We booked (and paid for) our two week family stay a year in advance. There were 11 of us, and it was a multigenerational group, from 75 year old grandparents to 4 year old grandkids. The booking process was easy, but when it came time for our vacation, things didn’t go as well. This is clearly meant to be a party house or a house for people with dogs. The tone of the host was negative and combative. When we got there, the house was fairly shabby, the showers were moldy and things were broken/in disrepair. Ahead of our stay, we got a "welcome letter" that told us to let him know if there was anything wrong with the property, and so we contacted him about the cleanliness and disrepair issues. He was defensive and did nothing to address the issues. We ended up doing a top to bottom cleaning of the house, we replaced moldy shower curtains, and generally tried to make the place livable for two weeks. The outdoor shower didn't work, there were no screens on the windows or doors and everything was grimy. Even the messages for guests around the house were semi-threatening "don't leave the umbrella up, it WILL break and it it YOUR responsibility." That said, I do want to call out the good things. The oceanfront deck is amazing. We really appreciated the living area with the big couch. The location is awesome. But in the end, we have stayed in many other places in Ocean City, MD with more gracious hosts and much nicer accommodations.

Can’t beat a house on the beach.

The views are beautiful. Just wanted to mention that the upstairs shower does not drain properly and once you finally get hot water up there you get a squeeling sound that is terrible. Other than that we enjoyed our stay.

Not very clean. Knives were useless. Furniture was awful like you were sitting on the frames. Bedding was stained and outdated. Lots of cobwebs on the ceilings. You have to bring all bedding towels and supplies and I didn’t know that until I booked it. Location was amazing and dog friendly.

amazing location right on the ocean. spent 4 days meditating on the deck overlooking the ocean. enjoyed the well appointed kitchen, comfortable family room and slept 6 of us with room to spare.

Great view. Loved taking our dog. Enough room for us all. It is an older model but you know that going in.

The location was excellent, right on the beach and worked well with our three families. The neighbors were pleasant and very helpful. While some of the bedrooms were smaller than we expected, mainly the two on the main floor, the master bedroom was spacious. The outdoor deck was a godsend and we spent a lot of time out there. Thank you Mike for sharing your space.

Nice quiet part of town. Close to the beach. Very relaxing.

We had a great July 4th week on the beach. Enjoyed North OC and Fenwick.

We had a WONDERFUL WEEK with 12 family members and two dogs. We never felt cramped in the house and the deck overlooking the beach/ocean is priceless. The access to the beach was so close even our 90 year old parents had no issues going back and forth. The house was clean when we arrived and the couch in the living room looks new. Watching the sun set and rise from the deck was so enjoyable for our family. I would recommend updating the outdoor furniture since the salt air has deteriorated the furniture, but was sufficient for our use. Having a campfire on the beach only yards from the house was "Priceless" (just remember to apply for the permit) Overall we were all very satisfied with our vacation week, and would recommend this home to other large groups.

- Owner was awful, you won’t be able to reach him for issues during the week
- Mushroom growing in the downstairs bathroom
- None of the TVs work (owner finally gave us one working TV on day 3)
- Dangerous cords all over the floor (owner’s son secured half of them on day 3)
- We checked in an hour late because the condo wasn’t cleaned at 3pm (owner claimed we could check in at 3pm to a dirty condo - but who would?)
- Black mold on ceiling of downstairs full bed, neighbors confirmed extensive water damage to this condo
- Non-working coffee pot (owner replaced on day 3)
- On day 2, owner told me to call his comcast account to fix comcast (pure laziness on his part)
- Non-working latch on deck, dangerous for kids and pets (owner’s son fixed on day 3).
- We checked out a day early it was so disgusting, years of inadequate cleaning and neglect
- Neighbors confirmed people always ask them, “is it always like this?”, that it’s “patchwork fixes” and since he’s owned it, “they’ve let the place go.” There’s no condo association so he’s essentially a slumlord.
Bottom line: it’s filthy, the owner’s awful and you’ll likely check out early. Avoid at all costs. We’ve stayed at multiple dog friendly VRBOs and this condo’s filth is not due to dogs, it’s due to an owner that just wants to collect as much money as he can with as little work as possible.
How did this get over 4 stars?!?

We loved our stay here. It was perfect for our family getaway. The beach is close and when my kiddo was tired he could go in and rest with his dad while I stayed out to soak in the sun. It was only 3 of us and our dog but there is so much room for others if you have a larger family. We ate every meal out on the patio!! Very good communication with the owner as well. I would love to stay at this property again, it has everything we need and is away from the boardwalk which I personally prefer.

Always a great time, even the ocean view when it’s storming. Same as past years, only negatives are - it could use a few repairs/updates and a better cleaning person.

We have stayed here numerous times in the past. This is our favorite location in Ocean City. There is plenty to do even this time of year.

This property was a perfect location, easy to find and right on the ocean! Property owner and check-in both GREAT!! Kitchen, dining and family room great space!!! Cleanliness is at the top for us, I wish it was on the top for them as well! Overall it was a good stay and would like to return again!

Great ocean front location to take in the beauty of the sunrises on the Atlantic Ocean! Awesome deck and easy access to take your fur baby out for potty or walk!

This property is exactly how it is listed. The pictures are accurate. The view, location and the fact that we could take our dogs made it the best long weekend! They loved laying on the deck!
The stairs might be challenging for young children and small dogs. I noticed them in the pictures and brought baby gates which did the trick!

