in the bedroom for kids, totally family friendly, everything we needed for meals! We have fond memories of our stay! Eagles along the river was a nice touch!

The property is very family friendly. Four stars for cleanliness because the back deck/porch was very dirty. (Maybe the cleaning crew doesn’t consider that as living area). We wanted to gather there for outdoor eating. On arriving, we swept and scrubbed to make it clean for visiting/eating outside. The view of the river is amazing (another reason to clean the outside porch). Toys for the children were a huge plus. We loved having a first floor bedroom, and three upstairs bedrooms for the family. It was expensive by the time all the fees and charges are added in. All in all, we appreciated the opportunity to gather in a beautiful setting.

We held our annual fly fishing trip at this property and it exceeded all of our expectations. The newly renovated interior is really nice. It slept everyone quite comfortably. The place is warm, welcoming and has a perfect set up. The property manager was very responsive and easy to work with leading up to and throughout the trip. The location of this property right on the DE is spectacular and star gazing while hanging out at the fire pit at night is special! We would definitely rent again.

Amazing stay
Beautiful house, newly remodeled bathrooms and showers. Spacious kitchen and dining room with view to the lake. Access to the lake for ample fishing ( and catching) a few steps away through the large yard that the teens in our group enjoyed for all outdoor sports. Ending each evening by the campfire and cozy Adirondack chairs. Perfect !!

Beautiful Home
I stayed at this property with four couples and two children under 3. The home is very well equipped, with plenty of kitchen supplies and a well stocked spice cabinet, and the kitchen/dining area is even more spacious than it looks in the photos. The house also included a bunch of toys on the main level which the kids enjoyed thoroughly. The river and mountain views in the backyard were beautiful, especially for morning coffee viewing. We would definitely recommend this property!

True Perfection
This was truly a perfect vacation. It was 2 families with two 2 yr olds and two 5 yr olds. If you have small children, I cannot convey how perfect this space was! So much room to run around inside and out. The addition of kids toys was really amazing, especially the play kitchen on the screened in porch! The bees and hummingbirds in the flowers on the pergola were also a huge hit. The kitchen is spacious and well stocked, but not a lot of paper goods (we ran out of paper towels quickly and had to buy more). The beds are super comfy. Even with the river a little flooded due to a storm, it was easy and nice to walk out onto the river and play in a shallow area with the kiddos.
The only downside is no AC in the common rooms, which probably isn't a big deal usually, but we were dealing with very hot and humid weather.
This place is truly a dream and we will definitely be back next year!

Damp but not Defeated!
Although we had several days of rain (could not be avoided) we did get some sunny hours on the river. Most of the river is very shallow at the property edge, great for youngsters. Very comfortable house with everything you need. It was a wonderful get-away all in all.

Beautiful Spot
We very much enjoyed our weekend stay at this beautiful property on the Delaware River. The house was comfortable, clean and fully equipped. A long, sloping back yard led down to the Delaware, with lovely views from the kitchen and back deck. That back yard includes a fire pit down by the river, which we enjoyed one evening. The property manager was helpful throughout the process.

Perfect summer vacation home!
I stayed with 2 families of friends. 4 kids 5 adults. All of us had great time there. Enjoyed playing at the river, eating BBQ, watching lots of fireflies, and endless great conversation with friends. As same as most people in the world, I couldn't hang out with friends for a long time. Spending time with them and their kids gave me priceless memories. The house was very clean and in the perfect setting. Nice kitchen made our stay easier too. I recommend the renter should bring some containers to store the food if you stay for a couple of nights. That helps to store food!