The bathrooms were dirty. We had to clean them. Overall , the whole place was not clean. Kitchen counter tops were gritty. Nowhere in the entire place was clean along the outer edges of the floors. Refrigerator hadn't been cleaned in a very long time. On the last day, what we thought was the air conditioning dripping onto our cars in the driveway was waste from the toilet above. We paid a lot of money to rent this unit and it should have been in pristine condition.

The location of this townhouse was perfect for our family- near all of our favorites.
As others mentioned - there were a lot of things rusted and in need of some attention, but it made me feel even more comfortable having two toddlers and a grand puppy there😊.
Lots of space and the deck was super spacious. Wish the outdoor furniture was in better condition.
Over all, we had a blast!

You cannot be the location . The deck looks over the dune at the beach and you just walk out from the deck down the stairs and you’re on the beach. Deck is perfect for breakfast, lunch or dinner.
Kitchen is fully equipped and the deck was so great we literally only ate out once.
Covered parking that fits two cars easily and three if they’re not all large.
This was a group of five male friends in our 60s and 70s. We hope to return in the future.

Great location, love bringing dogs to. Would be nice if some rusty, broken things were updated and if cleaning crew did a better job on the sandy rugs and floors.

Property was accommodating and well maintained. Some repairs were needed but owner told us about them in advance so no surprise. What was a surprise was that lightning took out one TV and all cable on Thursday so no TV for the last few days of rental.

We booked this place a year in advance. It looked great - nice deck, plenty of beds, and a perfect location with an Ocean View. Around 11AM the day we were to check in, I used the VRBO app to ask about the check in process (lockbox code) The property owner, Mike, emailed myself and 5 other people (that I did not know) the code to the lockbox with the key to the house. I thought this was very odd - usually property owner's use the app and not personal email addresses to communicate. I thought maybe the other people copied on the email were other owners, property manager, cleaner. I'm not sure. So I ask the host who they are. He replied (VERY rudely) that they are other renters of the house and how could I possibly think that I am the only one renting the house as there are 52 weeks in a year. This is a clear violation of VRBO's policies. First and foremost, ALL communication between renter and host should be through the secure VRBO app. Second, now my personal email address is being shared with strangers that I do not know. And then the lockbox code was also shared with people I do not know. This made me feel incredibly unsafe and honestly I felt like I was being scammed. The host didn't use the app and shared all this info with a bunch of information. I was slightly worried the house didn't exist or that he booked this weekend for many guests. I clearly stated my concerns to Mike over email and he continued to send belittling messages back. Being rude is not the problem here though. The lack of concern for my and my family's safety as well as the lack of respect for the privacy of my personal information is the problem. And then on a side note, this host never changes their lockbox code. He sent that number out to all those renting his house this summer. It's also the same number he uses at the end of his username on various social media platforms. All that to say, I do not think Mike was trying to be malicious and share information or put anyone at risk. I just think that he is a cranky, RUDE, old man who does not understand how the internet works. He should be changing his lockbox code between each guest and not making it the same numbers as all his usernames and passwords online. Anyways the house overall was in a great location and was fairly clean. Not the best, not the worst, though closer to the worst end of the spectrum than the best. All in all I will never be doing business with Mike again! (Not that I need to as I know the code now!)

Property is older but pretty well maintained. Has a location and view that can’t be beat.
Check-in info was sent to after our check-in time, which didn't kick the stay off well.

We had a pleasant stay. Great ocean views.

It was smooth and easy. We had to call for help getting in the lock box and wifi and everything else was great.

The VRBO pictures are distorted. The main floor gathering areas appear much larger than they actually are. The floors and the appliances have been replaced, but the bathrooms(especially the main floor) are dirty and dilapidated. The profile pictures of both bathrooms were angled in a way that did not show the problem areas. I chose the property because Pets are allowed, but the property is cleaned well in between clients. We had one small curly haired dog that does not shed and therr was long straight pet hair everywhere , especially on all of the furniture fabric in the living room and under the all of furniture including the beds. In addition we were quoted one cleaning fee and then charged a higher one. When the owner was asked about it I received no response from him. Most rental places are set up for each new client and this is what we assumed on arrival. The dishwasher was full of clean dishes so we assumed when we left this was the protocol. We put the breakfast dishes in the dishwasher and turned it on as we left. Leaving the property as we had found it. Yet we were charged a cleaning fee to put away clean dishes. I understand this is specifically addressed in the owners letter but so the original cleaning fee. This was my first experience with VRBO and it will be my last and my family, including my social media savvy nieces and nephews all agree.

It is lovely to have the full ocean view.

The property has all the comforts of home and the permissibility of pets makes it a perfect beach get away for our family. There are some areas of the house that could use some upgrades, like screen doors and wash machine, but we are willing to overlook these things because the properties meets our family's needs.

Family celebration of a 40th birthday. Able to bring dogs, which was vital to the trip. Location on the beach was excellent. Townhouse in the middle of a string of townhouses brought neighbors, but both sides were friendly, with their own dogs, so they were tolerant of our dogs. Beds were plentiful and comfortable. A bit of a challenge with the operation of the TV, but owner responded quickly to questions and we figured it out. Overall, a wonderful visit. We will consider returning to this location in the future.

We would differently return. This is a very nice older property right on the beach. Plenty of room. Updated kitchen.

We have stayed downtown during previous summer vacations but opted for something a little different this year. This townhouse location is perfect and offers all of the comforts of home. Mike was responsive to all of our needs which made our stay that much more enjoyable.