The River House

Great time! with added details
The photos and reviews are accurate. The house is well appointed and I suggest checking the cupboards before going out to Peck's to shop for supplies. I suspect renters leave things. We left a largely unused bag of charcoal and matches. We also left a few food items in the refrigerator because we don't like wasting food (half a watermelon and fresh mint). The dining room has beautiful light in the morning. The location on the river is perfect, we caught and released a few smallmouth bass. We also floated down to Cochecton one day and caught fish as we floated. The fire pit is wonderful to watch the stars, make smores, and have a glass of scotch after a day of fishing. They even had marshmallow extenders in the kitchen! There is a gas grill which we didn't use. There is also a charcoal grill, which we did use. The labels around the house are over the top, as well as the departure requirements: vacuum, remove trash, put towels in hamper. I suspect there was a guest, that caused this. If signs everywhere reminding you of 'additional costs' and doing some light straightening before you depart bother you, then this may not be the place for you. (I hope we didn't incur some of those expenses. We certainly tried not to). The window a/c units are noisy. There is no cell reception if you have AT&T but if you're a Verizon customer you are all set. The wifi was decent but if you're making a zoom call you may want to make sure no one else is on it. It was definitely slow in the mornings as four adults responded to email and downloaded documents.

Beautiful home for our friends wedding weekend and reunion. The property goes directly out to the river and the view is gorgeous. The colorful Adirondack chairs were great for sitting around the bonfire, which was fabulously appointed with dry wood already. The whole house was cuter clean and beds were really comfortable. Tracey the property manager stopped by to make sure we had everything we needed. A stunning location for a relaxing weekend getaway!

Beautiful View
This property's location is amazing, right on the Delaware River. We saw Eagles soaring, ducks swimming and deer drinking. We also enjoyed swimming and tubing on the river. We had a wonderful time.

Nickel and Dimed
This was the fourth year my family and I have been vacationing at this property. However the property has been going downhill each year and the property manager has been less than truthful in her assessment of us, this after rating us excellent in each of our previous three stays. We have used Home Away for years now and have never had a review less than excellent.
The first negative change at River Rock occurred two years ago when they started deducting from our damage deposit for garbage bags in excess of the two cans they provided . Mind you that 8 adults staying for one week will most likely exceed their garbage limit. This year they started charging a per log fee for firewood and placed all sorts of notices about tenant responsibility, such as charging a ridiculous amount for any “ missing” silverware, as well as requiring the renter to sweep and vacuum the floors on departure. Is the renter supposed to inventory everything in the house before taking possession?
The policies implemented by the new owners have made this decent place on the river not worth the bother

Year 4, Still Amazing
This house has become a staple in our summer getaways with the family. It is our 4th year here and it never disappoints. The house provides all the amenities you could possibly need. Maureen makes the check in and check out process super easy and she's always available if you need her. I would 100% recommend this house to anyone that is thinking about booking it. You will fall in love and be booking the house again in no time!

Excellent Family Accommodations
My husband and I, along with our two daughters and their husbands, and our 2 year old grandson were in the area for a wedding in Callicoon. This exceptional home, situated on the Pennsylvania side of the Delaware River was located within a couple of miles of the wedding venue across the river in New York. It was the perfect place for our family as the 4 very comfortable bedrooms accommodated our group well. There was even a Pac 'n Play, high chair, and many toys and books provided so that we could pack lightly for the trip. The large, modern kitchen was well stocked which we appreciated as we did stay in most days and cooked. The picture windows in the kitchen/dining area let in lots of light and faced out to the deck, gorgeous sloping backyard and river. What a beautiful view! We delighted in looking out and watching the hummingbirds feast from the honeysuckle vines climbing the pergola on the deck. The first night during dinner, we spotted a bald eagle as it made its way downriver right past our place. Chipmunks, deer, red-winged blackbirds and orioles were abundant and visited the yard during our stay. We watched kayakers take to the river as the weather was warm and sunny the entire time. One of our daughters and her husband took to hiking everyday of our stay while the rest of us visited an alpaca farm in Roscoe much to the delight of our grandson. The outside wedding in Callicoon on top of one of the highest hills in the area took advantage of the spectacular views and sunset. What a gorgeous area. I can't say enough about how great the property manager, Maureen, was to work with! We loved this home and hope to return again soon.

This property was great!
We rented this property between Christmas and New Years for a little getaway for our family of 8. The house is so charming and well kept. it has everythibg you need and the view out the large back widow is gorgeous! Maureen, the property manager, met us when we arrived and explained everything and also had the fireplace going for us . It was so relaxing! Definitely will be renting again!
